Joan and the team at CARE Property Mgt are absolutely wonderful! All calls are handled promptly & professionally. Highly recommend!!

Care Property Management is very deceptive, dishonest, bulling, rude and unprofessional. Joan Ness and her son Brandon are alike. They will lie to you in your face, manipulate you, deny you your rights and falsify statements. Any one can own a management company and Care management shows it. They do not abide to State regulations and Association Declarations and By-Laws. Not recommended to have any business with them. Be carful dealing with them . read more

Do not hire this property management company for your HOA. The owner lies to homeowners and tells them they're twisting words even though I the homeowner has written proof of her false statements. Owner of Care Property Management has threatened me that she'll block my emails. She doesn't respond to questions. Our Board is about the same. They required us to replace our outside shutters because they were looking faded. Mine were not broken in anyway and they would not allow us to have them repainted. Do not hire Care Property Management and, if given the opportunity to buy here at Laurel Oaks, be sure to read all the rules, regulations and bylaws. The HOA spends lots of money on the front entrance that could be spent on other areas of our property, especially landscaping of homeowners properties which we pay monthly for. We are now fighting over the notice requiring me to sealcoat my driveway which was completely redone in June 2023, 3 days before our roads were going to be resurfaced. The company who resurfaced our roads removed the barriers blocking my drive before it was cured, which allowed residents to turn around on my drive because there was only one exit out of our development. Owner of Care agreed that damage was caused by this illegal removal of the barriers and residents turning around on drive and promised to discuss it with the Board and company who removed the barriers. Nothing was ever done. Now she states I'm twisting the facts. read more

Holy crap I have never dealt with ruder or more unprofessional people in my life! Not to mention, Karen is NOT knowledgeable, gave me wrong info over the phone and cost me the closing of my property over the issue. If anyone hires this company you are screwed- look elsewhere. Joan & Karen you are unprofessional and rude as hell. The worst ever. read more

I understand trying to have some control on our community but they have nothing better to do. I have a tree on the side of my house which has been there for over 10 yrs and now they want me to take it out. I don't mind doing it but they need to be consistent in enforcing whatever rules they are referring to and have every homeowner to abide by the same. I've drove around the community and I saw some house on Slate Dr. that has also a tree in the side of their house so why only me. read more

we finally got rid of care property after 10 years of destructive service. joan and her team financially and structurally set us back beyond. btw the way mike f. no yelp is not flooded with competitors of care these are actual clients do the research, you must be a personal friend doing damage control. our community has a long road ahead but we finally have a chance to rebuild know that joan is gone and her team and their destruction. our money will finally get used to repair and maintain our property and not disappear. i personally guaranteed her i would get rid of her and well joan bye bye our community does not wish you well because i am sure their are laws against people like you and what you do when you take peoples money and laugh in their faces and never give the service you lie about but karma is a bitch so buckle up. gina a. read more

Our experience dealing with Joan and her team has been unfathomable at best. We have owned our property for 12 years and have NEVER had a bad experience with the previous management group. Joan's level of unprofessionalism, rudeness, and disrespect is astounding. It's as if she doesn't realize that she runs a business that is supposed to be rooted in quality and proactive customer service. I realize now that I should not be surprised by my experience with her seeing the terribly low company ratings across all major customer feedback platforms. read more

Absolutely awful and disrespectful! If you can avoid purchasing a home that is run by this association do it! They had a company paint trims of the townhomes and they painted over the garage door which sealed it shut and then tenants tried to open door which broke the chain! Called them as it was their fault and after being transferred to the 3rd person who was a rude, know it all, take no fault human... we got no where! I've not been an owner that ever calls and complains but seeing this was their fault you would think they would help. Their snow removal contracted services are subpar as well. This association will push me to sell my property so I never have to deal with these people again. read more

So glad to be rid of Joan!!!!! Do not hire this company as you too can see by the reviews... I need to say no more. - read more

DO NOT HIRE THIS COMPANY. WORST PROPERTY MANAGEMENT COMPANY ON EARTH. We would give 0 rating, but that is not an option so are giving one star. They do not believe in customer service or care. They never return calls. Joan is never in the office, and does not check her VM or emails for weeks. If she does, then she must just ignore her customers' calls and emails since we never hear back from her. If there is anyone who is considering hiring this company, TRUST US, look how everyone else is rating this company as well - it is not WORTH THE TROUBLE AND DISSATISFACTION. Jobs will NOT get done with this company. Once they collect your association fees, they will NOT answer your calls. They will NOT return your calls. They will not provide service. read more

This is the worst place too ever work for they hire prisoners from work release so that they can screw them out of the hours they work not to mention they over load all the workers with properties and they have the Beverly hillbillies raggedy old equipment I have ever seen there trucks are a public danger the property managers complain all the time becouse there properties look like a third world country do not call them or work for them run away from this place fast read more

Horrible management company. The owner, Joan, is the most unprofessional business owner I have ever dealt with. If I had a choice , Care Property would not have anything to do with managing the property where I live. I've been hung up on, ignored and generally treated poorly by the owner of Care and her staff. They've gone as far as hanging up on the Village inspector in the town I live when confronted about issues in my building. If I could give no stars, I would. Stay away from Care Property as the only thing they "care" about is getting the money read more

Beware of this company! Problems? Not for care! Never answer emergency calls. Or will just hang up on you!

