My vote is split between plumbing and the sidewalk cement work. Plumbing gets a 5, cement work 3. For the plumbing service I dealt with Ed P. and the work was done by Leo and Joe, who did the complete job in a day. They dug from back downspot to street, laid new piping, added stone by street and backfilled the dirt. Excellent. The cement side was a different issue. I dealt with Ed R. The cement work is subed. When the crew came to dig up the sidewalk I saw on ring camera that they did not remove one of the contracted pads (they were supposed to do 4 pads but only did 3). I contacted Ed R. while they were still at my house. Later that day the three pads were cemented in. That part of sidewalk was well done (even if not all pads were done). A month later a new crew came to dig up the fourth pad, they did mine and the neighbors. Horrible job. They stomped all over my new grass, The new pad near my other ones was too high so they leveled it down the last three inches but you can notice that it's not level, the pads by the grass are sloped down (maybe they didn't pour enough cement), not very smooth surface, and when they cleaned up they did it by my decorative curb (leaving stains on it). I had a complete bathroom remodel done this spring/summer. Called Franks to provide an estimate on the plumbing work since they had done a couple of repair jobs for me in the past. Al (Alfred) and his team from Frank's were assigned to the job. Al came out to look at what needed to be done; the estimate also included a tub replacement ( I purchased the tub & had it delivered for installation). He also met with the construction contractor (walls had been removed) to discuss what needed to be done from his end. I received the estimate the next day - scope of work was very thorough, detailed & complete. So much so I was able to use it as a punch list for the plumbing work. When time came for plumbing work, Al & his team arrived on time, were completely focused on getting the pipe work updated & completed; tub installation completed on the 2nd visit. On the final visit, faucet installed in the new sink, all plumbing work was inspected by Al & ready for Township Plumbing Inspector. This was not an easy plumbing job by any means. Al & his team from Frank's did an exceptional job - all work was organized, performed professionally, work areas were all cleaned after jobs were completed. Final inspection done by Plumbing Inspector passed with flying colors. Pricing for the job was reasonable, given the amount of work that had to be done. They offer "free" sewer inspection as part of their "$99 any drain" opening promo. The sewer inspector who came out (Ed P.) jammed his camera up and down for a few seconds, claimed he couldn't get through, told us the trap was broken, and quoted us $6000+ to excavate and replace. He got angry with me for asking questions about what is typical with these inspections. My gut told me he was bullshitting me, so I paid for sewer inspection from a second company. The second guy got his camera through in a few seconds and gave me a full video of the main line. They said no repairs were needed. Abby, Mike and Frank were incredibly welcoming and generous with their time for this free event. Mike and Frank traded off during the presentation and their passion for their work was obvious. They let us ask as many questions as we wanted and provided thorough explanations of common household plumbing issues. Always make sure your sump pump is plugged in before you call a professional! I especially appreciated that they were very clear that they would not be making any sales during or after the class. If you want to set up an appointment you have to call the next day. If I could give 10 stars I would. Carl came out and fixed my pipes that another company broke by not snaking correctly. The other company left a total mess for me to deal with and never even fixed the clog . Carl came out and gave me three estimates for various things that I wanted done. We set up an appointmant for two days later, he was on time, cleaned up after the job was completed and went above and beyond to make sure I was completely satisfied. Not to mention very polite and knowledgeable. I have had several plumber over the years, and Mr. Plumber /Carl has been by far the best. It's very hard to find such good service these days. Absolutely NOT! I got a phone call and was put on the schedule for 3/12/26 with a window time frame of anywhere between 8am & 4:00pm. I canceled everything for that day so I can make sure I'm home for them and at 4:32pm I got a phone call stating they were busy all day today they apologize is there anyway they can put me back on the schedule for another day and I said no I'm not waiting all day again just because my little issue isn't your issue you wasted my entire day, then she came back and said the company that is paying for this problem doesn't pay for the problem that I have requested for them to come and fix that she could bring somebody out to give me an estimate to fix it and I said absolutely not. I pay this company on a monthly basis and they told me that they will pay for this to get fixed and that Franks are contracted with them. she came back and said that they can't fix my issue because they won't get paid from the company that I'm contracted with. AND I HAVE THE PROOF WITH TEXT MESSAGES. So I called HomeServe and they told me that they are contracted to fix the issue that I have and they will pay HomeServe contacted them while I was on the phone and the woman told them that she never said that that she just doesn't do inside plumbing that they only do outside and again when I spoke to her, she knew exactly what I was getting fixed and it's the outside Spicket. The water would not stop leaking. She knew that and she put the blame on me through HomeServe and I don't appreciate that at all, and my time is also valuable and I absolutely hate people that lie!! read more

