When you embark on a remodeling job, your topmost priority should be choosing the right contractor. We met with 20 contractors and recd bids from atleast 15 of them. Joe was the last contractor we met with. We clicked right away. His energy, enthusiasm and positivity rubs off on you. I had told him that we wanted to be involved in each and every step of the construction and he was amicable to that. We did a very large project of tearing down 90% of the house and building grounds up and adding a 2nd floor (800+ sft). Joe and his team know their stuff. Joe and each member of his team including sub-contractors are extremely pleasant to work with. Joe is a perfectionist. So if you work with Joe, then you need to be prepared for that. Nothing misses his attention. He will not hesitate to let you know if he is unhappy with a choice you made. He has a great sense of aesthetics and design. We did not hire a designer because we trusted Joe's recommendations. He makes himself available whenever you need him at site. For instance, there was an issue with our flooring and Joe went out of his way, to meet with me at the flooring store, spent 1/2 a day helping me choose a replacement floor while trying to calm me down. Joe will not hesitate to get his hands dirty if required. If he sees something amiss and needs an immediate fix, he will get to it. I would like to point out that Joe's biggest strength is that he is a stickler for completing his project on time, unless there is a situation that is beyond his control. He delivered as promised and he kept up to his reputation. At one point our house felt like a cultural hub as there was music, in different languages, playing all over the house. The camaraderie among different teams was contagious and i would really look forward to spending time with the construction crew and learning the different nuances involved each aspect of the project. We passed all inspections with flying colors and the inspector also commented on the superior quality of Joe's job. Another high point is if there is ever a problem with the house, mechanical, electrical, plumbing... anything after the project is complete, Joe will get it fixed. Through all this, I think we can confidently say that Joe has become a friend. A contractor can make or break a remodeling experience. Go with Joe and you will have a great time remodeling your house. My husband and I highly recommend Joe. We are definitely game for another remodeling project, if the opportunity arises, of course with Joe and his team. Thank you Joe and the JTK team.

My wife and I were interested in making a major expansion of our home from 1100 sqft to 2300 sqft. We interviewed no less than 10 contractors and received at least 6 bids ranging from the full service well known builders (includes architecture, engineers, permitting, interior designer, project manager, etc) to the lesser known no frills contractors. Given that it was our first time going through this process, I wanted to make sure I knew about all the options out there. Given all the negative experiences we heard from others, we were still very hesitant. Pretty late in the process, we were introduced to Joe at JTK through our neighbor. Since we had already done so much work, we knew all the questions to ask and what we were looking for. Joe was open, to the point, and gave great suggestions on what we could do with the house. He offered to show us some of his work so we toured a house he worked on and spoke to the homeowners (whom we happen to know- what a surprise!). My wife and I were impressed with the house. Even more important than the results, I was surprised by positive experience the homeowners had throughout the process - they trusted Joe and has a great relationship with him even at the end of the remodel (this was something I did not hear when I spoke to others about their contractors) and I can tell you that it was our experience with JTK as well. If we were to do a remodel/rebuild again, there's no question I would work with Joe and his team. Below are all the reasons I would go through another remodel with Joe: - committed: Joe is committed to a high quality of work and he wants to build a house that he is proud of, and this shows. He delivers on his commitment based on the contract and goes above and beyond that. -trust: he will not take payment for work that hasn't been done (this is refreshing to those who have worked with other contractors) -great eye for design: Joe met us several times at stores and vendors to help us pick out the right things and give us advice on what would be best based on our style/taste. He gets into the details and wants to make sure we're happy with our choices. -practical: he will review the architecture drawings and give us advice on the practicality of certain choices the architect made. -fantastic team: I couldn't say enough good things about his team. They are polite, respectful of our home, and just nice people. It's always great to see them when we visit the site throughout the construction. -clean: this isn't one most people think about but Joe makes sure his team cleans up at the end of the day so the place isn't a mess. -vendor connections: these were key for us. Joe pointed us in the right direction on where to go and who we should work with for finishes, flooring, etc. These vendors work closely with JTK to coordinate and is seamless. -honest and to the point: Joe is very accessible, willing to meet regularly to check in on progress and discuss timelines, upcoming decisions, etc. -do the right thing: if something is not done right, he will get it corrected My family and I are thrilled with the results and grateful everyday that we get to live in this house. The results that JTK delivered are beyond our expectations and the experience was extremely positive. Hope this helps!

