I've had a really great experience living at Griffis on Pine and wanted to take a moment to recognize the team here. From the moment I moved in, the staff has been welcoming, responsive, and incredibly helpful. The leasing office team, Alejandra and Lucas, along with the manager Kimberly have been amazing to work with. They are always friendly, professional, and quick to help whenever I've had questions or needed assistance. Their communication and willingness to go the extra mile really make a difference. I also want to give a big thank you to the maintenance team, especially Jared. Maintenance requests are handled quickly and professionally, and Jared has always been great whenever he has come by. He is knowledgeable, respectful, and clearly takes pride in making sure everything is taken care of properly. I've enjoyed living here so much that I actually decided to transfer to another unit within the community, which says a lot about how positive my experience has been. The team truly makes Griffis on Pine feel like a place where residents are valued. Giving credit where it's due: Mike from maintenance came out yesterday and actually made progress. He replaced our master bath faucet, fixed the water pressure issue, and installed a new track panel so the laundry room door could be reinstalled. His effort and professionalism were much appreciated -- thank you, Mike. Mike also said he would: - Ask the leasing office about replacing our broken dishwasher (submitted 8/4). - Reach out to the regional maintenance person regarding the black mold growing in our bathroom grout. While I'm glad some repairs were finally addressed, major concerns are still unresolved. The dishwasher remains broken, the mold issue is ongoing, and other problems like the broken gate and mailbox delays continue to impact residents. This update is an improvement, and Mike deserves recognition, but what's still needed is consistency and urgency from management. Residents shouldn't have to wait weeks or escalate issues to regional just to resolve basic health and safety fixes. read more

In sorry to have to make this post, but this company clearly does not care about the safety of its residents. We regularly have people who do not live in the building enter our "secure" area and try to break in to our homes, masterbate on our patios and sleep in the gardens. Our mailbox has been broken for months. Do NOT rent units here. If I could give a 0/5 I would. We are perusing all options under California law to leave and/or get rent back for the horrific conditions we live in. We also had a leak and black mold that went ignored for weeks until they finally decided to believe us and come check. Again, do NOT live here if you care about your health and safety. read more

The staff are great...but the quality of amenities aren't doing so well... My bf lives here and is moving out because there are roach problems, the parking lot is always trashed and homeless or dirty folks are constantly leaving trash and dog waste in the parking lots. We've seen several homeless people's trash and blankets and even someone sleeping in the hallway late at night. I feel bad for them but this is supposed to be a secure building and yet they somehow find a way to break in and I've also heard of cars being broken into so people have moved out. There are crazy people yelling in the middle of the night outside the balcony, loud cars zooming by when it's illegal to do so... (not the building's fault but maybe the city can put up a sign) and the pool area is dirty... like you can't walk barefoot there. Maybe they can power wash the concrete once in a while? The grills are being upkept better now, per my bf. The TV doesn't really work down there either. The decorative gas fireplace is nice. Some of the sunbathing chairs are broken. The bicycles for community use are almost always broken and there are 2-3 that they don't have keys for. There's no real way to keep log of it being maintained per the office people. In my opinion, not really worth the money and rent increase unless you have roommates. And I found out they don't really do recycling except cardboard boxes... there should be a bottle recycling or something. Oh! Half the rooftop parking lot is blocked off. Not sure what they're doing with the solar panels but ‍ I have some ideas to help this apartment community if I can meet with the owners/investors. Not sure you read this. I lived at Griffis for 3 years. There are 2 critical issues that prospective tenants should be aware of: lack of security that's led to real dangers and frequent false fire alarms. Security: non-residents are easily able to gain entry to our building. I've witnessed non-residents testing doorknobs, trying to gain entry into apartments, and knocking on doors in search of vacant apartments. In March of this year ('22), a neighbor warned me that somebody had been living in the stairwell of our building for a week. I also had my car broken into twice and my neighbor reported one break-in. The private security company on the premises does what they can when called, but they only offer short-term solutions. Making sure the doors shut properly is on Griffis, and there was one door that was broken, on and off, during the 3 years I lived there. I put in a few work orders and spoke to management to stress that their fixes kept sliding back into disrepair, but the issue was never solved. As a result, anybody could walk in off the street. When I first moved in, I found two neighbors trying to fix the door THEMSELVES, power drill and all. They were clearly at the end of their rope, and, 3 years later, I fully understand why. Right around when I was moving out, Griffis sent out a notice to all residents - "take care to close the door behind you." They put the onus on the residents. Because this broken door requires an extra push or pull to close properly, it inevitably gets left open. Additionally, when the garage gate that separates residents' parking from the public was broken, it took a few months to fix. During that time, one of the aforementioned car break-ins happened. Fire alarms: false alarms went off during my entire time there. At all hours. Often for many hours at a time. They became common enough that my wife and I developed the routine of putting our noise-canceling headphones on and staying put. If you have a pet or a young child, you don't really have that luxury. Management informed us that there's nothing they can do about the alarms - they're the result of a faulty system which is managed by the retail spaces on the ground floor. A day before our move-out, we could hear an alarm going off in a different Griffis building across the street, for the entire day. Phew. There's a lot to like about living at Griffis, which I detailed in an earlier review. The maintenance team is great - shout out to Ruben, Mike, Christian and Steven. Kim, the resident manager, has gone above and beyond on our behalf. Unfortunately, when it comes to these 2 recurring issues, their hands seem to be tied. Griffis is a Denver-based company - Long Beach is its offshoot - so I'm guessing the big decisions come from above and afar, leading to these critical gaps. read more

