We had a bad experience living in the Channelpoint apartments after living there for 2 years and just caution anyone looking for apartments to reconsider this place because of these reasons: * Extremely expensive for the value they offer. Costed us 3800$ for 2B 2B in 2nd floor and the HVAC was dusty, dishwasher did not work properly, had to repair washing machine twice due to leakage. * There were homeless people under the stairs and had to call emergency security number to handle the situation. * No notification to tenants ahead about rent increases. They suddenly surprised us when we wanted to extend the lease. Absolutely not open for negotiations. * Extremely boring community with no interactions nor activity and there are no parks close by and so it was not family friendly * Last and not the least we were so frustrated that we were ready to lose money and break the lease than stay here and paid a buyout fee of almost 8000$. After that they charged us 150$ to clean carpets before the new tenants arrived and deduced from security deposit. * This apartment is maintained by Greystar and they have lawsuits for price fixing so one plus point is we can be part of upcoming class action lawsuits involving price manipulation. read more

Please read this prior to making any decisions regarding applying to this complex! First off, if you are physically, mentally or emotionally disabled I would HIGHLY suggest not renting here if you have a service animal. I've rented throughout California at communities that are and aren't dog friendly and I've never in my life had to jump thru the hoops I've had to do while residing here. When you mention you have a service animal while applying, they make you fax a form to your doctor to prove essentially how "disabled" you are prior to being gracious enough to allow you to bring your animal. I get there's people who abuse the system but again my hand written doctors note has always has worked. They also let you know by indirect intimidation that they "know the laws and know what they can ask". But little do they know they are in fact against ADA by allowing special accommodations to let your service animal relieve themselves on the property. Which really means no matter WHAT your disability is or what part of the complex you live in, you MUST walk completely off grounds to the main road to take your service animal to relieve themselves. Let's not forget there's only one entrance in and out. I've spoken with other people I know in the rental market and they've all told me this is discrimination. Let's sprinkle in that there are feral and pet cats that roam the grounds all day. Also be prepared for monthly reminders via email about the policy along with other residents "complaining" that you have a service animal. What kind of neighbor would complain that they have to physically see a service animal? What has it done to you? You really have that much free time to call the office? Doesn't matter if your service animal abides by the rules nor has caused any issues. This is literally a lawsuit waiting to happen and I really hope that management grasps that understanding. It's going to take rubbing one person the wrong way to get a lawsuit issued over the treatment they dish out to disabled people. Repeat, they DO NOT want you living here. They put up with you just because the ADA forces them to accept your animal but they sure make your daily life incredibly hard for it. Now that I've gotten out of the way the whole disability warning out of the way, I wouldn't really suggest anyone rent here. We signed our lease in June and now it's November. I have lost count of the tickets I've had to submit for faulty issues in my apartment. We've had our central AC unit and HVAC system completely replaced in the middle of summer which took many complaints to even get completed. During 90 to 100 weather our AC would just blow out warm air. Took two different AC companies coming out to convince them that yes you need to dish out the money to replace it. The decking on our balcony was completely unwalkable which had us have to use an outdoor rug to go out on as they used incorrect paint which caused it to bubble. Not only that but during summer months walking on it would results in burns on your feet and the paint becoming sticky again. Months later this is now being fixed after multiple complaints. Our blinds on our sliding door are miraculously coming off along with the glazing on our tub literally peeling away. The metal seals around the knobs are also deteriorating so you can see in the inside of the wall thru the holes. Again, you ask for this immediate issue to be repaired and the resolution is needing to take a whole day off work to vacate the premises with your service animal so the contractor can reglaze the tub. Not only that, but it renders your tub unusable for three whole days so it can reset. In my mind I would deem the apartment uninhabitable since I can't even use my shower, the intense fumes and ask for reimbursement for a hotel but was flat out refused. The biggest issue out of the many we've had are the ungodly electric bills you will be assessed. I'm talking $400 average bills for a modest one bedroom apartment. I work in the utility field and KNOW something is wrong. By far we've complained the most about this even going to corporate and while they did send a technician out here to check our sub panel box, I still know something is wrong. Whether the breakers being overloaded, an out of code utility panel, or insufficient wiring not to mention a possibility of our meters being crossed with another resident in the building. I would never ever recommend anyone to rent from channel point or even greystar given our issues we have been having. read more

