    Ceiling, leak, water damage

    Only positive thing I have to say before all the negative is about Victor who was our old maintenance guy, he was the best. And also Fabian, he tries to be so helpful but there's only so much he can do without approval. And Cricket, the new resident services manager. She's been so kind and helpful, she responds in a timely manner and answers when we call! THANK YOU CRICKET! We have a leak in our ceiling at the moment due to the heavy rain, (the stairs outside connecting to the wall for the upper apartment is rotting). That is a major safety hazard, the railing is falling apart, there is very clear termite and rot damage and nails sticking out of the stairs about two whole inches!! Because of this, it's causing water to leak into the door frame above and into my ceiling and WALL! With the lack of communication, it takes them over 30 days to make non-emergent repairs, and now that the ceiling is leaking lets see how long it takes for them to fix or just have someone come out and look at it!

    I cannot stress enough how awful the management company and staff is at heetwave (except Victor, he was always kind and helpful). Be extremely careful. This company tried to scam me every chance they got. They are near impossible to get in contact with, and once you finally reach them they are rude, incompetent, and unorganized. Take photos of EVERYTHING and get everything from them in writing as they constantly go back on their word and stay lying. Be mindful to get a receipt/ evidence that you cleaned your unit before moving out because we had our unit and cleaned and they still took $300 cleaning fee from our security deposit and then failed to ever answer the phone or any emails regarding the issue. The lease states numerous times that you must return the unit to the condition you received it in. Not only was the unit cleaned, it was returned in much better condition than we received it in. When we moved in to the home, it was FILTHY and had not been cleaned prior to us moving in. There was human feces and urine on the toilet... absolutely unbelievable it's actually INSANE. I will attach photos so u can see. (and u guys that's what the toilet looked like AFTER we flushed it instinctively... I KID YOU NOT... there was LITERAL POOP in the toilet when we arrived on move in day) They also refused to give recipes for the "cleaning fee" for weeks and when they finally sent "a receipt" IT WAS FAKE. more lies and deceitfulness from Denise. This was their final attempt to steal money from us after a year long lease of them sneaking more charges to our ledger. I'm my experience Denise has been beyond NASTY and ignorant. Please mindful when choosing to work with heetwave. I will also attach a photo of the fake receipt that Denise made up. it's honestly insulting and aside from that it's illegal to not provide honest and proper documentation regarding what our deposit was taken for.

    Just wanted to take a minute to express my gratitude as Omar helped one of my work colleagues get situated at your property! He was very knowledgeable about the property, all the amenities and what the application process would look like. I really appreciate it. The extra time he took to take videos of the entire unit before coming and visiting Something else I wanted to note that was a small detail that meant a lot to a single mom that was viewing the property with her 15-year-old daughter. He made sure not to speak of any numbers and prices while her daughter was there. He handled himself very professionally and I'm so happy my colleague and her daughter are enjoying the property! @neeks93 on insta

    I have previously given a nice review and have lived here for many years. I have NEVER seen the pool like this. Things have gone down hill quickly here as of late. The spa is actually closed permanently but have left water in there and the pool guys are not cleaning it at all. The pool was recently emptied and repaired. The re painted ONLY the spots that had been repaired so even when the pool is clean yoy still see different shades of white paint. I'm not sure why when they had it empty they didn't paint the whole surface, repair/clean the tiles around the pool. This needs immediate attention before it gets closed down again. Would love to kids be able to enjoy the end of the summer In the pool. And I would rather not have this as my view from my front door/window.

Having a busy work schedule also means that I won't likely be able to attend to the tenant's needs in a timely manner. This is where Good Life fills in the gaps for me. The team at Good Life during the onboarding process has been super helpful and efficient in getting the property ready, whereas it would've taken me ages in trying to do it myself. I was assigned Andrei as my property manager and it's been a great start. He has been open, transparent, professional, and great to work with since the start. I recently had an online shopping shipment mis-delivered to my rental property, to which Andrei was instrumental in helping to coordinate the handoff between the tenant and me. Even though Andrei is my primary contact, I can see that they have great teamwork. On one weekend, I had a question to which I received an out-of-office note from him. But rest assured, another team member stepped in that day during his time off to help with my question. Good Life also has a great online portal for me to see all the documents and tax information. Their services have impressed me since the beginning, and I look forward to a great relationship moving forward. Keep up the great work, Good Life! I highly recommend them!

It's a single-family home up a very steep driveway planted in front of a very steep hill, with a beautiful view of San Francisco, and it required special vetting for the right tenant to successfully and comfortably live in this residence. We are forever grateful that we connected with Tenant Planet. They interviewed several prospective tenants and located the perfect fit, and these tenants have occupied the residence for over three years. The rent is paid on the first day of every month and deposited directly to our account with accounting paperwork that makes our role very very easy.     I've had too many bad experiences to name, but I will mention one. Last year, 2025, Tenant Planet…read morewas late getting my lease renewal to me. They realized it on November 12, 2025. They immediately emailed me and sent someone to my house with a lease renewal and the rent increase. I called and asked when would the new rent be due; I was told December 12, 2025. I paid my new rent on December 4, 2025, lovely Tenant Planet charged me a $150 late fee (they will not reverse it) the old rent, plus the new and rental insurance. Never mind, I've sent a copy my rental agreement three times. The right hand doesn't know what the left is doing. I've been renting this property since 2011, and unfortunately, the owner may be loosing me as a tenant. If you're a property owner, think again if you were thinking about using this company.