Kimberly and Imani are so professional kind and friendly. They both went above and beyond to make my move in feel effortless. I am so grateful for the staff and amenities. I looked at Ocean View apartments but the staff weren't professional or communicative. They had no washer dryer or Balcony. Grateful I found these apartments that had everything I needed and more. I feel much happier and taken care of. It didn't feel like anyone was trying to sell or convince me to sign a lease but literally welcoming me home. Would recommend 100 percent! read more

Me and my boyfriend had an appointment at 5:15 we got there a little late (5:25) due to parking and trying to find the right entrance. As soon as we walk in a pale white lady with bangs and dark brown hair greeted us and we told her we had an appointment at 5:15. She told us that she has an appointment at 5:30 and was unable to give us a tour due to tours taking 40-45 minutes and that we were actually scheduled for 5:00. I told her "no I booked an appointment online on their actual website and booked it for 5:15pm" she said "well my system it says 5:00pm do you want to reschedule?" 1. She didn't even ask our names so how did she know it was us that had the appointment at 5:00pm? It could of been someone else at 5 and me at 5:15 2. If we would of arrived at 5:15 we still would of got denied due to "40 minute tour times" so what sense does that make? 3. She called the 5:30 to confirm earlier if she was coming to her appointment and called once again once we arrived. Mind you now it's 5:40 so the 5:30 was late by 10 minutes also. Hmmm. 4. I never got a confirmation call however I did call Thursday the 19th to ask for a Saturday appointment to see if I can get squeezed in and she said they were booked and I told her okay cool I'm already booked for Tuesday the 17th for 5:15pm. "Awesome we'll see you then" I even got an unrelated phone call from them because I was trying to ask a question about criteria on their chat. (See photos) The whole experience was unprofessional. If you make an appointment here make sure you confirm because if you book online through their chat your appointment time will most likely be wrong and they won't help you at all. Unfortunately from this bad experience I will not be leasing here or even touring. We got approved at Alta South Bay in Torrance (which is way nicer and has professional leasing agents) and was trying to see other places before we made our final decision by next week and Griffis was our final apt viewing and the worst experience smh. Oh yeah my coworkers asked me how my appointment viewing went and I told them all Griffis was horrible but Alta and Avana were great. read more