Update: We renewed our lease because we have been here a year now, and I think we can confidently say we have found our home. Rent did go up, but you really do get a great value (don't raise it too high though!) We feel happy, safe and comfortable here. It's a beautiful and peaceful place to live. No place is perfect but this is as close to perfect as you can get. They are always making improvements: they replaced the pool/spa furniture, new exterior lighting along the pathways, painting rails, picking up trash, landscaping, and keeping the new mail room clean. I dare you to find trash laying around here. Because if you do, it is gone really really fast. What a great group of hardworking staff and friendly neighbors. Love, love, love it here! read more

STOLE MY SECURITY DEPOSIT IN BLATANT VIOLATION OF CALIFORNIA LAW! I'm an attorney. I provided them with the law; they didn't care (they didn't even address it in their brief email response, which was really more of a "f*%# you" response). I wish I had time to sue them in small claims court over $500. It'd be my pleasure to make these people explain to a judge that they were completely unwilling to negotiate (at the end, when I'd had enough of them and wanted to simply make the problem go away, they refused to compromise over a measly eight dollars ($8)). Outrageous! They know most people won't even dispute bogus claims on tenant security deposits because it isn't worth the time or the money to sue someone in small claims court over an amount under $1,000. Add this up for all of the tenants who stay there, and ChannelPoint ends up making considerable profits-- illegally. This is a borderline criminal type of practice. Please don't give them any money. The grass is not always greener. I toured the property last Sunday with Gabriel. was happy with the grounds and what I saw in a 1+1 and a 2+2. There are several on the market and some not ready to show. Once you learn of benefits of one unit over the other you set your sights on the one that would be best for you. They pull this 1 day close tactic saying if you sign in 24 hours, you'll get 1 month free. Tip #1, don't tour properties till you're ready to make a decision. I went back Tuesday for a second look. My interest was the corner unit 131. It's not ready to show, but they say if you want to secure it put down $100 hold deposit. Doing my due diligence I looked at other properties. I called Wednesday morning and spoke with Gaby saying I would like to put 131 on hold. What she didn't tell me Tuesday that it's not ready to show till the 15th of February, essentially the day I need to move in. They can't defend this tactic. Gaby says they can't market it to others if I put a deposit on it. It's not an apartment ready to market! Don't advertise it, let me hold it and not let me inspect it and keep my money. They don't have an ETHICAL ISSUE taking a prospective tenants good faith deposit, not letting you see it at least two or three days before I book the movers and not having an ethical problem with not refunding the deposit it if the apartment is not meeting my expectations. What's more, the previous tenant must have abandoned the unit as there was a 24 hour notice to enter posted on the front door January 16, 2018. That was two weeks ago! That place must be a mess. I sense the property manager Cathy, was not being honest. I complained to corporate and she returned my phone call. As she was explaining why I would not have my hold deposit refunded, I could tell she was hesitating in her words. Yes, it's hard to appear confident when you don't even believe the corporate speak coming out of your mouth, wasting a prospective tenants time and efforts in securing an apartment. Trust your gut. When it doesn't feel right, it isn't right. I'm not going to rent sight unseen. If there is a lingering pet or tobacco odor that's not something I am willing to tolerate. Gaby was rude in telling me that i have toured others. That's right, I did, but you were the one who was promoting unit 131 as the best one. Honestly! The absurdity. I'll never know how nice it was or wasn't because I was treated very oddly about not letting me see it in a timely fashion. What are you hiding? It's a landlords market. They think what they are doing is acceptable, taking a deposit, not allowing one to preview the apartment within an allowable time frame during the hold period. It's a waste of my time and they don't care. One way of rejecting this type of business practice is to not rent from companies that do business this way. There are others out there that treat you kindly with respect for your time and have better features in the apartment and better offers. Glad I backed out of this. Channel Point is not the best choice. Although the grounds are nice, the interiors have their downside. Electric ranges, very small bathrooms, no medicine cabinet in some units, not to code hot and cold old style shower fixtures, old washer & dryers. I was willing to accept these things because I wanted a downstairs corner apartment close to carport parking. But reading the reviews showed me how the company operates. I've been a resident from just before the pandemic. The management is inflexible and difficult at best. COVID made things even worst. They are firm and a-hole-ish even about little things. To be fair, the place itself is nice and kept sharp, but just the friction with management is annoying. Beware of the bait and switch! They are all smiles and friendly/helpful at move in. But in reality, they are used car