Williamson Management: Why do you have same board members in the past 25 years? Some are there since 10-15 years? Same members repeatedly for 20 years! When residents apply and even if they get maximum votes you do not appoint them. All board members are very discriminatory! Why are you not appointing new members? read more

Our lovely management company and president. It's taken two months to be reimbursed and in the mean time they have 1. damaged personal items and refuse to address it. 2. not any step of the way kept me in the loop of this progress. 3. just walked into my house without ringing or incoming. 4. Won't even comment on prevention for this happening again. I have two companies stating this will happen again. Called my concerns BS and state that only people leave bad reviews not positive ones and that the BBB doesn't align with their company. Not to mention their lack of repairs caused my unit to flood 2 months after I moved in. I've tried bringing tocthe HOA and managers of management with no luck. They just say to get with my lawyer lol read more

Anyone else getting fined for everything? How can Hoa steal from innocent people? since 2011 over a million and the reserves are missing and yet theres a new police station with the stolen money. i caught Jill hunt Wesseler putting full envelopes of cash under units doors. The zoning department and health department ignores the mold plus awful hazardous damages. I have hospital papers proving from the Roof draining, tuck pointing, and pipes caused my closet doors to fall off the track which caused it to fall on top of me. I have a thinning disc from it and funny no lawyers will accept it. The stairwells are full of mold and bugs. Mail is being stolen and management keeps putting it off. I'll keep posting till things stop! Ron and keith keep ignoring this! I even caught Williamson changing out fire extinguishers which they aren't qualified so if someone dies how convenient they saved a dime. read more

I was taught if you can nothing good say nothing at all. Therefore, this is one review I say nothing but leave a star.

They are the worst of the worse. Will not answer phone calls, or respond to emails. I have no idea why Elizabeth Park in Wood Dale keeps them. Everything they do is half a$$. read more

This management company has a "F" rating by the BBB and is known to be the worse management company in the country. They never answer the phone and when you leave a message with answering during business hours they don't return calls. I've left five message since 5/15/2023 and still no return call. I'm just trying to pay my assessment from May 3,2023 was returned to me two days ago and June 3rd check has still not been cashed. Something is very wrong with this company! WoodDale, IL The pipe to the outside spigot of my elderly mothers condo burst due to the Williamson Management not properly winterizing the spigot. This caused my mothers condo to be flooded. The maintenance company came moved a bunch of her furniture, pulled back the carpet to try and dry out the carpet. They had to break through her wall to fix the pipe. They patched the wall, but this is where it ended. They told her to file a claim through her insurance, it was not their responsibility. EVEN THOUGH THEIR NEGLIGENCE CAUSED THE PIPE TO BREAK. They left an elderly woman with all of her furniture moved and carpet bunched up and still wet, and a patched wall. Williamson Management ahs been no communicative. This company should not be allowed to manage any residence. My advice to any HOA be careful before entering into an agreement with Williamson Management, they will mistreat your owners and due subpar work. read more

a complete joke of a company. they couldn't care less that the main water cut off to my unit (which is in the common area) doesnt work and claims it's my responsibiliTy. I didn't know the common area, which YOUR shitty plumber installed, was my responsibility. Jory, a joke of a president, has one piece of advice for me and I quote "next time know what you bought in to". laughable company at best and have heard absolutely nothing but bad things fron my neighbors. read more

This is the worst management company ever. You call for years to have major repairs fixed outside the condo buildings and nothing is done. They take our associations fees monthly. The buildings are in need of repair, the lawns are bare and plants/trees are dying because the soil is bad. Gapping holes in the eaves where steel panels have falling off. Nothing is ever fixed. Don't ever buy property that they manage. TERRIBLE NIGHMARE TO LIVE HERE in Briar Hill in Addison. read more

