The Job: Refresh of single family home: bathrooms (countertops, tile flooring, toilets, sinks, and faucets), master shower redo, kitchen (island countertop, sink, faucet, oven hood, and chandelier), carpeting and painting. We worked with Armin from start to finish and were lucky to also meet James (the namesake of the company). With every project, there are three paradigms of success... On Time: It was a little late (the timeline was pretty aggressive), but things happen . The key is we DIDN'T feel like things were stalled and DIDN'T feel like we weren't informed. Armin was really good with keeping us up to date. Not knowing is the worst situation. Armin made sure we knew what was going on...good or bad (and bad is relative...there wasn't anything really bad). On Budget: Pricing was competitive and what helped for us was the inclusion of the construction materials (tiles, countertops, shower doors....). We were good with getting fixtures (sinks, faucets, shower heads), but the other materials were above our level of expertise. There's also details with buying fixtures, and Armin was helpful with making sure the ones we picked would work. The end price changed a bit, but it was very small items here and there. Armin was good with keeping track of changes and updating paperwork. Payment amounts and payment schedule were reasonable and no pressure for advance payments ahead of the agreed terms. Quality Work: We're very happy with the results. And, Armin checked the work along the way to make sure work was up to quality standards. Intangibles: *Communications: From the initial proposal to changes before signing all the way through to the end, communication was really good. Armin kept us up on progress. He made sure that details were checked and double checked...nothing too small. Positioning of shower safety handles, direction of floor tiles, grout colors....took care of little things. *Expertise: The level of expertise is evident. James walks through and can point at all the things that need to be done (with a keen sense of what are the current code requirements). Armin also shows a good level of expertise. He does well with explaining the what's, why's, and how's. And he doesn't make you feel awkward when you ask dumb questions. We tried to keep dumb questions to a minimum as you can imagine they are VERY BUSY. *Trust: There are terms of the contract and there is how the work gets done. While the T&Cs are more of a protective mechanism for everyone - - having a flexible working relationship is really what moves the project along expeditiously. But, that relies on a level of trust. Working with Armin, you get that you can trust him and that he will take care of you. And he did. From our side, we tried our best to NOT to be too high maintenance. James Remodeling has a lot going on, and we tried to be good customers. They were great with communication and we tried to reciprocate. Stalling them because we didn't get back is not a good thing. Incredibly happy with the work done by James, Armin, and crew. The finished product is truly amazing and brings joy to me and my wife every time we enter the kitchen and entertain guests. I was particularly impressed with the speed of the crew, and the quality of the subcontractors. With the many specialties required in a large project, it's a huge burden lifted when you know you can handoff the work of finding good experts to a single source. Unique challenges for our project were custom panels for the built-in fridge and dishwasher, and a custom range hood we wanted wrapped in the same stone as our countertop. The cabinet contractor matched the paint, style, and alignment of the factory panels perfectly; and the stone contractor did just an incredible job matching up the seams on our two waterfalls and on the range hood! In the photo with the beverage cooler, you can see a black seam running across the backsplash and is matched to the same spot on the range hood. It's a subtle detail but it makes me smile every time I grab a beer. It perfectly demonstrates the quality achieved from a craftsman. I could not have put together such a talented team on my own. This company gives me a very bad impression. Armin plays very sneaky and dishonest role starting the contact with me on my project. He hanged on awhile after phone conversation till his showing to my house for the estimate and maybe this project won't make much profit as he expected therefore he played silent even he still promising he would give me quote after my multiple asking. We are doing a kitchen, 2 bathroom, and one powder room, plus a garden window replacement "new construction" remodel, and reached out to 11 contractors and GCs for proposals and quotes. Got an appointment for James Remodeling to come out to get measurements and give us their estimate. Tony came out with Jamshid and took measurements and provide us with pricing but no proposal on cabinet design or choice of materials. Tony and Jamshid were very personable, polite, and helped us with the measurements, and got everything they needed to get us the pricing. Unlike the other contractors, they didn't require us to come to their showroom. Jamshid seems to know building and GC work pretty well. However, at one point wanted to drill a hole in an area where the kitchen vent is to see if the soffits that we're going to get removed to have the cabinets run all the way up them have anything inside to prevent us to knock them out. I asked them to leave it alone and we can decide when we demo the kitchen. I was a bit taken a back by that. One shouldn't start putting holes in a customers house, unless they can fix it. NOTE TO JAMSHID. I was very impressed so far, compared to everyone else at this point about the level of knowledge they had about what had to be done overall. At the same time, I wondered if their estimate was going to be higher, and it was. I was provided a proposal, but no cabinet and bathroom designs. Overall, I think if you are looking to do a remodel, they should definitely be in your top 5 list. The reason I didn't go with them, was because the GC I chose was closer to me, and I was able to get custom cabinets at the price of prefab which no one else was able to do. And the price of the GC I was going with was much lower, plus all the extras I would have been charged for with anyone else, but this wasn't the main factor. I'd likely use them because of all their attributes, but their price was very high compared to everyone else. And the follow-up was slower than I'd hoped for. I recommend them for anyone looking to do a remodel and looking to get a proposal and quote for their project. They know the business well, and can be of great help in the process. read more