What can I say about Joe? Honest as the day is long. Perfectionist. Affordable. Super nice guy. Realistic. Will work with your budget. Does everything from ground up new construction to partial remodels. Joe was recommended to me by my neighbor (and I trusted that my neighbor wouldn't want the awkward encounter if his recommendation didn't work). And beyond that - I then subsequently recommended Joe to a work colleague (in fact my exec assistant) who came in the day after she met him and said "oh my god I LOVE Joe." (Phew!) Joe has been great to work with. He has a smaller crew and they have mostly worked together for years. They do great work. Occasionally if another job runs long there can be minor stalls since he does have a smaller crew. But the work, the open communication, and the great listening all well make up for that. And he will always tell you what's happening. We lived in the house while he was working and his crew left it neat and tidy each night. Joe even did 1/2 of the house at a time so we could move furnishings between the areas of the house, even though it would have been easier for him to do all the demo at one time. We have asked him to do some new things - a cool glass bock window, a steel and cable stair rail, etc and it all looks wonderful. I wouldn't hesitate to recommend Joe to neighbors or work colleagues. Seriously nice and talented contractor.

Our "before" view from front door looking in. House was dark and small looking.

My husband and I were looking for a contractor to do a large remodel for our new home. We heard about Joe through my in-laws who used him to remodel all their bathrooms and the work was impeccable. I knew Joe was out of our budget but still requested a quote and met him anyway. Even though Joe was priced higher than another quote we got and was out of our initial budget, we were so impressed by him and his friendly demeanor that we signed the contract with him a few days later! Our in-laws assured us that the extra money spent on Joe would be worth it as it will save us so much stress and headaches with the remodeling process. We could not have been happier in choosing Joe. We had hired an architect prior to meeting Joe to draw up the plans for our house. Joe was able to help us modify certain things from the plans that worked out so much better. He went with us shopping on almost all items for the house and took us to places he knew would work with our budget. He was always patient throughout the whole process because I am very indecisive. I told Joe from the start that I am a very picky person and would be looking out for quality craftsmanship. And Joe did not disappoint. Anytime I pointed out something that I felt needed to be fixed, he never hesitated and would agree and had his guys fixed it right away. Joe was very easy to communicate with and was always easy to get ahold of, which is almost unheard of for contractors (don't even get me started on this rude contractor that wasted my time and never even got back to me after). He was always upfront with any issues that arose and would work it through with us. Even on many occasions where he found things such as mold and dry rot, instead of just covering those things up, he pointed them out and gave us options on ways to fix them without blowing our budget. Joe also offered a lot of design ideas that are very helpful. Joe is also very trustworthy, another rare quality in contractors. Never once did we feel that he was trying to up-sell us or cheat us. We even gave him our credit card to help us purchase stuff for the house while we were out of the country for a few weeks. If that's not trust, I don't know what is. His guys are also trustworthy and super nice. Dat is so friendly and such a hard worker who does great work all around! We are beyond in love with our house and so has every single person who has come by to visit our house. People all compliment on the look and quality of the house. Some of our friends even took photos of our house for inspiration! Most importantly, not only did we get a beautifully remodeled home to live in but we gained a friend. Through the many lunches and dinners we had with Joe, we quickly hit it off because he's one of the nicest people you'll ever meet. We plan to remain friends with him and already told Joe he can't retire until he builds us our second home from scratch!!

I could not be more pleased with the inspiration, craftsmanship, work plan and results that Joe and JTK Builders achieved for a bath remodel in our home. We were referred by a colleague whose entire home remodel was completed by JTK. I had seen the results and was impressed. We invited Joe by to discuss what we wanted and our vision for the project. Unfortunately, we had no vision and were overwhelmed by the options. Joe sat down with us, led us through the options, pricing, and walked us through numerous showrooms as well. He has a great eye for detail and style. He was able to help direct us to a common vision, option selections, and colors all within a reasonable budget. He gave us ideas where to shop, including online, for the best prices and allowed us to buy them, thus avoiding the standard contractor mark up. Joe and his team were expert craftsmen and perfectionists. Each trade was punctual, friendly, respectful of our home (including our dog) and truly "nice guys". They were there on time, worked their full 8 hours and insured our home was clean and functioning before they left for the evening. Each angle, tile, and fixture are perfectly aligned and level. The accolades Joe personally receives on prior reviews are not exaggerations. Joe is the friend everyone wishes they had. He is passionate, fair, hardworking and honest. I could not recommend Joe and JTK Builders more.