Sherry took over my building and took out loans for many things. Illinois property act even states Im not responsible and our buildings act states we aren't responsible for the roof, walls( foundation) balcony. All which I have tons of damage. I had my home tested I have mold even a rare form. Then Childish behavior Jill Hunt Wesseler is going around to unit owners spreading rumors so I'm treated badly. These women don't want attention on themselves so they make others look badly. I don't leave my unit. I have to record everything because I catch Jill going through trash, thinking she's going hurt someone. I thought I was buying my future home but no I got a unit from heck. They can't even afford to use the AC in the halls, let alone light the welcome sign above the elevator whigh that's a death trap. I have Jill on video stealing mail and so she spreads rumors on me, that's illegal!!! if it keeps up I'm going to the post master! Time the IRS investigates because this building was nice till Jill brought Sherry here. There's a property act for a reason, yet they put up signs saying each unit is responsible for their own problems. Don't trust these women!!! I've had a neighbor break into my unit for Jill and found speakers blue toothed to their unit. funny they didn't have working furnace units now because they did all that, they do. Jill is compromising people to do her dirty work. she isn't the honest lady y'all think she is. She's Greenwoods Board President. I can prove everything!!! she can't!!! They added bills to my unit to hurt me if they aren't removed I'll keep going. I have recordings of meetings where they told me if I don't pay they'll stop my water. They do awful stuff to me and I've gone to the village and police. Because who Jill is she gets away with whatever she wants. videos and recordings don't lie!!! she uses her Grandsons as weapons because she knows nobody will bother her if she has them. how can someone stealing the mail monitor the cameras for the building? shouldn't peoples mail be safe? Below are pictures, first it started with the roof leak and then they took out a loan for tuck pointing and I'm stuck with this! The men they used were there handy men, not licensed and bonded for even handy work. I've allowed them twice to repair the damage twice, it looked so bad. That's why I'm like something has to be done. Besides with water restoration And mold removal you must insure this kindve damage. I went to them at a meeting on record and was told nobody will insurance us sorry. All lies. I'm treated badly because I want my home fixed. Do the right thing! I've not once disrespected any of you! read more

If I could, I'd put zero stars... companies BEWARE! They are not someone I'd do business with, but unfortunately I didn't have an option, they manage the association on the leisure homes" at Bloomfield Club, which is where we lived and once we sold the house, we made sure we closed all of our Automatic payments for all accounts, one month later, I see a charge for $205 from this shady company and it turns out "we needed to call them directly and cancel" even though, since we sold the house, our name wasn't attached to that property and we did NOT have an automatic payment set up through our bank with them. So in order for us to get the our money back it costed us $100!! Even though our name wasn't attached to anything anymore! They deliberately took our money, and when my husband tried to talk to the manager he was extremely rude and arrogant, proceeded to STILL charge us the $100 then they themselves cancelled any future payments (which we were told before they couldn't do, that was something WE had to do...) super confusing and shady. If you have a saying, DO NOT choose this company, they will make any excuse to take your money and be rude in the process! read more

Have been having some ongoing issues. I called to get an answer and was spoken to HORRIBLY by Sue who is the property manager. Instead of trying to help me out Sue yelled at me and ended up HANGING UP on me. Not professional at all especially the fact that she is a property manager. The fact that I pay an association fee for a reason and I am being treated this way is horrible!! BUT I did call back and I was talking to someone else I completely forgot the name but I would like to thank her for helping me and giving me some answers on my situation. read more

This company is definitely a joke, awful service. They change the payment system in March 2019 without notifying the home owner, which stop all former set auto payments, after couple months missing HOA payments, they hire an attorney to do account receivable. Attorney sent us a letter with all HOA + internet + late payments + $600 Attorney fee. (If attorney can send us a letter the first day why they didn't send us a letter in the past?) Reach the company after receiving the letter, the lady just hang off the phone when we are still talking, ridiculous customer service. They don't care the customer at all.... I will give them a negative star if this is allowed... read more

A joy to work with in every regard! Especially Jory he is responsive, professional and a great personality!

This is the worst management company I have ever had to deal with and that's a lot coming from someone who works with management companies on a daily base. They are the worse in resolving issues and getting things done. I have never met my Property manager and she is always busy or not available. The 24 hour emergency service is a waste and urgent issues are always put off and take days to be resolved. If you have a choice don't waste your time hiring this company! read more

This is a terrible management company. They do not address the Homeowners concerns or return phone calls. My cul de sac is pitch black. The light pole is out and the club house lights need to be replaced. I called and so did my neighbors to resolve. Williamson Management has yet to replace/fix the light or replace the bulbs in clubhouse. Funny thing, people always comment on how the the clubhouse lights run all day (not necessary) and night. Since Williamson Management Company was too lazy to reprogram the timer to turn off lights at sunset, are they purposely not replacing the lightbulbs to avoid the work? There was an accident in our dark area due to lights and again someone called Williamson Management Company about this deadly situation of not seeing people walking. They did not respond. There have been issues with our lawn maintenance folks for years.. Even though the property manager (Jorie) promised to walk the grounds in the beginning of spring with me (last year), it did not happen. He promised this at a well attended homeowners meeting during 2018. HOWEVER, the landscapers did 2 live bushes from my landscape (which i purchased). When I called to get answers from the management company...CRICKETS!!! The management company is supposed to schedule meetings within certain time frames. Our annual meeting was scheduled and an email was sent out to residents to attend but Williamson Management Company listed the wrong date. Homeowners were anxious to be heard and showed up, however, we all were a day late - the meeting already took place the day before and none of the homeowners were in attendance due to NON-COMMUNICATION! Williamson Management Company did not reschedule or address miscommunication. THEY JUST RAISED OUR ASSESSMENTS. It is like beating a dead horse when dealing with the people. The ladies are in the office are awesome but the property manager (Jorie) does NOTHING! I called and left a message months ago about rotten wood along my patio door. CRICKETS again. Do not use this management company if you don't want your property value to decrease! read more

