Looks like they've moved to this new location on Pender at some point in the last decade. The new place is definitely more modern, but also quite a bit smaller. Seating is available but limited. The place starts to run out of dim sum about 1h before closing, so don't show up last minute. Not a bad thing though, as it means all their hot food is fresh. There are also freezers full of frozen dim sum. I tried some siu mai. Tasty and hit the spot. Great for a snack. Good for getting one's dim sum fix if one is in the area. Recommended.

We eagerly arrived 8 minutes before they opened so we can get a seat. I'm glad we did bc there's only three tables and a window counter area to sit. For the cost, convenience and quick service, this place was awesome. We basically ordered almost everything :) Ha gow - great Siu Mai - amazing and I usually don't eat these. Wonton - had to get a second bowl Vegetarian eggroll - delicious BBQ pork buns - a must have (per kiddos) Spare ribs and rice - I didn't eat much of the rice but the spare ribs were really good Sesame boa - just had to try it because I've never tried one before and it was different but not bad. Congee - it had pork and a century old egg. I'm sure this would be great to many people but I can't stomach the century old eggs. =\ Sesame ball - it has a red bean paste and it was actually delicious and I don't like red beans Overall, the ladies who were working on Sunday morning were great. They were super helpful and provided soy sauce when they overheard us talking about it at our table. Service was super quick. I'm sure they were surprised on how much we could eat. :) I had to try everything. I actually was going to get about Siu Mai but I think I would have exploded. I will definitely be coming back! I wish you opened up a shop in my town.

It is inexpensive for a lot of protein. But the dim sum, bao, and over the rice dishes are very lean, very tough, and while I appreciate the bit of healthiness it is just not that great.

Pork Dumling looks weird and wrappers all came loosened

Decent Prices But Disappointing Quality I'd heard about this dim sum takeout/counter-service spot in Chinatown for a couple of years, and finally stopped by one morning to check it out. The menu is posted on the wall with all the classic dim sum items listed at reasonable prices--most around $5 for four pieces. The sticky rice in lotus leaf runs about $6 each. I ordered four items: shrimp dumplings, pork dumplings, sticky rice, and pork bean curd wraps. Service was quick and friendly, and the server spoke English, Cantonese, and Mandarin as advertised. There are only three small tables along the wall, so it's really more of a takeout spot than a dine-in experience. They're well-stocked with frozen items--BBQ pork buns, dumplings, and other dim sum--so you can take them home to steam yourself. The hot food is kept in a steam display case, and they ask whether your order is for dine-in or takeout. (Note: there's a small charge for a plastic bag, so bring your own if you can.) Once home, I reheated everything. The pork dumplings were disappointing--too much filler, barely any pork flavour, and the wrappers were loose, clearly machine-made. The shrimp dumplings had the same wrapper issue. The pork bean curd wraps were the best of the bunch--decently flavourful. The sticky rice came nicely wrapped in lotus leaf, but the filling (minced pork, a piece of chicken, and a small bit of Chinese sausage) was bland and needed seasoning; I ended up adding black pepper and Maggi to bring out some taste. If you don't mind frozen, machine-made dim sum, this place is decent value and might be convenient. But if you're looking for fresh, restaurant-quality dim sum, you'll likely be disappointed. Chinatown still has one or two restaurants serving far better dim sum. For me, this was a one-time visit. Overall, I'd give it **2 out of 5 stars**.

The porridge and dumplings were tasty, but there weren't many seats. They taste best when eaten fresh, right after they're served.

Their dumplings taste good but are a hot mess as they were falling apart before I even picked them up with my chopsticks.

I saw that this place had decent online ratings and thought I'd give them a try especially since they are in Vancouver's Chinatown. Overall a hit or miss with their food. Pork siu mai and shrimp dumplings were tasty but as you can see in my photos, they were falling apart even before I picked them up with my chopsticks to consume. Flavoring of their pork spare ribs on rice was a-OK and bit bland: I've had better at other dim sum places. Congee was pretty delish and it's hard to mess that up. Pretty much all of their food is pretty cheap! It's a counter service with three tables and couple stools, so it's best to go there during non peak times if you want to dine in. I def saw far more to go orders.

