Do not use these inspectors! I bought a home based partially in the home guard inspection. The supposedly good condition fence is full of wood rot and coating tons of time and money to fix. It was not just a few loose boards. Moreover, there is at least a few thousand dollars worth of floor repair needs not mentioned beyond a little scuff. We're talking floors with Temu- style stickers over concrete and painted concrete that peels when water touches it (in the bathroom!) .... So, when they come back to reinspect, they deny culpability and gaslight, saying "satisfactory" means the wood is standing-- even if it's rotten. If it's the case, it's very misleading and a good way to swindle first time home buyers. read more

This is a con game they play preying on the vunerable when they are selling their home. Luckily, as a trained electrician and having worked in construction for many years can spot the lies & blatant fabrications. I am willing to bet the inspectors are paid either commissions or bonuses for the repair business they bring in from their inspection jobs and have a mandate to find defects in the homes they are inspecting to generate business. This is something that should be addressed at the legislative level of the state. I am writing my state representative to request an inquest. read more

I've been in real estate 30 years and I'm also a long-time professor of real estate at American River College, and as I emphasize to both students and clients, a good home inspection is a vital part to the home-buying process. As much as we think we can note things that are not up to par with a home, there are so many little things (or big things!) that aren't always visible with the naked eye. This is espcially true when it comes to houses that have a crawl space. Looking on top of the roof, and up in the attic, and just knowing what to test for in general. Anyway, this was my first experience with HomeGuard. I was a little skeptical because I've always used the same inspector, but he recently retired, so my broker said she uses this company. I tried it and hoped for the best, especially because their prices were so low compared to what is usuualy charged. Anyway, I was very happy with the service, the price, and the inspector they sent. Shane was early, detailed, and very service-oriented. I especially appreciate that he's been a general contractor for a long time, which I personally think should be mandatory for inspectors, but it is not. At any rate, while there were a few things wrong with the home (mostly due to age of the home) that I was hoping didn't pop up, at the end of the day, I'd rather have my buyers have that information now than to wait until they own the home and find out the hard way. I am a realtor and refer HomeGuard to all my buyers but HomeGuard inspection services is a hoax and I will stay away from now on ( 0 star if I can). I ordered home inspection for my buyer from HomeGuard, previous inspector wrote a note on the furnace in the attic to indicate the heat exchanger is broken but HomeGuard manager indicated that they don't have to mention that in their report about the note. If they saw the note, they should have notify the buyer who paying them to inspect about the problem in person or in the report but they did not result in buyer have deal with the problem after purchasing the home. The manager of the company said that they are not responsible at all, they only do visual inspection but the note wwritten on the furnace and they did not bother to report that to buyers who paid them to inspect the property. Another property too, the water heater is damaged but they didn't see the damage which also obvious. We found out the problem after buyer moved in. HomeGuard failed their paying customers and management not willing to correct their mistakes either keep saying that they are not responsible. read more

I am a new home buyer and only thought that during my home inspection I would hear basics that would only interest my realtor, my loan company, and title company, and that my realtor would have to translate "Blah, Blah, Blah" of inspector jargon and speak for me to know what I needed to expect and do for my new home purchase. I was sooooooooo wrong! I didn't expect to get what I get from great teachers, the compelling instruction and presentation that automatically helps a student like me retain the topic of the day. The topic: What's going on around and in your new-to-be home? My inspector, Daniel, absolutely presented me with his inspection results with an down-to-earth style. He was not different than me. He showed me photos, and guided me to the places the photos associated and explained why the damages may occurred, or were wear will look to occur. And he gave me quick and easy resources to help me with any damages that would need immediate repair, and went above-n-beyond in showing me strategies in damage prevention and quick and easy maintenance tips. I was never lost and frankly entertained by his approach. I really won't forget his and his associates service to me an my realtor. I know this is my first home inspection experience, but I have heard stories that have given me a preset expectation that was completely eradicated once I met with the Homeguard group. I got an inspection to purchase a home. Nothing was mentioned on the report about the plumbing issue that I discovered with my first shower in the new home. Water backed up onto the floor. If this issue had been surfaced it would have been addressed during the purchasing process. Additionally, this isn't covered in their home warranty. Even though they missed this issue upon inspection. Update: through reaching out to the folks that did the inspection rather than the home warranty plan, I was able to resolve the plumbing issue. I appreciate the local branch's prompt attention to this. Just wish the folks that handle the home warranty portion of HomeGuard were as good. They told me it'll cost $79 to come look at the issue, regardless of whether or not they'll fix it. read more

This is my second plus/minus review. Like the first time the person helping was quite professional and easy to deal with. (Stephanie) However, the system is frustrating. First, I do not like the lack of security in providing credit card information over the phone. I prefer to handle everything online and reduce the number of individuals that see my data. I went online and went through their system properly inputting all of the requested data. The form is a tad annoying since it asks for an invoice number which is NOT provided on the bill. A "Work Order" is provided on the bill. For ease of use they should adjust the verbiage on one of the processes. IE Have the online system ask for a "Work Order". I called them to verify Work Order was ok to put in. It is..... Secondly, I input CC data, billing address, name, email, etc. and then hit enter. At the very last stage the system cycled over and over and the verification process of proving "I am not a robot" cancelled due to too much time cycling. I then proved I was not a robot again and then the error code attached showed. I closed the system and then went through the entire process again. All of the data was rekeyed and at the very last step the error code 500 showed up again. Ok....the HomeGuard Incorporated system defeated me. I then called the number on the invoice. 9 minutes and 55 seconds later I finished paying the bill. The entire process should have taken 90 seconds. If I add the two attempts to use their online system the time would have doubled. I tried to get online support with Stephanie so I could pay using the system. When I told her the error code she was unaware of what the customer sees as their internal system is different. Therefore I had no choice but to pay the work order verbally. read more

