So far we have been extremely happy and at ease with Rincon Management. From finding great tenants quickly, making sure said tenant's necessities were met, assigning landscapers, and mitigating emergencies, they have made our life manageable by managing our property. When unexpected emergencies happen we are kept in the loop and issues are remedied promptly. Recently a neighboring condo had a snake bust one of our pipes. Luckily, Leo got on it immediately. He contacted the plumbing company who caused the issue and took care of our tenants by making sure there wasn't lingering water damage. During this whole process we received detailed updates along with photos of every part of the problem. Leo also approached us in a light way making this situation not feel like the sky was falling. I move around a lot and this was easily the worst experience I have had with rental property management. Poor communication and time management. To get in contact with anyone was a whole challenge in and of itself. They use an AI robot to talk to you and won't contact you when you ask for a representative. Very difficult to get anyone to answer zillow messages, emails, phone calls, etc to set up showings or answer simple questions that were not provided like where is the mail key. The application process is absurd. An overwhelming amount of information they require and the timelines they give you are crazy. We were told there was an application in front us and they had 2 days to make a decision and it was us next. We didn't find out until almost 5 days later. They notified us via email that we had a few days to make first months rent online or we had to pay with a money order or cashiers check which takes time since we bank online. Fortunately, they were kind enough to open up online payment for 5 minutes to allow us to pay. They asked us to pick up the keys but didn't tell us where. Didn't tell us anything about the utilities companies used in the location. At the end of the day we did move in to the house and there were few and far between occasions where they were compensating like the payment process but don't expect much communication unless it's in regards to them getting paid. 2 stars. read more

Unfortunately our once positive experience with Rincon Property Management has been shattered by a disappointingly dishonest move out process. After being tenants for almost two years and treating the property and the management company with the upmost respect, we have not been afforded the same in return. I am still (30+ days after vacating) working with their team to resolve our concerns and will update the details here. Renter beware: know your rights regarding your security deposit and do not make the mistake we made in trusting RPM to act with integrity during their move out inspection. We put forth great efforts to ensure the property was returned in stellar condition and our deposit was heavily docked for normal wear and tear and cleaning fees. read more

Rincon has been managing my property for over two years now and I have had a very positive experience. In particular, the specific property manager, Dio, assigned to my property, is always attentive and responsive to any of my questions or concerns. I highly recommend speaking with Rincon if you are looking for a management company. read more

I would give a zero star if possible! Rincon is very shady using their own maintenance company "Quickturn" to do repairs. 1. Quickturn is owned by Rincon 2. Quickturn overcharges (quite a bit) 3. Rincon also charges landlords an additional 10% to set up the repairs. To me this is double/triple dipping and at a minimum a conflict of interest and disingenuous. 4. Quickturn does very poor quality work. Rincon charges tenants additional charges above rent and does not even acknowledge this to the landlord. Tenants are charged an extra fee for pets, but they cleverly do not call it pet rent so that it is not turned over to the landlord (The landlord is not even aware that the tenant is being charged for this) Rincon charges tenants for supposed benefits such as semi-annual filters for HVAC , but does not actually provide them. Rincon is terrible about keeping. Keys, parking tags, etc . My tenants were not given keys to bedroom doors which later created door damage that Rincon did not replace. They did not give the tenant the garage emergency combo or call the landlord for the combo when the tenant needed it. They also never collected and returned the parking hang tag when the tenants moved out. Replacement tags are $50 and more importantly, parking is very limited and that original pass should have been collected so that no one else could be using it. I was very diligent about communication with Rincon and addressing these issues as well as accounting issues that were caused because of them. Rincon Manager Stephen Kenney acts like he cares UNTIL he is found out about these faults then refuses to accurately refund for damages caused by tenants due to Rincons incompetence to be sure they have keys. Combos etc. ​ Rincon not only failed me but also failed my tenants and they have now moved out. They destroyed a bedroom door and broke off the combination look on the garage due to ringtones and ability to get them keys and combos when needed. You can also did not reimburse me for these damages and others even with countless amounts of accounting proof. Don't waste your time and money using this property management company/maintenance company/real estate... You will lose money and tenants due to their incompetence I have been in property management for over 10 years and this is the first time I've had to report anyone for such things. I will also be reporting them to the BBB and all websites they use for renting. I hope this saves someone from losing money and having their property damaged by Rincon read more
