My insurance company dropped me and I had to get a less appealing company as a replacement that is about $200 more per month. I don't have any claims that are my own-just this on my record because ABC never even contacted theirs until 2 years later since I didn't stop complaining about them doing NOTHINGGGGGGGGGGG! I have lived at Town Squ Condominiums since 1994. After this management company took over, theh company has let it go, little upgrades, banaid ongoing damage to property, do not keep up 300 building at all. The office resides in 220 building, it is mire important to this management company to keep up this building for appearance. The company has allowed 70 to 80 percent of the condominiums to be purchased for rental properties. They have allowed investors to take over. They have allowed person that do not live on property, to purchase 4 or more units for rentals, now one sits on the board of Associations! They are driving down unit owners value of property, that actually still live in the building,. They are not regulating background checks. They are not taking owners that still live in the buildings seriously. They let cock roach infestations take over in the past. The Village of Schaumburg had to be contacted to make them take care of problem. Theym coinue to let rental properties break bilaws, causing significant damage to other units. I HAD TO PLACE CLAIM TO MY STATE FARM $26,000 DAMAGE TO MY UNIT, from renter above me! The Association did nothing!! They let dirty toilets over flow from upstairs units, flood the ones below. The Property Management never replaces walls in common areas where flooding takes lacen They let urine saturated walls fan dry in hallways. They let renters smoke to the point of ruining common areas. They let tennants ruin and stain carpet. Destroy any little new updates they decide to do. They letp crimal activity take place here, mail theft, drugs on property, 1 cat found dead , one alive, on top of one of the over hangs of building exit during winter. ABC Property Managers is awesome and I will bless the day good Lord gave us to them. Terry the owner helped us 17 years ago to take our condo from the hands of fraudulent people and managed from 5000 debt on our condo unpaid bills, unpaid taxes and orange shut off notices, to now debt free flourishing property. It is a true hardship to do such thing but Terry Schiro and Shannon Ortiz and Jolanta Nawrocki made it . Our condo was a swamp and now it is oasis thanks to them, so I strongly disagree with notes I read above. They are honest, helpful and most importantly affordable. The worst property management, they do not watch vendors work or care how the money is spent. From the landscapers sleeping in their trucks on property, weeds all over the property, damaged to property when snow plowing is done, property manager never visits the property the list goes on and on. ABC property management has been a breath of fresh air in comparison to other management companies that I have dealt with. In addition, Terry and Pam has been nothing short of amazing - quick response times, helpful suggestions, and with the best interest of the association in mind. Many homeowners doesn't know this but ABC saved our association close to a million dollars by assisting us (free of charge) against a ridicules lawsuit by neighboring greedy association. read more

