I don't recommend- I've had nothing but NUMEROUS issues with my house after moving in. My windows currently leak and pour water every time it rains (had to literally run around during tornado warnings with towels to try to secure the windows) and just got a message today from the company saying this was a problem from before they took over and they closed the work order. In my window sills there is literal growing mold because of the water that comes in, yet they're not interested in fixing it. Now I'll be contacting the code department to serve that the windows are not up to code and demand they get replaced. & did I mention they know I'm 3 days out from giving birth.. and the first time I contacted them about the windows was June 24, it's now Sept 11th- what a head ache. I believe they stage houses to look nice before you rent, then you move in and realize all of the problems you're about to endure. I'm just paying it forward here. This is the warning I wish someone would have given me. If you are an investor interested in wasting a ton of time and losing a lot of money-- these are definitely your guys! In 35 years of holding all kinds of real estate, from condos to multi-unit buildings, I have never encountered this level of incompetence. But it's actually worse than that. A lot worse. They also lie and steal. Seriously- they are thieves. I brought them a beautiful condo in the Chicago Loop- compete with professional photos and excellent on-site management. They talked a big game: high-end rent, top-level marketing, MLS placement. They literally did none of it. I looked for an ad and found none. When I inquired, they lied-- said "Everything looks good at this end!" Which is, of course, much different from "We've had it on the MLS for weeks!" When they were called out, of course they placed an ad-- but by then, my unit had been sitting vacant while they tried to sell me on thousands worth of unnecessary repairs. If it's like this for an investor, I wonder how they treat tenants? Long story short-- I fired them, hired a real realtor and the place was rented inside a week. I had already deposited money with them -into my 'repair' fund. They said they'd have to keep some of it, as I broke our contract early (for cause, but okay). Do I even need to say it? I moved into a garden-level (basement) unit managed by GC Realty & Development in October 2025. While maintenance requests were generally responded to quickly, many of the underlying issues were never properly resolved, resulting in repeated problems throughout my tenancy. Within the first few weeks of moving in, my apartment flooded. Maintenance responded, but the issue was never fully corrected, and the unit flooded two additional times within the same year. During one incident, a plumber attempted to rod the sewer line, but a City of Chicago employee who responded advised that the equipment being used was too small for the job. This information was reported to management, but no additional action appeared to be taken. During severe storms in the spring and summer of 2026, the building lost power for approximately a day and a half. Because the sump pumps were electrically powered and no backup battery system had been installed, I was unable to use the bathroom facilities and had to leave the apartment. The lack of a backup system created significant inconvenience and concern. The unit also experienced multiple water intrusion issues. Water leaked into the rear of the apartment, and I was informed there was a large hole in the roof that had not been repaired. As a result, water stains developed in several areas of the unit, including the bedroom, bathroom, and kitchen. Additional leaks from an upstairs unit caused water damage in my bathroom and kitchen. There were electrical outlets located near some of the areas affected by water intrusion, which raised safety concerns. The apartment contained a whirlpool bathtub, but the jets did not function because they had been disabled. The tub itself was stained and unusable for its intended purpose. Many fixtures and building systems appeared outdated, including the HVAC system. An inspector who visited before the building was sold confirmed that airflow throughout the apartment was inconsistent due to the age of the system. Certain rooms remained cold in the winter and difficult to cool during the summer. Also to mention the windows has not been updated since the building has been built (2009). The outside of the windows is rotting out at the bottom. They put cauking on the outside to stop the draft instead of replacing the whole thing. The property's exterior also presented concerns. The front metal staircase and rear porch exhibited extensive rust. Rather than replacing the entire structure, only the walking surface panels were replaced. Residents reported concerns about the condition of these structures. Additionally, the electric gate serving the rear parking area stopped functioning and remained unresolved despite being reported. Approximately three to four months after moving in, the slats on a utility closet bi-fold door began falling out. I submitted a maintenance request asking that the door be repaired or replaced. Instead, GC Realty & Development charged my account $466 for a replacement door, alleging tenant-caused damage. When I requested proof that I had damaged the door, no evidence was provided. The only photographs supplied were prior move-in photos. I disputed the charge because I believed the issue resulted from normal wear and tear rather than tenant negligence. Another concern involved communication and tenant relations. It was often difficult to reach anyone with decision-making authority. Communication generally occurred through lower-level staff, and obtaining responses from supervisors or management was challenging. The property owners themselves did not directly communicate with tenants. Despite the unresolved maintenance issues throughout the property, GC