Kristen and her entire office/field staff are friendly, professional helpful with convenient access to communicate. Their newsletter updates help with reminders and information for keeping tenants and the property safe. The website portal for tenants is very easy to navigate for payment and loading documents. I have been very impressed with the prompt attention for the handling of all maintenance requests through the website and communication with that staff and their contractors. I have been a renter for over 40 years with different companies and 805 by far has been the best property management group.

    As a renter, I would avoid renting a property managed by this company. This company took over a…read moreproperty we rented after 7 years. We found how they manage work orders to be inappropriate. We ultimately asked that they not provide our contact information to vendors after being contacted by several vendors to make repairs we had not requested and were not aware of. Their move out procedure is unreasonable. While we did receive 97% of our deposit back, the move out walk through lasted 1hour and 45 minutes and mostly pointed out items to be addressed by the land lord. We were not able to use the trash service our last week of renting due to 805 leasing requiring no trash be left in trash cans. There was a significant amount of instructions about replacing light bulbs and the exorbitant charges you will incur if the light bulbs don't match or are burnt out

    Fraud Warning - Extremely Unprofessional and No Transparency…read more My experience with this property management company was extremely disappointing and concerning. Communication was consistently poor--multiple emails and phone calls went unanswered, and meaningful responses were rare. After move-out, funds were deducted from our security deposit without clear justification. We repeatedly requested itemized documentation and physical evidence to support the charges, which tenants are generally entitled to receive under standard tenant-landlord practices. Despite multiple requests, this information was never provided. We were charged for items and installations that were not present at the start of our tenancy, and the deductions appeared to exceed what would typically be considered normal wear and tear. Based on what we observed, the charges seemed more consistent with property improvements or upgrades rather than tenant-caused damage. We offered photographic evidence of the unit's condition, but it was disregarded. What was most troubling was the complete lack of transparency and good-faith communication throughout this process. I interacted with two individuals named Cindy and another named Hope, and despite repeated attempts, no one took responsibility for addressing these concerns or providing proper documentation. Given our experience, tenants should proceed with extreme caution. Security deposits are meant to be handled according to clear standards and accountability, and that was not our experience here. I am in the process of reporting this matter to the appropriate consumer and housing authorities for review. If you are considering renting through this company, document everything thoroughly and think carefully before trusting them with your deposit.

Long story short, I was working with a manager named Noe who flat out lied to me and put me in a situation where he led me to believe that I was moving forward with renting a house (ran and cleared our credit etc), but when I starting asking QUESTIONS about some unsafe items with the house (which we were willing to help fix) he turned around and rented it to someone else behind my back. This was after pressuring us to accept moving in within 30 days so we (a family) had started giving notice to our current residence and Children's daycare. We also took work off 2 times to drive down to do a walkthrough on the property, which he was aware of. When he called to tell me he was renting it to someone else, after completely ghosting me following up for 6 days.... I was shocked and called him out for completely lying and misleading us and putting us in a horrible position, he basically said "too bad". Also worth noting that whatever poor soul he got to move into the house so quickly probably wasn't aware that they were letting them move into a house with some fairly big safety issues (doors don't shut or lock AT ALL, windows that are not sealed and have gaps, mold in the garage etc.) I totally understand that nothing is set in stone until everything is signed and lease is paid, but this guy REALLY made us believe the house was ours and its clear he just didn't want to have to deal with a tenant that wasn't going to blindly move into a property. When I said to him "you really lied to us and now you have left a family in a seriously stressful situation", his response was again was basically too bad.

    So far we have been extremely happy and at ease with Rincon Management…read more From finding great tenants quickly, making sure said tenant's necessities were met, assigning landscapers, and mitigating emergencies, they have made our life manageable by managing our property. When unexpected emergencies happen we are kept in the loop and issues are remedied promptly. Recently a neighboring condo had a snake bust one of our pipes. Luckily, Leo got on it immediately. He contacted the plumbing company who caused the issue and took care of our tenants by making sure there wasn't lingering water damage. During this whole process we received detailed updates along with photos of every part of the problem. Leo also approached us in a light way making this situation not feel like the sky was falling. We felt like we could ask questions or voice concerns without feeling like we were bothering anyone. We are so happy we chose this management company.
