JTK was highly referred to us by trusted friends when we were looking for a contractor to completely upgrade our 40yr old home. My father had suddenly passed away so we we wanted to quickly take a "transition" period to upgrade the home for my mom. Our priority was to keep our family memories alive, while breathing new life into the space. The JTK team were so professional, thoughtful and kind in every way; exactly what we needed during this sensitive time for us. Joe is a dedicated family man and understood what this project meant for our family. Working with Joe/JTK was very easy. We were provided a clear proposal/contract and were walked through what was expected from us to make the project successful. JTK guided us through the entire process of picking materials, designs, colors, etc. They also went above and beyond to make suggestions on upgrades that we didn't think of (which would've cost us more if we handled later). When you embark on a remodeling job, your topmost priority should be choosing the right contractor. We met with 20 contractors and recd bids from atleast 15 of them. Joe was the last contractor we met with. We clicked right away. His energy, enthusiasm and positivity rubs off on you. I had told him that we wanted to be involved in each and every step of the construction and he was amicable to that. We did a very large project of tearing down 90% of the house and building grounds up and adding a 2nd floor (800+ sft). Joe and his team know their stuff. Joe and each member of his team including sub-contractors are extremely pleasant to work with. Joe is a perfectionist. So if you work with Joe, then you need to be prepared for that. Nothing misses his attention. He will not hesitate to let you know if he is unhappy with a choice you made. He has a great sense of aesthetics and design. We did not hire a designer because we trusted Joe's recommendations. He makes himself available whenever you need him at site. For instance, there was an issue with our flooring and Joe went out of his way, to meet with me at the flooring store, spent 1/2 a day helping me choose a replacement floor while trying to calm me down. Joe will not hesitate to get his hands dirty if required. If he sees something amiss and needs an immediate fix, he will get to it. I would like to point out that Joe's biggest strength is that he is a stickler for completing his project on time, unless there is a situation that is beyond his control. He delivered as promised and he kept up to his reputation. At one point our house felt like a cultural hub as there was music, in different languages, playing all over the house. The camaraderie among different teams was contagious and i would really look forward to spending time with the construction crew and learning the different nuances involved each aspect of the project. We passed all inspections with flying colors and the inspector also commented on the superior quality of Joe's job. Another high point is if there is ever a problem with the house, mechanical, electrical, plumbing... anything after the project is complete, Joe will get it fixed. Happy to add our five star review. When I was researching contractors, I thought I had it narrowed down to one company, but then got nervous based on some of their reviews. Meeting Joe, we got a sense that he'd be easy to work with.  And that's the thing with home construction--you're at the mercy of a contractor, so you want one who is ethical and pleasant to work with. Joe is, and he hires great people. Juan and Ernesto were our primary crew and these guys!  They are so hardworking. We're in awe of their home-building skills as well as all their knowledge. They work quickly too. My husband and I took turns asking, "Seriously, how did they do all of that in a day?" The guys were also really patient with our many questions. Their work is very high quality and their millwork is a particular stand out. You should see the kitchen we used to have. The difference is night and day. There were more than a couple times where something wasn't specified on our architectural plans, so it was left up to JTK. Joe and the guys did what was good for the house instead of what was easier for them. Kudos too to their paint and drywall crew for somehow perfectly matching the existing texture of our hallway walls. Home renovations are expensive, particularly in California. Now that we're on the other side, we understand why. You'd think it wouldn't be as hard when working on an existing structure as compared to new construction, but it's actually harder. As an example, footings need to be put in to make even small home additions secure. That means going into the sub-floor and digging around existing pipes before pouring concrete--not at all easy. I would have been seriously overwhelmed if I had to do a fraction of what these guys had to, but they are really knowledgeable and handle things so calmly. What can I say about Joe? Honest as the day is long. Perfectionist. Affordable. Super nice guy. Realistic. Will work with your budget. Does everything from ground up new construction to partial remodels. Joe was recommended to me by my neighbor (and I trusted that my neighbor wouldn't want the awkward encounter if his recommendation didn't work). And beyond that - I then subsequently recommended Joe to a work colleague (in fact my exec assistant) who came in the day after she met him and said "oh my god I LOVE Joe." (Phew!) Joe has been great to work with. He has a smaller crew and they have mostly worked together for years. They do great work. Occasionally if another job runs long there can be minor stalls since he does have a smaller crew. But the work, the open communication, and the great listening all well make up for that. And he will always tell you what's happening. We lived in the house while he was working and his crew left it neat and tidy each night. Joe even did 1/2 of the house at a time so we could move