    Kitchen (before)

Joe and his team were so refreshing and such a pleasant surprise. I have gone through kitchen and bathroom remodels in the past, and though the contractors were all perfectly good people, you need more than that to have a great remodeling experience. My husband and I purchased an older home in late 2018, and immediately recognized we needed to completely remodel the kitchen to make it work for our family (in addition to a few other updates). Having two young children while living through a remodel, we absolutely needed to hire someone who would stick to a timeline and do good work. I had heard about Joe through other family members who worked with him and loved his work...and now I know why. From the start, Joe was so easy to work with. He went out of his way to create a schedule that would work with our move-in date. When conducting the initial walk-through, Joe pointed out a few things I had yet to notice I didn't like, but I was so grateful he did because I was able to make the changes during this project rather than having to live with it and wait for a secondary project. Joe was able to make very helpful suggestions because he's extremely knowledgable on what can be changed, the cost of making such a change and the ease in which he can or can't make the change. Not once was Joe pushy or judgmental on the work we wanted done. He has extremely fair pricing and never added any additional costs along the way. I am very picky, and when I wanted something to be adjusted, Joe and his team made the update right away, and were patient when the change required me to order additional materials. Our project was completed on time and the workmanship is impressive. We are so happy with our kitchen and can't thank Joe and his team enough. It is truly difficult to put in to words the gratitude we feel towards Joe and his team. I guess a good example is the fact that this project was completed over year ago, and though there never seems to be enough time to write a review (I virtually never do), I forced myself to sit down and write a review for Joe because it would be a shame for others to be unaware of how amazing he is. When we're ready for phase II of our remodeling project, we will definitely be calling Joe.

We recently finished our kitchen and family room renovation with JTK. The entire project took about 4 months. This is the first time that we have ever experienced a home renovation and we are extremely glad that we hired JTK. Throughout the process, Joe worked with us from concept to selecting the smallest detail to our kitchen. He treated our project as if it is his own home. Since this was our first home project, Joe helped us identify areas that may need improvement which we didn't think about (such as recess lighting in our family room, what a great decision to have those installed!). Joe also made sure that our design selections will last for the years to come (Joe recommended classic designs so our kitchen will not be outdated quickly from the short lived fads). We are enjoying our kitchen and family room every day. As anyone knows, these are the two most important rooms in a home. Having Joe help us build a functional and beautiful kitchen and family room allows us to enjoy our home for many many years to come.

    Kitchen - BEFORE

We came across Joe as a referral from a close friend of ours who had recently had their house done by Joe and his team. What struck us as odd was how much our friend LOVED Joe; I mean, it was borderline man-crush. Although we had already locked in on another contractor, we decided to go ahead and talk to Joe, to see what he could do. Well, Joe immediately replied to my inquiry, came by the next day, and within a week, we had a complete proposal. What's more, his proposal was less than the other contractors that we had vetted already. Based in large part off of our friend, we went ahead and hired him to do a full renovation of our all original '56 ranch house in Millbrae. Joe and his team were prompt, efficient and respectful of our home. If Joe needed his crew on another job, he'd call me to let me know; no wondering where his team was. Each evening before leaving, Joe's team would neatly place their tools, ladders, etc in the center of the room, sweep up and dump the day's debris. As we were living in part of the house while the work was going on, it was really nice to see Joe's team take that small extra step to keep the house tidy. In the end, Joe delivered our house back to us within 7 months completely renovated, and ready to go. If you've ever worked with a contractor, you know that 7 months is astoundingly fast. This was no small job either mind you; Joe did the following: - full power upgrade from knob and tube - full plumbing replacement - complete roof - full interior - full kitchen and baths - exterior paint - home theater and networking - finished out garage - new floors throughout - new paint throughout The best part of all of this is that Joe became a good friend as well. He still stops by to see our family and even helped me to swap out our old water heater when it went kaput last week. I guess in a sense, I now understand the man-crush that our friend had on Joe; we have one on him too! Be forewarned though; the word has gotten out on him, so if you are thinking of having him bid your work, be sure to plan ahead; his schedule fills fast, but he's worth the wait. Best of luck!

