    My car was broken into and window shattered, my packages have been stolen numerous times, items stolen from my property, including my bike. We've been dealing with mold and roaches, something I've never lived with before. We moved in and found most of our appliances were not working properly. Camden management is a joke and as useless as it gets. They do not care about residents. There's mold growing in the hallway, and trash all over the parking garage. The parking garage gates are constantly broken. Based on comments from our community portal there has been 18-20 car break-ins or windows smashed, 4 people mentioned property stolen, 3 cars vandalized, and 2 cars stolen in the last three months across the parking garages. Our mailboxes have been compromised, mail stolen from inside our locked mailboxes. I truly wish we never moved in here. I saw the negative reviews and I thought it wouldn't happen to me. I was very wrong. Cars get broken into and stuff gets stolen way more than what's even reported. I don't feel safe or comfortable here. Stay away from Camden Harbor View!!!

    ROACHES AND DISHONEST STAFF. (See photos below) I'm not the type to leave Yelp reviews, but this experience was beyond ridiculous. I applied for an apartment at Camden Harbor View after being shown a virtual tour because the unit I was applying for was not ready yet. Based on the location and what was shown in the tour, I applied immediately. That turned out to be a huge mistake. Everything was done online, but once I actually showed up to pick up the keys and stepped inside the apartment, I knew right away something was wrong. There were literal roaches in the sink, and there were homeless people sleeping on the property within about 20 feet of my building. I immediately went down to the leasing office. I didn't cause a scene or make a big deal I simply explained the situation and politely asked if I could cancel my application and get my deposit back. One of the employees verbally told me it would take 7-14 days to receive my $5,000 deposit back. After I left the office, I received a text message saying it would take up to 21 days, which is already a long time considering I needed those funds for another apartment. Once the 21 days passed, I received an itemized statement (no check) from Camden and them saying it could take another 4-6 weeks to receive my deposit check. This makes absolutely no sense considering I have it in writing via text message that my payment should be received within 21 days. When I sent screenshots of the text message to the office, they tried to claim that the message only referred to receiving an "itemized statement" within 21 days, which is clearly not what the text says. At this point the explanations from the staff keep changing, and it's hard not to feel like I'm being given the runaround simply because I decided not to move forward with the apartment. If you're considering applying here, I do not recommend it whatsoever. Save yourself the headache and bs.

    If you like dinner and a show expect to see crazy stuff happening outside regularly

    DO NOT MOVE HERE!! These people do NOT care about you. They will let every appliance in your house fall apart before they send someone to come fix it. We've had issues with every possible appliace you can think of before it took them days to even WEEKS before sending someone to come fix it. Out dishwasher is STILL not working after almost three months. Multiple issues with the plumbing, whether it be every drain in the house from the kitchen sink, to the bathroom sink, to the bathtub. Not to mention the $100 dollar parking pass per car per month.

    Don't move here. Or risk your apartment getting broken into, your car getting broken into or stolen, security not actually doing their job, maintenance workers robbing you, the leasing office not giving a shit but still increasing your rent and fees every year. Just don't move here. The people that work in the leasing office do not care about you even though they'll pretend as if they do to your face. Camden is a great company. Camden Harbor View is an outlier and not worth living. I regret moving here and can't wait to leave.

    Camden put $200 on my credit even though I disputed it and we cleaned up extensively. Called the office and requested it to be taken off even though we had to move out of 8th floor of 6th building due to EXTENSIVE MOLD because of FAULTY CONSTUCTION AND BAD PIPE UNIONS THROUGHOUT THE BUILDING. We had heaters running up OUR already high electricity bill, couldn't use our bathroom for months, had mold spores on some of clothing in the corners of the closet so we had to wash or dry clean all of them, had to throw out one of our room jacket cabinets due to not being able to bleach the back of it from a sickly yellow, and various other changes of life because of this nonsense. All Camden recommended was using your Renters insurance to find a hotel while they cleaned up. What a help that was when it happened in the bedroom one time, then the bathroom pipes exploded having a river running into the closet and then the other bedroom's closet had mold on three different occasions. The next door neighbors already had their leaking problems for months and we had to walk over plastic every time we came home. That is on top of our car being broken twice, homeless people yelling at all times of the night, and some homeless dude smearing ACTUAL FECES CROSSES ON THE FRONT DOORS OF THE APARTMENT. Granted these are not Camden's fault, but thank God I don't have to deal with that garbage at the place I live now ... and it is cheaper and in a better place. On top of all of that, elevators were inoperable at indiscriminate times (at one time BOTH were down in the building and people had to walk up a 9 story building's stairs), my Amazon packages had been stolen so many times I stopped having them delivered there, the internet was trash and was down more than the elevators but there is a MANDATORY tech fee of $100 a month, regardless if it up or not, and the parking garage had times there were people who did not even pay the $100 / month parking taking up the spaces for days without getting towed. I let the whole mold litigation go since my 3 year old daughter has all of the lesions on her chest cleared up since moving away early until they decided to stick this on my credit even though they never mailed disposition on my dispute. I could've paid the $200 straight out, but it's the principle behind the whole matter. I've paid $3500+ for an apartment for years dealing with all this garbage and they have the nerve to try to sneak something erroneous on my credit without even sending me correspondence when I try to go through the proper channels. Maintenance guys and the fact that the apartment overlooked Long Beach were the only reason for one star. Better Business Bureau will hear about this as well.

