Which made us the first people to see the property. We told them we were interested and wanted to submit paperwork right away. We specifically asked how fast this process could take since we wanted to be out of our current place by the beginning of the month and were told 3 business days starting Monday Sept 14th and it was based on a FIRST come FIRST serve basis. On Saturday Sept 13th all of our paperwork was done and turned in ready to be processed for Monday. We did not want to waste any time. On Monday we reached out to make sure they had everything and were told to call back in a few days since they were not in the office. We waited until Wednesday and called back. On Wednesday we were told things were being processed and to reach back out on Friday Sept 18th. And So we waited again and reached out then only to be told to call back the following Monday. So we are now on business day number 5. On Monday we reached out and we're now told the paper work had to be sent to the homeowner and to wait a few days. Since nobody ever called us we decided to reach out AGAIN on Wednesday Sept 23rd almost 2 weeks since we had viewed the property. We were then asked who we were and that we would get a call back. An hour later we received a call stating the "property owner" chose someone else and there were TOO many applicants. My negative review comes with the lack of communication and the lack of what they say they provide. If you tell someone it takes 3 business days why did we get the final word in 2 weeks. If you say it's on a first come first serve basis why all of a sudden do you have sooo many applicants that it's hard for you to decide and keep up. Of course you will have many more applicants if you process things slower. I would appreciate Transparency of no I'm sorry it is not going to work out earlier on then all of this back and forth. We all know that time is of the essence and we are all busy with work and life but you shouldn't have to be the one constantly reaching out to a business and chasing them. $150 down the drain with the application fees and zero customer service....will not be using them again.

To start with doing business with her is extremely unorganized with almost zero transparency. Her prices may seem to be cheap because she claims to not charge for changing tenants. I assure you she is making her money back and WAY more in other more nefarious methods. Do not be fooled to think your monthly fee will cover day to day costs. They will not. There will be all sorts of costs no other property management company word charge and they will be added at a rate she chooses. She even charges to create your 1099 at the end of the year! NOW HERE IS THE IMPORTANT PART: She does all the house improvements. She decides what to charge you. By the end of a year having to pay exorbitant prices, and kidding myself that the river of cash would finally stop. I told her we'd have to part ways. A few weeks before I transitioned to my new agent she urged me to get a fence extension fixed immediately. Her price : 12000 dollars. I told her I'd have my new agent look at it. My new agent price: 4295 dollars ... and it was fixed beautifully. She is NOT who she seems. She is running a business and she is not up front with how she makes her money. I urge other property owners who are currently working with her to take notice! This is not the experience you want!

I've thought about this for over a year now. And the only thing I see that is unfair is that this business has a 4.5 star rating. That is a head-scratcher. It's taken me a year of thinking about how much of the problem was due to malicious intent versus incompetence and I don't think there is much malicious intent. But, wow, do you not want this company on your team. So much work that she wants you to do to your property! And, at first, you think, "How great! Karen wants your property to get top dollar and to stay in good shape". Well, after working with her for over a year, you start to see the pattern of how much this work is costing you and how much work is being done by incompetent and over-priced vendors. (But I will add that she works quite a bit with a contractor named Steve who is a nice guy and a competent contractor... but you are never quite sure whether Steve is working to make you happy or Karen happy and you start to understand that he gets a lot more work from Karen than from you.) And let's not forget that Karen is also owner of a company (Benlaur) that does "construction and maintenance". Anyone else see a potential conflict of interest there? I realized that to protect my parents (they are in their 90's and own several properties... I manage the property managers, if that makes sense), I should get additional estimates from vendors that I am familiar with rather than just take Karen's estimates at face value. Well, there was plenty of money saved. But the bottom line is that I don't WANT to have to get other estimates. I just want a property manager that is acting in my family's best interest and I don't think that is Karen/Benco. Wait until you get her on the phone and you hear her classic, "I only have a second. I'm going into a meeting"... (almost every phone call). Wait until you start looking at your statements and scratching your head. You will think back to this review and know you were warned. Look, property management companies are a tricky game. The more properties they have, the less time they have to care for yours and the less time they have to be overseeing the details concerning vendors... whether for gardening services, regular maintenance, painting or whatever. But I have worked with many property managers in my quest to find a competent and honest one that takes the time to do right by both the tenant and homeowner... and Benco is at the bottom of my list.