Realty & Development attempted to increase my rent by approximately $120, mind you I'm already paying $1,980 for a garden apartment. Around the same time, my online rent payment portal was disabled because I disputed the $466 door charge. I have maintained stable employment for over 13 years and have consistently paid rent on time. August 2026 was the first month in which I was unable to make a payment, solely because access to the payment portal had been restricted. After the building was sold, I was informed by the new management that GC Realty & Development had recommended not renewing my lease, allegedly due to unpaid rent. However, the outstanding balance was directly related to the disputed charge and the disabled payment portal. Prior to this situation, I had no history of late rent payments during my tenancy. Overall, my experience with GC Realty & Development was disappointing. While maintenance requests were often acknowledged, recurring flooding, water damage, unresolved building issues, disputed charges, communication difficulties, and payment-related disputes created an ongoing pattern of frustration. In 2 years living in the rental we experienced 3 different management companies and GC was by far the worst. GC took the majority of our deposit on very petty items. We have never not received our full deposit. After moving out we returned to put out the trash bins and they still said we left trash. While trying to buy a house we asked to rent on a short term. GC wanted another deposit and 2x the rent. As time went by and got closer to the end of our lease they then were willing to work with us. We NEVER were late on rent and kept the place spotless. I do not recommend renting from this company OR using them to manage your property. We recently had a maintence tech who came to fix an issue we had....after I had to follow-up 3 times about it. Then he said he needed to find something else wrong with the property to report otherwise he woudl get in trouble. So he took a picture of some chipped paint (that was there since we moved in) and turned that in. Mind you, we reported SEVERAL issues with the property during our move-in inspection report, but none of them have ever been addressed. They're making their techs find issues so they can charge the landlords more money for sending out people to the property unnecessarily. Anytime We've tried to get help with something they've made it as complicated as can be. The communication is chaotic and unorganized and poor. They do not answer their phone #, they said to leave a message or text, I did both...Nothing..and mind you this is the second time they have done this. The night before setting up appointment they wanted a copy of my license and a selfie to verify...what????and than GHOST??? and when I got there and clicked the link they sent to verify I was there...it did not work, and what do they need to have my location enabled for?? If I could give 0 stars to this company I would. They are very unprofessional. The apartment complex I live in has an offsite maintenance team, meaning they only come when there is an issue. They don't regularly check the conditions of their property, but they make sure to send someone to collect the money out of the washer and dryer, crazy. The facade of the building was rotting out and infested with animals, their solution? Let's slap some colored siding on it to hide it. Not fix the actual issue, just slap a band aid on a broken leg. Also, there is still currently a dead bird in the wall, which I can see through a hole on the opposite side of the building that isn't facing the street. The basement at this property contains a 'storage area' and washers and dryers. I put storage area in quotes because it is so absolutely disgusting down there I would never personally store anything valuable down there. Also, if anything valuable does get stolen, they will not help you and refuse to put cameras on the property to combat that. (I've had 2 bikes stolen and a car tire slashed.) They attempted to make repairs to the roof a few months back, and it happened to rain during that time. As a result, my apartment flooded, costing me $100s of dollars to wash all my laundry and replace damaged items. No apology or reimbursement given for that. currently as of writing this review, I put a maintenance request in about 2 weeks ago. I only heard from them on Friday to schedule something. I scheduled with them, and waited for someone to come during the 2 hour appointment window. No one came and I am still left with a broken sink. It's crazy that they charge you if you miss an appointment but you don't get reimbursed or even a response about a possible reschedule. Every time there is a lease renewal, they charge you a 'one time fee' of $150. Well i've paid this 'one time fee' 3 times now for every renewal, and they only let you do a yearly lease. Which may actually be a blessing in disguise because I am done renewing leases with this company. They steadily renew the rent each year but barely make improvements. My bedroom door hasn't latched closed since i've lived here. Several residents i've talked to are also very unhappy with this company and how they handle everything, and they only stay here due to necessity. I cannot say enough BAD things about this company. We were tenants for 5 years with GC. Though our time leasing with them was good it was our move out experience that made us realize exactly how terrible of a property management company GC is. They took advantage of us and our situation while we were most vulnerable and my only regret is not taking them to court over all the crap they put us through. My husband got a promotion at work which had us relocate to another state. So we told GC we unfortunately had to break our lease. They responded by saying we had to pay the remainder of our lease, while was 7 MONTHS. We obviously fought this because that is unrealistic and NO WHERE in our lease did