I needed a plumber to do some work in my bathroom. The company and schedulers I dealt with over the phone were extremely courteous and helpful. My service was scheduled, confirmed the day before and I received a message stating they were on their way the day of service. When the plumber (Al) arrived he covered his shoes as to not track anything into my home. He examined the job, explained my options and gave me a price for each option. He was not pushy, but very professional and friendly. I chose the option to do, he was efficient and professional at every step. He made sure everything was in good working order, showed me his work and had me try faucets myself to make sure everything was good. He took away the old parts and left the bathroom clean. I filed a claim through Homeserve and they chose this company to do the work. They came out and assessed the job. Never heard back until I called Homeserve to inquire about the status. So 3 weeks later they came back to take pictures. Never heard back from this company, phone calls ignored. I have not been able to use my kitchen sink for month. Franks is professional, and maybe typical of flatwork plumbers, but I paid over 500 dollars for a leaky faucet cartridge and a 3/4 inch ball valve shut off. Just for the cartridge which took me about 10 minutes and a 20 dollar part in the past was 400 dollars!!! I had surgery so could not do this, so they did it. In the past this took me about 45 minutes and about 50.00 of materials. Totally ripped off!! read more

I did agree to have the work done, even after given the estimate, we thought it was high, but we wanted the work done. When the office called to see how my experience was I told her I was happy with Shane and the work, but thought the cost was high, and that it would have been nice to know upfront that the cost is fixed, and there is no itemized invoice. Despite the fact ... no one wants to spend the money that plumbing work costs. I must admit this experience was by far professional, expedient and the 2 gentlemen that showed up were very friendly. They explained each process and how long it would take. The company's model is they charge by the job and not the hour. That's a plus ..especially with plumbing work. So my water heater had some flexible pipes attached that one began to leak. It was running a steady flow of leaking that went unnoticed for a bit .. but the water bill didn't disappoint. As well my kitchen sink sprang a leak on the very next day of noticing the HWT. It was a corroded pipe under the kitchen sink. I had reached out to several companies, one of whom I had used before and they actually NEVER responded. I guess that was good for me. A few others had hours and scheduling issues, which struck me as odd. FRANKS, however had great reviews from other yelpers... so I figured why not. I gave them a call and they were clear about the time and followed up with and estimate of when, showed up on time and got right down to it. They gave me a price quote for each job, with full intentions on resolving the problem and details on how cutting a corner could be worse. Once we agreed to move forward, they replaced the flexible piping on BOTH sides and then moved on to the kitchen sink. He explained EVERY step and even advised me on things to look out for. All in all they were extremely helpful. They require payment and not billing if you are a new customer. They accept credit card payments on the spot. They even asked to leave a sign on the lawn. Ed is great and he comes with an assistant but I cannot recall his name. He has been working with him a number of years. I had a terrible experience today with their dispatcher. I needed emergency service for water backing into my basement. She offered me an appt Monday (3 days away) and when I called back asking about their 24/7 service she pushed me off. Frank himself got word of my review and called me directly himself. I already had someone here. He apologized profusely, offered to come out and double check himself to make sure the lines were cleared, or whatever work needed to be done he would come out and handle himself. He ended up paying for my service for the plumber that was here and kept in contact with me throughout the evening. I really am at a loss for words. He went father than above and beyond. It's such breath of fresh air that someone would go out of their way to show how truly they care for their customers and their business. I will continue to call them for my office and my home. I finally came to the fact, Liquid Drano doesn't always fix your drain lines. For a while now, I have been having plumbing issues. I just thought the weird gurgling sounds, and the slow flushing. Was due to my town, doing sewer line work on my street. But after they work on my street a few times, I was still having issues. My utility sink by this time, was getting filled with sewage waste. So I figure it could be a plug at the section, where my sinks connect to the main stack. So a few bottles of Drano was used, and the problem still existed. So next, I try a sulfuric acid based drain cleaner. That didn't work either, matter of fact it ate away some of my sink and tub. The bottle never said it would do that. So enough of my, do it yourself fixes. I have to get the professionals involved now. I called 4 places, one company said they are to busy. The other 2 never returned my call. The last company Franks Mr Plummer, not only called me back. But they scheduled a person to come by the very next day. The rep was very professional and explained everything in detail. I really felt at ease with the final assessment of the project. Even though I thought it was a plugged drain, it comes out to be a bigger issue than that. But how the rep explained the issues, I knew he wasn't lying just so he could hike up the price. So the problem was a collapsed line and the connection (called tap) to the sewer line to the city. I have clay lines and they replaced those lines with PVC. The work is guaranteed for up to 20yrs, and if I choose to sell my house. The guarantee is transferable. My yard has a huge pile of dirt now, but the work they did was very satisfactory. They even added extra drain line cleaning ports. My total price came to $7,000, I don't think Tai and I are moving anytime soon. Haha we have to get our monies worth. read more