salesmen. They work directly with their parent group (GreyStar) and make sure they nickel and dime you and fraud you out of money. They have a great system i place to make sure they don't return deposits. After you move out they send you file to their parent group and will no longer communicate with you. You are then forced to talk to someone who is trained at saying no and being unworkable. I have helped people find apartments in the Long Beach area for over 25 years. This is by far the most unprofessional and corrupt company I have ever dealt with. Feel free to message me for any additional info you need or for better options I have found. This is also a very unsafe complex. They have had a lot of car break ins and vandalism, but do nothing about it. They also have a safety issue around the trash areas. It's highly likely that you will run in to some rough individuals hanging around or digging through the trash, especially at night. This is one of the more expensive apartment complexes kn the area, you would think they would want to do something to insure a little safety. Lastly, stay clear of the manager (Kathy) she will look you right in the eye and lie. Seems great when signing, but will be your wort nightmare when time to leave. She must get a bonus for keeping deposits and finding things to charge the tenants on they way out. I had the place professionally cleaned on the way out, just to be considerate. Only to find out later, we did use one of her cleaners, so they charged us to clean it again. The list of things like this is too long to note you with. But, feel free to message me if you want more! Stay away, you will regret it more than you can imagine. Never mind the frustration you will feel when you try to get GreyStar to even return a message. You just get lost in a voice mail system .... I have even been trying to reach the corporate headquarters on the east coast (CEO Bob Faith), but once again, you get lost in the phone system designed to have you give up. Lived here for almost a year now and I love this place. We used to live in Norht Long Beach and that was ridded with crime and vegrants. Here it is very controlled, security is top notch and the management staff is extremely polite and accommodating. We had a washer break they replaced it. Channel Point the spacious apartment, perfect location, and the most secure place to live in. That was the perfect description for the apartment that we were looking for not until experiencing living in it !!! The first impression, walking through the model apartment was excellent. However, when we moved in we did not receive the apartment in a good condition. The toilet was broken, the apartment wasn't clean, the wall in the bathroom was broken, they spent the first week coming and going to fix the apartment although we were told the apartment was ready! In addition the apartment is full of insects specially spiders and ants. Also there is smell of weed all the time! The staff were nice most of the time however they weren't solving the problems that we were and still experiencing. When we told them about the smell of the weed we were told: you can call "south district patrol" during the evening but when we had the smell all over the apartment during the day and called the office they told us there is nothing they can do until the shift of the "south district patrol" shift starts in the evening in order for them to be able to investigate. Also, for the insects situation they treated the apartment once however it wasn't useful because insect didn't go away and unfortunately they were acting crazy all over the apartment and when we talked with the staff in the office they told us that the ants are LOOKING FOR WATER and at this point we will not be able to find you a temporary solution so all you can do is to wipe the ants and wait until we can get you another treatment for the apartment! read more

Lived in this complex for a little over a year. Good things first: clean and beautiful grounds, reasonably responsive maintenance staff, great heated pool, very nice poolside barbecue area, nightly security patrol. Bad things: overpriced significantly considering small, cheaply painted and constructed units. Sound proofing is horrible - don't live downstairs you will hear every unpleasant sound from upstairs neighbors. Please read your contract carefully. They are written to brutally and inhumanely relieve you of as much of your hard-earned cash as allowed by law (or not - consulting a lawyer wouldn't be a bad idea). Rent goes up significantly every year for no good reason. You lose a paper visitor parking sticker - $50. Our move extended beyond office hours and I returned they key the next morning. They charged us for an extra day. You clean your apartment professionally - doesn't matter they will still charge you for cleaning. They will charge you for normal carpet wear - several hundred dollars. We actually ended up paying over $400 in addition to them stealing our deposit. To be fair all of the charges are described in their contract. Again, buyer beware this contract is suffocatingly detailed and outrageous and they will hold you to it. My advice be careful. Their sales pitch is deceptively friendly. The grounds are invitingly garden like. At the end of my experience I felt like a medieval peasant brutalized by a heartless landlord who took almost everything I own. Giving you a heartless, rotten-toothed smile as you drag your sorry butt out of their domain. I would never recommend this place to anyone I care about. read more

