I am a current resident. Please believe all negative reviews you read about Integrity Property Management. They will ignore all issues you are having in your apartment or the issues in the building. With every issue to be fixed you will be required chasing them for weeks for them even to consider your issue. Then they select vendors who will call an make an appointment and never show up. Then you will need to chase employees at Integrity again because they will never follow up to see if the problem was fixed or the issue resolved. All they care about is raising rent every year. Within two weeks I had to shower with cold water twice to go to work, there was no hot water in the building. It has been over a week the only dryer in the laundry room doesn't work, they are aware of it but don't care. This has happened in the past and takes months to repair. They will not respond to your emails ... they are just like that. They feel if they don't respond then they don't have to do repairs. We rented a property managed by Integrity for about 8 months until the property was sold, with no communication of the sale on the part of the property manager. We wish we had read the reviews here prior to signing our lease. While they did have reasonable responsiveness to basic issues (water heater malfunction, basic repairs), Terri Franklin was truly terrible to work with. She yelled at us, refused to share basic safety information with regards to hazardous substances (asbestos) on the property, and did not disclose the presence of a long term squatter on the property. I would not recommend renting an Integrity managed property. Steer clear. read more

TERRIBLE management. We've had multiple break-ins in our building -- Integrity did nothing, and didn't notify us... So more robberies followed. We couldn't even get Integrity to respond while the police were present, so the police were unable to investigate because they had no permission to access the unit involved. We have ongoing mail-theft. They simply posted a printed sign, telling tenants to put holds on their mail indefinitely... This has been going on for months now. And most recently, a fire-alarm was going off in an unoccupied unit. I called the on-site manager, but there was no answer. So I called Integrity to report a possible fire, and told them I couldn't reach the on-site manager. They told me they'd send someone out... A full 45 minutes later, they called back to tell me to call the on-site manager. They'd sent no one. It turned out to be a false alarm, but if a real fire had been starting -- 45 minutes is the difference between a place burning to the ground. The only saving grace on our property is the maintenance man, who actually cares for the building and it's tenants, and goes out of his way to make up for what a lousy job Integrity is doing. read more

Just left one of their properties after living there for about seven years. They were a great service/management company. Any issues that I had were addressed in a timely manner and resolved. Never had any issues with rent and moving out was an EXTREMELY easy and efficient process thanks to Judi!!!! (She is a wonderful property supervisor). BEWARE! DO NOT RENT WITH THESE PEOPLE! When my boyfriend and I were looking at places, we found an older building in Glendale on North Brand, which was a perfect location for us. He found an open studio at 1114 North Brand and we looked at it. The woman who showed it to us, Terri Franklin, was polite and we really liked her. We decided to get the studio as we figured the rest of the staff were equally as great as Terri and the location was perfect. We moved in and had so many maintenance issues BUT Terri always communicated and sent the maintenance repair guys over to fix things. We also dealt with Angelika who also quickly responded to our emails and was great in general. We found out 3-4 months before we moved out that Terri and Angelika were no longer managing our building. I was fine with this until I emailed our new managers, Nara and Ryan. Nara is extremely rude and puts no effort into communicating or responding to any of your questions. She is highly condescending when you ask for clarification. We decided to move out (prior to knowing how awful the new managers were) and it was one of the most frustrating experiences I've ever had with a management company. I sent in my request to go through a walk-through and NO ONE responded until the last day of our 30 day notice around 4pm. THIS IS RIDICULOUS. I emailed at least 3 times, tried calling but received no one, and got rude voicemails on my cell phone. I spoke to Ryan about the security deposit and how to make sure to get it all back as I ALWAYS leave my apartments meticulously clean with no damage done to the property. My boyfriend and I spent DAYS fixing up the apartment so it would be perfect once we moved out. Ryan said if we painted, cleaned and there was no damage done, then we should receive our full security deposit back. HE LIED. I just received the security deposit back and they took $300 for cleaning and painting EVEN THOUGH WE DID IT ALREADY. In the lease it says, "Owner may claim (withhold) the security deposit only such amounts as are reasonably necessary to remedy tenant defaults as follows: 1. in the payment of rent, or 2. to repair damages to the premises caused by Resident, exclusive of ordinary wear and tear, or 3. to clean such premises, if necessary, upon termination of tenancy." Their wording DOES NOT REQUIRE them to take this money out but they do it anyway because they are money hungry and irresponsible managers. Also, the itemized written statement of the basis for, and the amount of, any security deposit received was BULLSHIT. It literally was one line that said some random dude painted the apartment and we were to pay for 2/3's of it. Also since when did it cost 200-400 bucks to paint a 500 square foot apartment?! We were excellent tenants and we still got screwed. Please do not work with these guys. The rent is cheap because the quality is HORRIFYING. They don't clean the premises, I never see gardeners or anyone fixing up the place. There are cockroaches everywhere. The lady down our hall had bed bugs and infected half the building. It is not worth the cheap price! I want to thank Terri and Angelika for being great people in this. It is unfortunate that you work with others who do not have the same morals and work ethic as you do. I am thinking about taking them to small claims court. ADVISE: Be extremely thorough in your initial move in. Fill out the chart they give you with crazy detail, take photos, and keep them! You may need them later if you need to go to court. I have so many photos and documents and I hope it helps me make this right again. I do not appreciate people taking my money because they can. It's shameful. read more

