I'm staying with the consensus here..5 stars. We needed a good price and right away because this was a rental house that we needed to get occupied soon so we could get that income. It was just one bedroom with off white polyester type fiber and left dirty. I called Guarantee Cleaners just before closing time holiday season, so I'm sure lots of people either wanted their carpets looking good for company or company had partied through Thanksgiving dinner. All of these places have a minimum fee just to come out for any job, but Mike's was lower than the others, plus he sent Jason out the very next morning. He has one of those huge professional trucks and was waiting for me when I arrived at the specified time. He helped me get the heater going, set the thermostat,etc. so things would dry after he did his work. It only took about fifteen or twenty minutes including hauling the hoses from the truck. It looked great,and the house was rented that day to a perfect family with references stating their former landlord wished he had a Modesto home to rent to them. Things couldn't have been better. Mike was happy to come out for one bedroom, and he completed the task quickly and spot on...rather spot off..yeah that was humor. Anyway, save yourself the trouble of calling every place in town. I already did it. You won't find a better price plus he does a great job and has the latest equipment. Yelp is great for pointing out the winners and potential regrets. P.S. We didn't have any pet issues, but the person who recommended him to me has an older doggie, and she has him come out often to clean up the pet stains/odor with great success. They all charge a little extra for that, but it is mostly to pay for the enzyme cleaner itself which is pretty expensive even if you just buy a bottle yourself at petsmart. Since the carpet was older, he recommended no Scotch Guarding unless I wanted to do it myself as there would be residual stains that previously hadn't been removed properly and were now too deep into the carpet--of the oily type--that would continue to show up quicker with dirt on the low-pile solid-color carpet. There was a dried coffee spill as well, that hadn't been dealt with when it happened in a hidden area. All came out beautifully. Although the rental that we vacated had carpet that was 20 years old or more, and I was concerned about how clean it would come out, it looked amazing when Mike was done with it.
