    A very well deserved five star review of Hope: indeed giving me "hope" for the brunch scene in midtown. I discovered this place in my favorite app.. and have had two wonderful experiences thus far. It's almost the perfect breakfast place for all the small reasons, the ice in the drinks, the perfect tasting soda, fresh squeezed oj, the jam packets! It's all nostalgic and really perfect. The staff keep it moving; it's been crowded both times and I've felt well taken care of. It's busy, it's active and its delicious. The chicken fried steak was awesome today! Even the over medium eggs were a perfect over mid. Very well done and looking forward to next time.

    Great spot for delicious breakfast. Plenty of food options and every item we got was very good. Plenty of seating inside for small or even big groups. The hostess was very welcoming and they give complementary alkaline water with refills.

    I wanted to really like this place because I see it all the time on tik tok and it has great reviews. The staff here is amazing and they do have good amount of parking. The food is just ok. To be honest it is very typical diner style food and lacking flavor. There are other brunch places that offer similar items with better quality items. The coffee was very acidic and not my favorite. My husband said the burger was lacking flavor, no seasoning on the meat. the pancakes were dry and were not that good. The syrup was also very running and did not really help the pancakes. Hashbrowns were over cooked, dry and no flavor They get a 5 star for service 2 star for the food

    Hope's Brunch House is a cozy diner that is exactly the kind of setting you crave for a weekend brunch. What truly sets Hope's apart is its staff. Our server was extremely friendly and walked us through the menu with thoughtful recommendations. Their attentive, upbeat energy made it a great experience. For my Meat‑loving family members, they devoured their food with no complaints. I was thrilled to see a dedicated vegan plate on the menu--a clear sign that Hope's is inclusive of all dietary preferences. But a small note for the kitchen, While the vegan dish was appreciated, the tofu was plain and flavorless. A quick scramble with generous seasoning would elevate it. Plain cubed tofu is gross and not meant to be eaten as is straight from the package. Nevertheless, Hope's Brunch House delivers a perfect blend of nostalgic charm, top‑notch hospitality, and a menu that includes both carnivores and plant‑based diners alike. The few tweaks to the tofu seasoning are minor compared to the overall experience. We left happy with a plan to return soon...perhaps next time with a "scrambled‑tofu" upgrade!

    Hope's Brunch House is the best Chicken Fried Steak I have had since leaving Texas 25 years ago. Super tender, not a single chewy bite. Just the right amount of crunch on the batter. The gravy is excellent, though I always prefer chunks of sausage in my gravy, but that's a rare thing to find in a restaurant. Their home fries were better than most places. They're often very crunchy/chewy, but these were just perfect, even for someone with no teeth. The biscuit was good. I should have ordered extra gravy for it... Fresh-squeezed OJ is WONDERFUL. I really thought the alkaline water would be different, but it was pretty normal. Definitely better than tap water, but no unusual flavors. It comes out slightly cool, I would ask for ice next time. My guest had the crepes sampler. From the photos here on Yelp I thought it didn't look like much food, but that is decieving, It's actually a very large amount of crepes with tons of fresh fruit. The place doesn't look like an old IHOP. It's nicely decorated and comfortable. Our server, Adrian, was top-notch. There are at least half a dozen other dishes I want to try. So, we hope to become regulars here. It's easy to see why so many of their past endeavors have been successful. I hope they don't sell this one to someone else who will come in and change things...

    Found this spot on AAdvantage dining for AA cardholders as it is a participating 5x the miles dining spot. Service was excellent and the employees were very friendly. Food was good but basic and fairly pricey IMO. I had a veggie omelette with toast (comes with 1 slice) and hash browns as my side for 15 bucks. BFF ordered the country fried steak and eggs (over easy), hash browns, and a pancake for 17 bucks plus a bloody Mary for 11 bucks. Portions were decent but not heaping as I had expected (for my plate), but BFF said his was just right. Overall, I recommend this place if you want good service and no frills with a warm and friendly atmosphere. Our server was very sweet and personable.

    So, woke up and had grocery pickup order what do we want for breakfast to Yelp I go. This was a spot I saw for several months now. It sits in the old IHOP building on central. Clean and nice music playing. Customer service is good and attentive. Now to the food: Star of the show the berry crepe - berries fresh, fresh, did I say fresh. OJ - fresh squeezed and bomb flavor Definitely try the Hope's hot sauce it had me paying $10 for a bottle to go. I thought the omelette was decent. I forgot to say no cheese so it may have been better. Overall solid breakfast experience. Fluffy Grandma recommends

    What a darling breakfast spot! My husband and I had stayed the night at the downtown Sheridan because we had a big birthday party for my 60th birthday. The next morning we were looking for a good downtown breakfast spot. My yelpers did not steer me wrong. The service here was outstanding! And the food was very very good. I thoroughly enjoyed my eggs, Benedict and grits with cheese. I also ordered just one piece of French toast and it was delicious. My husband got the chicken fried steak and plain grits. The reason why I gave it four stars is because my husband said it was too much breading on his chicken fried steak. He's a little picky when it comes to breaded things though so. My husband and I live in Chandler, but we will definitely go back! I recommend this place!

