This spot is takeout only, hidden in what basically feels like a restaurant warehouse, and as you walk down to pick up your food you genuinely start wondering, "Where the hell am I?" Then the aroma hits and suddenly you're floating like a cartoon character following the smell trail. I got the beef koobideh and WOW! Perfectly seasoned, insanely flavorful, fluffy rice, and the shirazi salad absolutely slapped. All this for $15 in 2026 when gas is $6.30. And the service? So kind. The person I called taking my order was sweet, everyone at pickup was welcoming, and I swear someone's grandma was in the kitchen because the food tasted like a warm hug. I'm from the Bay Area, but I was in Canoga Park a couple months ago and found this place. It's a hole-in-the-wall that only offers take-out, but I'm glad I got food here rather than drive all the way to Raffi's in Glendale! The chicken koobideh was flavorful and juicy. In fact, it was the juiciest koobideh I've ever had. The price was very reasonable at only around $15 (a steal for LA!). What I appreciated the most is the kind service. For me, it is too early to write an updated review. Generally prefer to do so once a year, to give a broader perspective. But there are exceptions to my rule. In this case, a superb Persian restaurant had to move because of high rent. Instead, Kababe Grill did not give up and decided to relocate to the Kitchen Place (on Owensmouth), still in the Valley. This is a ghost kitchen site that is becoming a popular location, with numerous start ups, small businesses, even places that have been around. There is a wide range of cuisines that come out of the Kitchen Place (they rent small spaces) and it is the new home, for Kababe Grill. Keep in mind that all eateries that serve from the Kitchen Place only entertain take out orders (with no dining spaces). Luckily, Kababe Grill kept the same phone number and I was able to locate them here. As it transpires, I have been coming to this address for a while for another take out ethnic cuisine, from this cloud kitchen,. My carry out of the beef Koobideh plate lived up to its usual expectations. Was slightly over grilled (generally, I remind Persian restaurants about my requirement for juiciness in the kabob and forgot to do so on this occasion). I ordered the Soltani, which was priced fairly for what it is, but the quality was far below expectations. The meat was poor quality, and the rice was honestly gross. When I arrived to pick up my order, it took about 10 minutes for the staff to even notice I was there, which was very frustrating. I had read some good reviews and thought this place would be decent, but it was way below what I anticipated, actually, it was just terrible. I definitely won't be giving this place another chance. One of the tenderest and juiciest koobideh beef and chicken skewers I've ever had. I ordered a plate with one chicken skewer and one beef skewer of koobideh. The plate comes with nicely cooked basmati rice, a pepper, a grilled tomato and some grilled onions. The meat, I must say, was just WOW! With the first bite, that juicy, marinated chicken and beef ground meat did the trick. Perfectly spiced and so tender, it falls apart in your mouth and you just can't wait for your next bite! Definitely a must try for any koobideh fan. The service was friendly and the place has a cool Mediterranean vibe about it with some ancient-esque wall art and with some fun Armenian music playing (Shazammed it for accuracy). My date and I were craving Persian food, so she recommended we stop in to try one of her favorite restaurants in the area, Kababe Grill. Located next to the LA Fitness in a nondescript strip mall in Northridge, you'll instantly notice the wonderfully welcoming and family owned business upon entry. Colorful walls, lighting surround tables and booths for guests to enjoy whether dining in, or grabbing to go. We were greeted by a friendly woman who asked where we would like to sit, and we chose one of the side booths. The place was empty when we arrived on a Wednesday night around 6:30pm (they close at 8pm). We decided to go with a few appetizers: The Beans and the Shirazi Salad. Both were served fresh and packed with flavor. The Beans were a first for me and were deliciously layered with seasoning. The Shirazi Salad was quite tasty, beautifully diced tomato, onion, cucumber mixed in olive oil, & lemon juice. An excellent pallet cleanse for the main event, which in our case was the Chicken Koobideh and Ghormeh Sabzi. Looking over the whole menu, there are a ton of options and the prices are very reasonable, with most appetizers under $10 and entrees around $20. The plates were very generous in portion size. The Chicken Koobideh came with two skewers of excellently grilled chicken in traditional onion and peppered seasoning. The chicken was presented on a bed of saffron rice, served with onion, tomato, jalapeño, and zucchini. I was able to snag a piece of the chicken and let me tell you, it melts in your mouth. It was absolutely amazing - I have had Koobideh before, but this was next level. The Ghormeh Sabzi was served in a medium bowl, accompanied by a large portion of saffron rice and onion. This version of traditional Iranian stew was quite delicious, and had a lot of flavor, however, I thought it needed a little bit more lime to help it stand out a tad more. Both entrees came with lots of lavash bread and butter. The restrooms were clean and well-stocked. Plenty of parking in the strip mall as well, especially during peak dinner times. I am a fan of Kababe Grill, not only for the amazing chef-inspired cuisine, but also as a small, family-owned business that takes pride in what they serve their community. Needed a post workout protein meal. And since this place is right next door to the gym, a good koobideh was in order. Was trying to go a bit low carb on it so opted for a wrap. Food: 2-stars. Unfortunately, the wrap was pretty small for the price. Typically, even if I'm hungry and already took a couple bites, then I'd take a photo of the meal. But basically two bites ate most of the half cut wrap. That's how small the portion was. The flavors were okay. Been wanting to try this place forever seeing all the ads on Instagram and finally had a chance last weekend. To start off with, we were happy that the place now offers halal meat always a win! The owner here is super nice and friendly. While waiting for the food he brought our daughter 2 apple juices which was super sweet. Came and asked us how the food was after we received it and also gave us a $5 off for the visit. Definitely a great guy! As far as the food. We got an order of the mixed koobideh and 2 orders of the barg w/ koobideh. The koobideh was amazing! Super soft and juicy just as the claims in the ads. I loved it! The barg on the other hand, mine was a bit tough but my husbands was soft. The rice is a bit different than your normal Persian restaurants, but I didn't mind it much. I think due to the portion sizes compared to bigger Persian restaurants the prices were competitive and could have been a little less. Food is okay. Service owner worse. First dined in last year, meat was good but shirazi salad a joke. Small portions with giant onion pieces no taste. Just ordered take out. Spent almost $100 which I don't mind spending more if quality is good. Received a Greek Salad with GOAT cheese and THOUSAND ISLAND dressing. No other dressing on top of greens. Rice portion soooo little covered by the meat, but as you can see in my photos when removing the veggies, no rice under. When contacted the restaurant to let them know of my concerns was told by Fred, the owner... "we've been in business for five years and no complaints". I guess if you're looking for mediocre food, go here but if you want real Middles Eastern/Persian food.. do not go there. I think I found a Go-To!!! I was just running errands up at REI and realized I was hungry...I happened upon this place because it just a few doors down. And OMG, I'm so glad I did! Honestly, I was just expecting a quick carry-out experience, but it almost felt like a full dining experience. The lady at the counter was so nice and brought everything out to my table outside--yes, there's a good amount of outdoor seating. I never had to ask for anything. She brought everything I needed. And it all came out within a few minutes. To top it off the food was excellent--such good flavor in everything! I had the Beef Koobideh and Salad Shirazi, which turned out to be too much food for me in one sitting--yay for leftovers!! But it all tasted great. The beef was very tender and came with a proportionate amount of rice and grilled vegetables. I also ordered falafel take-out, so I look forward to trying that later! There's both indoor and outdoor seating. There's no issue with parking because it's in a shopping center.