This is an absolute disgrace to this industry. ZERO is the correct rating. First time buyer walked away because they hired this company and got an ENORMOUS estimate for pest work that added up to thousands of dollars. Let me give you exact details. 1B - The T1-11 siding has been damaged by fungus. Recommendation: Cut off approximately 6-12 inches of the siding to eliminate the damage. Install Z-bar and a new piece of siding. An entire sheet (4 feet by 8 feet) of T1-11 costs $43.62 at Home Depot. We need 6-12 inches by 4 inches. A 10 foot piece of Z-bar costs $5.52 at home depot. We need 12 inches. This work by anyone who can use a saw and a hammer would take no more than 30 minutes. And as you can see, the material would cost $55 with 90% being wasted. The bid from HomeGuard $2540.00. Yes TWO THOUSAND FIVE HUNDRED AND FORTY. 1D - The subarea access cover has been damaged by fungus. This is a 2 foot by 3 foot piece of plywood. Literally, it is a 2 foot by 3 foot piece of plywood. Purchased at Home Depot for not more than $15. HomeGuards charge $400!!! FOUR HUNDRED 1A - The support post was found to be damaged by fungus. Recommendation: Remove and replace the damaged post. This is a 6 by 6 post. Home Depot sells this post for $43.86 and would take two people maybe 45 minutes to remove and replace. The cost given by HomeGuard - $900!!! Just on these three items, HomeGuard would charge nearly $4000 for a couple hours worth of work and $100 in material. So, when a first time buyer sees a report like this and sees $4000, they run. So, both the buyer and seller lose. The buyer loved the home but ran because of this ridiculousness. Seller lost out and has to put it back on the market. Unfortunate for everyone. read more

I used Homeguard for my home inspection, and they missed an interior wall that was bulging. The entire internal structure is dry rot. They also miss some other things. I very cordially spoke with Curtis, the VP, today. He is condescending, rude. For example, " I love it when customers call back a year later and think we should fix the problem." The way he spoke to me was the worst customer service I have received as far back as I remember.I have my licensed contractor as witness, pictures of the bulging Cracked wall they missed. Cameron came out and said, " It's not dry rot, the house is just settling.IM NOT GOING TO GO INTO any more. DETAIL UNTIL I SPEAK WITH THE INDIVIDUAL WHO OVERSEAS CURTIS IF THIS COMPANY DOESN'T ATTEMP SOME WAY TO MAKE THIS RIGHT, I WILL POST LATER. UNTIL THEN CURTIS NEEDS TO LEARN HOW TO TREAT "HUMAN BEING." I have numerous Before & After pictures. that shows the problem. I will post either way, whether good or bad, what the outcome is. Very knowledgeable inspectors. We hired them for a bundle of home inspection and pest inspection. They give roof inspection for free with this bundle. The inspect the roof using a drone that populates the images immediately while we are on site during inspection. The buyer and I were able to see the process in action, and it was amazing. Arif, the home inspector, did not rush it. He took the time to walk through and show us his findings and explain every one. He, along with termite and roof inspectors, were very thorough. I totally agree with Sofia L. Be very careful with Home Guard when you are doing your due diligence to choose a home inspector and oh by the way repairs as well. These people prey off of the sellers and buyers to I would say with open and inspect work which will cost you a lot. Had I done my due diligence instead of taking my realtor at his word I would have never hired them. Selling a house and moving can be very stressful. I didn't need the added stress when I was trapped by their inspector and told that extra damage we found while working the repair you authorized will cost you another $$$$$. This company reminds me of a convenience store where you pay for the convenience. Sure it's convenient and they give you a warranty and a nice letter to show your buyer, but is it worth it? Do your due diligence. BTW One of their inspectors told me face to face that Home Guard repairs are high. You may want to look elsewhere. read more

DO NOT USE THIS COMPANY I'm a realtor in the Sacramento area for the past 7 years. The buyer's ordered home, pest, and roof inspection from HomeGuard, this was the first time I dealt with them. after the inspection was done the pest and home inspector both said the house was in great condition, even with the repairs noted. I said great giving the age of the home that is music to my ears. We received the pest report back with an almost $16,000 dollars between section o#1 $12,000, #2 @2,500, and other items they said needed further inspections, as they weren't able to see it another $1,500. I almost fell off my chair, "which could have resulted in an additional cost to me for injury," putting joking aside. When I called them I told them under what planet to you live that you tell the buyers and I the house is in great condition and give us an estimate that high, please double-check and see if you accidentally added some zeros. Sadly to say the response was not one I was looking for, they said they will go back and double-check the work, to ensure the report matches the issues the found. Three days later still haven't heard back. Mind you there was no avoidance of termites or any other wood-eating pesticides. I got a second opinion, by a company I trust whom I have worked with for the past 7 years with no issues in this industry. I will never recommend this company to any of my clients or anyone looking for home inspections. This company is a rip-off, Buyers, and sellers involved in an escrow deserve to be treated with honesty and integrity, which I feel this company does not seem to have in my opinion. read more

Don't use this company for your home inspection. They are simply out to make money. We had a home inspection done by them while we were selling our home. They damaged walls and kitchen cabinets trying to find something. They claimed water damage under a sink (next company verified no damage whatsoever). Plus they missed a major electrical issue we found out about from another inspector. In addition they give you quotes for repairs that are astronomical. $75 to caulk around a bathtub for example. We fixed all real issues for about 10-20% of what they quoted. Go elsewhere. (Inspection done in Summer 2019. ) read more