furnishings between the areas of the house, even though it would have been easier for him to do all the demo at one time. My wife and I were interested in making a major expansion of our home from 1100 sqft to 2300 sqft. We interviewed no less than 10 contractors and received at least 6 bids ranging from the full service well known builders (includes architecture, engineers, permitting, interior designer, project manager, etc) to the lesser known no frills contractors. Given that it was our first time going through this process, I wanted to make sure I knew about all the options out there. Given all the negative experiences we heard from others, we were still very hesitant. Pretty late in the process, we were introduced to Joe at JTK through our neighbor. Since we had already done so much work, we knew all the questions to ask and what we were looking for. Joe was open, to the point, and gave great suggestions on what we could do with the house. He offered to show us some of his work so we toured a house he worked on and spoke to the homeowners (whom we happen to know- what a surprise!). My wife and I were impressed with the house. Even more important than the results, I was surprised by positive experience the homeowners had throughout the process - they trusted Joe and has a great relationship with him even at the end of the remodel (this was something I did not hear when I spoke to others about their contractors) and I can tell you that it was our experience with JTK as well. If we were to do a remodel/rebuild again, there's no question I would work with Joe and his team. My husband and I were looking for a contractor to do a large remodel for our new home. We heard about Joe through my in-laws who used him to remodel all their bathrooms and the work was impeccable. I knew Joe was out of our budget but still requested a quote and met him anyway. Even though Joe was priced higher than another quote we got and was out of our initial budget, we were so impressed by him and his friendly demeanor that we signed the contract with him a few days later! Our in-laws assured us that the extra money spent on Joe would be worth it as it will save us so much stress and headaches with the remodeling process. We could not have been happier in choosing Joe. We had hired an architect prior to meeting Joe to draw up the plans for our house. Joe was able to help us modify certain things from the plans that worked out so much better. He went with us shopping on almost all items for the house and took us to places he knew would work with our budget. He was always patient throughout the whole process because I am very indecisive. I told Joe from the start that I am a very picky person and would be looking out for quality craftsmanship. And Joe did not disappoint. Anytime I pointed out something that I felt needed to be fixed, he never hesitated and would agree and had his guys fixed it right away. Joe was very easy to communicate with and was always easy to get ahold of, which is almost unheard of for contractors (don't even get me started on this rude contractor that wasted my time and never even got back to me after). He was always upfront with any issues that arose and would work it through with us. Even on many occasions where he found things such as mold and dry rot, instead of just covering those things up, he pointed them out and gave us options on ways to fix them without blowing our budget. We even gave him our credit card to help us purchase stuff for the house while we were out of the country for a few weeks. If that's not trust, I don't know what is. We are beyond in love with our house and so has every single person who has come by to visit our house. People all compliment on the look and quality of the house. We recently finished our kitchen and family room renovation with JTK. The entire project took about 4 months. Joe and his team were so refreshing and such a pleasant surprise. I have gone through kitchen and bathroom remodels in the past, and though the contractors were all perfectly good people, you need more than that to have a great remodeling experience. My husband and I purchased an older home in late 2018, and immediately recognized we needed to completely remodel the kitchen to make it work for our family (in addition to a few other updates). Having two young children while living through a remodel, we absolutely needed to hire someone who would stick to a timeline and do good work. I had heard about Joe through other family members who worked with him and loved his work...and now I know why. From the start, Joe was so easy to work with. He went out of his way to create a schedule that would work with our move-in date. When conducting the initial walk-through, Joe pointed out a few things I had yet to notice I didn't like, but I was so grateful he did because I was able to make the changes during this project rather than having to live with it and wait for a secondary project. Joe was able to make very helpful suggestions because he's extremely knowledgable on what can be changed, the cost of making such a change and the ease in which he can or can't make the change. Not once was Joe pushy or judgmental on the work we wanted done. He has extremely fair pricing and never added any additional costs along the way. I am very picky, and when I wanted something to be adjusted, Joe and his team made the update right away, and were patient when the change required me to order additional materials. Our project was completed on time and the workmanship is impressive. We are so happy with our kitchen and can't thank Joe and his team enough. We came across Joe as a referral from a close friend of ours who had recently had their house done by Joe and his team. What struck us as odd was how much our friend LOVED Joe; I mean, it was borderline man-crush. Although we had already locked in on another contractor, we decided to go ahead and talk to Joe, to see what he could