Unfortunately our once positive experience with Rincon Property Management has been shattered by a disappointingly dishonest move out process. After being tenants for almost two years and treating the property and the management company with the upmost respect, we have not been afforded the same in return. I am still (30+ days after vacating) working with their team to resolve our concerns and will update the details here. Renter beware: know your rights regarding your security deposit and do not make the mistake we made in trusting RPM to act with integrity during their move out inspection. We put forth great efforts to ensure the property was returned in stellar condition and our deposit was heavily docked for normal wear and tear and cleaning fees. read more

Exceptional service from Shane! Helpful- understanding and available to answer all my questions!

I would give a zero star if possible! Rincon is very shady using their own maintenance company "Quickturn" to do repairs. 1. Quickturn is owned by Rincon 2. Quickturn overcharges (quite a bit) 3. Rincon also charges landlords an additional 10% to set up the repairs. To me this is double/triple dipping and at a minimum a conflict of interest and disingenuous. 4. Quickturn does very poor quality work. Rincon charges tenants additional charges above rent and does not even acknowledge this to the landlord. Tenants are charged an extra fee for pets, but they cleverly do not call it pet rent so that it is not turned over to the landlord (The landlord is not even aware that the tenant is being charged for this) Rincon charges tenants for supposed benefits such as semi-annual filters for HVAC , but does not actually provide them. Rincon is terrible about keeping. Keys, parking tags, etc . My tenants were not given keys to bedroom doors which later created door damage that Rincon did not replace. They did not give the tenant the garage emergency combo or call the landlord for the combo when the tenant needed it. They also never collected and returned the parking hang tag when the tenants moved out. Replacement tags are $50 and more importantly, parking is very limited and that original pass should have been collected so that no one else could be using it. I was very diligent about communication with Rincon and addressing these issues as well as accounting issues that were caused because of them. Rincon Manager Stephen Kenney acts like he cares UNTIL he is found out about these faults then refuses to accurately refund for damages caused by tenants due to Rincons incompetence to be sure they have keys. Combos etc. ​ Rincon not only failed me but also failed my tenants and they have now moved out. They destroyed a bedroom door and broke off the combination look on the garage due to ringtones and ability to get them keys and combos when needed. You can also did not reimburse me for these damages and others even with countless amounts of accounting proof. Don't waste your time and money using this property management company/maintenance company/real estate... You will lose money and tenants due to their incompetence I have been in property management for over 10 years and this is the first time I've had to report anyone for such things. I will also be reporting them to the BBB and all websites they use for renting. I hope this saves someone from losing money and having their property damaged by Rincon read more

Sadly day one moving into the house we rented foreshadowed the poor service and management of the entirety of living at the property managed by these guys ^ The backyard and garage were initially unusable with the grass containing thousands of screws and nails from the previous tweaker that occupied the space. When I reached out to Rincon they offered no help in the matter . The garage was easier to cleanup but the grass took months to get screws that would slowly come to the surface out of the dirt out. The heater didn't work for years after probably a dozen tries from totally incompetent Rincon handymen who told us our back steps weren't crooked the house was! Top notch. Many issues over the years from odd orange dots on the ceiling they wanted to just paint over to badgering you with multiple property inspections a year.. just stay away from these guys trust me!! During the rains our roof started leaking and Rincon first sent one of their all star handymen over with a tube of caulk.. as you can probably guess the roof still leaked very badly . Rincon then sent over the handyman to put a tarp on our flat roof on the complete wrong side of the house the leak was on. Finally they knew it was time they had to fix the roof.. which took almost a year with water still pouring into our house the entire time. One quote from a roofing company and then we had to wait it out almost a year during the year of those rains. Maybe a few other vids or other contractors could of fixed the roof but nah they got their bid and time slot and could care less. Barely responded in the interim I'd have to send multiple emails to get a response. Finally the roof got repaired and when we asked if we could get put up in a hotel when the new roof was going on the response was something like California law states we don't have to do that.. oh yeh, well what about taking good care of tenants who lived there for 5 yrs paid all their rent even when water poured into the kitchen counter!? California law also states the house has to be liveable without water intrusion.. One might wonder well if they were so bad why didn't you move!? Well.. We had already moved 3 times that year before moving into this house after being displaced by the Thomas fire so by the time we moved in we were so sick of moving and then the pandemic happened .. and then all the prices skyrocketed. . And then Rincon & the owner kicked us out so they can raise the rent. I reached out to the owner Peter McKenzie when we were notified to move out and he responded he didn't know anything about it and he'd get back to me but never did. Thanks Peter! If these guys were any good they'd have helped us find a new place and been the first on their list with the new properties they have going on the market but nope not that we'd ever rent from them again anyways. At times it felt like a part time job having to take care of the classic Ventura rental with 8 coats of paint on cabinets can't even shut them, patched ceiling from probably many rain leaks. Glad to be out of there and will never rent from Rincon again! Have a look on their Instagram they just try to appeal to homeowners to get more properties to poorly manage. Big know it all's but can't do a good job or do good by the tenants. read more

Rincon has been our property manager one year. We changed managers due to the previous manager not being up to the task. Rincon has been fantastic. Our personal property manager, Dio has been wonderful. He's available whenever he is called. I'm not waiting around for hours or days for someone to call me back. He simply picks up the phone! What a novelty in this day and age. He's been super quick to provide any service needs that have been required. He also has a great relationship with the tenants, which makes any problems with the property that have cropped up easy to coordinate to fix. I picked Rincon off of the 5 star reviews on Yelp because I didn't know of any other property managers in the area when we became dissatisfied with the previous managers. It has been a godsend.
