I rented a unit with Melco for 2.5 years. Though they were helpful in getting me moved in quickly with minimal red tape when I need it, they immediately disappeared after move in. I never had a number to call for maintenance outside the main line to their office [which was not at all responsive when I was originally trying to view units, and therefore did not feel like a reliable form of contact]. The property I was in did not have a fenced yard, which led to many instances of unhoused people digging through the trash, peeping into windows, camping on the stoop, and at one point causing a disturbance to the point police were called and the front courtyard was thoroughly damaged. When I was moving out and needed to confirm my rental history the owner claimed to not know about any of the above concerns. When pressed he did admit to receiving other complaints from women regarding the window peeping. Notably saying I was 'Only the 2nd woman in 2 years to say anything!' as if that made the issue less concerning. The process of getting my rental history confirmed did taint a significant amount of my time with Melco. They began to barter rent costs and available apartment with me, and fully claimed to never receive the confirmation form or any outreach from the new rental company. I understand it is not technically a requirement on them to complete, but I did feel as if they were attempting to deny me the ability to move out by dragging the process along. The units are vintage, and the property I was at had great landscaping. I just would proceed with caution in any situation where professionalism is needed. read more

Landlord allows big, loud barking dogs off-leash to roam the front yards of his properties and sidewalks. It's incredibly loud and dangerous for the neighborhood. They jump up on baby strollers as and are very confrontational. You can't use the sidewalk in front of his properties that are all in a row because they are loaded with barking dogs off leashes . it seems like they are running a dog training camp on Beachwood ave which makes living anywhere near here unbearable. We have filed complaints with the city, animal control, and Beachwood Canyon neighborhood association. Do not rent from Melco if you value your peace, quiet and the safety of your children. Avoid at all costs. read more

I rented from Melco for over 16 years. Overall, it's pretty standard landlord behavior. Mel was fine. His son, Jay, was as far as I can tell the epitome of a clueless rich kid. He was useless anytime I spoke to him over the years so I just avoided him at all costs and tried to speak directly to Mel on the rare occasions I needed something from them. I tried to avoid contact and in return they left me alone. If you are looking for a hands on landlord, or someone who is ever proactive about addressing issues, this is not the place for you. But if you want a landlord to basically only ever reach out to you once a year to notify you of the rent increase (which will happen no fail every year) then you'll be fine. Called to set up a tour for an apartment I saw on Zillow. Not sure who I spoke to, either Mark or Jay. He grilled me about my interest in the apartment, and repeatedly asked me if I had any questions about the property. "Do you want to know if it's on the first or second floor? Is it light or dark?" I said no, I did my research, read all the info and saw the pics and street view of the place on Zillow, I just want to see it in person! Instead of setting up a tour, he suggested I just drive by the apartment and then give him a call. Like I said, I saw it on street view, I don't need to waste my time driving over there just to see the outside! Really bizarre and confusing interaction. Never encountered a real estate agent who actively dissuades potential clients from touring their properties. read more

I've had several phone interactions with the men of Melco. Mark (the old one) was astoundingly rude over the phone and then hung up on me, Jay (the young one) is lackadaisical and condescending. They represent some seemingly well preserved properties but also some flimsy "redone" properties, and they want you to believe these kinds of properties are on the same plane as each other. I won't be renting from them, and I feel sorry for my acquaintance who is. read more