5 stars for being a legendary business in Chinatown! Rating 5 stars to Kam Wai also for staying true to the authentic taste of simple dim sum dishes all these years and for offering many dim sum variety in their frozen section, maintaining the value and joys of enjoying dim sum at home. I love dim sum and have known Kam Wai as a frozen dim sum shop since the late 90's. To me, it's more than an awesome grocery stop with frozen dim sum items to take home but this name holds a special place in my heart because it brings back childhood memories with my Grandmother. Back in the days when my Grandma hosts weekly dim sum get-together at dim sum restaurants in Chinatown, we would stop by Kam Wai to buy frozen buns to take home or we will buy a lotus leaf wrap or hot steamed bun to eat on the spot. Yes, one can buy and eat more dim sum, even after a dim sum meal because there's alway room for dim sum :) During the last decade, Kam Wai has updated its look and space, moving to the current location on East Pender Street. They maintain a cute dining area with small round tables and a limited hot foods menu so you may enjoy a bite on site. Kam Wai is famous for their Jumbo Deluxe Bao (aka. Chicken bun 雞球大包 ) and their dumpling and rice dish options offers exceptional value for lunch. Instead of tea, you can buy wonton soup or cold soft drinks in the fridge to complement your meal. For me, Bao's, congee, dumplings, and wonton soup are my comfort foods that always hits the spot and satisfies my dim sum cravings. #tourist_DineInAlert Tourists visiting should know that this is a popular dim sum place for locals worth visiting, but not for being a sit down restaurant with hot tea, dim sum carts or table service. It would be the courtesy of diners to clear own tables and throw away empty plates in the big trash bin by the door on the way out. #frozenVariety Tho there are often lineups in the store with retail purchases since the store carries so many different types of frozen buns, dumplings, etc., the staff work hard to have efficient cashier service for hot foods order as well. I also find their staff helpful in recommending dishes and explaining a menu item to customers. In fact, on a recent Sunday visit, I was introduced to the mushroom dumpling 三菇餃 by Mark and this is now my new favorite vegan dish option! I personally wish the government will keep doing more for Vancouver's Chinatown businesses in keeping the area clean and safe for all, both locals and tourists. I believe Chinatown offers an unique aspect of Chinese culture all across North America and Chinatown history holds so many stories that there's a lot more to Chinatown than what meets the eye. (Check out cute duck photo in review ) #DimsumAndDumplings Dim sum and dumplings can be an everyday staple in my food culture. Therefore, I appreciate good dim sum value and especially when we are faced with these rising food inflations globally after the pandemic. Kudos to Kam Wai for maintaining reasonable prices and honest business practices!

Bao buns, har gow, shu mai, and mushroom potstickers

Are you KIDDING ME? This place was AWESOME. Food - 10/10 some of the best dim sum I've had ESPECIALLY for this crazy price point. I think we got an order of har gow, 3 bao buns, 1 order of shu mai, and some mushroom potstickers all for like $21 CAD. That is INSANELY affordable. So delicious. I loved how not greasy everything was too which is sometimes what happens with dim sum items. Service - fast and friendly. Greeted us and patient considering we were first timers :) limited seating!! Ambiance - this store/restaurant reminds me of a Chinese Food stop in a neighborhood back at home. Felt very familiar even though I've never been here before and comforting :P

Hearing about the plethora of dim sum options in Vancouver, I wanted to try a variety of sit-down and quick-service dim sum restaurants. Kam Wai Dim Sum came up as a top hit from a Yelp search for a quick-service where you stand in line, order, and pay. Dine in is available, but there's maybe only 3-4 small tables and a counter seat. I visited on a weekday around 12PM. Most of their steamed items sell at four pieces per order, but they accommodate some mix-and-match options--just ask! Since I was by myself and not on an empty stomach, I wanted variety but no leftovers, so I ordered two pieces each of pork siu mai and ha gow. The pork siu mai was ok, I felt like it should've included some mushroom or roe for different textures and flavors. It was overall bland and really needed soy sauce and hot sauce. And the ha gow was unfortunately worse. The shrimp was mushy and the dumpling skin was too thick. Maybe I dined on an off-day, but my expectations were high and I left disappointed. At least prices were reasonable: CA$4.75 for four pieces. They accept credit card and service was friendly.