No one EVER gets back to us. No one, and we've been living here for over a year now. It just happens to be a convenient location (distance to/from work) for me and boyfriend. Voice mails, e-mails, phone calls. Nothing from them. When the receptionist does pick up it's either "he's in the field", "she's out having lunch" no matter what time in the day, or the person is "gone for the week". At least get back to your tenants! I've left an email twice regarding their "no smoking" policy. There is a plaza in the midst of the units where women smoke regularly. If a manager was here regularly to check up on the place, he would have definitely noticed the ashtray.. which was there since day 1 when we moved in. We have a plumbing issue for about a month now and we still can't reach anyone regarding this. No one takes care of the place. I previously lived in an apartment complex with my family where the manager visited daily checking up on things, to see if anything needed maintenance or repairing. By far the worst management company. Property supervisors are only good for picking up change out of the laundry machine. Be aware that when you move into a building managed by integrity the property owner is clueless as to what is happening in the building, nor do they care. Poor communication and neglect to even respond when serious matters arise. Who else should you call if there is a problem and the management doesn't respond. Property managers are overloaded and only monitor rent payments. Consistently increase rent for buildings that are so old it's not even funny in competition with brand new multi unit apartments. They've raised the rent nearly 50% over the last few years. I know 4 friends who live in other integrity buildings with the same issues. Incompetent property managers and poor service. They called me back, said it was indeed still available, and that it was being shown that day. So, I got all my documents in order, took time off from work, started my trek out to the place... but wait a minute, there's a call on my cell! "Oh no, whoops!" they say, "it looks like the person who was going to show the place can't make it! We'll give you a call when they reschedule the showing." Uh huh. So many issues with this property management company. I had roaches in my unit as soon as I moved in. 3-4 times they came to spray and took so many days off to clean out my unit. They finally agreed to break the lease as I couldn't even sleep in my unit. I reported them to the city and I finally moved out. They brought so many excuses to charge me for misc things in the unit. I explained all the inconvenience they caused for my life, work, and expenses so they reported me to collection. I rather get reported than to pay a penny to that stupid management company. A few months passed, and my aunt experienced the same roach issues at another unit they were management. Horrible service- owners should think twice before giving their properties for them to manage. They will only take a full cash-only one-month-rent deposit ... why would they only take cash .... hmmm ... because then you don't have a record of it and they can scam it out of you at the end! I left an Integrity Property Management rental in October 2017 to move in with my (now ex) boyfriend. Things didn't work out with the relationship, and six months later, I'm back to calling another IPM unit home. Enrique, Judi, and Monique were all sooo funny, helpful, and kind to me throughout the moving process, even though my anxiety made me a bit high-maintenance. They are professional and know exactly what they're doing when it's time to get down to business. I feel safe and relieved to have been able to return to dealing with such a wonderful group of people. I told them I'm going to follow them around throwing rose petals at their feet. AH HA HA! I live in one of their Glendale properties. I have nearly came to blows with my neighbors several times over parking. Their is no street parking. People double park on purpose. There is even a homeless man who dumps his trailer off onto parking slots next to the apartment I live. The apartment only allows one car per driveway (no tandem) and they even painted an extra spot yellow as "no parking". Armenian tenants get preferential treatment. Everything in Glendale is about politics. White Americans are looked down upon here. I receive tickets for parking next to my own house because I keep jumping through hoops to park at my own residence. It's ridiculous. Please, if you don't rent through integrity, do yourself a favor, DON'T. When you're in need of their assistance, don't expect any unless you're Armenian maybe. read more

i don't know if they manage properties of their own or manage properties of clients, but they are horrible. Nothing gets done with one phone call, you are lucky if 4 phone calls get them out to take care of things. Renters should check to see if the property is managed by these people and perhaps walk away from renting cause you don't want to deal with them. I searched for weeks for an apartment in LA and when I finally found the one that fit, Integrity made the whole process very smooth. My direct contacts were Monique and Maria, both always more than helpful. Monique is super kind, very understanding and very knowledgeable. And Maria was always there with any assistance I needed. Upon leaving they assisted me with all my questions and returned my calls everyday. I absolutely loved my apartment. Sad to go, but grateful for the time I got to have there. My roommate and I had a horrible experience with these property managers. Not only where we told that we most likely had the apartment locked in stone by the on site property manager but we were also given the run around by everyone in the office. I called three times to get an answer from them seeing as I was already packed and needed to be out of my current apartment LIKE TODAY! Finally someone picked up after hours of waiting, to inform us that our application was denied. The lady was rude on the other line and kept repeating that it's their policy to mail in the denials instead of calling back a person to let them know they should move on and keep looking. Had a horrible experience with them. I rented a unit in piedmont ave. In Glendale and fixed everything myself, painted the unit and change all the electrical outlet and switches, install new toilets, sinks counter top and faucets, I asked them to change one door, next thing I find out they had a plywood installed as a door...I well maintained the unit and on February notified them about moving out, February 28 was Saturday, they told me it's ok to return the key on Monday since they're closed on weekends...the deducted $100 from my deposit since I returned the key on March 2nd, and $300 for cleaning the unit...we left the unit spotless specially bathrooms and kitchen...after few emails to Maria, still no answer...not a reliable company, specially Maria. read more

Integrity Property Management are absolute thieves. They will take your entire security deposit and then ask for more money when you move out. They charged me over 500 dollars to paint the apartment after only one year of use. They did not give me a bill from the painters and also failed to provide the statement of my security deposit deduction within 21 days of my move out. Both these break California renters law. Also the property at 604 E Verdugo is a gated community however there were many instances were homeless people somehow entered the building and asked me for money in the middle of the night. I had to resort to calling the police as management did absolutely nothing to fix the problem. Under no circumstances should anyone rent from these thieves. read more

I lived in 102 N. Glendale over a year now and the IPM staff is very friendly and have come through when I had issues at my apartment. My stove pilot didnt work right, so the manager Paul had it replaced in less than a week, kudos. The building is fairly old, but the management keeps it clean and they even have a christmas tree by the door entrance during the holidays. I had a problem with my check a few times, and they still waived the late fee, so i couldn't ask for more. read more
