    Negligent, Discriminatory HOA Management - Protects Abusive Board Member As a senior Hispanic homeowner with a disability, I've endured ongoing abuse and unequal treatment from The Management Trust - Ventura office, which manages Seneca Gardens HOA. Despite multiple complaints, photo evidence, and a formal cease-and-desist, management continues to ignore CC&R violations by an abusive board member who hangs planters above my balcony -- causing dirt and debris to fall on my property and creating a repeated nuisance and safety hazard. Kerri Brown and her team have: * Refused to take corrective action, * Ignored legal notices, * Shielded the board member while I suffer retaliation. This is more than bad management -- it's selective enforcement, possible discrimination, and a violation of my civil rights. I'm now pursuing a formal complaint.     I love working with The Management Trust. As a vendor who takes care of their properties, I find them to be very responsive to owners as well as thorough and detailed with safety requirements. They are one of the better property management groups in our area. I have recommended them to other customers as well. They are trusted to take care of historical properties such as Heritage Square in Oxnard and do an excellent job. (Reading through the other comments, I believe these are just difficult folks to work with, but the compliants seem unfounded.) TMT does a great job managing the needs of their properties.

    Corrupt!

    They're THE WORST! They went from a bad online Payment system to a terrible system. They've been on it now for two months and still can't figure it out! You email them with questions and they fail to respond. My neighbors call them and they never pick up the phone. They're terrible advisors to the board of directors. They send illegal notices to homeowners on behalf of the board. A hundred complaints are needed on 1 thing in order for them to fix it. They're a complete ripoff. Can't wait till I sell my house so I no longer have to deal with the management trusts or what I call them the management corrupts!!

    Fraud Warning - Extremely Unprofessional and No Transparency…read more My experience with this property management company was extremely disappointing and concerning. Communication was consistently poor--multiple emails and phone calls went unanswered, and meaningful responses were rare. After move-out, funds were deducted from our security deposit without clear justification. We repeatedly requested itemized documentation and physical evidence to support the charges, which tenants are generally entitled to receive under standard tenant-landlord practices. Despite multiple requests, this information was never provided. We were charged for items and installations that were not present at the start of our tenancy, and the deductions appeared to exceed what would typically be considered normal wear and tear. Based on what we observed, the charges seemed more consistent with property improvements or upgrades rather than tenant-caused damage. We offered photographic evidence of the unit's condition, but it was disregarded. What was most troubling was the complete lack of transparency and good-faith communication throughout this process. I interacted with two individuals named Cindy and another named Hope, and despite repeated attempts, no one took responsibility for addressing these concerns or providing proper documentation. Given our experience, tenants should proceed with extreme caution. Security deposits are meant to be handled according to clear standards and accountability, and that was not our experience here. I am in the process of reporting this matter to the appropriate consumer and housing authorities for review. If you are considering renting through this company, document everything thoroughly and think carefully before trusting them with your deposit.

She shows clear preferential treatment to certain residents, even when they openly violate the rules. A close friend of mine lives next to a highly disruptive neighbor who regularly uses a barbecue in violation of the guidelines. The association (Cheryl) is fully aware of this and allows it to continue, while others are penalized for far less. This neighborhood no longer feels safe or fairly managed.

Homeowners have a plethora of rights against an HOA, including the Right of Possession, the Right of Control, the Right of Exclusion, the Right of Enjoyment, and the Right of Disposition. Homeowners also have a right to change HOA rules and regulations, a right to question HOA fees and special assessments, a right to access HOA documents and financial reports, and a right to disciplinary hearings. Why pay someone who works for us, does not do her job, is rude, brings stress, abuses us, and we don't want this person- the answer is easy we need to terminate her. First time applying for a unit I was never even given my credit report in return after paying $70. I had to ask for my money back because my report was never even sent back to me or my boyfriend. I didn't even get a response or was never acknowledged that all my personal information and application were received....and that's A LOT of personal information! Three months later, applied again for another unit opening and was told it was first come first serve- that was a lie. With almost a 800 credit score and turning in the application BEFORE the showing and still was told they went with a "better option". This agency lacks communications and is unable to provide details that are necessary. This complex is a scam and the agents are too.

Yes, he wanted to make sure that I filled out all of the paperwork properly and provided him with my bank statements, credit report, pay stubs, etc...but I'd expect to share that with any property management company when leasing. If it were my property that they were managing, I'd know that I was in good hands with them protecting my best interests. Any questions that arose during the process, Paul and Jennifer were quick to respond.