I've lived in this apartment for a little over a year now. Now that we're searching for our own house to live in, I feel it's obligatory on my end to review this apartment. Perhaps future CSULB students can consider this place as their place of residence. Over the course of that year, in retrospect, I've really never had any problems here. The grounds are kept in amazing condition. Plenty of greenery, surrounded by nice neighbors, and I get to enjoy the cool marine breeze every time I open my windows. When things break, I just notify the management, and they are taken care of immediately without hesitation. One day, the garbage disposal stopped working. Reported it, and it was fixed next day while we were out to work (they have my permission to come in - I trust them). The rent is a bit on the high side. But then, just like everything else in life (in most cases), you get what you pay for. Smooth operation, beautiful complex, and prompt response to fix requests are worth the price. Because of its proximity to CSULB, we do get our share of college students here. However, the college students usually live on the other side of the complex, near the PCH so it isn't THAT bad. This place also features 10-ft ceilings. Apparently, these were built to be condos initially. Then they were bought and are now apartments. So instead of the usual 8-ft ceilings, we enjoy 10-ft ceilings. Look up! :0) Overall, amazing location, service, maintenance, and contemporary layout makes this a great place to live. read more

Not a resident but a friend of a resident. No visitor parking what so ever and signage was not as clear as it should be as to how to obtain a pass or that you need one. My teenage son went to visit a friend in the complex and was towed within 15 mins of parking. I went over to check out the facitliy and the only sign is at the front gate and not well lite at night. Security guard on duty saw him park and said nothing. When I called to talk to the leasing agent my first question was where do visitors parks( I have never heard of no designated spots for visitors). I was told that all renters sign a contract stating the parking policy not that that would do a visitor any good. I told him his policy was horrible but I used a more accurate although less refined word. For the record I have experience with Corporate rentals and my limited experience with this company did not impress me at all. This is a great place to live, it's close to the 605/405 and near everywhere I want to go but the best thing about living here is interacting with management and maintenance - they're wonderful people and go to extra lengths in order to make sure your needs are met. In addition to making this complex visually delightful, with manicured lawns and well trimmed shrubs, they offer monthly community activities. Last Friday, for instance, there was a class which not only taught how to construct delightful floral arrangements but also facilitated a social occasion in which to interact with like-minded neighbors. I've attended most of these community get togethers in my two years of living here and have always had a great time. The people who live at Channel Point are very friendly and interesting folks. Now, to address the one star reviews which preceded mine - I don't think the people who submitted these have ever been happy anywhere they've lived. We've all met someone like this in the past, with their glass half empty or empty all together, and frankly I'm glad they moved out and opened up opportunities for other folks to live here. I lived in Channel Point from 2010 to 2012. It is generally nicer than other corporate rental complexes in the area, but you will definitely pay for it with the regular rent increases. It is not as nice as other complexes in LA like Park La Brea. Pluses include nice grounds, spacious units w/ washer and dryers inside, and responsive staff. Negatives include cheap paints used in the interiors, and poorly upgraded kitchens. I recommend this place only for short term stays. read more

