The WORST management company ever! I have lived at my unit for over 16 years now where this complex is likely 80 years or so old with little to no improvements...our rent is "cheap". We all have understandably had many issues with the upkeep as the owners and management company don't ever want to fit things professionally or at all. Worst is now it is causing damaged to my vehicle which the management company says that isn't their issue while not returning my phone calls or voice message and taking if further by now deleting my maintenance requests every time I put one in....and since the owner says that I am lying about it. Lying? Sounds like someone is pushing blame and not wanting to handle their responsibilities to me. Lying about what? Look at the photos! The overhead until of the garage I park in has had leaky pipes off and on for years which has been packed and not professionally every time it's gotten so bad we can't just ignore said issues anymore. Now that daily I have more damage to my vehicle I'm told I'm a layer and, I don't know, I just feel like lying about it or am I photoshopping these photos or what? Seriously! Perhaps the management company should handle these issues before further damage is caused if they don't want to deal with the further damage from their lack of professionalism. We were approved for a rental by this company and paid the deposit immediately. A full week after being approved, they informed us that they had actually approved someone else first, who paid their deposit before us, and that we were mistakenly approved after them. They then gave the unit to the other applicant and rescinded our approval after taking our deposit. They refunded the deposit, but I have never experienced anything this unprofessional. If a property management company can't keep track of who they've approved -- or worse, accepts a deposit and then reverses the approval because someone else "paid first" -- that is a massive red flag and screams incompetence. It shows a complete lack of organization, ethics, and respect for tenants. In the end, it feels like we dodged a bullet. At least we didn't end up dealing with this level of tomfoolery while stuck in a lease. But they still put our family in a terrible position and made us feel duped and disposable. Don't risk your time, your money, or your housing security with a company that can't honor its own approvals. read more

Integrity Property Management does not respond to maintenance requests. For example, the dryer in the laundry room is almost 2 decades old and does not dry clothes properly, leaving our clothes damp. Despite numerous complaints from several tenants, the management refused to replace the dryer, stating that there isn't a problem with the dryer and that tenants are simply overloading the dryer (which is untrue). read more

If you want to have to harass a company to have repairs taken care of, this is the company for you! My AC stopped working properly 2 weeks ago. After putting in a service request and immediately having a lovely handy man come and assess the situation; stating that it absolutely needs replaced, I heard nothing back. I phoned the handy man and he relayed that the request hadn't been approved. I called the management company and have left multiple unreturned voicemails over the course of a week. Today, I get an email from Veronica Martinez telling me, no discussion or asking me questions to actually attempt to solve this issue, just that I'm running too many high power appliances (I'm not) and to not do that. So yay, I have to fight so that my apartment doesn't again spike to a literal 97 degrees like it did this past week. I suppose I'll have to go through LA Housing at this point. read more

Do not sign up with Integrity. After so many years of great relationship, I got slammed with collections three years after I moved out and settled my account with the CEO R. Plannigan. He wouldn't take my calls to sort out the few hundred Dollars he through I owed, even after I received my statement of account, he wouldn't tell the collections to let it go, which was fully B.S. and he sent my account to collections ruining my credit ! Stay away, he is very inexperienced and will ruin your credit for a few hundred dollars. read more

Applied for 2474 Montrose Ave... the place looks great, very promising. I met with Terri, who was overall friendly. She was attentive in really showing off the unit, and it's features, she was friendly with my daughter, and showed interest in renting the place out, but did show some distaste to the current applicants who had been approved when mentioning 'deposit discounts' and credit scores... I didn't feel at the time we really had anything to be suspicious about except for the fact this place seemed too good to be true, and according to HotPads, only 2 people have contacted (most likely myself included) them regarding this place and it hadn't been rented. I found that a little odd as a townhome at that price is pretty unheard of. The day after applying, we had received the application approval, but then a day later was sent another email regarding our approval, saying it was pending the need for housing / employment verification. Enter confusion phase. So I called Terri, no response. I e-mailed IPM, to which Monique called me, stating she wasn't sure why Terri went ahead and approved us without the verification, and that we "should encourage our Landlord and Employers to respond to their emails." I asked my landlord and supervisor, neither of them ever received any correspondence. When I tried calling Terri / leaving a voicemail, I still never got a call back. Never have I ever had to push my supervisor or previous landlords to respond to anything regarding work / housing verification! It struck me as weird. Thanks to that, we instantly decided to look up any reviews about IPM and wow. I'll just say we may have lost our $60 for application fees, but feel we certainly dodged a bullet. - We were approved and verified over that same weekend we were waiting for a response from IPM, and granted it's not a townhome, no hassle, 5 star management, and no BS with verifying crap. We even went through the same appfolio service. Lesson learned: Save your money and go elsewhere & always check into the management company before giving them a dime! I should say, Monique did end up following up on Wednesday, again saying we need to have our Supervisors and Landlord reach out or they would have to go with other applcants. When I mentioned they never received anything, she attached in a follow-up what she said she had sent out... which has absolutely nothing to do with the verification of housing or employment... but just our digital signature on an agreement to a background check. I feel like the reports of people using these listings to just grab your info and application fee's just make no sense to me, but perhaps there's some sort of tax incentives to having vacant properties, and yet they can collect on the application fee's? Or the place truly is rented and they're trying to grab as many application fee's possible until the move-in day comes. So happy we decided not to go with the lack of Integrity properties Management. Not the greatest rental experience. My apartment had leaks in 3 areas, the window, the wall and the light fixture in the kitchen in february 2023. Very bad response times and communictation most of the time. I reported the issue as it flooded the apartment and continued to leak when it rained. I eventually took the light fixture down as it was filled with water and no one was sent to remove it. It took months to have a contractor investigate and repair. Repairs started may 17th. Knowing the wall was damp, I requested and took my own mold test. There was mild mold in the Studio. It took over a month and a half of no call, no shows from the contractor before a different contractor repaired the wall and ceiling. The original contractor said the roof was the cause of the bad leaks in the building. Horrible living conditions in a studio, work space in the middle of the floor, no light besides the extra lamp I had to buy, no AC or access to one of the windows as they were covered with plastic so the apartment was always hot.. The worst is no sense of urgency during the process. I was given $500 off the rent for the inconvenience, but overall, the worst experience. Non responsive and unaccountable. Moved in 9 months ago, was promised a key to the laundry room and never received. I called maybe 6 times & this is difficult because they are open during my hours of working and it just isn't easy to waste my time calling to speak to someone who says "Uhhhh I don't know, I will find out, uhhhhh" and that's all. Finally after the last time I wrote on the website and I get a call saying "So and So" says they gave you the key so we will just give you a key. No idea who that is that supposedly gave me a key. I asked if they would do something to prorate the rent since it has been 9 months and I have not received this key and have had to go to a laundromat. Answer rudely: "Absolutely Not". That's hours out of my day that I waste at a laundromat when I can be doing this at my home that I pay a stupid amount of rent for. Absolutely horrific and absolutely no regard for the tenants. read more