He never accepts calls as he knows everything is his fault when it comes to his business. Over the course of 3 years, my experience with Mel and the family as my landlords has honestly been really great. I have heard before that some people have had issues with them, but in all honestly, I NEVER experienced any of that. Perhaps it's a case of different strokes for different folks, but from my perspective, Mel was nothing short of fantastic to me. He was always reliable, and all around great to rent from. Whenever there was an issue with the property, no matter how big or small, it was always addressed promptly and efficiently. I really found Mel to be both dependable and personable. If the opportunity ever arose again, I would most definitely feel very comfortable renting from him again. As my time in his rental property has now come to an end, I can't help but feel a little twinge of sadness. Terrible. Lived in a Melco property and Mel will do anything to weasel his way out of paying for anything, including things that would make the house safe for children. Melco Properties rents to Air bnb even though their apartments are rent controlled and it's an illegal practice. We've had nothing but trouble with partiers. Last night we were woken up by eight drunk girls screaming at the top of their lungs. They woke the whole neighborhood up. Shame on Melco for allowing this illegal practice. You're hurting our whole neighborhood. We have many stories of drug dealing, street racers and partiers disturbing us all but when we contacted Melco they said "too bad, take us to court." Called last week and told them specifically that I had a small dog and they told me of a few places to view. Now on Monday when I'm ready to fill out the application it seems they have changed their minds and no do not take small dogs. Also, I found this listing from a year ago of the same place I viewed at $2200. The photos are of the exact same place I viewed(same placement same view). I know rents are going up but $1650 to $2200 seems like a lot, And when I asked them about the hike, they all of sudden didn't take small dogs anymore. This company is a complete waste of time, money and effort. After having contacted someone regarding an available apartment that I found on Craigslist and having an initially pleasant conversation, my boyfriend and I were essentially "scammed" and "run around the bush." In order to even be "considered as a potential renter" we had to pay a $40 application fee that included the typical personal information. We submitted it immediately and then several days later received an email indicating that our fee and application had been received and that we would hear from them soon. NOT EVEN KIND OF! We proceeded to call, email and even physically stopped by the apartment complex, (hoping that we could speak with an on-site manager and view the apartment that we applied for.) No one was available and nobody responded to any of our attempts at communication. NOW, a month later someone from this company called and left me a voicemail asking if we still needed "an apartment" - not even the one we applied for in the first place! Total BS!!!!!!! Furthermore, upon viewing the apartment complex in person, it was rather unkempt and janky - flattering photos online could not cover the mess that sat in front of us visually! DO NOT TRUST THESE PEOPLE or their horrible apartments!!!! read more

Worst person I have ever met. After seeing Mel of Melco properties recently in my lovely neighborhood, I felt compelled to write a review of him since he is the owner of Melco Properties and my former landlord. This guy is literally the worst person I've ever met in my life. The service they provide their tenants is absolutely deplorable. They have some wonderful properties, but Mel is a nightmare. The headache you will endure from doing business with this guy is unimaginable. The only positive I have to say is that his kids are actually nice people and they work for him. If you talk to one of them you will be certainly happy, just know that Mel is the owner with the final say and he is a horrible horrible person. read more

Having lived at one of their properties for almost 3 years, they were always on top of any issues I might have had, they were quick to reply, and were super helpful. I've been a tenant of a Melco apartment building for seven months now. After a long search for an apartment in a historic building, I was happy to find this place. Sure, LA has a lot of great historic apartment buildings, but so many of them have suffered from horrible alterations. Not this one - lots of the original, intact details, and where alterations have been made, they are generally compatible - the replacement tiles in the kitchen actually match the original. I know this doesn't matter to everyone, but I am an architect, so, you know, we pay attention to these things. After living in a banal 60s building, this has cured my architectural depression. The Melco team has been accessible, responsive, flexible, and friendly. Just after moving in, my thermostat (and thus furnace) stopped working (during a cold period, at least by LA standards). Jay from Melco showed up that night to look at it. As it wasn't something he could immediately fix on his own, he sent over an electrician the next day to replace it. And Melco has been very accommodating of my special requests, from using the garden area for a project to parking. So far, so good! Four stars, as this is my first review and I am not yet sure what a five star review will be. read more

I lived in one of their apartments for 2 1/2 years. Never had trouble with them, anytime I had to have something fixed they were kind and quick about it. The guys who do landscaping for them are also very nice and have helped me in the past too. The only reason I moved out was because I moved out of town. I also have a few friends who live in their other buildings, in other parts of Los Angeles, and they have beautiful homes as well. read more