Overall the experience was very good; Elijah and Bryan were super friendly and responsive. Eli was very patient and accommodating as we discussed several different potential change orders, from new windows to painting, to other misc. things that popped up. Bryan Luna was especially a pleasure to work with. His attention to detail and proactivity to solve any little thing I mentioned was definitely the highlight of working with Prime. Their contracted electrician, Hector, was great as well. I also think they did a great job building out a cabinet to fit our freezer next to the matching fridge. Their master carpenter managed to salvage our existing wood to make it match perfectly. Definitely better than what I'd expect from even a carpentry specialty contractor. I will mention that it wasn't without some snags. Prime deals in volume so they're very busy. I think because I had delays in sourcing a freezer I ended up not getting a dedicated project manager for some time. We had timeline issues made worse with holidays. This caused cascading delays which inevitably pushed back my move in date a few weeks. When I finally did get a new project manager, they ghosted me (later on I found out they had a family emergency). Eli had to step in again to help. Another thing is that their pricing is quite opaque. The estimate will break down prices by milestones, but they repeated told me that it's not a valuation of the milestone itself. This made it nigh impossible to understand if I wanted to contract out specific pieces of the project (e.g. flooring). Design was OK. I felt that the designer was very busy. Sometimes very responsive (5min replies), sometimes not responsive at all (no reply). I wish I had a better, more thorough back-and-forth session about the intricacies of the design. But we made do. Ultimately, the designer made a render and helped point us to some vendors, but from there we had to make our own selection alone (cabinets, handles, pendant lights, faucets, etc.). I did appreciate her presence when we picked out countertops, though. All in all, I think this was a 4.5 star job, but I'm rounding to 5 because of Eli and Bryan :)

Overall, the project went well, and we're happy with the final results. Bryan, our foreman, was a strong asset to the project. Even though he was managing multiple jobs at the same time, his responsiveness and willingness to go out of his way to address our concerns made a big difference. Because we were home throughout the process, we were able to catch issues early and communicate them directly to Bryan, who consistently followed through to resolve them. What Went Well: * The tile and flooring subcontractors were excellent - their craftsmanship and attention to detail truly stood out. * Bryan, our foreman, was responsive to texts and phone calls, listened to our concerns, and made sure they were addressed. He even designed a bi-fold closet door for us, and helped pick up all the material to build it. * Bryan also took the initiative to handle several unfinished items himself, which we really appreciated. * The post-build cleaners were top-notch and left the space in pristine condition. * Throughout the project, everyone we interacted with was professional, courteous, and conscientious. There were no conflicts or issues, which made the experience comfortable for us. Areas for Improvement: * The timeline was a pain point. While we were originally told the project would take 6-8 weeks, it ended up stretching to 12 weeks. * The design process fell short of expectations. Because Prime's in-house designers weren't available, our design work was outsourced. We only received a full design package for the master bathroom. As a result, we ended up creating our own renderings for the other rooms to help communicate our vision to the team. That said, we were very happy with the design and material selections for the master bathroom they did complete. We just wish the same level of attention and design support had been provided for the rest of the project. * At times, resource availability was limited, likely due to workers being assigned to multiple jobs. This led to workflow inefficiencies and delays. Toward the end of our renovation, our foreman Bryan had to personally step in to complete several tasks, such as installing faucets, shelving, and baseboards. He managed to get it done in between site visits and meetings, which we appreciated, but it also highlighted a lack of available crew to close out the project. Despite these few challenges, the quality of the work met our expectations. We appreciated the team's effort and the final outcome.

All prior interior work in our house had been done by handyman. I really appreciated the communication from our project manager Marc. He created a WhatsApp chat with me and the incredible designer Jocelyn. They were both consistently responsive to any of my questions or concerns -- and opened my mind to design options. Jocelyn spent time in our home, drafted plans, took me shopping, and sourced all the fixtures. From her spreadsheet I was able to find less expensive options for some items. I appreciated the input and control I had on these expenses. Since we needed to move out, I had a tight timeline for the project -- mid October until Thanksgiving. Marc and the team did their best despite City of San Jose delays with inspections. We were able to move back in before the final inspection. Every member of the team was kind and courteous. Marc also did a great job working with the window vendor that specializes in older homes. I'm rating the experience a 4.5 out of 5 for two reasons. I was disappointed that the medicine cabinet, switch plates, and hooks were initially installed unevenly (it was corrected). I expected more attention to detail. And I was disappointed in the wear & tear that happened on my wood floors as well as the overall dust in my dining room. I was warned that things would get dusty -- but didn't understand the extent and would have packed away more things. WISE offers lots of support with design -- they could also offer as part of their package a full cleaning! I offer this feedback to help others calibrate their expectations. Overall it was a positive experience. I waited several months to post this review until I returned from travel and could see how things were settling after regular use. I'm loving the new bathroom and recommend WISE.

Their crew remodeled our bathroom and laundry room, put in new flooring, and updated the lighting in our kitchen -- and everything turned out wonderful. From the start, they really listened to what we wanted and gave us great advice on both the look and the functionality. They also helped us solve a few pre-existing issues we didn't even know were lurking until the construction started, and their fixes were solid and thoughtful. Communication was a breeze -- Jacob and Adir kept us in the loop, coordinated everything smoothly, and made sure the work stayed on track.