    8/30/24*** Way overdue but after finally moving out I just really want to warn anyone to think twice about moving here! This place is just awful and will make your life miserable. They let maintenance come in without the 24 hour notice and now they have this creep maintenance guy that has been arrested for filming people and this guy came into my apartment while I was in the shower!!!. They have rodent issues, so much crime going on and just so many issues that Camden ignores. Updating again just so people are aware of what they are getting into!!! 2/16/24 and still no repairs done in my apartment! I see someone recently asked the office and about the girl with no roof and they told them they have 24/7 maintenance but believe me it is all a joke at this apartment complex! The "fire pit lounge" has been removed months ago, you are forced to pay for cable and internet that barely works and now we have many tenants complaining of roaches and rates! Beware!!! Updated 1/9/24. I have now lived with my apartment "under construction" for over 6 weeks! Very little/poor communication on what's going on. Rent is way too expensive here to have to live like this and not given any support or retributions from Camden because they say the water leak was not their fault! It wasn't mine either and yet I'm the one with no walls! Getting anything fixed is a joke. Took 3 months to get my dishwasher fixed and people telling me someone was coming to look when they never showed or reporting that someone came and "figured out what was wrong with it" without anyone actually showing up to look. Would open a service request just to have it closed or no response for weeks.

    I've lived at Camden apartmenst for 7 months, They calls this Luxury living! My toilet has been backed up all weekend with no response from the Maintenance Team, despite multiple requests for help, It's frustrating and disgusting to have to deal with this! My apt smells like an outhouse, having to use neighbors toilets, If you think about movong here, I strongly advise you to reconsider. This place is poorly managed! Save yourself the headache!

    If I could give this place no stars I would. We stayed for 10 days before we decided we had to get out. To sum up: not at all a safe place, cars getting broken into and vandalized on a nightly basis. The day we moved in cars were broken into. There are homeless people in the complex and youth delinquents damaging the property, sleeping at the pool, climbing to the roof and setting off fireworks. When you move in you are giving access to the resident portal and that's when we realized what was going on. What they show you on the tour is a complete lie. The unit was not at all cleaned when we moved in: acrylic nails on the carpet by two windows, skirting board damaged, blinds missing, patio door which did not lock. If you want to lose sleep over fear for your safety this is the perfect place for you! Pro: Sarah in the leasing office is very kind and informed us of the 30 day satisfaction guarantee which allowed us to move 10 days after moving in.

The ONLY reason i'd move out is to be closer to work (I currently commute for work but LOVE getting to come home here every day) - it makes the commute so worth it! Juanita is the best/most kind/excellent community director I've ever met. She is constantly looking for ways to elevate the building + the living experience + genuinely cares about people. I probably speak with Ronnie the most because I'm always asking random questions (lol) + each time I'm met with insane kindness, knowledge + simply just the best vibes. So grateful. Mike + the maintenance team are the best I've ever experienced at an apt bldg. They are quick, efficient + sooo kind! Any maintenance issues get resolved immediately. No waiting + wondering if someone is coming to help, you can trust that they're on it! (Honestly so rare!) Genuinely all of the staff are excellent at what they do + are the most kind people. They're super intentional about the community they create here + LOVE to host an event! We get free, fun events for almost all the holidays + they even host market nights!! + there's always free coffee in the lobby. FYI -The bldg/parking garage are super secure. I've never had any issues + I've even been away for weeks at a time when I travel for work + my apt, car + packages are safe + untouched. I've even had stuff delivered while I was away for work + the staff was kind enough to put it in the package room/apt for me - all you have to do is ask! -Great amenities/perks! Most of the photos on Yelp are outdated + don't show the upgrades!! You really have to tour in person to see how beautiful (+ honestly fun) it is here. There are so many gather/community spaces, epic rooftop views + a rad game area. -Keep in mind the valet trash, parking, package room are amazing perks that you pay for. Just something to factor into your budget. I believe we also partner with a dry cleaning service!? Super cool if that's something you need. -The location is 10/10. So many shops, restaurants, bars, coffee shops, creative things, the beach, the pike, all in walking distance! Scooters are always parked nearby if you need to go a little further too! -You can only rent 1 parking spot per apt so if you have a roommate it's something to think about. I honestly host my friends a lot + it's never been an issue. -Sunset view apt is top tier but that also means your windows are above the metro line A which can be noisy if you're not into typical city traffic/noise. It's honestly normal for LB but something to note if you need absolute silence. -The 1 bdrms are not fully closed in so you will get light pollution. You'll need to invest in a sleep mask or blackout shades if you need full darkness to sleep. (I haven't had any issues with it + use a sound machine for the city noise), just something to be aware of. -The community here is the BEST. All the residents are so nice + so many ppl have pets!! I love how pet friendly it is here + love meeting everyone's pups. -The rooftop views are out of this world. Coming home from a long day of work + drinking a glass a wine +/or reading (or doomscrolling) on the rooftop makes me feel like I'm in a movie lol highly recommend. Even the rooftop restrooms have insane views!! -They are Airbnb friendly if you want that option. I personally am not a fan of Airbnbs lol, but love that it gives residents an opportunity to make some extra cash. TIPS -Call before you tour to see what deals they have going on! Like if you apply within 24hrs of touring you get a deal on "x". Just call + ask! -Get a wagon to keep in your car/closet for big grocery hauls. Makes life easier lol -Use the service elevator for move in day! It's bigger :) they also have carts for you to utilize!! -PLZ TAKE A TOUR !! Trust me, just take the tour!! The bldg, the staff, the community - honestly just everything is 10/10 + the tour will really showcase everything they offer here (like FLOOR TO CEILING WINDOWS!) I genuinely can't say enough great things about this place + the people who curate the experience for us. In the end, we arrived about 8 minutes early just to make sure we wouldn't be late. A young man opened the door for us (surprisingly unfriendly, which is strange for a leasing manager). He started by asking if we brought our documents and what our names were, and then told us that there had been a mistake and that we were scheduled to view the apartments together with other people. There was no apology, no offer of water or coffee -- nothing. We had already arrived, and apparently we were expected to sit and wait for the others so we could see the apartments together. I didn't realize that this was their idea of an "individual tour." That sounds more like a group tour. When we said we didn't want to wait for other people, he responded with: "But you came earlier..." At that point I was honestly speechless. We prepared everything, arrived slightly early to make sure everything would go smoothly, and instead we were told there was a mistake -- and somehow we were the ones at fault for arriving 8 minutes early. I was honestly shocked. The building itself looked dirty and the windows were dirty as well. Of course we canceled everything and will never return. Thank you for wasting our time.