Ordered a bit to much this time. But came here mainly for the spareribs on rice. Which is very tasty

this family-owned take out and frozen dim sum shop, established in 1991, is a beloved fixture in chinatown, located at 249 east pender street. this little shop is quaint and has a no nonsense atmosphere with a few tables for dine-in customers and several freezers stocked full of a wide variety of frozen buns, and other dim sum items. when i visited, i picked up an assortment of dim sum along with two sticky rice parcels. the combo pack came with clear steaming instructions: steam the dim sum for ten minutes, while the sticky rice needed a longer steaming time of thirty minutes. the shop's longevity and continued popularity speak to its quality and the community's appreciation for its offerings. this shop is not just a place to purchase food; it's a culinary destination that brings a piece of chinatown's rich cultural heritage into your home. whether you're a longtime fan or a first-time visitor, this dim sum shop is a good choice for quality, convenience, and authentic taste.

Everything we tried here was delicious and fresh. I'm so jealous for the locals because we don't have a place like this around me. You can pick from so many options so we grabbed a few things including pork shu mai, ha gow, and the tofu wrapped meat (4 pieces each for $4.75) to share and everything from the shu mai to the lotus rice wrap were all good. I wish my stomach had more room to try everything else. We tried a sesame ball at the end and to no surprise, it was delicious. I love that they have a refrigerated section so you can take stuff to go! Service was nice and they had a few small tables to eat at inside.

With about 9-10 people per table, we were treated to what felt like at least ten courses. There wasn't much time for photos, as conversation and catching up naturally took precedence. The standouts were the seafood fried rice and the green onion lobster and crab stir-fry -- rich, comforting, and generously flavoured, the kind of dishes that quietly anchor a long meal. It was a busy holiday weekend, and the restaurant was packed. Our original 7:00 p.m. reservation was delayed until 8:00 p.m., leaving many of us waiting outside in the cold. Once seated, the pacing felt off, with dishes arriving out of sequence, which gave the meal an oddly disjointed rhythm. A small apology or update from the staff would have been welcome, but none came. Overall, the food was very tasty, and I would consider returning -- particularly to explore more of their seafood offerings.

So mum wanted to show her appreciation for being her chauffeur taking her around to the doctors…read more She took me out for dimsum and with it being in Richmond there is a plethora of choices. She wanted to go to Kirin. Plenty of parking in the mall. Hostess greeted and seated us promptly. Restaurant was busy but not crazy. This was at 10am on a Thursday. Waiters were attentive. Usual table service was in place. Took our order and food came out at acceptable pace. When we were done, they politely boxed up the leftovers and we paid our bill. So service was on point. The food we ordered came out hot. The staples that I order to test was hargow, suimai and pai gwut(spareribs). All 3 dishes in general were good.....the hargow could have used an extra minute or 2 in the steamer. The suimai was very good. I tasted every ingredient in this dish. Usually it is just a complete mix and you can't discern the different flavors. They tried something different with the cheongfun by adding pieces of Chinese donut to the roll. I personally think it didn't add much to the dish, taste or texture wise. I did like the pea shoots with shrimp. I think it is a good combo. All in all a good dimsum. I also noticed they did not charge us a tea service. The cost of the food is comparable with other restaurants at this level. I have many Chinese friends in Vancouver, and my last visit to Kirin Richmond was in July 2024…read more This time, it was my birthday, and my friends insisted on treating me to Kirin Richmond once again. On a typical Sunday evening, the restaurant is usually fully occupied, but my friend had thoughtfully made a reservation a week in advance, so our table for five was ready upon arrival. As always, the restaurant was clean and well maintained, with good airflow thanks to the wide-open front entrance facing the parkade. The front desk receptionist greeted us cordially, and we were escorted to a cozy table in a comfortable location -- not too close to the washrooms, which I appreciated. Our meal began with the Kirin Special Assorted Cold Appetizer, followed by Crab Meat, Dried Scallops, and Fish Maw Soup. The soup arrived piping hot and was delicious, with a generous portion that could easily have served eight people. We also enjoyed Pea Tips Braised with Bean Curd and Assorted Mushrooms in Consommé, Marinated Free-Range Crispy Skin Chicken, Fillet of Cod Sautéed with Seasonal Vegetables, and Live Crab in Consommé with Ginger and Green Onion, served with E-fu Noodles. Overall, the quality and taste of every entrée were excellent. Service was top-notch -- tea and hot water were refilled constantly, bones and used plates were replaced promptly, and the servers were friendly and engaging throughout the evening. My friend and his family have apparently been regulars at this location for over two decades, which likely contributed to the exceptional attentiveness we received. However, one aspect of the experience genuinely disturbed me. All servers, including the captains, continued to wear masks at all times. While this practice was understandable two years ago, now -- five years after the onset of the pandemic, with COVID-19 managed similarly to other seasonal respiratory illnesses -- the continued universal masking in a fine-dining environment feels unnecessary and detracts from the overall guest experience. Fine dining, in my view as an avid foodie, is built on human connection, hospitality, and personal interaction. Masks create a more impersonal, almost clinical atmosphere. In a well-ventilated space like this, the environmental risk does not seem to justify the visual and social trade-off. Rather than providing reassurance, the persistent masking may unintentionally signal that the environment is unsafe or that management is out of step with current provincial health guidelines, where masking is now a personal choice rather than a mandate. Final verdict: Food & Service: 5/5 Ambience: 2/5 Overall: 3/5 -- as the current aesthetic feels more like a relic of 2020 than a leader in 2026 hospitality.