do. Well, Joe immediately replied to my inquiry, came by the next day, and within a week, we had a complete proposal. What's more, his proposal was less than the other contractors that we had vetted already. Based in large part off of our friend, we went ahead and hired him to do a full renovation of our all original '56 ranch house in Millbrae. Joe and his team were prompt, efficient and respectful of our home. If Joe needed his crew on another job, he'd call me to let me know; no wondering where his team was. Each evening before leaving, Joe's team would neatly place their tools, ladders, etc in the center of the room, sweep up and dump the day's debris. As we were living in part of the house while the work was going on, it was really nice to see Joe's team take that small extra step to keep the house tidy. In the end, Joe delivered our house back to us within 7 months completely renovated, and ready to go. If you've ever worked with a contractor, you know that 7 months is astoundingly fast. Very happy with the end result. Joe and his team were excellent to say the least. We practically did a tear down and rebuilt the house from the ground up. We remodeled the whole house and added a 2nd story. It only took 7 months total which was a blessing because we were pregnant with our 2nd child. Joe and his team did an incredible job throughout the entire process. He helped us plan, pick up out tile, carpet, crown molding, bathroom parts, paint color....everything! In JTK, you get a designer, contractor, and advisor all in one. It's like getting 3 roles for the price of 1. We finished a pretty extensive remodel with Joe just before Thanksgiving, 2014. Our situation was a little unique since we were renovating a rental property rather than our own home. After interviewing 5 contractors, Joe stood out as the best qualified for our needs. I'm so glad we hired Joe. To start, he helped us work through different renovation scenarios and what the associated costs and benefits (in terms of increased rent, higher desirability, etc) we could see from each. Our final design had us removing walls to improve traffic flow, making the space feel larger, and adding a much needed 2nd bathroom, all without expanding the exterior footprint of the home. I interviewed several contractors and received multiple bids to renovate my 1962 3 bedroom 2 bath ranch home into a 4 bedroom 3 bath open floorplan. JTK Builders was recommended by a family friend who had worked with Joe on several projects in the past. Even before the bids came in, Joe was the top choice based on his relaxed style and open communication. He listened with an open mind and offered suggestions based on his extensive experience. He was completely transparent with his bid and pricing, making revisions at my request to minimize ambiguity and avoid any "he said, she said" conversations in the future. In hindsight, I didn't need to be so specific in the contract because Joe is honest and true to his word - but I didn't know that at the time. The JTK bid was very competitive and clinched the deal. Joe and his crew, especially Dat, were great throughout the process. They were courteous, professional, and top notch craftsmen. Joe was a partner from start to finish and went over and above to deliver the best craftsmanship and service. He was flexible with changes, and also very clear about how far along changes can be made without interrupting the flow of the job, i.e. cost more money or delay the job. Most changes - when done during the appropriate window - didn't affect either. The keys to his success are his honesty and communications. In large construction jobs, the unexpected is bound to happen. Joe did a fantastic job minimizing the unexpected, but more importantly the way he dealt with the unexpected (termites, change orders, fickle inspectors, fickle customers...) both during and after delivery was a true testament to his character. We hired JTK to remodel our kitchen and another room when another contractor dropped the ball. The work they did was incredible --- so good, the inspector from the city commented on it more than once. The guy leading the crew (Juan) was careful about even the smallest details. Everything was put in place precisely as laid out in the plans and if something was measured as being even 1/8 of an inch off what was said in the plans, he brought it to my attention. He used multiple laser pointers to make sure that everything was level and perfectly aligned. He found a subtle but important flaw in our new cabinets, and when the cabinet company came to fix it, they said that the JTK were only the second group outside their company who had ever installed their cabinets correctly. Juan figured out stuff that other people hadn't thought of and was basically THINKING the entire time he was leading the project at our house. The result is a gorgeous kitchen that's going to last for a long time. Seriously, I can't recommend these guys enough. read more

We had 3 1/2 bathrooms remodeled and were very happy with the final results. Joe was very helpful in choosing tile, granite, paint colors, etc. He gave us recommendations for designing the tile layout including the mosaici tile. He did an excellent job designing our bathrooms which meant we didn't need an interior designer. Joe is very easy to work with and is totally trustworthy. These days it's hard to find a good contractor you can trust. He doesn't knickel and dime you, in fact he does a lot of extra things without charging. Joe is always easily accessible. Every time I call him, he responds in a timely manner. If I ever need any more work done on the house, I will definitely use him again. read more