it state terms of that nature. We were able to negotiate down to three months rent, which was also pretty ridiculous considering it was over $7,000. Then we got the the move out inspection. We were charged over $500 in damages. Most of the "damages" were pre-exisisting and we had told the maintenance team who said "we'll note this on the work order." Come to find out they didn't do that on several things and we were charged for it. I will agree with GC that there were some damages that we were willing to pay because they were our fault, but during negotiations, they sent a bill to "flex deposit" who put us in collections. WE WERE STILL NEGOTIATING. We even have emails stating they would drop some charges, but still sent the full bill to collections. This is unacceptable and not professional at all. This is NOT how you do business and the office/management teams should really be ashamed of themselves. We even asked them if we could repair the damages and the representative told us if we did that we'd still be charged because we "aren't professional repairmen." How are you supposed to avoid damages if you can't even make repairs? Not only did GC charge us for pre-exsisting issues, but we paid 3 flex deposits over the 5 years we were there (which totaled over $5,000) and found out that those do not cover any damages and they are non refundable. They also tried to up our rent during one lease renewal by $500. This is after we out money into the home by making updates, that they approved. Then they tried to gauge us by making us pay more rent. It's really sad, because we recommended GC to friends who also used GC, who were also screwed over by them during move out. Their situation was much worse though because they were kicked out so the owner could sell the property. They had 3 children at the time, one of which was a newborn. All together, GC is a terrible company to work with should your life circumstances unexpectedly change. I was pregnant while dealing with all this and the stress they caused was insurmountable. It left me in tears and extremely upset on many occasions. It makes me sad to know that people can be so heartless to people who were good tenants and took care of the property as if it was their own for years. One last thing to mention is that we had a package mailed to our GC rental property after we moved out that was mistakenly not forwarded. We reached out to GC and let them know and for DAYS they refused to help us by picking up the package or assisting us in anyway, even when we offered to pay for their help. They tried to lie to us and tell us it was too far of a drive from their office, stating it was 45 minutes, when in reality it is only 12. I couldn't believe they would be so unwilling to help after all they put us through, but I don't know why I was surprised when they had already started to show their true colors prior to that. I wish I could leave a better review. Out of the hundreds of reviews I;ve left on Google this is only the third negative one I've left. Solely because it is such an upsetting situation. We felt held hostage in this situation and that isn't fair or right business practice. GC, you should be ashamed of yourselves and really evaluate how you handle yourselves in the future. read more

GC is by far and away the best property management company I have used in Chicago. I had GC manage my two duplexes on the South side of Chicago for the past 2 years. They have done an excellent job managing my units. I had 3 different property management companies oversee my units before GC and they were either non-responsive, extremely expensive, or never followed thru with what they said they were going to do. GC was the complete opposite and I never had to worry if things were going to be taken care of in a timely manner for a reasonable cost. I even used GC's services to sell my properties in Chicago and while market conditions made that take longer than I would have liked GC helped me every step of the way to make sure these properties sold. After having property in different states across the country using numerous property management companies, GC is the best that they come and I wouldn't hesitate to use them again. read more

These guys are unbelievably pheromonal! They are super responsive by phone and by email. They embody the principal of real estate as an investment and actively demonstrate efficiency and cost effectiveness. They show active respect for both me, the property owner, AND the tenants. They are honest and ethical. I cannot say enough good stuff about them. I live out of state. I have a single residential rental property in Woodstock, IL. The property manager I had been using was from Woodstock as I deliberately wanted someone who was near to the property. Huge mistake. He took over the property July 1, with the then tenants moving out end August. He demonstrated no sense of urgency in getting the property rented again and in fact It took him 5 more months, until Feb 1, to get the property rented again. There were items that needed to be taken care but they should have been able to be to be done in one month such that the property should have been able to be rented by Oct 1. The guy from Woodstock was a nightmare. It very much seemed as if he were preparing the property for sale and not for rental even though my first email to him said I was not interested in selling the house and I was looking for a property manager to rent the home. Shea Murray was the representative from GC Realty with whom I first interacted. He manages new clients and the on-boarding process. I had been so burned by the Woodstock property manager that I was very hesitant on any and all new property managers. Shea was patient and understanding, answered all my questions, dealt very professionally with my skepticism, sent me a copy of the generic contract so I could feel fully informed. His patience and professionalism were impressive. The on-boarding process