The residents here were lovely, the management company was much less desirable. My father lived at…read moreOverture for a few years. During his time, he submitted multiple work orders for his dishwasher. It was "fixed" each time and was in working condition when he moved out. Post-move, management sent me a Move Out statement with $799 in "Damages". When I questioned this, one item was to clean lime deposit on shower glass (which can done with a professional cleaning crew and is typically part of overhead rental costs) and the $500+ item was to replace the dishwasher, even though there were multiple recorded work orders that it had been fixed and that the dishwasher was working prior to move out. In all my years renting and, as a real estate agent working with lessors and lessees, this is one of the worst management companies I've ever worked with. Not once have I ever seen anyone billed to purchase a BRAND NEW appliance when the current appliance IS WORKING. This is basically fleecing the customer. And in multiple phone conversations, not once did the manager speak with me to offer a resolution. Only an inexperienced office admin who offered no help. In the end, having fair and service-oriented management is the key to a good experience. As such, I would not recommend living here, no matter how nice it looks. If you do choose to live here, fair warning, be very diligent in recording any repair issues, reading your post-move billing carefully and challenging any discrepancies or concerns. Good luck, however, getting any resolve.

I give them a D- Complex is quiet but the noisy vehicles from the street generates horrible anxiety and quite annoying....it's very LOUD and never stops. If loud vehicles and bad management doesn't bother you, nice complex. If those things would bother you....look elsewhere.

Right before my wife and I got married, we looked into this apartment complex - inside the…read morehighrise. Let me start by saying Stacy was the nicest person we met when looking at other places. You won't find many nicer than her and she was alway around when I needed her. We lived there for 15 months. Alright, let's do this by pros and cons: Pros: Customer Service. Again, the person who leased us the apartment was always there when we needed her - even for complex requests. The maintenance team was also pretty responsive. I know that AIMCO pushes you to use the portal to create a ticket for your issues. BUT you can just ask one of the guys and they'll help you - usually that same day. Location. Lots of things to do around this location. Coming from Chicago, I thought living here would be a challenge. It wasn't. Privacy. People usually keep to themselves! Our neighbors were nice. The 16th floor is pretty quiet outside of the one guy screaming watching sports lol. BUT, you can rarely hear your neighbors unless it's dead quiet in your kitchen. Appearance. The renovated apartments just look amazing. I wouldn't say it's the highest quality of work but it certainly looks great! Also, a free gym! And I'm sure, at this point, the construction is over so don't worry about the noise complaint comments. Cons: ELEVATORS! While living there over the course of 15 months, the service for elevators went down at least 5 times. This wouldn't be too big of a deal if we weren't living on the 16th floor. I remember having to walk down in a thick winter jacket before work - it was not fun. Those things need to be replaced. DUST! My goodness. The amount of dust in these units is unreal. My wife and I thought it was just our unit but other people we talked to had the same issues. The poor lady across from our unit wore a facemask and had to clean her rugs twice a week. The dust gets in your glassware and shows on black furniture. You'll need more that one air filter to fix this - get one for the bedroom Heat/AC. The time to transition from heat to AC was too long. There was a couple of weeks where we were frying in our unit. Construction during the first 3 or 4 months. I had a position where I worked from home 3-4 days a week. When there is LOUD drilling, jack hammering and sledge hammer swinging, it's difficult to concentrate and take conference calls. Lots of students here too so that must have been hard to study. There was a room in the garage, a community center, to work and study but no internet. Pool in the summer. If you like swimming, you better go early. It's like Vegas in there - impossible to swim. You'll just be in the pool. I see a lot of folks putting pricing as a con but you know what you're paying before you commit so that wasn't an issue for us. Hope this helps guys!!!

The few maintenance issues that I have reported have been taken care of the same day and the maintenance staff even changed a burned out lightbulb without me requesting it. I appreciate the regular communications from management reminding residents of property rules.....rules and their enforcement are important in a large complex like this especially since there seems to be a relatively high resident rate of turnover. The heated garage is great in the winter. Last year in Feb when the outside temp reached -27f the garage was still in the 50s. The garage floors are also washed once per year (after winter) to remove accumulated salt and dirt. I have found Michelle and Bill to be pleasant and accommodating in every interaction that I have had with them. Ditto with previous managers. All in all from my experience over 6 years a great place to live.

I told the management company how to properly shield the room and they aren't doing anything about it! They are trying to kick me out! Also, there is MOLD above the sliding door that leads to the balcony due to the GALLONS of water that leak into the apartment when it rains or when snow melts. They have known this for years but don't take care of the issue. The management company doesn't ever apologize or take responsibility for the poor construction of this complex. DON'T MOVE HERE.

Looking at this location it is not a place for kids. All corners are busy streets. There's a hill and a busy street. There are no slow down signs for any running kids or safety. Parking is not assigned and there's a lot of it so that's a plus. When you walk in they talk about the mail system & everything smells so good and it looks so clean. The elevator is tiny! I asked....how do you get a couch or tables in here. They said they can remove the ceiling of the elevator to accommodate. My thought was....Basically just get everything from ikea and do not get anything bigger than 5x5. There is no space for 4 adults and a dog in the elevator it was just too cramped. (There was a tenet & her dog in the elevator with us) Got to the apt....I could hear children screaming & people yelling. The doors were kicked in, scratched, looked like hell. At least there was a cleaning crew washing the floors. When I entered the apt, the floor was so uneven that there was a hill in the bedrooms. They said it was due to construction. The windows are older styled didn't have good installation and you could hear the wind come through. They said it was due to the height of the building Bc it sways and the windows need to breathe. The best part was all the closets. Large amounts of storage but the overall place was tiny. For the amount they are asking the place didn't match the cost. If you want to be close to the expressway, ample parking & don't care about noisy neighbors or being ripped off this would be a great place to visit. I do not recommend it for anyone with kids

Most of the time, they do not answer the phone and it takes days if they ever call you back. When they do answer the phone they are unprofessional and unhelpful. Email is worse. I would send emails and never hear back. I eventually resorted to cc'ing the property manager and STILL wouldn't hear back. 2. Rent increases were outrageous. Again, we lived in this apartment for 8 years, we understand the need for rent increases. But they raised our rent by ~21% with no improvements to the units and horrible staff, I don't know how they can justify this. 3. They made the move out process feel impossible. They refuse to perform rent verification which delayed necessary items in our closing process. Again, because of their lack of communication, once we did manage to close, it was a challenge to figure out what we needed to do to move out. 4. When we dropped off our keys I asked for a copy of the drop of document. The woman had the nerve to ask "Why do you need that?" "You don't trust us" "We weren't good to you?" Just an unprofessional cherry on top. Oh! For fun, let's go through some of the crime we encountered before we left: 1. Numerous car break ins (mine was broken into twice!) 2. A neighbor had the wheels off their car stolen and put up on bricks 3. Frequent package thefts. If you become a resident, which I don't recommend, check the message board. It's CONSTANT that residents are missing packages. Martins Point used to be a great place to live. Now, I wouldn't recommend it as a last resort.
