We have been living here for about 1 year and 5 months. We were one of the few that moved in and are still here when it was in transition of updating (A LOT of Construction noises haha) bringing in new tenants, etc. We've moved within the building (to a newer unit) twice, and yes our rent was raised as well but with a 30 day notification, it wasn't sprung up on us. So we have a bit of insight of how the building is and how we are still living here despite certain claims on Yelp review.
Overall, it's home.
I would like to first address the rent raise:
It's reasonable.
When living in a Metropolitan area, when comparing prices to other places they're all in the same price range. It fluctuates, that's life. I do agree that if it gets out of hand when it's raised, I'd be upset. Like I said above, our rent was raised and it was reasonable. Why? Well I looked up the prices in the area, even near traffic circle, Belmont heights, and they're all within the same price, though I feel like I'm getting the better deal where I live.
"The better deal":
All of us that live in the building have our own balconies/outdoor area, near a grocery store, within walking distance of all the great places and attractions in DTLB, the option to have dogs and cats, garage space, packages are set in the closet or given to manager, We have an intercom box, a lobby, laundry room that you have the option of using quarters or paying through your phone, on-site maintenance, and on-site manager.
Now about the "old" on-site manager(s):
We first moved in when it was Marvin and Jim.
Marvin and Jim were and are great. Marvin was the "Main" on-site manager and Jim was the acting on-site manager when Marvin wasn't around or off regular hours. Jim at anytime 24 hours a day, if you had locked yourself out, he'll help you get in. If you had a noise complaint 11pm at night about someone being too loud? All you had to do was call/text and he would nip that in the butt by going to said loud unit and speak with them. It was wonderful but Jim was probably tired and rightfully so! When Marvin was transferred to another building, Jim was leaving as well and he was ecstatic to get some rest and I don't know where he went but he was happier than my boyfriend and I have ever seen him, who knows? We will miss it but it wasn't a normal thing, go check out other properties and see if they have a 24 hour "Jim." It's unlikely haha.
New On-Site Manager:
People have different feelings about Consuelo.
I get that people work different hours and the hours posted on the office doesn't work within their schedule to pick up packages, etc. but she's very reasonable if you work with her. Call or e-mail and don't be passive aggressive, address the issue to her.
Examples:
We went out of town a few months back and my boyfriend e-mailed her if she could set out packages aside in the closet or leave it in our unit, she replied right away and packages were received and safe.
We also had an issue due to noises within the building and my boyfriend spoke with her and she addressed the issue swiftly. My boyfriend as you can tell, has spoken to her many many times with certain things that needed to be addressed to casual conversations because he's a very talkative and I'm just quiet and shy with strangers, different personalities as you can see. My overall feelings towards Consuelo-I like her. I mean, come on! she gives helpful information on the "elevator bulletin" about an app to park your car if you don't have a parking space in the garage etc. That's considerate and kind of sweet haha.
So I have Cons, not all rainbows and butterflies:
The dog poop and smoking.
I don't get the whole not picking up your dogs poop but I can't fully blame it on the tenants here, a lot of people own dogs in the neighborhood.
Where my boyfriend and I live, we are near the entrance where the intercom is and occasionally, we smell someone smoking right in front of the entrance door. I get the whole down wind smoke that's fine but smoking in front of entrance door when the sign clearly states 20ft from the entrance, is a douche move. It drives me nuts but it happens a handful of times, like 4 times a month or so. It's more so me venting rather it being a huge issue Haha. Plus it could be people that do it in the building to the right of us.
Oh and about the garage door people are addressing on here, it's kind of common sense to those who left the door open, take the time to close the garage door. If you don't want strange people in the garage, things taken, vandalized, close it...maybe? To the people that had things happen to their cars and or items, I'm sorry. Yet, it's the other tenants who are were forgetful or careless, all management can do is address it. Plus side, said strangers can't go through garage to lobby unless you have the key.
