I stayed at the house I rented through H&H for over a decade and a half but I got sent off in a real unfortunate manner. I guess I liked the homeowners, but not necessarily the building management company. And sadly, this was a slow-moving decrease in quality over my time there. For example, now no one picks up the phone when you call. This changed during the COVID lockdown and remains a frustrating regular part of their protocol. Not being able to call and talk to a customer service rep during business hours drives me nuts. Also, when leaving the premises, they screwed up showing my place a couple of times (to potential new clients) to where they had to have a locksmith come and change out the locks that THEY PREVIOUSLY had changed...Hammond just didn't hang on to their set of keys, I guess? I was out of town during all this so it was particularly obnoxious. WORST PART - never admitting fault, never making things right including not getting me the appropriate sets of new keys to get into the place after their call to a locksmith changed the locks AGAIN. They really dug in and doubled down on their screw up as if it was just something I had to deal with. Lame. I own a home now, it's good to not have to deal with Hammond & Hammond anymore. read more

Hammond and Hammond's help lifted a huge burden off my shoulders by managing my moms property. They did an excellent job in finding excellent renters, highly efficient in working with the renter to make needed repairs and maintenance. They also did a great job of processing renter agreements with new renters. I would use them again to manage my rental property. These are slum lords. They don't take any maintenance issues seriously, and they find every way to charge the tenant for any maintenance. I've made several requests regarding my roof leaking. My dishwasher doesn't work and continues to leak, so I haven't used it in years. This company does the bear minimum and tries to find ways to bill back to the tenant even for things that were not requested. My light fixture fell they came in to fix the issue and decided without contacting me to fix my broken smoke alarm, they sent me a bill. Per the city, it's their responsibility when it comes to smoke alarms and carbon monoxide alarms. I'm living in torment with this company and would never recommend them to anyone. read more

Another day with nothing fixed. So aside from that damn pipes and the water heater. I'll just acknowledge the other things that haven't been handled/finished. The water damage done to our ceiling. The hole that plumbing just left in our apartment for months now. This damage screen window from the neighbors tree across the way, an unfinished parking lot that was supposed to be open a week ago., and I mean when is the last time anyone body come in to do a cleaning of the buildings? If I could give them a -0 i would. My mother rents an apartment unit in Van Nuys and it's managed by Hammond & Hammond, she has been having issues with her neighbor for years it has gotten so bad that she got physically assaulted by him!. The building had cameras but they were not "working " when the incident took place. They went to court and he won! All because he had "witnesses" which were other people from the building that they are friends with, mind you my mother is mexican, and most of the other people from the building are armenian. She has made complaints to the management office and they just treat her like she is the one starting the issues just because she "complains" they make her feel like they are annoyed with her, they are not strict with their tenants, It makes me sick to think that he got away with it. And to top it off gets bullied by his teenage sons every time they see her they stare her down and call her a bitch since they "won" the court case they feel untouchable, Like how is this ok no matter the issue this is not ok and to still have to deal with his kids bulling her makes me feel helpless, I live in Chicago and can't do much so if anyone can advise me on what can be done I would really appreciate it. (UPDATE) Just had a good conversation with Jim Hammond. In order to view one of their properties during the Covid-19 crisis, they are asking for a $40 application fee per applicant. This fee is fully refundable if the applicant does not decide to move forward with renting the property. Also, they are willing to work with you if you have other means of verifying your income and alternate credit verification information (ex. RentSpree). I own 1 property, and I wasn't really sure I needed a property manager. I'm pretty handy, and I can balance a book - but I have to say - hiring these guys was a really solid decision for me. You'd be surprised how many little things can pop up when you're renting out a property - and I just don't have the time or patience for such things. Hammond just gets this stuff done. Usually an email or two goes back and forth, and it's handled. Quotes get quoted, repairmen get sent out, neighbor issues settled, bills get paid. And no one bothers me. And all for a surprisingly low fee. And when I need a new tenant last year - they vetted a bunch of people (a job I REALLY don't want) and got me rock solid people. I rented a condo from Hammond & Hammond for the past two years and just moved out two weeks ago. Viewing, applying & securing the property was a seamless process thanks to the help of Victoria & Raine. They even helped me negotiate a lower monthly rent & security deposit amount with the landlord when the property I liked was a touch out of my range. Whenever I made a maintenance request, which wasn't often, it was handled swiftly and without any inconvenience on my part. Unfortunately, the landlord of the property I was renting decided they wanted to sell the condo, so I was given a fair 60 days notice to vacate (we only needed 30 and were on our way). We didn't want to leave, partly because we loved the condo and had made it home, but also partly due to the great service we received from Hammond & Hammond over the past two years. In response to an earlier reviewer saying that they will do anything not to give you your deposit back, I can only speak for myself when I say that was not my experience at all. Hammond & Hammond does an inspection after move out and reports to the landlord the things that they feel could be charged to the tenant. It is then up to the landlord what they want to withhold. From my personal experience, I received my entire $2800 deposit back at the end of my two year tenancy. I would recommend renting through Hammond & Hammond and want to thank them one last time for handling my renting experience with professionalism and proficiency. read more

