I needed a reliable and trustworthy property management company to list my condo for rent. I am usually a very "hands on" type of person but I had too much going on and needed someone to take this off my plate. Thank goodness for Kathryn and her team at Kang Realty. The condo needed minor repairs and a thorough cleaning before it could be listed. Not only did they get a handyman and cleaning team in there right away but they listed it online in under a month! Two weeks later, they found a tenant who put down a security deposit and signed a contract. I've heard plenty of horror stories about bad tenants so it put me at ease when Kathryn told me about their vetting process. They won't just let anyone rent your property without doing a background check and in person meet. During this whole process, Kathryn constantly sent me updates via email/text so I always knew what was going on. Not sure if I was lucky or if this is how Kang Realty usually works but it only took them 6 weeks from our initial meeting to signed rental agreement. It was a relief to get this taken care of so quickly. I would highly recommend Kang Realty if you want an effective and professional property management company. I've had issues with my home needing repairs, so I was seeking out an affordable rental for my mom & I. Luckily while searching, I had found a unit available in the building of where one of my best friends live. It was literally on the same floor, a few doors down. What are the odds?! I contacted their listing I had found online & immediately heard back from them to set up a showing. It was then that I met Kathryn, who while showing the unit to me was very informative & patient with me. I was pretty much set on wanting to apply for it (who wouldn't wanna live so close to their bestie?!), so I was vocal about wanting it. The entire application process was so quick & smooth + luckily, they approved me! I was ecstatic. It's been a little halfway through my lease & I have to express the immense gratitude I have towards this company. They are an excellent group of such personable & professional people. Just recently I've had a plumbing issue with my tub being clogged. I contacted Kathryn yesterday who immediately told me that she put the work order request in & the plumbing company should be contacting me. Less than an hour later, a guy told me that they would call me before noon today. The plumber ended up contacting me, arriving before 10am today & in less than 15 minutes, fixed the issue. I was amazed! The promptness & efficiency was exceptional. During this pandemic, they have also been so great about communicating whether it be for rental payments or to even offer a rent reduction/work out something for payment for those affected by layoffs. I am greatly appreciative to all of them (especially Kathryn, whom I've been texting a lot regarding any questions or just to let her know I delivered my rent.. thanks for being so awesome!) for being a company that makes my first rental experience such a great one. ATTENTION WARNING!! I was shown the unit it was nice and cozy. 790sqt ft. They said its newly renovated and everything is brand new. Yes it looks like it. We like the unit because it's close to my kids school. We ask to move on the 15th because we need to give our landlord 28 days notice. They said they are unable to do it due to our credit score is too low it was 624 and 685. They said we had to rent it on the 1rst of the month. We were upset but we had to take it because at that time we were desperate to find a place that's affordable and close to my kids school and that was the only place we found. We took the unit signed the lease. On the first day we were moving our stuff inn we discovered corroded leaking pipe in the kitchen closet. under the kitchen when the plywood was lifted theres a lot of dead cockroach at least they are dead lol. The sliding window was stuck. , the two brand new toilet bowl are flushing sounded like your in an airplane. One toilet is flushing out water all over the seat onto the floor, washing machine not working grrrr!! Lanai was filty birds poop stain walls and some thick dust and some debris on the floor ugh..I took some pick of it. The unit look nice but was not clean it was dusty and carpert supposedly brand new but when we vacuumed it was dusty. I informed the realtor of all the issue discovered. They tried to convinced me twice to break my lease that I just signed. They said I have too many issues lol. Who would of though that a newly renovated unit and everything brand new would have so much issue..we gave our trust to them and the lady who showed us the place was nice. Upon moving out we clean the place and hired a professional caroet cleaning. 14 days after I received only partial of my deposit. They charge me $350 for cleaning. 