    Fraud Warning - Extremely Unprofessional and No Transparency…read more My experience with this property management company was extremely disappointing and concerning. Communication was consistently poor--multiple emails and phone calls went unanswered, and meaningful responses were rare. After move-out, funds were deducted from our security deposit without clear justification. We repeatedly requested itemized documentation and physical evidence to support the charges, which tenants are generally entitled to receive under standard tenant-landlord practices. Despite multiple requests, this information was never provided. We were charged for items and installations that were not present at the start of our tenancy, and the deductions appeared to exceed what would typically be considered normal wear and tear. Based on what we observed, the charges seemed more consistent with property improvements or upgrades rather than tenant-caused damage. We offered photographic evidence of the unit's condition, but it was disregarded. What was most troubling was the complete lack of transparency and good-faith communication throughout this process. I interacted with two individuals named Cindy and another named Hope, and despite repeated attempts, no one took responsibility for addressing these concerns or providing proper documentation. Given our experience, tenants should proceed with extreme caution. Security deposits are meant to be handled according to clear standards and accountability, and that was not our experience here. I am in the process of reporting this matter to the appropriate consumer and housing authorities for review. If you are considering renting through this company, document everything thoroughly and think carefully before trusting them with your deposit.

As an HOA Board member, I've personally found her to be responsive, personable, and incredibly effective at her role as our community's property manager. Under her stewardship, we've accomplished several large projects in our community (such as the mandated CA Balcony inspections and repair, unit painting projects, and locating new vendors for Landscaping/Pest Control) and I feel great about continuing to work with her. Communication was inconsistent, things dragged, and the exteriors were literally falling apart in front of our eyes. That changed when Amy Hansen and The Management Trust stepped in around the end of 2022. She brought organization, accountability, and much-needed follow-through that just hadn't been there before. She and the new HOA board were up against a lot of mishandling from the past, and it required some hard decisions, but things started improving almost immediately. Things got especially challenging in 2025 with the insurance situation and rising costs, and Amy did a great job supporting the board and helping navigate a really tough environment. On a day-to-day level, she was always responsive and handled requests quickly, which made a big difference for us as homeowners. We recently sold, but our experience with her was genuinely positive, and she played a big role in turning things around at Ralston Village.

She shows clear preferential treatment to certain residents, even when they openly violate the rules. A close friend of mine lives next to a highly disruptive neighbor who regularly uses a barbecue in violation of the guidelines. The association (Cheryl) is fully aware of this and allows it to continue, while others are penalized for far less. This neighborhood no longer feels safe or fairly managed.

Cheryl is hiding, you can't find her anywhere, she is only collecting fees and violation fees. The address for her "office" is a UPS store. Cheryl is the only person who works at her company. She is in cahoots with some boards members, this is why she is feeling nondestructive, which is falsity-this days are over, we have the internet and we can share what we can see. 4. someone said - Cheryl Crandall and her management company are the definitions of "selective enforcement". Absolutely agree with it. Please remember this kind of action is violence. 5. Please remember and don't be afraid to complain. We are living in a free country, and Cheryl can not bully us! Beyond that, homeowners have a right to sue the HOA, a right to display the U.S. flag and political signs (within reason), a right to reasonable accommodations, a right to be treated fairly, a right to solar installations and satellite dishes, a right to solar drying, a right to native plants, and the right to keep household safe. Homeowners have a plethora of rights against an HOA, including the Right of Possession, the Right of Control, the Right of Exclusion, the Right of Enjoyment, and the Right of Disposition. Homeowners also have a right to change HOA rules and regulations, a right to question HOA fees and special assessments, a right to access HOA documents and financial reports, and a right to disciplinary hearings. Why pay someone who works for us, does not do her job, is rude, brings stress, abuses us, and we don't want this person- the answer is easy we need to terminate her.