This review is way long OVERDUE. The team at James Remodeling actually finished my kitchen back in December 2021, but some of my new appliances were not delivered until February 2022 (long lead times due to Covid supply chain global disruptions). James Remodeling obviously had nothing to do with those delays. But I did not want to review my kitchen until I had photos showing the completed project. It would not have done this gorgeous kitchen justice! Added to this delay were some health issues that kept me away from my computer for several months, and now here I am, finally taking care of this review, which is (should I mention this again) way long overdue. I had contacted James Remodeling back in June of 2021 to remodel my kitchen. They provided me with a quote that was really fair for the amount of work they were going to do. Kitchens are not cheap, especially in Orange County. But of all the contractors I had investigated, their itemized proposal made the most sense and was fairly priced. I have worked with a LOT of contractors over the years, both in the course of my career and on my own house. So I was comfortable that I was getting an honest bid. Shawna Rad worked on a design with me. She was completely flexible in implementing the changes and the upgrades to the design. I asked for items that were unusual in a kitchen. I even provided my own drawings on some aspects of the design. Some designers would have been upset, but not Shawna. She was an absolute delight to work with. Her communication with me over the months was outstanding. She just went above and beyond, to make things happen, at all times, from beginning to end. She even coordinated with the various teams and jumped in at times when the project manager could not. Like I said, an absolutely amazing person who was a major contributor in making my project run smoothly. Several teams worked on the project (kitchen & linen cabinet upstairs) with Shawna: - The demo team led by James: honestly, this was the quietest, cleanest and fasted demo I have seen. I would recommend though, as a homeowner to take notes of the smaller things that may need to be done after the demo, but before the electrical/plumbing phase and before the cabinetry get done. As a homeowner after all, you know your house better than anyone else. The team at James Remodeling does get busy and while they will know what they have to do, you may need to remind them of the smallest, especially if not common items. So it's important to keep a list to provide them. I did and they took care of everything. There were a couple of things for electrical that could have been done before the drywall went back up, and that I did not realize until the kitchen was over, but Armin (James' son) said that they could do adjustments if I wanted them to. I said that it was no big deal and he reassured me again that they would always be available to come back to adjust anything if I needed them to. As he told me until the very end: "we want to make our customers happy." - The cabinetry team (Sean & Hussein, James' employees): honestly, super hard working guys who took a lot of pride in their work. I had them do also some special stuff, such as putting moldings in places where you usually would not put moldings (just because I am so particular) or create openings inside some of the cabinetry to provide ventilation for some small appliances... They were so nice, polite and professional at all times. I also asked them to build a linen cabinet with kitchen cabinetry (3 on top of each other), which was a real challenge, because they had never done that. It turned out beautiful. - The countertop team: this was subcontracted to Pacific Stone Design.They did an amazing job installing my Cambria quartz countertop. I have a separate review for them. - The backsplash team: this was also subcontracted to an outside company by James Remodeling. They also did a beautiful job in duplicating the design that I had come up with. - The finishing team led by James: they did a great job installing all the LED strips in and under my cabinets, installing my dishwasher and my faucet. There was a little hiccup that happened during that phase, but Shawna and Armin were really quick at resolving it. As to the flooring company and the high-end appliances installers, I had already selected them well before I had hired James Remodeling. So I stayed with them but James' teams could have taken care of those items as well. I have no doubt that they would have done a great job there too. Overall, I am beyond thrilled with my kitchen and my linen cabinet. The result is gorgeous and functional. I cannot even pick a favorite part in this kitchen. Everything is just stunning. This was a BIG project but everyone worked super hard to make things happen as smoothly as possible. I will definitely use James Remodeling again for some other projects. I highly recommend them! We moved into an older home in Irvine, and hired James Remodeling for a kitchen remodel, minor backyard hardscaping, and electrical panel upgrade. After a previous bad experience with another contractor that lasted for months, we weren't sure we were up for more remodeling, but ultimate went with him because I was impressed by Shawna's communication skills at the initial meeting and James seemed technically capable. Despite a few issues with permits that cost us time and money of eating out for yet another month because our kitchen was already demoed, when the kitchen was done, it was done beautifully and technically well. I also had some communication issues