It seems a fresh review is something this place needs. Do not move here. Management will never work with you. We first moved in, it was nice. Seemed like what we were told we were going to get. It started to be 2000 for everything to ending us to be 2500+. And it is not worth it. It took 8+ months to get the security door fixed to the main building. Residents were claiming and stating to get the doors fixed. Management did not care. Residents would have to someone move the homeless out of the building. What about security? Well, we have new security now so it took years for that to be changed as well after many complaints. The service team is amazing for they try so hard and get the short end cause we assume they get the info just as quickly as management. No. Guys. They get their info from management, so please give them credit. People leave their trash everywhere. I mean beer cans, condoms, dog poop, you name it. It will get left there for days even when asking for someone to come clean it. Being on the 3rd floor there are still roaches. Had to get a weather strip for my front door. Dont believe their site. It says off-leash dog park, but management will try to enforce dogs still being on the leash while IN the DOG PARK. Better to just take your dog to the many dog parks around here. There are also a field of roaches and rats/mice in the dog park anyways. My dog got a tick one time. Griffis charges everyone different things. Parking is one. They will also steal money from you. (Yes, I have proof.) Many people here were asking about refunds on being overcharged with some items and management stated it was while more than 5 people stated they never received their money. We all just kinda ate that one cause going to court for $20+ doesnt seem worth it. They also charged for my service animal (ESA). They did refund me for 2 MONTHS and when asked again, Jeffery stated that case is closed. It took months to GET the paperwork even after we informed them before renting he was a service dog and never gotten the papers until months into the lease and still being charged. It took another 2 months to get the paperwork through cause of 'system issues'. FYI, while paying pet rent I was never asked for a animal deposit. So they either acknowledge or knew he was an ESA and thought they could still charge me since the paperwork wasnt in the system yet. Which leads to be the answer for a lot of things. The secure mail system goes down about once a month, but still paying that 3 bucks no matter what. Even if your packages are sitting outside the secure boxes over night or a day. They will give you some other excuse. If you pay via card for anything with their system, it was always $67+ service fee. When I asked about that Griffis said they had no idea what I was talking about. When I got the company number that runs the payment system, the company informed me that GRIFFIS has control over the fee they charge. Money hungry man. If anyone wants the photo proof Ill post them. I will need to take out information for privacy and security reasons cause they are screenshots. Thank God we are moving in 3 weeks to a bigger place, nicer area and cheaper. Why did you not move sooner? Cause it is just a lot more money to do and we had to wait until our lease was up. Last thing, I think. Covid, they were no help. Still wanted their money and did not care what issues you were going through. They take a while to respond back to you unless if has to do to getting their money. Do not move here. I will post this on every social media site since the head company never wanted to answer my calls to solve this. A lot of us are moving out once our lease is up. Some of the neighbors are really cool, but some really suck. Another reason why we are moving. Anyone can have an aggressive dog and management will not care if a complaint was made. Good luck if you still wanna move here. I understand that posting this now while still having three weeks can be thrown back in my face, but my boyfriend and I are prepared to be charged for things I was told we would not be responsible for or whatever reason/excuse they can think of for charging us. RUN AWAY!!! SCAM BUILDING! DISHONEST OWNERS, GROSS BUSINESS PRACTICES, TERRIBLE BUILDING. This is the WORST company I've ever had the displeasure of dealing with. Lived here for a year, paid every single month on time, and had a hellish experience as a tenant. I spent more time on the phone consulting a lawyer about these morons than I thought was humanly possible. Impossible to reach while they are "working from home", I had to call the main corporate office THREE TIMES to get Jeff (the building's manager) to even return my calls about a $2k "damages" bill I was given a month after moving out. Here are some examples of the BS you can expect with #teamgriffis: SCAM #1 -- On move in, I was offered 6 a week discount on a 12 month lease (before pandemic started). When I arrived to sign the offer, the leasing documents had a higher rent and made no mention of the concession. I had to threaten to tear up the lease and walk out of the office before it was "magically" found by their incompetent team. SCAM #2 -- On move in, the plumbing wouldn't drain. Naturally I contacted management, who had the temerity to suggest it was something I "should have checked for" during my initial walk through. L M A O. Perhaps I should have taken a full shower during my first visit, to help wash the slimy feeling of having dealt with them. I wrote it off as "corporate being corporate" or whatever. SCAM #3 -- I had to just about beg to get even minor issues taken care of. After submitting multiple requests to fix my FRONT DOOR'S LOCK over the course of a month, the team finally shows up and replaces it with an equally-broken unit. Their team will just stomp around through your house, shoes on, and I had multiple occasions where there were unannounced walk-ins by building staff. I had three Griffis members unlock and breeze into my apartment on a weekend evening, WITHOUT ANY NOTICE, to do "inspections". I just about had a heart attack to walk out of the shower and see three strangers standing in my living room. What the actual F-? SCAM #4 -- I was charged nearly $2k in "damages" made by THEIR STAFF (e.g. carpet damages due to them walking through my house with boots on). Constant problems with plumbing and water pressure were never fully fixed, and the move-out charges they suggested I pay were nothing short of predatory. Lowlights - Vermin through the stairwells and common areas. - Dishonest, unhelpful leasing team (particular shout out to Jeff, the manager, for his smug attitude and plastic smile). - Comically bad gym (closed anyway due to COVID-19, but billed $50/mo anyway). - Constant bait-and-switch tactics to squeeze you for any $$$ they can. Highlights - Non-leasing staff were pleasant. I would even have forgiven the muddy boots issue, if not for the $2k move out bill. - I'll never have to deal with Griffis again. F Griffis. Do not move to this complex. It may seem nice on the outside with the perks of being walking distance to restaurants and stores in downtown Long Beach, but I don't think it's worth it. Having lived on the second floor, I experienced multiple issues with my bathroom sink and loud neighbors next door and above. We also experience a ceiling leakage on our kitchen which was really annoying. The staff also charged my roommate and I for moving out a day early thanks to their ridiculous accounting system even though we moved out the last day of our lease. This place nickel-and-dimes you for every penny. I've had so many headaches living at this place and I don't recommend it. Please take your hard-earned money and find another worthy complex to live in if you really want to move to downtown Long Beach. read more

