I have never had issues with move-out charges in previous apartments and with the great reviews Turing has, I thought this place would be the least of my worries. Minor surface level scuffs are used as an excuse to charge you for repainting the entire unit. Then they are "generous" to give you a prorated invoice that is still heavily inflated based on the actual scuffs shown in the unit. The photo backup they provide is blurry and does not allow you to fully see what damage they are saying was in the unit. When asked for clearer photos, they do not have any - so it's left up to interpretation. And of course, the large corporation has leverage against you, the resident. They partially lowered the damage costs only after I had to spend my time negotiating through multiple emails. I will miss living here for the great amenities and cleanliness, but please be warned to take photo documentation of every inch of your apartment or else you will be seeing hundreds of dollars in touch-up fees upon move out. I was bummed that Lyon Living, a $100M+ revenue company chose to have a resident leave with a bad experience rather than lower their excessive fees by a couple hundred dollars.

An example is that even if a carrier does not put your package in a locker and just leaves your package on the floor in the mailroom, they will go out of their way to put your package in the lockers and if not possible, they will bring your mail in the leasing office to keep it safe. Their maintenance team is also great. Previously led by George and Lynn and now led by David and Petko, they do their best to fix your problems properly and fast. I haven't been disappointed yet by their communication or service. Overall the apartment complex is great. It is secure, the coffee room is very spacious and appropriate for events, the game room is fun and my neighbors are quite and respectful.

I get the benefits of living at Turing (pool, retail, central Milpitas location) but with a nicer unit and a more intimate community feel. I find this place to be absolutely perfect for me as someone that works nearby, likes to take BART/VTA places, and appreciates the upgraded fixtures, appliances, and layout of Graham. I find the mail room and the garage feel more secure than Turing, even if they share a patrol at night just by the nature of it being a smaller community. Just overall less people coming and going. The maintenance crew are also fantastic and always personable when I run into them. Cody's been very helpful with the few issues in my apt I had and is always genuinely nice. Joseph, Lily, and the leasing office folks are also always welcoming and willing to help. Plus the location is getting better and better. There's Trader Joes, and now a Starbucks, with soon to be a Slice House - only three VTA stops down the road from Levi's Stadium and you have the mall/Home Depot across the street.

There are a number of serious issues, I am going address them one by one. First and foremost: the ANT problem. Since the second day of moving in (before we could even unbox the cooking utensils and cook anything), ants started appearing. We waited for a couple of days to see if the ants would be gone, only to find that more and more ants emerged. After our request for the apartment's exterminator, he came and supposedly did the job of exterminating all the ants. Yet the moment we came home, the ants were still there. We were going to make another request but would need to wait another week before he could come. Since there were way too many ants crawling all over our apartment and it was impossible to live with the ants for another week, we ended up getting our own ant traps. I am attaching three videos of the ants crawling on our kitchen counter, under the kitchen sink, and on the patio. Second: the THIN walls, the neighbors' stomping NOISES, and the LACK of handling from the apartment office. Some previous reviews already mentioned thin walls here as an issue. And it is absolutely true. The walls are so thin that you can hear anyone who speaks a little more loudly on the corridor. But unfortunately for us, the neighbors upstairs have been stomping, jumping, kicking the spring door steel, and dragging/dropping heavy objects throughout the day since day 1. We addressed the issue to the apartment office a number of times. The first reply we got was simply that: oh if they do it at the quiet hours, you can call the courtesy patrol. The issue is though, they do it for hours throughout the day. When we complained for the second time and asked if we should speak to the neighbors upstairs, the apartment office advised us not to and finally said they would convey our concerns. There was no news since until we wrote again to the office. Finally we got an update. But this whole month of noises have taken a toll. The constant loud noises of stomping from the neighbors scared our dog on a daily basis. He went from a happy, carefree doggie to an anxious one who is constantly in a frozen state and needs to hide under the couch all the time. We just brought him to the vet today and the vet had to prescribe him anxiety medicine. At this point, I am just so heart-broken about the state of my dog and don't know what I can do. I am enclosing to this post a snapshot of my vet invoice to show his anxiety meds. Third, the dryer vent is located on the CEILING on the patio, and it DOES NOT have any cover. The implication of this is that when you do any drying of the laundry with your in-unit laundry machine, the lint/dust of the laundry would be released via that vent and fly all over the patio. And if you have patio furniture like we do, your furniture will be covered in lint and dust. We have spoken to the repair staff, he said this is how the apartment was designed and there was nothing he could do about it. He also mentioned that many other residents have complained about this to no avail. As I will not be do laundry within these few days, I will record the situation and update my post with a video proof a few days from now. Finally, there are a number of miscellaneous issues of cleanliness. For example, within a week or so of moving in, the sinks of the bathroom and bathtubs got clogged up. When I used the tools to unclog them, there were lots of fingers nails and hair from the previous residents. (We haven't even cut our nails yet and we would never throw them in the sinks.) Another example is that the fridge stank when we first moved in (and still stank after numerous wiping). All I can say is that the apartment was definitely not ready for anyone to move in when we first moved in. In conclusion, if you have a dog and care about your dog, if you like cleanliness and hate ants, and if you prefer a quiet, undisturbed environment, this place is not for you. Don't make the mistake that I made.

