After living in the same townhome for 23 years, I was forced to find an affordable apartment. I had dreaded that event for a long time, and I knew that sifting through all the properties out there would be time consuming and probably very disappointing for someone used to the amenities of single family home living. After several months of research, I found the Waterbury apartments. It had everything I was looking for but could not find elsewhere in the area. Affordable rent, excellent staff, quiet, and best of all it sits right next to serene Goose Lake recreation area. There's no bizarre smells or bugs like you see in many other area apartment buildings. Also notable is how quiet the apartments are when you're inside of them. You will rarely hear neighbors and the floors and walls are VERY solid. I can actually say that I like living here in my little one bedroom apartment more than my cavernous three-bedroom townhome. With great neighbors and easy access to shopping, Waterbury Apartments is a rare gem of a winner! read more

I recently applied for a Franklin Property apartment in the west suburbs. At first, I appreciated their efforts in terms of engaging me and in checking out the property. However, once I applied and paid the $80 application fee, that is when they went silent. I actually have excellent credit (around 800) and a high salary so I knew I was a good candidate. I reached out for several weeks with no reply until today. They let me know that it was rented out but I had no other communication. No other replies, no updates, and no explanation. I do understand that they might entertain other qualified clients for the property but at the very least do reply to inquiry for those that applied. I just hope that the teamdoes a better job in engaging their applicants in the future and not let them feel that they wasted $80 on an unnecesary application. read more

Had no issues with Franklin Properties. Management is punctual and friendly, a solid team. I lived in the Lisle Place apartments. Clean, updated, I never once had to call maintenance but even if I did the maintenance guy is very approachable and is frequently on the property working on prepping apartments for people moving in or other upkeep on the property. The laundry room is big and even has a dining room table/chairs and a comfy love seat for lounging if you wanted to wait for your laundry. There are plenty of washer/dryers for the number of people living there, it was rare that I had to wait to put a load in. Across the street is the Lisle metra station. We lived in an apartment facing the back of the building, away from the station. If you listen really closely you can barely hear the train even with the windows open. It is convenient if you work downtown or like to visit. I don't trust many rental properties, their reviews are scary. I completely trust Franklin Properties and would definitely rent from them again in the future. read more

We have been living in Bensenville and the property is owned and managed by Franklin Properties. This is my honest review. They offered us a 1-year lease after doing a credit and background check. I was happy to find something to close to work. The unit I love it has been remodeled and the quality looks much better than my last apartment. I've been living at this property for about 4 months now and I am very happy to be a tenant of Franklin Properties. When there is any issue, such as clogged toilet, loose cabinet drawer, I can call management (call or email them) and they ill send someone to fix it within 24 hours, very good service. For anyone that is looking at apartments owned by Franklin Properties and are curious is they are a good company and offer good quality unit, I can tell you that as long as you pay your rent and are a good tenant, the company will take very good care of its tenants and any issues that may arise. They do have a main office you can call if you need to talk to someone, you can also e-mail them if you have questions. Good apartment and good customer service! Thank you! read more

Feanklin Properties has been the best we have lived in the same apartment for 4 years its very clean and its very quiet having it across the street from church makes us feel safe. Our 7 year old goes to school down the sidewalk and I feel like she can play outside safely. The neighbors are all pretty friendly. Overall a great place to live. Hope to stay in the building for a few more years to come. read more

Rarely a problem inside the apartments, wonderful locations, and friendly staff. ONLY problem outside of the actual apartment is the state of the laundry room - machines eat your money or are out of order constantly. But other then that, LOVE living here! read more

I have lived in one of their rental properties going into my 4th year now. Several tenants I have spoken to, are going into their 7,8, 9th year of renting under this management company, and continue to re-new their leases. Their units are QUIET, CLEAN, CLEAN, CLEAN, IMMACULATE, NO BUGS OR CRITTERS ETC.......... Their weekly onsite professional cleaning crew are outstanding. Everyone under and involved in or with this organization, truly care about the tenants. When you call the office for anything it is always usually, the same people there to assist you. They listen to what you are calling about. I can go on and on and all GOOD ABOUT FRANKLIN PROPERTIES. I absolutely love where I live. I wake up or come home in the winter and the parking lot is plowed and sidewalks are cleared. I wake up or come home in the summer and the landscaping is done. The laundry room is always clean and neat. If occasionally a washer or dryer has a HICUP, you notify the office, and usually by next day they are in working order or part is on order. We have two small children so we really appreciated that they completed the project ahead of schedule. Worst apartments and management I have ever dealt with. Management companies are now coming up with ways to keep as much of your deposit as possible. Including an automatic charge of $200 to do touch up painting. they don't even paint the entire wall. they do patch work. I found that instead of fixing a mold problem in the living room ceiling and in the bathroom, they decided to just paint over it. I had several leaks in the living room from the roof. I made it very clear that it was not a small leak. they came to only cover the water stains with paint. Throughout the year I lived there, they continued to change the rules of different things, such as over night guest parking. instead of notifying the renters, they wait to see a car without a parking sticker, but with a proper note on the window, to put those big orange stickers on the windows or to just tow the car without a warning. I lived there for a year and for 10 months of that year I fought with the office to try to get my smoke detectors to work. I went almost a year without smoke detectors. Also had a mouse problem. I notified the office immediately, but they didn't believe me and never sent anyone to come look. It wasn't until after I had a trap down and caught a mouse, that they believed me, but that problem was never taken care of. Also had cockroach problems. Again they didn't believe me. I don't understand how they can't seem to believe me, when they buy run down apartment buildings infested with cockroaches and such, and fix it up to health codes, but nothing more. I found this out from their maintenance manager. They used to have their maintenance manager pick up rent from everyone or almost everyone, but later decided they would not allow him to do that and rent needed to be mailed. not only did I have issues with mail not getting to their office on time, but their office staff didn't even note that tenants paid their rent. I spoke with a woman a couple times and she admitted that she was going on vacation and simply was to worried about that and didn't make a note I paid and was on time. So they took the "late fees" from my deposit. they constantly fail to properly notify the tenants of working being done. I came home to my apartment that is on the second floor, and the stair case was taken down. I have never in the several apartment buildings I have rented in the past, ever come across a management office so unorganized and rude. I would never suggest any place they own for some one to rent. worst experience of my life. read more