Once we sat down and were handed the full menu, though, I had a brief moment of panic. The menu is huuuge and varied, plus none of the items I had mentally planned on ordering were on there. We pivoted and ordered pork siu mai, congee, look fun noodles, and a few steamed buns (they're especially known for those). The congee, noodles, and siu mai were all fine--very standard, not particularly memorable. In fairness, they weren't what I came for in the first place, so that probably shaped my expectations. The real standouts were the pork asado siopao and the chicken deluxe (bola bola). Both have Filipino roots, and the siopao especially brought a comforting sense of familiarity--soft, fluffy, and filled with that sweet-savory pork that felt like home. Those alone made the visit worthwhile. They actually have quite a few other Filipino influenced items like hopia and puto which was surprising. Ironically, it was only after we left that I noticed the sign on the window highlighting their most popular items--exactly what first-timers should probably stick to. I had ordered a few pastries to go with the intention of trying them later... and then completely forgot about them, which I'm still a little sad about. Overall, it was a good visit with a clear lesson learned: go in with a game plan and order the hits. It's a beloved Vancouver institution for a reason, and I'd definitely recommend stopping by--just know it's cash only and do a little pre-order research so you can make the most of it. I'd give it more like a 3.5 vs a 4 star, but I'm already planning a redo focused purely on the classics.

They have such a big menu with a lot of variety of items - not just baos but also noodles and bowls. We got their 7 signature baos which had all different fillings - shrimp, pork, chicken, mushroom, beef, etc. it was pretty good! Our favourite was their chocolate bao!! The filling was decedent!!! Good spot for a quick lunch if you're by Stanley park.

Unfortunately, that was my experience at Jingle Bao & Yum Yum Wok. I purposely planned to arrive around 3:30pm so I can take advantage of the 2-5pm happy hour special. Upon entry, I was given three options for seating as it wasn't busy. The server was extremely nice and it was great to see a staff freshly making their XLBs. I ended up ordering a trio set; the Crab XLB for my dumpling option, the tan tan noodles for my starch, and a matcha latte for my beverage. The tan tan noodles arrived first. Unlike the noodles I normally order, it was in a chili oil broth. I can tell the noodles were hand cut, but the thickness was consistent with udon noodles. It lacked flavor and the chili oil and sesame oil combo failed to sink into the noodle. Another table asked for salt for their noodle, hoping that it would save the taste. Neither them nor I finished it. The beverage came out second. The lady making it behind the counter didn't seem too careful with the ratio. What I ended up getting was a slightly mint color milk beverage. It wasn't very good, but still my favorite of the trio. You can mess up flavor milk. The dumplings came out shortly after. Maybe it's my bad for being adventurous right from the start - and I also know that not everything is made for me; but other than the nice red-white ying yang color, it was bad. The dumplings were all different sizes. The meat inside fell apart and broke. It as also surprisingly fishy, which makes me think that the crab had been dead for a long while. I ended up using the vinegar to mask the taste and fishyness. Upon a closer look at the menu, the price differential between the HH combo and the individual orders weren't much of a difference. I felt kinda bummed that I purposely targeted this place at this time and it fell short of expectations. Two starts for the decor and the lovely people, but zero for the food.