I had used Frank's in the past for other properties my family owns and have been happy with them. Not over the moon, but satisfied. I had a water and sewer line break in my front yard and started the process of a quote with Frank's through my insurance October 8 of 2023. They promised it done by the end of October so I proceeded to dig up my entire front garden. By the end of November no call back from them. I called and they said they were having paperwork problems with my insurance. Wish they would have communicated this with me. I called my insurance and they said Frank's was not submitting the itemized bill that was needed to pay with insurance. I called Frank's and they said oh yeah they would do that. This exact back and forth went on until April with me spending hours on the phone being an intermediary between them to try and get this work done. In the meantime by water pressure was getting worse and my pipes were collapsing in my front yard. They finally came mid April to do the work. It was done fast. They filled the hole back in with clay, broken sidewalk, and a hornet's nest. They did not come back to repair sidewalk for a few weeks and the street hole was repaired in June. NEXT ISSUE: October 8 2023 I asked for an additional quote to have my exterior hose spigot replaced. Easy standard job. Guy quoted me and said he would be back the next week to do it after he found a black spigot for me if possible to match the exterior of the house. No show or call back. I called at the end of November and was apologized to and told it fell through the cracks and they would have someone call me that day or the next. NO CALL AGAIN. I called at the end of December and was told the same thing; sorry, it was a mistake, the guy will call today. NO CALL AGAIN. I called in the Spring. Again, sorry, we forgot about this job, he will call. When they came to do the sewer line job I mentioned it again. They again apologized and said they would get to it right away. Fast forward to July 2024 I called and asked when would I expect to hear from them. They said since it has been so long since the first quote they had to send someone out to quote it again. What?! So possible change the price? They gave me a show up window of 12-5pm. In the time waiting for the guy to show up and give me a second quote I called Shotwell Plumbing. They gave me a quote over the phone of $10 less than the original quote and said they would just come next week and do the job and get it done. I called Frank's back and after waiting on hold listening to the recording of how they get the job done when they promise and don't make you wait I let them know to cancel my quote visit and I was going with a different company. When they do the work it is ok, but that is when they actually get around to doing the work. read more

My sewer backed up right before Easter, and with company coming to stay, I needed help fast. Bryan did a very thorough job. There was detailed documentation showing the work. The only downside was I later discovered in the Clipper brochure, there is a $60.00 off coupon for sewer cleaning. I emailed the coupon and receipt . I would think for good customer service it would have been mentioned when I had the work done. I did send it a month after, due to dealing with having to put in a new sewer system and a new garage roof, and landscaping to repair the lawn. I received a voicemail (addressed me with a male name??), saying it was a month after and nothing they could do. Disappointing when you're on a fixed income. I had two appointments from Frank's Mr. Plumber. The first one was not so good. Unfortunatly, inexperience from the first guy. But he really tried to figure out the clogged sink problem. After he left, I did the laundry and the problem was not solved. I called Frank's back and the Receptionist was really nice and productive. She sent Brian over within 1 hour. He knows all about the problem that I had and solved it within 1.5 hours or so. He cleaned another drain that I never had cleaned before plus the main drain and now I don't have to worry about overflow from the washer left running to the END --finally. Brian was absolutely the best, explained everything and it was quite pricey comparing to other companies, but worth the money in the end. Brian ROCKS no doubt. For some reason, my house gets upset when we go out of town during the holiday season and something always breaks. This year it was my eldritch horror of a hot water heater. I couldn't figure out how to turn off the gas to it to even attempt to let the gas clear and try restarting the pilot, so I looked up emergency plumbers on Yelp. Frank was the only one to return my Sunday evening call, and when he couldn't Facetime me through the process of turning off the gas, he stopped out at no charge to take care of it for me. He also quoted me several options for replacing the 18 year old behemoth. His crew was able to come out the next day to install the new heater. The guys were very polite, professional, and did a great job. They went the extra mile to keep the floor clean, laying down cloths on the rug on the path in / out of the house, and the basement where they did the install was left clean. They also fixed the old, non-standard plumbing attachments, and explained to me everything that was done, and how the new heater worked. Frank called that evening to check on the install, which he didn't have to do and was very thoughtful. His office also called the next day to check in again. It's honestly the best service I've had from any home repair company and I wouldn't hesitate to use their service again the next my house throws a tantrum. read more

This morning, I noticed sewage in the sinks in our basement. I really wanted to get it taken care of today, but I worried it would be an issue to find someone since it's Sunday. I tried Roto Rooter, and the soonest I could get service was Mon. After looking at reviews on yelp, I tried this company. I have to say, if this is the level of service they always provide, they'll always be my go-to! I called at 9:30ish, and they were able to have their on-call plumber come by 11:30. He was right on time, and could not have been any nicer! He made sure of what the issue was (the pipes had to be snaked), and even shoveled the lawn to find the pipe to do the work. After giving me an estimate, he completed the work very quickly. The cost was extremely reasonable too, so that was even better. I had to go in the basement later in the day, and I checked the sinks just in case, and it looks like not only is the issue fixed, but the sink was wiped out clean, which felt above and beyond what I would expect. That didn't work for us so receptionist said to give her a few minutes and sure enough she called back and said she had a plumber available and he would be there in a short time...he got here within 30 min. Our water lines froze and we were water because our kitchen flooded when they burst and we had to shut it all off. We had Jerry come out for an estimate and unlike other companies he actually went in the crawl space to check things out. We could tell he really cared and wanted to help us without making us spend money we don't have to spend. They were great with communication, on time, and very knowledgeable. They worked in a snow storm and got us our water back and all new amazing water lines within 5-6 hours. Prices were fair and we're so happy!