We were looking for a property to rent and most every manager or agent we tried to contact would never return our calls, reply to emails or when I did get someone on the phone, were quite rude and said they were busy and would email me back. They never did... I was beginning to think it was impossible to even see a property much less actually rent one. Until Michael at Integrity... THE most helpful , kind and nice property manager ever! He always answered my calls and emails and even called me on a Friday to let me know we got the apartment so we wouldn't be stressing over the weekend. Don't bother with this property management company. The rental on Bethand Rd has been vacant for months; since before April 2022. I decided to view it and apply for the rental because it was still available this month which is now August 2022. I had a feeling it was too good to be true because right now you can't find a place to rent since rentals go soooo quick! I believe Integrity is scamming people into applying for these rentals when they don't intend to actually rent it out. They are making money off of the applications. They need to be reported. I applied and haven't heard anything in a week. I've emailed Ryan multiple times, left voicemails with the property manager and left voicemails with Integrity. Nobody will return my calls and give me a follow up. Beware of this company, they are up to no good. read more

Update: so after trying multiple times to reach out to Ryan, I started reaching out to Monique and she would forward my messages to Ryan. A week after all that, he finally answers and basically says they can't find the pictures so they are just going to refund us the $500. It's pretty funny to me. I believe there is no pictures of "damaged carpet". I have pictures of the carpet right before we moved out and it looks brand new. A little dirty but new. We also had just cleaned it this past December which made it look brand new. So they changed it on behalf of their own beliefs. But at least I got my money back and now I never have to deal with these people again. We got my sister a great two bedroom unit in Burbank for a great price and they were able to move in within 10 days which was much needed. The great thing is that everything can be done on their website, starting from scheduling an appointment to filing out applications. This is truly a 5 star property management company. read more

Run from anything this company manages. Today they literally went against Los Angeles County Law during this pandemic. They tried to get me to sign a document that our own Mayor said DO NOT SIGN. When Mara was told it's actually now the law she said "oh I'm sorry yes it is". Then they (Ryan and Mara) tried to say. If you don't sign this document l, just know "you have 6 months to pay back any rent you didn't pay due to no work". Again illegal. Everyone knows it's 12 months. That alone will now have Integrity Property waiting from everyone in one of their locations waiting on all past fees for 12 months from every tenant, after Safer at Hone is lifted. So if you own a property and use this company, you'd be smart to find another management cause they just screwed you. And if you are a renter this is a company that is now a company that cares if you have Hear, Air, or Safety. read more

Terrible customer service, take weeks to return emails and phone calls- and are not polite or helpful. When I moved out at the end of my lease, I spoke to Ryan and Laura and they said I was all good to go. Then a few weeks later, I got my final bill- they charged me for breaking my lease and kept my entire security deposit (plus a $40.63 credit from a mistake on their end- somehow the breaking lease fee came out to exactly my security deposit + the credit)- even though I moved out on time, paid them in full, and emailed them 3 months in advance that I'd be leaving at the end of my lease. Scammers. This property management company took my calls and questions, then my application fee. Then denied me immediately saying they had rented the house to someone else. Then a week later the property was still being advertised as available. Then, suddenly nobody was "available" to return my calls, always out to lunch or in a meeting. Stopped returning texts. I told the person who answers phones I would be coming down to speak to them and waiting until someone was available which finally got an office manager on the phone who again told me the property had been rented. She returned my application fee when she realized she'd have to keep lying. It's now been a month and the house is still being advertised and is on their website as available. SCAM ALERT: As another reviewer mentioned before, this company takes in applications at a higher fee and decline applicants just to take their money. After you submit your application you have to hound them to get information. We were denied for a property we were over qualified for and the reason they gave us was that they went with another applicant. A week later we noticed the ads were never removed, called and they told us the place was still available. When we told them we had applied and they told us they had already rented the unit they stumbled and told us it was our credit... we have excellent almost perfect credit. SCAMMERS. read more

We rented a property managed by Integrity for about 8 months until the property was sold, with no communication of the sale on the part of the property manager. We wish we had read the reviews here prior to signing our lease. While they did have reasonable responsiveness to basic issues (water heater malfunction, basic repairs), Terri Franklin was truly terrible to work with. She yelled at us, refused to share basic safety information with regards to hazardous substances (asbestos) on the property, and did not disclose the presence of a long term squatter on the property. I would not recommend renting an Integrity managed property. Steer clear. read more
