My review is for the wonderful way I was treated by Level Check employee, Abigail Lichnovsky. I was interested in purchasing a home that had prior foundation issues and had hired Level Check to do the work. I reached out after touring the home and was concerned that possible foundation issues remained and if a warranty would transfer. Abigail walked me through the process and emailed me with detailed, transfer procedures which was so helpful! She was very knowledgeable, helpful and tried very hard to give me a good comfort level. I was in the service industry for many years and Abigail serves as a good example of how a professional should interact with their customers. in conclusion, I can't review Level Check's work, but hiring a quality employee such as Abigail, reflects favorably on the company as a whole. Thank you. Mary Mellinger read more

UPDATE: Austin.....you're quite good with words in response to reviews if they dont go the way you would like man,I give you that, but hey that's what BM's are trained to do best I've always found! Incomplete or Inaccurate details? 1.The Tech did text my wife a bit after he left "Are yall gonna sign tonight"? If thats not pressure im not sure what is. 2.We did go with FIGURE and close our HELOC which was what my wife stated she was told.Thats why I gave her my info to apply for pre-approval. 3.My wife was told that the sub floor needed to be removed due to rot. That is damage right? Your estimate clearly states "damage" on sub flooring replacement.Does it not? One spot was damaged in laundry room. Not even a full sheet. Removing the sub floor was not needed. Please see pics. 4.As far as photos and conditions please see attached in this update. 5.The back end of house that was sitting on the ground did need the most attention and it got all new beams as they were rotted but no sub flooring. 6.I never mentioned "My Uncle" had foundation experience as all of my uncles are dead! Please read my review again and show me where I stated that? 7.Home was repaired SAFELY and CORRECTLY! It does not touch the ground anywhere now.All solutions are permanent not temporary as you say!No subfloor was removed except for (1) piece in laundry room which had a soft spot!New beams and piers installed where house was on ground.New beams and piers added to be every 6 linear ft.15 Cubic tons clay soil removed for access and pier/beam installation. It was even spread around problem area of house to create a natural swell and divert water away from home which was how the home got that way to begin with! The price to reset all piers and level was $3.75 a Sq Ft not $10. Everything was done by the book. This company is licensed, bonded, and insured as well! All solutions were performed to be LONG TERM, not temporary. They removed 15 Cu tons of clay soil for access and repairs, spread it for me to divert water, and fixed all plumbing after home was leveled.Heres the kicker.......total out the door was $25,050.00.$10,025 at start and $15,025 final invoice upon completion! read more