I lived in Channel Point year (Aug 2011-2012), and was relatively happy with it for a while. The place is very expensive for rent, but good location, clean and with nice landscaping and pool. I had rowdy neighbors that the office didn't exert much control over, so I had to go over there a few times to ask them to be quiet and calm down their parties. The pool was generally crowded with children when I went there, and many of the neighbors are also rowdy around the pool area. The staff did mix up my move-out date for the apartment, thinking that I would be moving old over three weeks before the date I had stated on my forms. I went in and it was sorted out, but they had already re-rented my apartment while I would still be living there which seemed very unorganized to me. I kept the place very clean, vacuumed and mopped every week, and before moving out I did a very thorough clean of the entire apartment. The inspector came in for the preliminary check up and told me that nothing seemed to be wrong and I should get the vast majority of my deposit back. However, I was returned only $15 out of the original $500 deposit. I am very unhappy about this and plan on filing a complaint with the complex about taking so much of my money for normal wear and tear and the replacement of something which was not stated in my inspection. I would not recommend this place to a potential renter, the higher rent is not worth the quality of the apartment and the staff. read more

Let me start by saying some people leaving reviews are seriously stupid. You leave a 1 star review because your teenage son got towed from this place? Who goes to visit a friend in an apartment complex and doesn't ask their friend what the parking situation is like? I've lived there over a year and the parking situation is great. Guests can park anywhere uncovered as long as they put a parking pass on their car. I've NEVER had a guest get towed. It's not rocket science. A private complex isn't a public street, they have no obligation to put signs everywhere. For the rest, honestly it's a great place to live. No surprises, you fully know what you're getting into. Sure, the rent goes up to renew your lease, but after some discussion we settled for a rent increase that was completely expected for California. These apartments are nice, the complex is kept so clean, management is super friendly, and maintenance is there every day during the week and responds to work orders super quickly. And for people complaining about the fees when you lose your parking pass, or your key card... It's in your lease, what did you expect? Again, totally standard for a complex like that, and prices are very normal for the area, especially for a complex with a nice clean pool, super nice bbq area.. Oh and we live downstairs and can barely ever hear our upstairs neighbors either, it's actually quite awesome how little we ever hear our neighbors. read more

They rented out an apartment I had a"deposit" on then lied about it. It's illegal, but I don't want to rely on them as property management as I am looking for long time lease. I've lived at Channel Point for the last two years and it's been great so far. Parking is a huge plus, especially in Long Beach. The office staff is very helpful and friendly, always taking care of maintenance issues within a day or so. While our newly remodeled apartment raised our rent a few hundred $$, it's well worth the upgrade (hardwood floors, new appliances/carpet/cabinetry). We always have a great time using the hot tub and community bbq area, which is always well kept and fun to share with a few friends. Overall, a great place to live. read more

I lived in Channel Point from 2010 to 2014. While I agree that rent is high and goes up each year, I think the quality of living is well worth it. First, they keep the grounds immaculately landscaped and offer great amenities. The office staff is always helpful and friendly. Maintenance is onsite 5 days a week. As for the raise in rent every year, they are able to reduce the price if you ask. If you are an experienced renter the charges that a large corporate apartment complex implements should not come unexpected. The deposit is low to move in so don't expect a refund. The units come with washer and dryer and central heating and air. These are very rare accommodations in Long Beach. My apartment only had one small shared wall so I didn't have a problem with thin walls, but I was on the bottom and had a lot of water pipe noise in the unit from the above unit. Parking changed while I lived there to guest parking passes. That is a down side compared to the way it was before. If the office is closed you can't have more than one guest park in the complex or they will tow. That is due to CalState students parking during school hours, so it is understandable. Street parking is available and never crowded, although during the day there is a two hour limit on the street (also due to CalState students). The location is perfect and with great schools. read more

They took our entire security deposit and now are asking for 900 more. We will need to get our attorney involved. 800 dollars for a refrigerator door issue???? There is nothing wrong with the fridge. SAVE YOURSELF, STAY AWAY!!!! DO NOT MOVE HERE. They will take your security deposit no matter what. Educate yourself into CA law. Channel Point Apartments is at the top of the hill. In walking distance is a Ralph's grocery store. Across, are large houses set amidst shady trees. Bixby Village Drive is popular to walk, with views of mountains to the east, and fenced-in wetlands across Pacific Coast HIghway to the west, flanked on either side by grassy golf courses, as you make your way down the sidewalk. The grounds of Channel Point Apartments feature seasonal trees, shrubs, and flowers planted strategically near windows and patios. They offer privacy.