The building is well maintained and any time we needed anything at all, the manager, Kathie, was very quick and responsive. She is friendly and professional and creates a great environment in the building. The building is quiet, the units have AC and great appliances, and the building itself is beautiful. The apartment is spacious, well lit with natural light, and the layout includes a large nook that is perfect for my home office. The A/C works a charm and the gas fireplace is an amenity I didn't know I needed. The interior of the building is an open roof courtyard with lots of plants, which feels like a private sanctuary. Overall, the place has the charm of an older building with unique features, but it is also impeccably maintained. The gated covered parking is a rare find in the area, and never unappreciated! Everyone in the building is respectful and friendly, but the property manager, Kathie, is the MVP. She answers immediately to any small issue, communicates well with the whole building, and is just a lovely human being. As for location, it looks great on a map, but in person, I have to pinch myself- 2 short blocks from the beach, bike path, art museum, bluff, and park, on a quiet, palm-lined street that the neighborhood walks their dogs and pushes their strollers along, but also a 5-10 min walk from countless restaurants and shops. This place certainly feels like a hidden gem- I can't recommend it highly enough!

Plumbing does not work here. * The water for the entire building is shut off all day a couple times a month. As of March 2026 now we are getting THREE consecutive days in a row of water shut offs per week. * The AC does not function consistently when it's hot outside. Maintenance has repeatedly stated the system can't keep up when multiple residents use it, which defeats the entire purpose of air conditioning. The thermostat will sit at ~76 all day while set to 70 and just run constantly. * Hot water does not work at all in the shower or washing machine. * Plumbing backs up weekly. I've had soap water from other units bubble up into my sink and toilet multiple times. * The parking garage gate was broken for roughly two weeks, leaving the garage unsecured. For the first several months, maintenance came into my unit 3-5 times per week only to confirm the same issues still existed. They are polite, but they are not actually fixing anything. They just verify the building systems can't handle normal usage. Management communicates scheduling windows but avoids putting repair explanations in writing, so residents are left with constant entry notices and no resolution. The building looks nice and the location is good, but the infrastructure does not support daily living. At this price point, basic utilities should function consistently. Move-in was unnecessarily chaotic. Property management did not reserve an elevator for us, even though we had scheduled a move-in time, and then tried to make us stop moving shortly after our movers arrived. There is no loading dock and no dedicated freight elevator in this building, moves use the regular lobby elevators, so it didn't make sense why we were being told to stop moving in when nothing was reserved or blocked off to begin with. We also had trouble getting basic info from Property management. Property management would not tell us where the dog spa was located (it's tucked away in one of the garage levels), and we had to ask several tenants passing by with dogs. When we tried to talk to PM to set up the ButterflyMX call box app, they were dismissive and would not register our email until asked repeatedly over weeks, even though the app specifically says management has to activate residents emails. Pros: Nice appearance, decent location, friendly maintenance staff Cons: Unreliable AC, unreliable hot water, weekly water shutoffs, plumbing backups, garage security issues, constant maintenance entries without repairs, move-in chaotic, property management is unresponsive beyond dismissiveness verbally and over email. I would strongly recommend asking current tenants about utilities before signing a lease.