My review was short and factual. All my communications with Level Check Foundation Repair were constituted on my demands to acknowledge and correct fraud committed. It is enough to mention that I corrected two times LCFR inflated Piling Location Diagram. I also corrected the invoice. However, on submitting draft of final Diagram LCFR representative K.G. wrote: "You will note that I was able save you a pier and that for the third time I have been able to give you a better price". Fantastic and noteworthy. As for reply of Austin G. to my review I would say in short that if HE is so tricky in foundations, maybe he is good in High School mathematics. Originally foundation was sitting on 36 bellbottom piers. LCFR falsely claims they installed 36 piers more. Company I hired to repair foundation installed 36 exterior piers and 12 interior ones. That means there are 108 exterior piers under my foundation!! However, there are no place for so many, moreover no LCFR piers were found at very detailed search. Here are my comments on Austin G. delusions. 1. We strongly disagree with the claims made in this review.... My professional ethics does not allow me to name company with best BBB rating, honest and customer oriented to be deceitful and fraudulent. However, I will declare once again that LCFR committed deceit and fraud in leveling foundation of my home. I accepted bids from six other companies. None of them considered LCFR proposal professionally sound. 2. After you contacted us about movement at the property, we returned and reinspected the foundation.... LCFR Warranty repair proposal was declined as fraudulent and highly unprofessional. Proposal suggested to reshim 13 piers where setting was 0.2 - 1.4 inches. The rest of 23 piers were not included in rework even in home front area where foundation slope was 9.1 inches (from +4.7 to -4.4). Proposed installation of 5 interior piers involved breaking of laminate floor, concrete foundation and making home uninhabitable. Price for this warranty stupidity was quoted at $4,280.00. 3. The reason is straightforward: if we lift the exterior substantially while the center of the home remains unsupported, we can create excessive differential movement, inward pressure, and stress on the foundation and framing, ... That is exactly what LCFR achieved in their initial fraudulent repair to foundation of my home. That time LCFR did not mention installation of any interior piers and did not install any. They used existing bellbottom piers and just reshimed them. I gave copy of bellbottom piers location to LCFR supervisor Kenneth Goree. 4. We also routinely install our piers adjacent to existing builder's piers, bell-bottom piers, pressed pilings, and piers installed by other foundation companies. The fact that our piers were shown near existing piers does not constitute fraud or mean that the new piers were not installed.... LCFR nonexistent 36 piers were shown exactly on the same locations where deficient bellbottom piers were installed. I hired reputable company with special task to locate LCFR new piers. None of LCFR fraudulent mysterious piers were located. I fired LCFR and hired this reputable company. They installed 36 exterior and 12 interior piers. No concrete breaks were done. Perfect job. Highly recommend. 5. Your statement that your request to have the piers exposed was ignored is also inaccurate.... My communication time with LCFR on their fraudulent leveling foundation of my home was about period of six months. Their proposal to unearth several of LCFR piers was only under condition of my acceptance of LCFR Warranty repair. However, I already knew about their fraud committed. My reply was Fool me once blame on you. Fool me twice blame on me. Once was enough. 6. We understand that foundation problems are frustrating and that you may disagree with our recommended repair approach.... I looked over all available negative reviews of LCFR repairs. In LCFR replies to negative reviews the home owners are shown always as ignorant, uncooperative and untruthful. LCFR constantly portrait itself as to be BBB A+ rating, Gold Star Winners, with quality workmanship and built on honesty principles. I will not accept how shady company with 3.3 Star ratings in customers review may be BBB A+ rated. One more mystery. read more

After a Level Check assessment of my home & patio the recommended foundations repairs seemed excessive. I hired an independent structural engineering firm specializing in residential homes to assess my home & patio foundations. Needless to say Level Check's over-zealous quote is such that I cannot, in good conscience, recommend them to anyone for anything. read more

- Misled, Defamed, and Left With a Sunken Driveway In May 2024, I hired Level Check Foundation Repair to lift my sunken driveway using polyurethane foam injection--a method I had never heard of until their estimator recommended it. I trusted their expertise and paid $4,500. Less than a year later, the driveway began sinking again. When I reached out, they refused to honor the warranty, claiming I hadn't followed maintenance instructions. I had--though not all at once due to budget constraints--and I submitted documentation to prove it. They dismissed my efforts and stopped responding until I filed formal complaints with the Texas Attorney General and the BBB. Their public response was not only defensive--it was defamatory. They accused me of lying, claimed I "threatened" them simply for filing complaints, and even chastised me for going out of town during the dispute. Life happens, and honoring personal commitments doesn't invalidate my concerns. I now realize I could have had the driveway and walkway fully redone for the same price. I've since replaced the walkway for $800 and received a $2,500 quote for the driveway. Level Check never suggested that full replacement might be a better option. They pushed their method as the solution, without offering alternatives. I'm not pursuing this further--but I want others to know: ask questions, get second opinions, and don't assume a company will stand behind its work. I feel I was taken advantage of, and I won't stay silent about it. read more

Level Check put in 28 piers plus 3 inside the house in 2019 and wouldn't even come out unless we hired a Structural Engineer. Now, in 2024, they want to put in another 25 around the house again for only $25,000!! I would not recommend them! Austin is nice enough but we feel they maybe didn't do the job right the first time. They never mentioned Root Barriers so that the trees don't continue to shift the house. Tony Knight, Knight Engineering in Humble, was prompt and did the things he needed to do to gather all the information to provide a thorough evaluation on our house. He sat us down and explained all that he saw. His written report was well written and even I could understand most of it! His fee was very reasonable for the time he was taking measurements. read more