    As a recommendation from my daughter I took a Waymo here. Service was outstanding, tables clean, yummy water. Food came out promptly and was good. The pancake was a bit rubbery but still edible. Good prices, great wait staff, good food. Supporting local.

    We were excited to find this recommended breakfast from yelp and very busy. My breakfast Steak Skillet presentation was beautifully delicious however my eggs were not up to my request. I sent it back and it was better but decided it was the best they could do since they were so impacted with too many order's. Otherwise it was tasteful. I was a little disappointed however the service was good. So i might try it again, maybe not on a weekend.

    Came here with my coworker to grab some food after an early flight from the east coast. Staff were super friendly. Coffee was warmed up often without having to ask. The chicken and waffles were terrific. Tasted really good without syrup but I added maple syrup to get the full experience. I skipped the gravy but my coworker said it was good. I ordered a side a bacon because... it's bacon do we really need a reason!?! lol. It was a hearty meal. I will definitely come back.

    One of the better breakfast places here, Hope's offers the classic, diner-style experience I've been looking for, with loads of options at a decent price. I got the breakfast croissant which had hefty egg and juicy bacon wrapped in a silky croissant breading. The hash brown side tasted exactly how you'd expect. The restaurant offers cholula sauce on top of your normal ketchup/mustard, which is a massive plus. Service was quick and friendly. Parking was plentiful. Paid $18 for 1 person.

[Parking]: Mostly metered parking and I ended up parking few blocks away from the shop (plenty of metered parking spots near the intersection of E McKinley St & N 5th St). [Atmosphere]: Inside of this historic house, the wall features the work of local artists. The shop also has a cute outdoor patio area with tables. [Menu]: Apparently Matcha Latte is one of the more popular drinks here. The shop offers 12 black tea options, 9 green tea options, 8 herbal tea options, 4 white tea options, and 3 oolong tea options. *** Matcha Latte (16 oz, iced - $6.25): I was surprised that my drink was sugar free by default and I probably say yes when the staff had asked about adding sweetener. The drink was not as creamy as I thought and it was honestly a fairly mediocre drink. The first time I ordered it unsweetened was accidental, but trying it without sweetener or flavor was what made me realize that their matcha may be the best I've ever had. I've also had their Mas matcha latte and it is also absolutely delicious and simple and still allows me to taste the matcha through the vanilla and sweetness. I've been to other places that serve Kettl matcha, but none have tasted nearly as rich as Futuro's. The atmosphere itself is true to its name. It is futuristic, simple, and beautiful. It is full of unique art pieces of all types, and they sell their coffees and teas as well. I feel at peace inside and they always have vibey music playing at a perfect volume and incense lit. The service itself is one of a kind and makes me feel like I'm at a 5-star restaurant. They bring your items out on a beautiful tray and will always serve your drink with a cup of water on the side if you order it for here. They will even package your food up for you, which I would never expect from a coffee shop. It can be busy at times with a bit of a wait because the drinks are all made one at a time, but it's always worth the wait. The place isn't very big but has plenty of seating given the space. I'm currently hooked on the Cafe de Olla, a gorgeous blend of sugar and spice that's topped with a star anise pod that enhances the aroma with every sip. But virtually every menu item -- honorable mention to the Cajeta -- is balanced and well crafted. The baristas are all very knowledgeable about their teas, as well. I've recently been SO hooked by their semi-new weekend pastry artist, Ghita, who crafts such unique desserts. Most recently, I tried their absolutely FIRE black sesame craquelin with a mildly sweet tahini cream. The rhubarb cream pastry was also gorgeous and creative. Futuro as a space is intentionally designed as well, with plenty of seating on both sides, boutique goods for sale, and great reads. It's the perfect place to read a book and chill on weekends. And the staff, even when busy, seem to always perfectly serve each order and efficiently clear out plates. Officially my favorite coffee shop 1000% now.

The ambiance, drinks, and service were all great! There is an entrance to Lola Coffee from Roosevelt and another from the back near parking spaces. There is a restroom near the back entrance, and the start to the line to place an order is right near the front entrance. I saw in one of the comfy chairs while I waited for my former student to arrive. At that point, we moved to a regular table and then went and ordered drinks. She ordered a coffee, and I ordered a lemonade. We both enjoyed our drinks which were ready very quickly. There were smaller and larger tables, and there were also countertops along with business cards and marketing items at the back of the room on a thin table. Lola Coffee began with humble beginnings going back to 1992 with a cart, then Lux Coffee, and eventually Lola Coffee downtown. Now, there is even a second Lola Coffee location in Arcadia near 40th Street and Indian School. Today, they serve coffee, pastries, and breakfast. The Downtown Phoenix location hours are weekdays from 6:30 AM to 7 PM and weekends from 7 AM to 7 PM. While I had trouble choosing between a lemonade for a cold beverage or hot chocolate for a warm beverage, it's great they have so many options. Again, try them for drinks, breakfast, or pastries. Their staff is so helpful and the actual restaurant is quite welcoming to everyone.