26 days after they sent me the receipts for cleaning. They hired Besss cleaning which I Google it but does not exist.. on the receipt bill to y p kang realtor. On the receipt they charge me for carpet cleaning lol. I asked them to provide me the proof of cleaning. They emailed me two dozen pictures that's altered. I know it is because I have took videos of the unit. And learned that most of the pics does not match on my unit. I ask the copy of my lease agreement because I thought I accidentally throw it away. So they sent it to me but when I was reviewing it they added a signature of the broker in charge. I'm not sure if that make the agreement voided or null? I tried to reach out to them how I felt in regards of my experienced with them but I get ignored. All i needed is for them to give me back rest of my deposit. I even informed them that I am going to write a review but I assuming they did not care. So here I am They charge me of everything they could think off even wear and tear. I am very in disbelief on how they are treating their tenant. Those pictures they took wont matter because the point is they let us move in with a dirty unit. The shouldve check the unit if theres any major damage. Before they let tenants move in. By the way they sent a very rude plumber to fix the defect toilet bowl. But it was not fix properly he said. That's how far i can fix it. The water still splashing onto the seat when flushing. I informed the landlord but I was ignored. It created health issue for my husband and I. Oh and I ask them to meet with me in the unit to check it out but on the last day but they refused they said just leave the key in the unit ugh@! That was my mistake I should have not listen to them. I have never met a landlord or realtor that would take a risk for small amounts of money in exchange of they reputation. One more thing they said I signed the agreement including hiring a professional cleaning company. I told them I missed that part to be honest. The reason why I hired a carpet cleaning company is they mentioned it to me. My job before is cleaning condos houses and offices I was employed by two different company and they are good companies. I got promoted twice as a team leader and the other company promoted me as a supervisor due to my attention detail in cleaning I was nice enough to clean the place when we moved out eventhough the unit was not clean when we moved in. Base on my own experience with this company I consider it a untrustworthy and rip off. read more

YP Kang was excellent to work with! Joyce was our realtor right when we moved to Hawaii, and she is by far the best realtor we have ever had! She welcomed us with a very thoughtful and generous housewarming gift to welcome us for our new move to O'ahu, a gesture I had never received before when renting from a landlord. She was also very prompt in responding and always immediately resolved any issue we had, even though we had very minor issues throughout our time renting from her. We cannot say enough wonderful things about Joyce and YP Kang. We also got to work briefly with Sondra for our cleaning and close out. She was very helpful and friendly, and was also a great pleasure to work with. She made sure we were all set to check out and get our full deposit back. This is the worst company I have ever had to deal with period. Read below to find out why. 1. The apartment I used to rent was close to the highway which caused there to form a layer of black soot on my floor. It is extremely hard to remove, but should be considered normal wear and tear and covered by the realtor firm, no? They ended up charging us over $300 for this layer of soot even when everything else was 100% clean. The tiles were linoleum which costs only a few cents to replace! They also tried to bill us when they had somebody repair the refrigerator (which was Y.P. Kang's property) at the apartment we rented. 2. I paid a deposit of $1200 at the beginning of my lease and moved out in June 2015. I still have not (after 3 months) received the deposit I am entitled to ($1200 - $314 for cleaning should be $886, not $571 which is what Y.P. Dang sent me). 3. They are almost impossible to contact. I have sent them emails that have gone unanswered for weeks only to see that when they finally respond, they are sassy and refuse to give a full answer. The times I have stopped by their office during their 'office hours', they have been out about 75% of the times. I also just tried calling them to avoid going to small claims court unnecessarily. First time I called was at 1:45pm Hawaii time and a newly hired person picked up the phone. I explained my situation and she said that I needed to talk to the higher-ups (which is totally reasonable). She said they would be back in about an hour and promised that they would call me back. After an hour, I started calling them up. Unfortunately, nobody answered the phone this time. I called them 96 times over the 1 hour and 15 minutes that followed before I left them a lengthy voicemail explaining my situation. I have never written a review on any website ever, but I am so frustrated and angry with this company that I felt I had to share my experiences so that others won't make the same mistakes I did. Never rent any apartments under Y.P. Kang Realtors. They will find a way to screw you over. read more