You will not be disappointed with this company. As a realtor, I have used them for years because of their honesty. And most of the time they do not suggest repair, like I said they are honest. They are also prompt, professional, knowledgable and all-around good people. Clients have used them and have been very pleased even years later with their work. read more

Austin did a great job for us. He was on site with the crew and kept us in the loop during the entire process. He went over all the work upon completion and left the property looking great. His rate was very competitive and scheduled in a timely manner. I definitely recommend Level Check Foundation. I have since referred family members to this company as well. read more

These guys didn't fix my foundation, won't warranty their work, and didn't do ANYTHING they said they were going to do. For example remove old piers or place their's next to the old ones..nope, used same blocks added a few to each hole They got to my house at 3pm trying to fit me into their schedule They were in a rush, didn't do ANYTHING right (I have a new company I have to hire with measurements and diagnostic of where Level Check didn't do the job right) They won't come out to warranty the work until I hire an engineer, which I can't afford right now These guys are crooks. I'm a disabled veteran and if they will do it to me they will do it to you too. read more

We brought a house that came with full foundation done by Level Check Foundation a year ago with life time transferable warranty. Recently we found more cracks in side the house and it's bigger than 1/2 inches. We are trying to reach them for many months but no luck. They don't pick up their phone, we left the voice mail and no response back, no response to our emails neither. It's been many phone calls and emails from Oct - Dec 2015. We are still not been able get them to review the cracks in the house at the time I post my first review. UPDATED - Finally, they were able to review the foundation on Feb, 2016. They did the adjustments on March, 2016 and I paid $600 for the addition piers (added two new exterior, reshim existing 4 interior and exterior piers, reposition existing 2 piers). Now the house has total 28 piers. Hopefully, all the work that put in will hold. I changed my rating from 1 to 3 because they did come back to fix some of the problems. But it took a while. read more

Level check provided a fair and competitive price and got the job done quickly for a flip I did that needed foundation leveling.

Level check was fairly priced, and the work that was done on my home was professional and timely. Austin is communicative. There were a few hiccups along the way that really frustrated me as a customer around documentation practices. However, throughout it all Austin has remained professional, and has worked to make things right. If I need foundation work on a home in the future, Level Check is on my short list. read more

Very disappointed with this company. Trying to track down some paperwork on the foundation repair done on my house by the previous owners. Called to get any information I could, they had no record of it. Even though I had the "Lifetime" Warranty from the realtor had in his file. They had no receipt of transaction nor the most important part, the graph that showed what work was done. This is very disappointing as it will hinder a potential buyer for my home. Sad business they are running here. I cannot speak on the work, but as far as customer service and record retention, they are a bust. read more

I purchased my home 4 years ago with the knowledge of fully lifetime transferable warranty from the previous owner's foundation repair through Level-Check. Upon contacting Level Check for warranty work, I was told the warranty is not valid as it was not transferred within 30 days of the home purchase. I can find no information on the website related to this stipulation in the contract. It states on their website "fully transferable warranty" without restrictions mentioned. This is misleading and false advertising. Now I am left with the only option to pay at my own expense for the repairs that should have been covered under warranty. I don't recommend using a company that doesn't stand behind their work. read more

We have an older house that had obvious sloping due to settlement. One company came out and quoted us right at $6,000. I was then referred to LevelCheck from a well known colleague of mine, so I decided to get a second opinion and I'm sure glad I did. Not only did Austin and his father come out to my home and give a quick quote, they took the time to educate me about foundations and foundation repair. I was highly surprised when the quote LevelCheck gave me came in at a total of $3,000. That's half of the cost that the other well known foundation repair company quoted me. They were able to secure a repair date just a few days later and the process took about 3 hours total. By the time LevelCheck completed the pier install, a visible crack in the exterior brick had moved back into its original place and looked like it never separated to begin with. Every single person I spoke with at levelcheck was very personable, friendly, accommodating, and knowledgeable. I appreciate LevelCheck's honesty, quick response time, and customer service. I highly recommend LevelCheck and now recommend them to all of my clients! You have secured a forever customer and referral partner. Thank you!! read more