It's reassuring to know that when something comes up, our concerns are taken seriously and addressed promptly. The staff is also very responsive, friendly, and easy to communicate with. I wish I could write a better review but I'm so disappointed by what was previously a great place to rent. The buildings are quite dated and the updates that have been made are of the cheapest quality. The old carpeting in the buildings was replaced last year...we all thought what had been placed was the liner and the installation people would be returning to lay the actual carpet. No...the carpet is just that thin and it causes sound to reverberate through the halls. The vinyl flooring in some units is cheap quality and poorly installed, so that it's constantly lifting. They continue to permit cigarette smoking on patios and balconies, and public areas around the site, which means there's smoke coming in through the windows, patio/balcony doors, and vents, regardless of whether you smoke. The complex spent three years and a lot of money to update the property, with the pool and hot tub, bbq area, and clubhouse were all unavailable during this time. The big reveal after all the work reflected that the only thing changed for residents was a nicer bbq area. The pool and hot tub, and all the chaises, tables, and umbrellas are the same that have been there since my initial residency. The clubhouse, which is only open during the management's working hours (unless reserved for a private event), is gorgeous but the main change is a remodel of the office space. The management and facilities staff are the only people who use the "clubhouse," and in great part due to the hours it's accessible as well as the fact that whenever someone goes in there, it feels as if you're interrupting the office staff having their breaks, hanging out and snacking, etc. All the parking spots were redesignated this past year as "assigned" spots, in a clear attempt to increase income for the management company. Residents must pay an additional fee monthly to reserve a spot, covered or not, and there are virtually no unassigned spots for additional resident cars or guests. The office staff regularly "patrol" the parking area for parkers who aren't "registered" and when discovering someone, send an email blast to the entire community calling out the car's identifying details and threatening to have the vehicle towed within a certain number of minutes if it's not moved. During weekends, the Springwood staff tend to park in the spots reserved for "new residents." Management sends email frequently admonishing residents that they've "been told" they cannot have anything on their balconies/patios, hallways, lobbies, etc. as if the residents are young children. I don't like when people break rules meant to ensure people's enjoyment of their rented home either, but there's a way to do this respectfully and a way to make people feel bad. When there are problems with the laundry room machines, the office staff will not assist. The response is that they haven't been trained on how to use the equipment or its software and residents have to contact the vendor (which never seems to result in a response). A dryer has been non-functional for months but despite numerous requests, the management staff have done nothing to ensure that it's repaired or replaced. With only 4 washers and 4 dryers per building, having one out of order creates a difficult situation for residents trying to do their laundry. On the plus side, the maintenance staff are without exception friendly and responsive. The apartments are in a great location and the people living there are generally quite nice, but there are few amenities and the management staff sometimes make residents feel like interlopers.

Highlighting a few key points about this complex: Management/Maintenance: Michael Abundiz has been very responsive to any issues in the complex and sends out update emails to everyone. Maintenance team is very friendly and quick for repairs. You can submit things on the portal to notify them. For example, I've submitted requests to change out the bulbs in some of the lamps when they die out around the complex since I walk my dog frequently at night. Dog Friendly: It's super DOG FRIENDLY and my pup loves playing with all the neighborhood doggos during our walks. I feel safe walking my dog here since it's a gated community, even late at night when I've had to walk him at 1am or 4am. There's also plenty of grassy areas to bring him to potty unlike other complexes where you have to go down several floors to a small dirt patch. There's also a very large dog gated park you can drive to about a few minutes drive (Watson Park) you can bring your pups. Accessible Location: All the major highways (680, 101, 880) are easily accessible. It's also close to everything you'll need - There's a huge Safeway a few streets down, Costco about 5min away, and down the street are gas stations, 7-11, Starbucks, and the Bart station. Target, Lowe's, Sprouts, H-Mart, post office are about a 10-15min drive away street route. Japantown is 5min drive to downtown. Amenities: In-unit washer/dryer, AC in the living room, heater in the bedroom, pool, hot tub, small gym, patio/balcony, 1 covered carport and 1 additional pass for an open parking space, electric chargers in select spaces, etc.

Just when I was following the employee, she randomly makes a bizarre and rude comment about maintaining a "bubble." I must state this is just casually following someone who is showing you a place. This is normal behavior, but to her it's as if I am a sort of stalker? This is messed up and incredibly disrespectful. To hear her use a harsh and aggressive tone to me, saying to keep my distance. Quoting "I don't let men, women, or kids near me." Excuse me? For her to rudely say: or the tour will end here...what? Then why do you work in a job interacting with people? Today, two of us were walking through chatting, and a Meadows property manager/worker yelled at us from across the parking lot, maybe 40 yards away, asking who we were. Thinking he had mental issues or a salesman, we kept walking. He then approached and harassed us, screaming about how we were trespassing, continuing verbal abuse and harassment and followed us until we left the property. We talked quietly, did not approach anyone, hang door tags, play music, or toss trash. We didn't go into the center apartment area. We're both computer professionals. This employee could have gotten on his golf cart and quietly told us sorry we cannot walk thru his parking lot and to kindly exit the premises. Instead, he chose to yell threateningly across a parking lot and come after us with verbal abuse. A good way to judge apartment management is how they treat visitors. Because as residents, you're going to get more of that - or worse. Stay away from this complex.