with a few of their subcontractors, but James' core team was the best. They were courteous, meticulous, and very efficient. When James is working at your house, you can trust that everything is done well and tasks are handled very efficiently. After consulting with 4 other contractors, was very relieved after I found James Remodeling as they are so highly reviewed, gave reasonable estimates, had a very efficient timeline, and have high quality workmanship. Our project was just completed August 27th 2021 with James Remodeling. Our house wasn't built with a master bedroom/bath so we hired James Remodeling to transform a family full bath into a master farmhouse bathroom and a walk-in closet. The project began June 14th 2021. We truly appreciate businesses like James Remodeling who was prompt, professional, and personal! Our need was to renovate a humble little (master) bathroom but what complicated things for us was that my wife was pregnant. When we approached James Remodeling she was already at 6-months. We spoke with Armin over the phone and setup an in person consultation for a quote. He was communicative and worked with our schedule, prompt upon arrival, offered to remove his shoes when entering, and wore a mask for the whole duration! His respect even continued when he greeted our dog. We got right to business and he took measurements with a laser and iPad which was impressive. We went through some options where Armin also helped recommend what brands to go with on toilets, fixtures, and tub. Afterwards he explained their business is fully insured (and provided a copy of their coverage), family ran, and offered to visit their showroom. He explained that his father James would be on site to do the work; hence the name! There was no comparison to other competitors with this level of first impression and initial trust built! When the quote came back, it was very reasonable so we responded right away to ensure we can get on their calendar quickly. Our timeline was to finish before my wife gave birth. We met Armin at their showroom to finalize the details and to pick out the tile which was included in our contract. He showed us our options and explained how things were done. What struck us during our visit to the showroom was not only the amounts of options available but how orderly it was. Even the work desks were clean and presentable, showing us a company that is organized. During the scheduling Armin was frank and said there was some big jobs currently happening which may delay the start of our job. He said he would try to squeeze us in. After the tile was chosen, Armin offered for James to meet us to pick out the remaining material at a national plumbing supply store (not a big box store). We have never heard of a contractor who would offer to do this kind gesture. Although unable to meet James at the store due to our schedule, we were thankful that we did not need a contractor with us to place our order of materials not included in our contract. These were dropped shipped to our home. Thankfully a few days later Armin was able to find time in their calendar to start our job! James stopped by before any work started to do his final measurements and inspect all the materials to be installed. We showed him our intentions for placement and preferences. Before things can be installed, the old fixtures and walls need to be removed; demo time! The first wave of guys came by and knocked everything out (literally) in a day, followed by James a few days later to install the tub, new plumbing, LED lighting, and shampoo box. James and his crew were very diligent in their work, adding floor protection and coverings to surrounding furniture and cleaning up everyday. There were a few changes we added on the fly which James gladly accommodated. The tile guys were just as good and courteous to our adjustments. Most of the work involved tile from floor to ceiling, and beyond the confines of the tub. The wall material was done with mesh/tar paper, scratch coat, smooth coat then tile. This was the longest and messiest step but the outcome should be one that lasts. They even used chrome Schluter trim for the transitions, matching the rest of the chrome fixtures. Armin and James were also able to include adding a second toilet installation last minute which was highly appreciated. Overall James Remodeling went above and beyond to get our job done especially with our timeline restriction all while we were still living in our home. Like the other reviews, we highlight that fact that James does the work alongside his crew which ensures things are done according to the agreements made. It may look simple in the pictures but there was a lot of work and coordination in between for the final outcome. They were flexible with some changes made during the job, communicative, clean and organized, priced competitively, and well skilled in many areas for the work. From the beginning, Shawna's design input and advice was extremely creative and tasteful as she listened to my general color palette and produced accordingly with samples. James and his son, Armin as contractors were thorough and supervised when needed. James completed electrical as well as plumbing required and reflects a "no-nonsense" demeanor to keep the project moving. We have worked with James Remodeling and his team on a fairly substantial kitchen renovation, which also involved structural engineering to remove a load bearing wall and permits with the city. Armin and Shawna came out to give an estimate and were professional, honest, and kind. Armin was very patient with me as I went back and forth between different plans for what work I wanted. When the renovation began the workers were extremely clean and respectful of our home. I couldn't believe how quickly everything progressed. James and his awesome crew were so hardworking and very professional. I appreciated the fact that James the owner was fully involved and worked alongside with his crew all day. Making sure that everything is done the right way and if there are any issues he has a solution for every problem. James is a very knowledgeable and experienced contractor.