Not even a month in to taking over the property I have had to involve my attorney. I asked Joan about making HOA payments online. She said that she was working on getting the banking information from the former property management. I understood, but I have to say Joan should of had her ducks in a row being a "professional" property management company. So I mailed my first payment to CARE Management. After 6 business days and no returned phone calls or no answers to emails. I check my account to monitor activity. I noticed the check never cleared the bank. I put a stop payment on the check. I usually don't send checks for fraud or theft. I sent another check and contacted the office the next day....I was transferred to Karen. The conversation started out ok but ended up a train wreck because Karen doesn't like to listen and made a comment she sent a statement to me because the original check was "NSF" well yes it is because of the stop payment I put on it. On a side note if you send a check to these substandard goons...Be advised your check will be sitting out in the open on a desk for at least 5 day or longer in my case almost 10 days. That may not mean anything to some people. If you have had fraud problems or identity theft you know what why I am not keen on sending checks out. I had to put a stop payment on the second check I sent because the check was sitting on a desk for over 5 days "Karens" words. I sent a money order for the January payment that was originally sent on time. I also sent another money order for Februarys payment. Not sure how that will work out. I contacted the office on Friday Jan 29th 2021 I believe Joan answered, I told her that Karen told me over the phone that home owners could make their payments on the Care website. But the website does not support our phase of the Bartlett Green properties. I was told she would look in to it. I left the conversation with the thought that it was just lip service. Kinda like someone saying... "The check is in the mail" "I'll only put the tip in" Again a professional company would have the issue resolved well before the first month in of taking over the property. A company that CAREs would have had taken care of making payments on line before taking over the property. The snow removal is horrible. I get if people park in front of their garage, snow removal is not the best. But my car is always in the garage in the winter months. I arrived home after being out of town and found snow in front of my garage door and a poor plow job in the lot. I parked my car near the snow to give some scale took pictures and emailed them to Joan. Joan apparently loves to make excuses and said with the snow that fell she felt the snow removal company did a good job. Growing up in the Midwest, The snow fall was normal and not some major record breaking event. I knew the argument was falling on deaf ears and Joan could care less of the residents and their safety. The state and my attorney agree. After having our rates increased (During COVID) people struggling with trying to keep a job working from home ETC. I expected a lot more professionalism from Joan. After seeing reviews on Google and Yelp... I'm not surprised at the low scores. read more

This association deserves an award for never responding to calls and/or getting anything done.  I am a pretty patient and understanding person.  I try not to reach out for help unless I really need it.  That being said, if I am paying hundreds every month in association fees, I expect people to respond when I contact them.  In the last 8 months, my boyfriend and I have called the association numerous times.  First was issues with tons of bugs outside my door that were getting into my condo.  They couldn't help me because they were coming inside and that's my responsibility.  That's fine, I dealt with it.  Second was in November.  There was a leak in the ceiling that was causing rain to come into my condo.  After calling them 3 different times, someone finally came out to fix it.  Third was in February.  I had a handyman over to do some work inside my home on a Saturday afternoon and he noticed discoloration along the siding by my window.  Turns out that ice was melting and seeping into the siding and the windows.  I have a bean bag chair against that wall and when I moved that out of the way, I noticed that it was soaked from the water outside.  I immediately called the emergency association number and told her what was happening.  She said that nothing can be done because it was too cold outside.  I told her that is not acceptable.  Water is getting in and damaging my stuff.  She said she'll call me back.  Two days later, on Monday, I called again.  She told me again that nothing could be done until the summer time.  This is outrageous.  I talked to some of the neighbors and they told me they had water leaking into their homes from the sliding doors and windows too.  Some neighbors had towels shoved across their windows to soak up the water.  Everyone called the association and they were given the same answer.  Well fast forward to this month, July.  Boyfriend called the first week of July about the siding.  They told him, "Oh we were just getting around to starting that."  Uhh...I'm sure you were.  They told him that someone would reach out to coordinate a time for them to come out.  Waited the rest of the week, no call back.  Called again today, July 9th, and they told him someone will call him back.  What are these people doing?  I don't know much legally but this can't be right.  They are being paid to maintain a property and they aren't living up to it.  How can these people sleep well at night knowing that the properties they are managing are waiting for them to fix things?  I'm one bad interaction away from confronting them at a board meeting read more

