My husband and I leased a home on Westlake Island through Secure One Properties for a year, while we sold our house in SFV. This turned out to be the COVID quarantine year. Our experience with Britt Kidd, our property manager, was absolutely stellar, from beginning to end, when we moved out-of-state. She is the pinnacle of professional, efficient, responsive, personable, organized and considerate. She addressed every issue (of which there were few, because the property was very well maintained) immediately and to our complete satisfaction. Be very careful with this company. They quickly cash your application checks then fail to let you know whether you were approved or denied. It seems like they are running a $30 application fee scam per person. They also require a 650 or higher credit score which eliminates 95% of California, almost purposely to control the race/look/religion they allow. One person told me they look at appearance of the person above all. Don't let that fake picture of both of them smiling fool you into thinking these people are in your best interests or warm individuals. I do feel they use racial and religious discrimination in their decision making, it was evident in the way they handle applicants. The person at the office that answers the calls is also very rude as if we are bothering her. Read the other low ratings on here, don't deal with this company, there are way too many out there. If you feel discriminated by them, report them to HUD. read more

Mis-management company. Repairs are consistently 30% higher than they should be. They nickel and dime you whenever possible. They never manage tenant expectations. I'm just grateful I experienced your representative as quickly as I did to know my experience with your company was likely to be a nightmare. The fact your representative felt it was okay to interact with me the way she did is telling of how you allow your business to be run. Judging by the likes of the other negative comments on this review thread, I can see my experience was not isolated. And as far as the positive reviews on the thread, they are mostly owners. Owners have no idea how you treat people because they hire you and then wait for their checks to come in - they don't interact with tenants for the most part. As long as they don't know what's going on they are fine ignoring your company's poor treatment of others. I don't begrudge you making a living David, I begrudge you allowing your representatives to treat anyone in a less than respectful and dignified manner. My hope is that in the future, you train and/or insist your employees be trained, in ethics and professional etiquette. I suspect you won't get such a strong, negative response on Yelp in the future. If you search Yelp, you'll see, I rarely, if ever take the time to post a review. They post beautiful places on craigslist and the like, then when you call in, that listing has magically been rented, although it was posted on craigslist that very day. I cannot speak more highly of Secure One. They managed our property in Thousand Oaks for over 6-years. We found them after a terrible 2-year experience with another property management company who practiced poor bookkeeping, never sent payments, and charged us much more monthly for fewer services (and they were family members of ours no less!). Secure One was a breath of fresh air. With Secure One we always had tenants, and never went a month without one. We only changed tenants once, but never went a month without rent payment. Secure One is always in constant communication, alerting us immediately for any fixes or upkeep that need doing. They send out a monthly newsletter that provides excellent information for landlords and real estate trends. They are always timely with end of month information and have thorough bookkeeping. They have online access to documents. They are consummate professionals. You can always get a hold of any one of the team members in this well-run family business. Unfortunately the time came for us to sell our property which meant the end of our relationship with Secure One. David Kidd (owner) saved us blood, sweat, tears, and money by helping us offer the home to the current tenants and helping us sell to them. This meant our realtor fees were greatly reduced and we had no one better than the Secure One owner representing us in a home he knew well. He did this sale for us after-hours, and because of his stellar work ethic we closed escrow early and without a hitch. I wish more companies were like Service One. We are forever grateful and indebted to them for their years of service to us and our tenants. read more

I will be perfectly honest, I do not write reviews. You can see on my profile. Don't really care for them too much. I try to make my own decisions on whether I like something or not. If I like something and someone asks me to help them out, "No Problem, I'll help you out." I've read some of the reviews that some of the people have written about Secure One and to be perfectly honest, "Read The Fine Print People". If I were in the business of real estate (which I am), my number one concern would be the clients who are coming to me with their property to rent to others. Secure One's number 1 priority are the owners who come to them with property in mind to rent to others. We rented from Secure One a few years ago in Granada Hills and when we first arrived at the rental, the house was clean, and for the most part, well taken care of (for the age of the house). We stayed for a few years and every time an issue came up in the house, Secure One, sent out a contractor to fix or repair the problem. We had a drain line leak, a roof leak, exterior door lock issues, bug issues, etc. They fixed everything! I do home inspections for a living, and I scrutinize everything. Did the contractor fix everything to my standards? NO, but it's not my house!!! All they had to do was try to return it to the condition it was at the time you signed the RENTAL AGREEMENT. When it comes to renting a property, that's all Secure One is suppose to do, RENT the property! They make obligations with you to repair something that breaks, not replace or upgrade a component within the property, unless they get the written consent from the owner. If this happens, it costs the owners money. The owner of the property we rented, drove by the house several times, while we were living there. If it was mine, I would of too. To me, he was checking on his investment. Secure One does business with the owners to find renters and maintain the property within the parameters of what the owners want. If you don't pay your rent on time or make the calls as soon as something breaks or needs repairs, you don't have the right to pass judgement on Secure One or try to smear their name in the mud! It's in the agreement! Read it People! From where I sat, as a rental company, they did their job and they did their job very well! If you don't like their personal touch or so called "professionalism" they had with you on the phone or at an Open House/Showing, get over it. Check out the house, if you don't like it or it doesn't fit you or your lifestyle, then move on. They're not living with you! I would definitely recommend to Secure One Properties to anyone, owners or renters. Matter of fact, I would love Secure One to handle my property or properties, when that happens. I have always found them to be very conscientious, honest, trustworthy and dependable, and I have been very pleased with their service. One of the important things that I also greatly appreciate is that I realize it is not only about pleasing the property owners, as they need to carefully balance this with making sure the tenants also have a first class experience. I believe Secure One has been especially good at making sure they do maintain a proper balance on this issue. I really believe prospective tenants seeking to lease a property are typically only concerned with the merits of the property they are looking at without adequately also taking into consideration the ongoing management that they will have to deal with after they move in. We've rented from Secure One Properties twice: once in 2009 from Maryam and once in 2011 from Jennine. Both properties we rented from them were extremely clean and very well maintained. Any issues that came up were immediately taken care of. I'm not sure why one of the reviewers had an issue with Secure One regarding their security deposit. We took very good care of the rental properties and left them in the same condition as they were when we moved in;Secure One returned 100% of our security deposit both times without any issues. Both Maryam and Jennine were a pleasure to work with and are ultra-professional. We would not hesitate to rent from them again and highly recommend the company. From the first contact regarding the house, we have been treated with courtesy and professionalism.