that he lead was super easy, super efficient. GC Realty assigns each property its own property manager so you have a single point person whose name you know and whom you can always reach. Ann Vang is my point person. She is absolutely awesome! I let her know the gutters needed to be assessed and resolved. Within that week she had a person out there and the gutters done. She saved me $1000 because the quotes I was getting were for full replacement. The vendor Ann used determined they did not all need to be replaced. I was shelling out so much money for improvements with the Woodstock guy, and now I suspect all that money I spent under his management was not necessary. Then I asked Ann to do a property walk though to determine if any repairs were needed. Within two weeks she sent me a summary and had the repairs complete. I was in shock with how efficient and cost effective Ann was and is. Truly, it is impossible to believe how good they have been for me and for the tenants and for the property. GC Realty works mostly in Chicago and the nearby suburbs. I want them to make their presence known in McHenry County and up to the WI border. Both my brother and I had been looking for a capable property manager as early as 2014. It took until now to find GC Realty. They really do have a mission of good. It is possible to be both a property owner / investor and a provider of a meaningful living situation for a tenant / family. Additionally, the owner / co owner of GC Realty is Mark. He sends out weekly updates with insights on being an effective property owner. I have even watched the podcasts he has sent. These guys are so legitimate and so committed to excellence on all fronts, they are really really impressive. Also, I rarely write reviews. We moved into our lovely condo rental that was listed by GC last month. When we moved in the neighbor downstairs who owns her condo tried to intimidate my husband and me the min we moved in. Debra Brown from GC drove up the day we moved in to help us take care of the issue. She also helped us right away when we had water damage to our ceiling from last month's heavy snowstorm. The maintenance crew has always come on time and very professional and friendly. They did an amazing job making our ceiling look better than it did before the leak happened. Let me start by saying that it was the first time dealing with a property management company for our rental. Everything from the property showing to the post-move inspection has been excellent. We dealt with Jeff Richter initially and he pretty much sold us on the property and continued to be excellent in assisting us throughout. Jeff is a great blend of professional, nice and helpful. We now have a property manager we deal with exclusively, and we couldn't ask for a better experience. We had several issues during our move, but GC Realty was not one of them. read more

The property manager sent me an email trying to negotiate that if I remove my yelp review , then they'll "let " me break my lease for $500. Seriously ? They are the absolute worst, if I could give less than one star I would, I'm a property owner and my year spent renting my house with GC Realty has been an absolute nightmare. They've done everything from authorized expensive repairs without my knowledge to shorting me on the rent, they try to change the rent payout date from the beginning of the month to the end of the month meaning I would be nearly 30 days delinquent on my mortgage each and every month. Bill Palmer is the agent I work with and he's barely a functioning adult, it's shocking to me that Bill is still gainfully employed. read more

Too bad they don't have minus stars. Up until April 30 2022 the condo we rented for the last 12 years was "managed" by this joke of a company. Actually they oversaw our unit for about 8 to 10 years of that. In that time we had scheduled appointments for repairs when no one showed up and no courtesy call on their part was given us. We also had several times where the repair techs came over without verifying the time with us first. It was extremely difficult to get a hold of a live human being in the office and if you did chances are they didn't have a 100% grasp of the English language. If we needed something fixed I cringed because I hated dealing with them. The cherry on top of all this came in late January of this year when we got a message from the manager Bill Palmer who told us that the owner wanted to sell the unit and we'd have to vacate at the end of our lease on April 30. After talking to Bill Palmer maybe 2 or 3 times in the past and not enjoying it I assumed he was only there to get sales commissions and nothing more. I had gotten the distinct impression he couldn't care less for renters. Anyway, we finally found another unit at $370 more than what we were paying although it was a 2 bdrm and the other unit was a 1 bdrm. Within the last 2 weeks after some poking around online I looked up our old unit and discovered not only had it it NOT been sold it was being re-rented. Beyond angry I made several calls to GC Realty to get some answers having a gut feeling I was going to be told either the owner had died or they changed their mind about selling. I left a message for Bill Palmer to get back to me and of course he didn't. I had to call back the next day and he didn't sound too thrilled to hear from me but he put on his usual fake act telling me the owner HAD died and her son DID changed his mind about selling and I was told "that happens in real estate". I didn't believe him and told him so and hung up, furious. After all the times we had called for necessary repairs the last year I'm sure they wanted to be rid of us and lied saying the owner has died and also lied to the owner. who I'm sure is still alive, saying we wanted to move. If they wanted us to believe it was true we should have been given her name, address and phone number along with the son's info so we could verify it.