Last Friday, Joan Ness of Care Property Management, demonstrated exactly how she can Care Less about the owners & residents of our community Fireside Terrace. Joan & her staff were scheduled to be on the property today from 10AM - 12PM and 1PM - 4PM to issue new parking permits for her very unpopular parking plan. Joan & her staff left at 12PM and did not return for the remaining scheduled hours of 1PM-4PM. Joan left behind a note saying she was being harassed by some owners & decided to leave. A small team of concerned owners did gather outside the 815 building in an effort to secure support to remove the Board of Directors & Care Property Management from Fireside Terrace. They did not in anyway hinder or obstruct any owner or resident from going inside the building to get their new parking permits. They waited until owners or residents left the building with their new parking permits to ask for their support to remove the Board of Directors & Care Property Management. The actions & presence of this team of concerned owners was peaceful aand lawful. This fact was confirmed by the Buffalo Grove Police Department. Joan Ness called the police on this small team of concerned owners. The police department found nothing wrong with what these concerned citizens were doing and did not make them leave or stop what they were doing. But Joan Ness left. And she was a No Call/ No Show on Saturday. She stopped doing her job for the owners & residents of Fireside Terrace. The job we pay her to do. The job that she scheduled to perform on a parking plan that she is trying to force our community to accept. The behavior of Joan Ness is not acceptable from an employee. And she is an employee of Fireside Terrace, Property Managers serve at the pleasure of those who employ them - and the owners of Fireside Terrace are her employers! So why do we pay her for a job she does not want to do for us? Joan Ness clearly showed that she puts herself first, She does not care about the thoughts & needs of our community. Joan needs to be terminated from her employment with our community, because she is paid to work for ALL the people in Fireside Terrace. read more

Do yourself a favor and read the reviews that are 'currently not recommended'. Also take note that there were 10 reviews that were removed for 'violating the terms of service'. These 'not recommended' reviews, are a more accurate portrayal of the company CARE Property Management actually is. If you decide to hire CARE, you are doing your building, community, and residents a huge disservice. As a property management company, They look to cut corners wherever possible, and only seem to 'CARE' when there's something in it for them. This, in my opinion is not how you run a property management company, let alone any business. The latest example at our building, in Bartlett, of CARE's lack of professionalism and poor management of our property is this: Our hot water went out on Friday afternoon 4/15, and as of 2:30 CDT on Sunday, 4/17, the hot water is still not working. Was the building given notice that someone would be fixing this - No, has someone been out to the property to fix this - No, do I expect someone to fix this before tomorrow, No. 20+ families have been without hot water for an entire weekend and I truly believe CARE Property Management could 'CARE' less. read more

CARE Property Management - 3 full days later, this chicken scratch was posted on the door when I arrived home today, 4/18 at 6:00 PM CDT. Was this 'done today', nope. - Property Management Near Me - Hanover Park, Illinois

If you are thinking of using this company to care for your property think again! The emotion of care does not exist here. Why they would call themselves Care Property Management when they really don't. It should be called Dont Care Property Management. My wife came to the office because she couldn't get any answers on the phone and over heard Joan the property manager hanging up on someone saying oh just f*****g die already to a sick property owner. Shady. Very shady. The handyman she uses doesn't finish the jobs he starts and doesn't even do it right. They never get enough estimates to maybe get a professional to come and do it right. That's where the shady part comes from. Why would care use someone that doesn't finish the job or even do them properly. I think a full audit should be done on this company. Use at your own risk! I also wish I could give it negative stars one is way to much. read more

I would also have given 0 stars if that was an option. I am disgusted and outraged! I have sat back (fairly) quietly, but after what I learned today, I can no longer bite my tongue. After the roofing debacle, I received multiple violation notices about my screens, but I was on this "so called list" of homeowners to have them replaced by Hometown Restoration (which is a whole other unprofessional, disrespectful company I must write a review about). It took 3 years and multiple emails to finally have Joan send me a check, which I'm sure is just billed back to us as homeowners. I had to find the original email where she had said I do not need to worry about it. They paid to have someone do interior inspections, and when he showed us all the damage that was created, Joan Ness, Care, and the board dismissed him. As a property management company, shouldn't they be watching over the homeowners needs? There should be a lawsuit against Hometown Restoration to repair all the damage, but there is not. They are all corrupt together. And the fact that the board members ARE BEING PAID just proves it! Care Property Management must be put out of business!!! Joan Ness must not be allowed to be in charge of anyone's money or homes. She has no knowledge of home improvement of any kind, which makes her unqualified to dictate who should provide the work, the cost of the work, or the quality of the work. If I lived in a cardboard box, I would not let her provide the tape that held it together! read more