My family and I lived at The Met for 11 Years. So we were thrilled when we found a 3 bedroom condo for rent at The Met. They told us the unit would be ready on May 9th so we decided to accept and we moved in rather quickly. The unit was disgustingly dirty. They spot painted the unit and the patch paint work was very visible. I've attached pictures. Almost immediately after moving in we got a call from the HOA office that the A/C in our unit was leaking to the downstairs unit. What a drag! They had to come at least 6 times to "fix" the A/C. How many times did I have to leave work early to come open my unit up for this. I don't know about you but I work 8:30am-5:30ppm and EVERY single time I had to leave work early I didn't get paid. I can think of a million things I could do with a few hours of free time. After they fixed the A/C they never reinstalled the A/C cover which sat up against the wall. There were other little things that I know they can't control like the downstairs neighbor smoking weed everyday which made us keep our windows closed. Or the Kids that lived upstairs constantly running back and forth past 10:00pm almost every night. On month 9 of our 12 month lease we receive notice of a periodic Inspection. We make an appointment for 2/15 from 11:00am-12pm. Guess what happend? Nobody showed up! I received an email later that said they were closed that day and it wasn't on the calendar so that's the reason nobody called me to reschedule. WHAT!!? (This is supposed to be a professional place of business) Once we rescheduled they graced us with there presence to look around for 5 minutes and change the batteries on the fire alarms. A 10 minute appointment for them, I had to leave work 2 hours early because of course between 3pm-4pm. Oh and guess what? The A/C cover still didn't get placed back. What's the point of your inspection? When April 1st came around we didn't hear anything from H & H. Not until the 11th day of April notifying us that our rent would be going up by $209. At that point I was fed up with everything. I still find it interesting that I didn't get this email on April 1st. I emailed them almost immediately that we would be vacating. Two days later Frank called us and advised us that the owner would keep the rent the same and would do a 6 month extension for us. Are you kidding!!? Thanks H & H I found a house in the same area and I'm paying less because the utilities are included. We vacated 18 days before and cleaned up the place. Besides two tvs, we didn't even hang one painting or picture. They conducted two additional inspections and told us how clean the place was and noted minor paint for the for the tvs and a broken handle, When we finally received our refund it was late and short. They deducted $1,000 for paint. Essentially they charged us to paint the whole unit. When we received the difference of our security deposit it was short by $200. Frank advised us that the owner didn't send all the money. MY QUESTION IS "aren't you the leasing company? Wouldn't you put up the money and then collect from the owner? Why would anybody lease a property from you or hire you to be the leasing company for their property?" What kind of operation is this? **SAVE YOURSELF THE HASSLE!!!*** read more

I have done my own property managements, and also engaged firms to handle it for me. The former is always way more work than I initially think it is, and I have had nightmarish experiences with other property management companies. Let me say that if all my experiences with property management firms was as professional and exemplary as that I have with Hammond and Hammond, I would be more invested in real estate. First, they are excellent with communication. When the property is rented, they handle all the details, and report professionally. If there is something that needs a decision, I get a phone call and an email, with estimates. Second, they work hard to work within my preferences and constraints. They give me options, and if I do not take their recommendations (for whatever reason), they handle it cheerfully. Honestly, I cannot say enough good about them. I should have known when they tried to rent me a house that was filthy and still had the old tenants unwanted furniature in there that I was going to have a bad experience. I must say that this was the worst experience I have ever had with any company. Hands down. The major problem with this company is they cater to the owner of the property. They do not protect the renters at all. They are rude and do not return calls in a timely manner. The funny part is before I was a renter they were all professional and on point but once you get into the property the people you are forced to deal with are evil and unhappy. I never understood why people stay at a job that they hate. 4 months after me paying $2400 a month in rent I come home to a foreclosure notice on the door. I call Hammond and Hammond and they have no clue of what is going on and can't reach the owner for a few days. Then they call me back and say she is getting a loan modification and not to worry. I lived in the home for close to 2 years but when enough was enough I gave a 60 day notice which 30 days was only required but I wanted to give them time to find another renter. Well the owner decided to terminate her contract with Hammond and Hammond. To make a long story short I paid my securtiy deposit to Hammond and Hammond but due to the owner terminating her contract I had to get the deposit back from her. She didn't refund my deposit. She avoided me and I eventually had to take her to small claims court. Hammond and Hammond was no help to me at all. The bright side of the story is I won my judgement and I put a lien on her property and when she sold it I got all the money back. Renting from Hammond and Hammond is like renting directly from someone in the news paper. They don't care about the tenant. I encourage you not to go thru this company. You will regret it. read more

AVOID AVOID AVOID!! I leased a home through them, service SUCKED. The house was dirty, full of spiders, I kept telling them about it and they told me that it was my responsibility to deal with. From day 1 the binds through out the house were broken, they sent some guy they had probably found in front of Home Depot to come by and fix them, the guy had brought a hole puncher turned the blinds around, punched holes in them nd shoved them into place. RIDICULOUS service! gardeners wouldn't show, plumbers would call to set appointments and would be over 2 hours late, etc.... When I moved out they actually thad the nerve to deduct the pricing for replacing the blinds their handy man had hole punched and attempted to shove into place! SAVE YOUR MONEY! DON"T LEASE FROM THEM, THEY WILL TRY TO FIND SOME WAY TO SCREW YOU OUT OF AT LEAST HALF OF YOUR DEPOSIT. Beware of this company. They started advertising a rental unit at 19350 Sherman Way #304, Reseda, CA 91335 in early May of 2018. The unit would supposedly be available by 06/15/18. The ad stated that people should call to view the property. The NON-refundable application fee was $35, and it would save time to fill out the application and submit for approval. Well, I was not about to fill out an application until I'd seen the unit, but lo and behold, when I called about viewing the unit, I was told that the previous tenant had NOT MOVED YET and that this company did not know when the unit was available to be seen. Yet they run the same ad weekly asking for application submissions. So what they are doing is collecting $35 per person, plus social security numbers and sensitive financial information from who knows how many unsuspecting people, for a unit that's not able to be viewed. The ad clearly states that you should call to view the unit. This is beyond contemptible IMO, what a nifty little scam. Be warned! read more
