We owned a condo in Ralston Village for about six years, and for a period of time the complex was honestly very poorly managed. Communication was inconsistent, things dragged, and the exteriors were literally falling apart in front of our eyes. That changed when Amy Hansen and The Management Trust stepped in around the end of 2022. She brought organization, accountability, and much-needed follow-through that just hadn't been there before. She and the new HOA board were up against a lot of mishandling from the past, and it required some hard decisions, but things started improving almost immediately. Things got especially challenging in 2025 with the insurance situation and rising costs, and Amy did a great job supporting the board and helping navigate a really tough environment. On a day-to-day level, she was always responsive and handled requests quickly, which made a big difference for us as homeowners. Truly awful management. They are currently trying to pay our insurance bill with special assessment money for painting and balcony repairs. I am appalled by the lack of trust and transparency in this company that shielded Kerri Brown from any possible liability for her actions of trying to do business behind closed doors and making inappropriate decisions about large sums of money through email. I have waited for response from management and so far they only acknowledged that this is inappropriate. They do not follow the rules of Davis Stirling and Kerri Brown is completely incompetent at her job. My community has no idea how nefarious this company is. I am hoping we can hire a professional team that does business the right way. They should be called out for gutting our bank account and not doing things legally. Negligent, Discriminatory HOA Management - Protects Abusive Board Member As a senior Hispanic homeowner with a disability, I've endured ongoing abuse and unequal treatment from The Management Trust - Ventura office, which manages Seneca Gardens HOA. Despite multiple complaints, photo evidence, and a formal cease-and-desist, management continues to ignore CC&R violations by an abusive board member who hangs planters above my balcony -- causing dirt and debris to fall on my property and creating a repeated nuisance and safety hazard. I am positing the below review on behalf of my father, David Kaye: For more than three decades as a Hillcrest Homeowner, I have been frustrated and incensed after pretty much every interaction with our management company. Repeatedly, when calling with a question or issue, administrative staff have tried every trick they could to prevent me from speaking to our representative. When I did speak to our representative, I was always given the impression that I was somehow bothering her. What a refreshing experience to meet our new representative Wendy Karapet. I walked into the Management Trust office a few Monday mornings ago unannounced and asked to speak to Wendy about a landscaping modification. A smiling Wendy quickly came out of her office, extended her hand and invited me into her office and offered me a seat. She sincerely listened to my issue and offered a path forward. By the time I arrived home, Wendy had already distributed my application to the Landscaping Committee, and I actually ran into her inspecting some dying trees in my neighborhood. They're THE WORST! They went from a bad online Payment system to a terrible system. They've been on it now for two months and still can't figure it out! You email them with questions and they fail to respond. My neighbors call them and they never pick up the phone. They're terrible advisors to the board of directors. They send illegal notices to homeowners on behalf of the board. A hundred complaints are needed on 1 thing in order for them to fix it. They're a complete ripoff. Can't wait till I sell my house so I no longer have to deal with the management trusts or what I call them the management corrupts!! read more

If I could give zero stars I would. We have had fire alarms going off since we moved in June 2023. Neighbors say they've been going off for longer. Every time you try to contact the HOA they either send you to voicemail or outsource your call. The services are terrible. They cut the grass less than once a month and the condition of the public spaces is in pretty crummy condition. I have been calling for months requesting that the issue of the fire alarms be solved. The fire alarms have continued to sound off at random intervals through the day. There has been no acknowledgment from the HOA of this issue, and technicians have not been out to correct this deficiency. The alarms severely degrade the quality of life in the neighborhood. They are loud, and almost non-stop. They also pose a health/safety issue. I have seen the fire department respond to the alarms only to silence them. The HOA is creating a "boy who cried wolf" situation. These alarms need to be serviced or replaced or the neighbors deserve some sort of compensation in our dues from this lack of service/neglect from our association. read more