We were so pleased with our bathroom remodel a couple of years ago that we hired Joe and his crew to remodel our kitchen recently. They did an amazing job professionally painting the cabinets white(which look like new - taking 45 doors and drawer fronts off site where there was more room to do the job properly), demo-ing the old tile counters, modifying some cabinets, creating a breakfast bar which Jose and I designed together, installing Carrera Quartz counters, installing subway tile backsplash, painting, installing new pendant lighting and under counter lights, new hardware, electrical outlets, and new appliances.Even before we ordered the appliances, Joe came out again to checks the specs and make sure everything would fit since the oven is in a brick wall which had to be modified. Juan, (project manager)and Joaquin are perfectionists even to the smallest details and the team finished within 3 weeks. We are thrilled with the result and it really updates our house. This review is long overdue. Why? It's because when you wait for something and finally get it you will always be excited and happy, which I was. But, sometimes after you spend time with it you find out you want this changed or that done. And I have to say, after living here for 4 months, I love it even more than the day I moved back in. I am I love with my house, my home. It's beautiful and functional. I met Joe over a year before we wanted to start work. Joe was a referral but we still did our research and met with other contractors. I kept saying, I like Joe. As you can see through his photos already posted, he does great work. Together they did an amazing job. I'm in love with my home and have no complaints. I hope to post pictures after I clear out the baby toys. We purchased a very old house (built in 1952) in Willow Glen in 2012. We decided to torn it down and have a custom build house. We were so worry about finding a good contractor (as we heard so many nightmare stories about contractors). After many interviews with many different builders, we settled with Joe. With a remodel permit, Joe and his team very much built everything from ground level (the only thing left from the old house is its partial foundation). The job was so big, our anxiety was so big. Each and every day after the construction started, our anxiety subsided. Joe guided us along the way, patiently helped us to select the right material, right color (at the lowest cost). It felt like he built the house for his family, as he really put "his heart" into the job (or at least that's how we felt). Joe and his team worked on weekend to meet deadlines, he willingly met us at late hours (after work) for discussion. He kept us up to date of what's going on, status, issues. Joe was so meticulous (it suppose to be us, but he's much more details than us), talented, reliable, generous in his time. He went beyond his duty, he didn't care for nickle and dime, and really wanted to get everything "right". The house was done after 8 months of construction. Everyone said that was impressive, as this house is very much a 3000 sf band new build type (5 bed, 3 bath on a 9000 sf lot). Moving into this new house, we slowly absorb the joy. We take time to look around. At each corner, we see his hard work, and still haven't see any flaw, I am talking about tiny stuffs. Everyone said the house is stunning. I'm so glad we chose him. I wouldn't know what it will be like if we chose others. But I know if we ever do it again, we would still pick Joe and his team. Now even after the house is done, he still contacts us to see if we have any issues, or need any help while using any house's features that he put in. read more

I am a research nut. Especially when it comes to big purchases, I want to know all the ins and out of everything before I make a decision. When it came to doing a huge remodel on my home, finding the right contractor was no different. I talked to several different companies, saw a ton of homes, and interviewed a bunch of previous customers. At the end of all my research, I went with JTK -- and that decision was worth all the effort I put into it. Personally, I hold a couple of characteristics key to being someone I want to work with. Honesty, pride & excellence in work, and creativity. With a combination of these three traits -- what you have is someone you can trust to do an amazing job, provide you with an honest assessment of pros and cons, and give you options that you may not have known were possible. What I found in Joe was a perfect blend of these three traits. His work speaks for itself and if that isn't loud enough, he has several clients that will speak for him (like me). His creativity shines through when it comes down to the 100th decision and your vision is beginning to fade. With his years of experience, he can warn you about a problem with a design and give you options that not only achieve what you wanted, but give other added benefits. At the end of the day, if you aren't happy with something, he stands by his work and will replace or fix things that didn't go as planned -- even if you were insistent that you wanted it when he warned against it. If we could give Joe and his team 6 stars we would. We discovered JTK Builders by accident when we visitied a neighbors home and saw their newly renovated bathroom. It was nothing short of amazing / beautiful. I undertook a kitchen renovation myself but failed the electrical inspection. I reached out to 3 different electrical companies on a Saturday night and Joe was nice enough to stop by and check out our kitchen and spent over an hour talking to us. He gave me a quote the next day that was very competitive and I asked him to do the work. He brought in his crew the following day - even arriving early - and re-wired my entire kitchen in under 6 hours. He suggested that I should run additional circuits which would be a good idea even if the inspector did not demand them - and he ended up doing them for free since he already was puling fresh wire for the other circuits. What was even nicer was that his team was super friendly, very professional, and they took great care to clean up as they went along. Super guys and highly recommended. read more