I can tell you that living downtown can be very overwhelming at times. So many people (not just the neighbors) are roaming around, making their way through the day. A plethora of places to shop and explore, very social environment. But the best part about living here is the sense of security and the work the leasing team does for their tenants. Kim and Imani are the epitome of what to expect in your leasing management. Every time something happened whether good or bad they are always willing and more than capable to help. Without them this last year wouldn't have been as enjoyable, I promise, especially with how much time I spend at home but they make my roommates and I feel safe and their reliability doesn't go unnoticed. read more

Having moved in recently, we're really happy with the building and community. The leasing office staff (Kim, Frank, and Miriam) have been super helpful and responsive and the maintenance staff (Chris & Ruben) have handled all the range of issues we've had (appliances, electrical, cosmetic, etc) really efficiently, even when the problem wasn't obvious and required a fair amount of debugging. The neighborhood is also really vibrant and within a few square miles you got everything you need: beach, restaurants, shopping, convention center, etc. Overall, I think the value of the place is worth the Rent. I would really love to give a 5-star rating (and will update to a 5-star if things improve in 2022)...but I to knock off 1 star for safety and cleanliness issues and another star for how easy it is for corporate to fix. I think the major issue is there there aren't security cameras throughout the buildings. There is way too much activity and too many people around...so you're going to have random a**holes, homeless people, inconsiderate neighbors/guests, lazy pet owners, etc. With no security cameras, there is no way to enforce rules and deter bad behavior. Trash rooms are consistently overfilled because residents aren't following rules, and the understaffed cleaning team has to spend the majority of the time playing cleanup nanny for a handful of bad actors...even having to pick up random dog poop consistently. These problems can easily be fixed by adding cameras as well as implementing a Dog DNA registration system. In the age of Nest and Ring cameras, the building only needs to have a wifi signal handy (which you can spread using a mesh network) and then you can add as many low cost cameras as you want without needing some hard-wired CCTV setup that costs thousands of dollars. Other than that, adding 1 or more members to the Maintenance and Cleaning staff would be probably be helpful too because of the multiple buildings and common areas. read more

Been living here for some years and its a good place to live . Close to everything, shopping, food, & entertainment. The maintenance staff aka mike really comes through to help you with your apt. Whether the toilet is leaking , or i need something fixed/replaced, or any concerns Mike always checks it out and does his part to fix the problem ! Really a handy man to have around here. This place a shit hole! Homeless breaking in and sleeping in the hallways. Residents who cant throw the trash into the chute so busted bags and trash spread all over hallway creating rodents and insects. Moved into building H first floor and right away seen huuuge roaches. They had my apartment bombed leaving myself and pregnant gf to take everything out from cupboards and under sinks. Get home to then sweep mop and wipe all surfaces that were left soaked with the bug bomb residue. The pool was disgusting wrappers and beer cans left in the pool. The shower ur suppose to use to rinse off before u get in had a birds nest in it with feathers, trash and dirt. Included picture of roaches we continued to find dead while moving out mind u i lived there for 3 months. posted pic of a backup that i found in my bathtub the day after thanksgiving and when i called about it i was told by the office to clean it myself hahah. Pathetic! i was made to clean up someones feces in my tub. DO NOT move in here. Ended my lease early and moved to camden homes on ocean. Much better maintained grounds with a two story full service gym two pools and a stones throw from the ocean. After all of this i still cleaned the apartment spotless only to have them keep my deposit but thats ok because I think they need it more than i do. read more