The Management Trust: I have had nothing but bad experiences with the team primarily Achsha Lamb and Laurel Sylvanus both who have done nothing but cause problems and demonstrate an amazing lack of common sense. Look @ the images below: This is what my view has been from my front door since 11.2020. DAILY!! After a long while I blocked the view with a curtain and only then did the team of Achsha Lamb and Laurel Sylvanus do anything about the issue. But instead of enforcing some rules on the dog owner possibly preventing the dog from defecating in clear public view of my front door ( ie: section the owners backyard preventing access to this area ) the HOA team went after me because I was blocking the view from my front door. See the images below: I am not going to mince words here. Both Achsha Lamb and Laurel Sylvanus should be terminated immediately for their incompetence and continued harassment of myself over this matter.  Going on 9 months of this. See my previous review for this same matter. Now I am still getting penalties and late charges due to penalties because I blocked the view. FYI: I am told the curtain causes a "VISUAL IMPACT" to the neighborhood... exact HOA terminology there... because I guess piles of dog crap don't visually-impact the neighborhood both in sight and smell. I will state again: Achsha Lamb and Laurel Sylvanus should be terminated immediately for their continued harassment of myself. FYI: The curtain has been removed for well over a month. There has still been dog crap messes almost daily. The Management Trust has made me hate that I purchased a condo in that community. Old Review: The Management Trust: Since 11.2020 i have submitted concerns over the fact that my front door view is the gate to my neighbors backyard. The view out my front door is literally 15 feet from the neighbors open view gate directly in line with my front door. Which means every time I step out my front door I get greeted with a huge great dane Marmaduke dog barking @ me like a broken car alarm and a great view of dog pastry landscape. I assumed I have the right to not view this or be dog alarmed every time I step out my front door, ( it's not a nice greeting to be barked @ and view dog waste as you open your front door + the flies and odor ). Let's face it, it is a downer going out your front door and seeing this kennel view.. Plus it's a heck of a curb appeal buster, imagine trying to sell a condo and the prospective buyers get barked @ and view the accumulated dog waste, On 12.2020 I blocked the view with a curtain and a potted plant..my view out my front door is no longer the gate, the dog and dog waste but a palm tree and a curtain which obstructs the offending landscape,, which again, ( the owner has the right to have a dog in his backyard and to clean up the waste when he chooses ). I thought I had rights just as a human being to obstruct a view that is offensive and unsanitary.   But I am told otherwise from both Achsha Lamb and Laurel Sylvanus @ManagementTrust i am being told that I do not have that right, not as a condo owner, not as the person paying both the mortgage and HOA and not as a human being. They could literally make an exception based on the reality of the situation, make an amendment to the "by-law" , remove the silly by-law, or just accept the fact that occasionally a situation arises that warrants the staff @ManagementTrust to be human beings and put their self in the same situation. Small people with a little power can make a person truly regret a decision like buying a condo @ Paseo Del Sol in Simi Valley. The great minds @ManagementTrust feel they should penalize me because I am offended by the dog crap... I have had a couple $100.00 fines thrown @ me plus late fees for those fines and the curtain has been removed for 2 months. Great Job @ManagementTrust : for $300.00 a month HOA, you give away any rights as a home owner and as a human being. read more

I'm not sure anyone actually works there. They don't answer the phone. The Vista Canyon pool was promised to residents. It should have been opened over a year ago. It's HOT. It's SUMMER. It seems ready and has the handicapped devices installed. Also, I emailed several months ago about an abandoned vehicle on the road immediately outside my driveway. The Vista Canyon parking is extremely limited and is a huge drawback to this community - yet the HOA and associated security team seems to be doing nothing to monitor this clearly abandoned and disabled vehicle. There are, quite literally, parts falling off of it in the street and it cannot be missed. It's a black Mercedes (that isn't really black anymore because it's covered in dirt that has collected for several months)..It's an eye-sore and takes a vital parking spot needed by all. Any information you can provide would be greatly appreciated. read more

If there was zero stars option, I would've picked that.. I haven't experienced worse customer service in my entire life than with The Management Trust. The Management Trust never answer the phone calls. I am not able to reach out to them for payment issue for the last 3.5 weeks. Only once a person answered the phone, she sent me to voicemail! Currently I wait on the line for less than a minute, and they hang up on me or send me to a voicemail which is always full and I can't leave a message... In the very rare cases where I was able to leave voicemail, I do leave full details and how to contact me and that it is urgent. No one has decency to call me back or send an email. For 3.5 weeks... what a mess.. I sent multiple emails so far with no success and no one got back to me. I am not sure how a business like that can operate without ability to contact them. Before you buy a home, check which company they use for HOA... If it was the Management Trust, run far far away, run run run and keep running away. These people don't know how to treat their clients and do not understand the concept of customer service... I've been charged duplicates for the past two months by these idiots and I can't reach out to tell them or even ask about why this is happening. I had to stop payments from the bank side... My only option is to reach out to the Bank and claim fraudulent activity and let these losers deal with it that way...I'll let the Bank go after them...maybe then they'll pick up the phone when facing fraud charges ...maybe...but my hopes are not that high... read more

Amy Hansen provided our community "The Gallery" excellent service and responsiveness to concerns we raised regarding our landscaping quality controls with the contractor. She took the feedback we provided along with photos of areas that necessitated work and responded with action. I personally had the opportunity to walk the community with her and the contractor manager about a week ago and she has already put in place major improvements to areas of concern. I agree! This place is the worst. Have been dealing with a payment issue for months now and no one there can seem to assist. Or maybe they just don't want to. The new payment system is taking my payment twice, then charging me a fee to do it. I removed all of my information from the system yet one still seems to come out and of course charges me a fee to do it. Not sure how they managed it, but all the negative reviews have suddenly vanished. As a homeowner who has had to deal with The Management Trust directly, I don't have anything positive to say. My requests have been ignored by some staff, dismissed by others, and as a homeowner paying taxes, a mortgage, and an HOA fee, I'm both discouraged and disheartened. She knows what buttons to push to get immediate results, sends email confirmation, and even follows up at the end of service to make sure the job is done and fully addressed.