I've had the pleasure of renting with Melco for a few months now. I was moving from the Bay Area to Los Angeles for work and had to rent an apartment as soon as possible sight unseen. They were open to meeting a friend of mine at the apartment which was much appreciated! They were very responsive and expeditious. The pictures and videos my friend sent were great, but I was pleasantly surprised at how well the apartment and building were taken care of. Freshly painted, original floors and bathroom tiles all preserved and maintained. Really a Hollywood dream for a San Francisco girl! I Moved into an apartment in N. Hollywood. It was clean, no cockroaches or sleazy neighbors. Mark was the landlord and when i had a problem with anything in my unit, they would have a technician or plumber come to fix the problem, unlike the apartment that i lived in before where the handyman came and would say that he needs to get a professional to do the work and i would have to wait a couple days. also when we renewed our lease, Mark made the contract to where he didnt increase the rent. That was cool. I am happy with my apartment and the staff is good and ready to help. read more

You have a better chance of being struck by lightning then getting a response. You could call and say "MY APARTMENT IS ON FIRE!! IM ON FIRE!! HELP!!!!" and I'd be surprised if you got a call back w/in 2-3 weeks..... if ever. Oh, and once I was rinsing the driveway w/ a hose that I bought, due the dirt and tree limbs all over from a previous storm. Apparently they didn't like the water usage, because the following day they had taken a hammer and literally SMASHED off all the spicket handles off all bldg. exterior faucets. Even removed the laundry room sink handles and faucet head. Classy. read more

The owner, Mel, seemed sweet but when I called back to schedule a viewing Mark answered the phone. Mark was incredibly rude and gave me information that was very different from what I hear from Mel. In an effort to explain the discrepancy Mark told me that Mel "is getting pretty old and senile" and that I would have to deal with him instead. When I told him that I didn't appreciate the attempt at humor he said "wait...let me write that down" In other words - the guy is a jerk. I would never do business with a person like that. He said he was " doing me a favor" and getting me in to see the apartment before anyone else and that I could wait till the official "open house" but the property would probably be gone by then. Well guess what: 3 weeks later my boyfriend checked out the property (without paying the bogus fee) which is still on the market and it was an over priced piece of crap. I lived inn a beautiful property for 3 years and would have stayed longer had I not moved back to Chicago. The building itself was amazing and well kept however it was Jay and the management property that really exceeded my expectations as a renter. They were friendly, professional and available at all times. I cannot say enough about how great the Melco team is. Horrible slum lord. Doesn't keep the building up, if anything breaks will argue about it and then fix it the cheapest shoddy way. The owners will cheat you any chance they can, also raises the rent every year, charges for everything and more. Father and Son run both are greedy, rude, and disrespectful I have no idea who posted the positive comments, they must not lived in one of their buildings. DO NOT GIVE YOUR MONEY TO THESE PEOPLE!! About a year ago, my apartment was broken into in the middle of the night. I called to let them know and the response was "what do you want us to do about it?" Two weeks ago, I called to ask if I could mail in my 30 days notice and Mel turned on the charm and tried to keep me as a tenant. He said he would put me in a property $100 cheaper than what I found. I decided that I didn't really want to be a tenant of theirs because they had always been kind of mean so I just mailed in the notice. When I called to confirm that they received it, Mel literally yelled at me. He said: - I didn't have the common courtesy to tell him that I didn't want the property he offered - the world didn't revolve around me - he didn't have time for my drama because he was trying to run a business - "don't you have a job?" When I asked to talk to Mark, the other associate, MEL CHANGED HIS VOICE TO A GIRL'S VOICE and said "Hi, this is Mark" All I was thinking was "huh?" I'm just wondering if you received the notice. I have never in my life encountered someone so rude. Please people, you can find another better apartment where the management won't verbally abuse you. read more

Melco Properties has been wonderful to me since I first moved to Los Angeles! They really made finding a place a breeze! Truly they are a one-stop shop! The staff is very helpful and eager to assist in any questions I've had. In fact, I've lived in two of their properties. The really cool thing was that I told Jay what I was looking for and he told me that my desires could be met. Sure enough, a larger apartment, in a new area came available and I made the change!