Shady business practices! ABC Property Managers Inc is the homeowners association for Wellington Court townhouses in Schaumburg, IL. They have done an absolutely terrible job. First of all, I don't feel safe living here in Wellington Court because they change landscapers so often that I never see the same company twice. I'm paranoid that one of these days someone will get robbed, raped, or murdered by someone posing as a landscaper and no one will notice anything is wrong until it's too late. I don't even know why we see landscapers so often because in the whole time we've lived here all they've done to our yard is take out a tree we liked. They don't do anything to make our property look better. They said we'd have to shell out at least $100 to get them to plant one bush! The front of our house looks like crap, literally. Our walkway meanders through a large brown stretch of dirt. If I plant a bed of flowers or grass on my own, they'll fine us. I'm just glad it snowed because now the snow covers the dirt and all the dog shit from our lovely neighbors who walk their dogs and don't clean up after them. The association doesn't stop it and they don't even hire a clean up crew. Every night after work your life is put at risk when it's time to walk the dog. They let cars park overnight on the sidewalks so you're forced to constantly switch between icy sidewalk and street. People whip around the corners so fast as they peel onto Wise Road. I'm surprised no one's hit a dog yet. There are at least three neighbors around here who let their dogs out without leashes. There's no space to park on the street so most residents with more than one car park in the parking lots. The lots are small and often fill up. Despite the limited parking, the homeowners association uses two spots to store heavy machinery year-round. I thought they couldn't get any worse but today they really outdid themselves. The homeowners association had my car towed this morning. I was all bundled up and ready do drive to work when I didn't see what I expected to see: my car. I almost had a panic attack. I thought it was stolen. My husband was ready to call the police but we tried the homeowner's association first. They said they towed my car because it was in the "visitor's parking lot" overnight without a call. They had put into place an additional parking restriction without notifying us. My husband had lived in this neighborhood for the better part of a decade and he'd never heard of this policy and never had a problem parking there. I had parked there overnight dozens of times before I moved in and every night after. We never received any notice of this new restriction. They didn't call us, they didn't mail us, they didn't drop off a flyer, nothing. They let us know to move our cars out of the parking lots when they were going to paint them. So why didn't they tell us that we can never park there ever again? That's a big thing to overlook. This is unprofessional and I suspect it's just a dirty scheme to make money. I wasn't the only one who wasn't contacted. They towed multiple cars this morning. Now I don't know what to do because you can't park on the street overnight in Schaumburg. My husband wanted to get his own car but that's no longer an option... while we live here. And on top of everything I missed a day of work to get this all settled out. So I'm out $175 for the tow (the tow place is right around the corner from my house so they dragged my car a few meters away and charged me $175!) and I'm out a day's pay. That's $300! Is ABC Property Managers Inc going to reimburse me for the tow they failed to warn me about? Will I be able to pick up extra hours to make up for the day of work I missed? Worst management ever. Potholes over over! All they do is collect the money. I never received any collection USPS mail from them and they sent my account to collection. I received USPS mails from the collection agency. ABC Property Manager never sent me any certified mails either. I feel that they are just out to get your money. read more

This company managed our homeowners association and for $295 a year they do basically nothing - which we have learned to live with and accepted. What they fail to mention ANYWHERE is that when you sell your home they charge you an additional $300 fee to give the Title Company the letter they need (a requirement to close). So basically it costs more to sell your home than it does to live in your home in their association for a complete year. No one is aware of this until it is too late. There has to be someone out there who can do so little for much less. read more

This management company took over managing our condo complex's HOA recently and they are terrible. They installed massive speed bumps in the parking lot and didn't put up any sort of sign indicating they had been installed until weeks later, so people went over them too fast not expecting them to be there. This is a dog friendly complex, yet they have just put up signs indicating dogs can no longer be on any of the grass in the complex. They don't spend money fixing the actual buildings when there are issues (broken tiles, archaic plumbing, etc.), but they spend money on these useless items. They're wasting money and terrible at doing their jobs. They say that people don't clean up after their dogs and while there might be a couple people in the complex who don't, mostly everyone does every single time. But let's get real, they don't care about the landscaping here--there are dead bushes everywhere and dying trees, but let's keep the dogs off the precious grass right? What a poor excuse for a business. read more

They are not fair with everyone and don't fine the people that have their properties looking like trash. There is 3 homes behind me that have disgusting backyards that have not been mowed, dog poop everywhere, fences all broken etc. One tries to keep their property looking presentable and gets fined for having their garbage bin out one extra day after pick up day. I called several times to speak with someone and they send me to an unresponsive voicemail. One tries to explain that I work a 12+ shift and don't always come back the same day and I get completely ignored. I have literally gone to the point to keep my garbage bins inside my garage full of garbage because I know if I don't come back on time to bring it back in, I WILL BE FINED! Aside from that, they want things fixed up on the outside of the house and forms are filled out, but they keep sending you notices to get it fixed and warning you that you will get fined, but you are just waiting on their end to approve the fixes. Aside from that, good luck getting a hold of of the person in charge because they are always out of the office. read more

Bad, bad business ABC Property Managers Inc. Unbelievable, I just move here in 2012. Someone took my parking sticker out of my car, I have slum lords or disconnected their land line, cell phone numbers, and changed their address to a P.O. BOX. I went to ABC Propety to get a sticker for my car...they told me just park it on the other side of the street opposed to giving me a new one (I would've paid for another one). I have to park and walk from Old Salem (that's far) from where I live. It's unreal to park allll the way on the other side when I pay rent.
