When we toured the property, the leasing agent told us she wasn't sure which parking space would be assigned yet but assured us it would be one of the four beneath the unit. At the time, I was freshly postpartum with two children under the age of two, so having an assigned parking space was extremely important to us. It was one of the main reasons we chose this property. We completed everything that was asked of us, signed the lease, and paid our deposit. The lease clearly stated that one assigned parking space was included. However, despite repeatedly calling, emailing, and leaving voicemails for the property manager, Victoria, she never told me which parking space would be assigned which I thought was so odd. She kept saying she was waiting to hear back from the owner & let me know she would give me the assigned space number at key pick up. The day of key pickup, Victoria casually informed us that there WAS NO ASSIGNED PARKING SPACE! & that parking was first come, first serve. Therefore, they couldn't guarantee us a parking space AT ALL. She as the property manager had no clue how many parking spaces were available in the complex. When I pointed out that our lease specifically included an assigned parking space, she claimed it was "a typo." I respectfully asked to cancel the lease and have our deposit returned since the terms we agreed to were not being honored. Instead, the supervisor Frank Galluci told us to either take the keys or leave. He refused to return our deposit, said the owner wanted to hold us responsible for the rent until a new tenant was found, and even threatened to call the police when I continued asking for my deposit back. Rather than taking accountability for the issue they caused, or trying to resolve the situation, they chose to be rude and unprofessional. Till this day, I still cannot believe how this situation was handled. He told me I was NOT THEIR client, THEIR client was the property owner, and that seemed to be their only concern. By this point, we had already ended our previous lease, packed everything we owned & had nowhere else to go. We had no choice but to move in. For the entire year, we had no parking space, parking spaces were filled by 4 pm during the week, and completely unavailable on weekends. There was indeed not enough parking spaces for the amount units in the building. Since it was a very busy street, I mostly always had to park blocks away. This made life extremely hard for an entire year, making even grocery trips extremely difficult. They also never explained to us that we would be responsible for bringing down an extremely heavy city trash bin from the second floor down the stairs, till the day we moved in. I really wish they would've just been honest about the situation from the beginning! To make matters worse, the property had a mice issue throughout the tenancy. When we moved out, we were charged excessive deductions from our $2,500 security deposit, including a $350 cleaning fee, despite leaving the unit spotless. Ironically, when we first received the keys, the unit itself was extremely dirty.

    We have had a great experience using California Leasing. Communications have been very responsive…read more Any issues, such as a small sink repair was handled quickly and professionally. They helped us preparing for tenants as well, such as installing blinds instead of curtains on some of the windows. Their customer web portal is nice too. You can get reports and status and have a place to quicky find documents and find status. They helped with tax suggestions as well, which did help so we didn't have an unexpected tax bill.

I cannot express how great it has been to be working with this Property Management Company. To any other Vendors that are looking to do business with a quality Property Management Company, California Leasing is definitely a highly recommended one. This company makes you feel valued when they contact you, whether it's something as simple as receiving a detailed Work Order on an issue to meeting with their Property Managers, both in the office and on site of their various properties, to go over complex repairs and upgrades. We've worked directly with some of the great team members that are with California Leasing, such as Reichelle D, Bridgette B, Ellie G, Justin D, John E, Raena M and Danny B. Each team member is very knowledgeable in their position which helps our Technicians provide better service to their properties and our Office with the paperwork before/after any projects or repairs. We are always grateful for all the work have given us so far, and we will continue to look forward to our future business with them.

    My history with Rubin Properties dates back to 2003, when I first became the President of my HOA…read more My building had been happily using them since previous to that year, but when I became President, I experienced all the reasons why. I grew to become particularly impressed with one of the company's property managers. She was quick to respond to my emails (most times, within several minutes), and would meet my high standards of detail orientedness by copying all involved parties, with every single detail answered, checked, included, balanced, and unquestionable confirmation that the job was DONE. She impressed me even more a few years later when one of our condo owners discovered a leak and we had to do mold remediation. Our insurance company denied the claim, and it was only after this property manager pushed and appealed that they finally conceded and covered ALL the costs incurred by this issue. She personally saved my HOA around $15k - a HUGE win. She also re-negotiated the contract for one of our monthly bills, saving us $1,700 per year. My Board was super impressed with her email on that subject, because we didn't even realize that contract was negotiable. Fast forward a few years, and who do you think bought & took over Rubin Properties completely? My favorite highly detailed property manager, who already had a history of saving us money and providing excellent customer service: Heather Miller. Since taking ownership of the company, Heather modernized with an upgraded website, automatic dues payments, & online access for my Board to view copies of any invoice or payment, anytime. She has used her own high standards as a baseline & has mentored and taught her current team well; all the property managers on her team have consistently given me & my Board excellent support in times of emergency or routine maintenance, for years now. I know that Heather drives her team hard to support clients' needs - and she also rewards their hard work with lunches, dinners and team-building escape room challenges (nice, right?!). Plus during this pandemic, keeping each team member safe & well has been a priority. It makes me even happier to know that Rubin Properties consistently does such a great job for my HOA and our building AND it's a woman-owned business with a healthy workplace culture that values their employees. My Board and I count on Heather, Cesar & the whole team for: Emergency response Routine maintenance Contract negotiation Conflict resolution between owners and/ or tenants Excellent vendor referrals Budgeting and detailed statements Advising us in hairy situations Annual tax prep Keeping our HOA practices legal and compassionate Special project advising & coordinating HOA-related legal advice ...and so much more The icing on this cupcake for me personally is knowing I can trust Heather's opinions when I need to make decisions, or when she guides my Board as we rewrite our CC&Rs. To me, knowing that a strong moral compass exists at the core of our property management company's ownership is priceless.

In every interaction we've had with Kaylie Speed, we've encountered avoidance, deflection and a complete lack of accountability. She constantly dodges responsibility and points to the HOA board whenever a real issue comes up. It feels like she's more focused on avoiding problems than solving them. I've tried to be patient, but I keep hitting the same wall.The communication is cold, and sometimes even rude. I've received incorrect information just to move the conversation along. That's not just unprofessional, it's careless. And when I've raised concerns, they've been brushed off like they weren't important. I don't know if this is how the whole company operates or if it's just her, but either way, it leaves a lot to be desired. When someone is the face of the company, professionalism and basic customer service should be non-negotiable. Sadly, that has not been my experience.