I own my unit and have been dealing with this HOA for almost 2 years. To summarize, they are incompetent. Since I have moved in, the same tiles are missing in the stairwells, the same light bulbs have never been replaced, and the outside of the property has had the same garbage circulating for months. They decided to charge a $500 fee even though they have no are designated to ONLY CHARGE the HOA fee, no special assessments. They charge over $100 if you didn't receive your parking sticker from a previous tenant which is just asinine. THIS COMPANY STINKS! read more

If I could I would give this company 0 stars. They are an absolute nightmare to work with and do not recommend them for anyone. I have had an ongoing squirrel issue for over a year now and to get them to repair the damage to my roof which has led squirrels into my attic is a nightmare. They are constantly going in circles and their communication with one another is absolutely terrible. I wish I knew this ahead of time. Not worth the headache. read more

Williamson Management is the worst management company anyone can deal with. Are complex is a mess because of it. We phone them about a problem and of course they say they the will take care of the problem but it takes more and more calls to get anything done. it took 3 weeks to change a few light bulbs? Angel is our property manager and she does not care about the home owners. nothing gets done. just lots of attitude and excuses. Williamson owners don't care. Hopefully we can hire a new company that cares about the property and home owners. This is a very incompetent management company. Angel handles our account and she is disorganized, incompetent and too lazy to be in a position of this nature. Phone calls go unreturned, verbal and written requests or questions go ignored. The simplest task is made difficult. I have reason to believe that funds are being mismanaged. I have been given the run around going for 3 weeks about MY account and the allocation of funds. What other conclusion can I draw from this treatment other than unsavory business practices are taking place. I won't even mention the condition of the property... read more

if anyone knows how to get this reported, they took out a loan for tuck pointing and their men weren't licensed or bonded. none of their workers are. every loan they take out the past few years they havent put into our building. My unit is proof that they ran off with the tucking loan. Plus there's signs saying each units responsible for their own repairs. The village sends workers to work for free, that way they can pocket our yearly income. Has anyone else ever had this happen? Does a property act/bi lines matter? disabled or seniors shouldn't be living in poor conditions or mold. Greenwood condominiums is where this is going on! Should I contact the bank of the loan? Embezzlement Of any kind is wrong!!!! I also caught the board president on video stealing mail, she's why they won't put up cameras. Videos don't lie nor do emails. Sherry and Jill are the ones who won't do the thing thing. read more

It had been a nightmare dealing with this so called management company. They have hung up on me twice and continue to ignore my grievances.

TL;DR -- Lack of communication. No follow-up. Details are forgotten. President is as useless and spineless as they come. Even one star is generous for this company. Ever since our property manager changed about three years ago (and I don't blame her for leaving this horrid company), it has been nothing but problems. Even the simplest of tasks seem to be too much for these property managers. The client services team isn't too bad to deal with, but they can only do so much. We have had a smoke detector chirping in our hallway for almost a week now (common element, so us pesky homeowners can't touch it), and the response? "Someone will fix it when they're next in the area." Meanwhile, we're all going crazy as this thing chirps every 20 seconds. I feel like a prisoner in my own home since most things that need to be done are outside of my control, and unfortunately in the hands of our incompetent property manager. read more

Williamson Management, Inc. in Bensenville, IL has been a thorn in my side since 2010! I thought I was done with them when I moved, only to discover they also managed my new condo. It's a terribly managed company, and more times than not, there was NO response when trying to contact them. To be exact, my dealings with one of their employees, Sherry Belcher, was frustrating as hell!! I asked her repeatedly for the association contact information, to no avail. I asked her to have one of them contact me. That never happened either! It was like pulling teeth to get her to help me. I had a flood which was finally settled after two plus years. I asked her to please send me a letter stating the claim was completed and closed, and I had no further responsibility with the matter. I didn't want them coming after me for anything related to the flood. I waited over two years to receive such a letter. When I sold my condo she continued her games, claiming they didn't receive my move out check, then I'd be in violation of the rules. That meaning they could have prevented me from moving, and/or put a lien against my condo. They did the same exact thing to the buyer. I had to ask my lawyer to get involved. He contacted them, and all of a sudden, my check showed up, miraculously! My lawyer said he's never experienced anything like this in all his years of working on home closings. My advice to anyone purchasing or renting a home, is to check who the facility management company is. If it's Williamson RUN!! I'm trying to prevent anyone else from having to go through this BS. I'd give Williamson Mgmt. ZERO stars if this site would accept it!! read more
