5 stars !! Traveled from Orlando to Belleview bright and early to pickup and old Honda trike decided to stop somewhere for breakfast before traveling back and to create some kind of memory. This place was a hidden gem, everything was great, the servers were very kind & attentive and prices were very affordable. My order was only 9$ + tip. Included a drink. I'd pick this over Waffle House any day! Everything tasted fresh and home cooked. The hostess trinity really made the experience memorable she was moving around to each table making sure everyone , not only me were well taken care. Went here with a friend for lunch. This is our first time but will not be the last. I had breakfast (corned beef omelette) and she had a Ruben sandwich. Both of us were satisfied with what we got. This place was a hidden gem. They are a little more busy now that the snowbirds are back. It's worth the wait though. It's a local restaurant not a chain. Mostly family a friends that help the wait staff. So might get a bit hectic. The inside looks like an old farmhouse or how your grandmother would have decorated. Me and my girlfriend tried to eat here a few days ago. There was a list people were signing. They said there was a 15 min wait. And the list was being used. We waiting in the lobby. Multiple big groups showed up after us. And we're seated almost immediately upon arrival. I got up and was trying to ask why But I was ignored. They sat people who literally just came in the door while I was standing there asking to speak to anyone. Then I asked why was there a list. And when were we going to be seated. Was told we were next. They had to clean a table off for me. While I waited. TWO other groups of people walked in and were sat. And yet everytime I tried to ask what'd going on and when we were to be sat. I was ignored. So me and my girlfriend walked out. Definitely would not recommend going to this restaurant. It's obvious this is a locals restaurant, which is not a bad thing, but for those who happened in to try and get a decent lunch and are from out of town, got to say this wasn't the best experience. This place is quite cute, with a 'greasy spoon' menu, which is not a bad thing. Prices are more than reasonable. Issues: Walking in, one steps into the vestibule where the bathrooms are, which separates the restaurant from the outside. This is good because it stops any cold drafts or smoke or whatever. This is where the bathrooms are. Next you step into the main restaurant. We entered and looked for a sign, any sign, that guided us to just take a seat or to wait to be seated so we asked the shorter dark haired lady. When asked if we were to take a seat or wait to be seated, she, in a very snarky (could have been angry at someone at that very moment) manner said "there's a a sign out there that says wait to be seated". I looked back around me, no sign. Upon leaving I looked in the vestibule, no sign. When we stepped outside, on the chalkboard, that's where it stated to please wait to be seated. Now, I'm Al for local businesses being locally visited and embraced. I would think these businesses would want vacationers also, but we almost walked out at how rude the woman was. Portion size: more than adequate. Taste: as I stated, greasy spoon vibe. It serves its purpose at our visit, but showed us we didn't need to return. We did have waitresses grab empty plates from our table and were very nice. The back of the house staff, possibly the owner (?) knew the people behind us and messed with them (in a fun way) which adds to the small time feel. I did spot two people who walked in, walked past the same woman we spoke with, and sat down. As I said, small town feel and experience. Cleanliness: place was quaint and clean. One odd thing to mention is that I had the corned beef hash omelet but corned beef hash wasn't on the 'sides' section of the menu. I wanted corned beef hash with a different omelet, but after the front of the house experience we just wanted to eat something and leave. I always want small business to thrive, so I try to not hammer them with harsh critiques. I hope they can grow from this and work on customer service, respectful greetings, etc and grow. I don't think we will revisit this location again, but urge others to try it for a breakfast. It seems that is where they are centered around and the menu is not over extensive enough that they can't excel at one area, so you may have a good experience. read more

Decent food for the price. Service was terrible. Gave up on getting a refill on our coffee after waiting almost half an hour after eating, our cups were empty when we got our food. Went there for lunch today with my adult son. Busy at lunch time, but expected that for a Sunday. Took a bit to get seated as the hostess was packaging "to go" orders before seating anyone (while other waitresses were standing looking at us). Got seated served drinks right away and our order was placed. Food was good, prices were very acceptable. Largest issue is waitress engagement, never were we approached again while seated and after our food arrived. Never were we asked if things were okay or if there was anything further we may need. Farmhouse restaurant is disgusting! I found a hair in my food and they tried to say it was my hair, but I do not have black hair! When I tried to explain the problem, the server didn't care and the manager barely spoke English. My husband's food was bland and came out cold. There is a reason why this place has cheap prices, because you pay for what you get. The restaurant was dirty and our table still had food residue from previous customers. This mom and pop breakfast/lunch place is somewhat hidden away from the main road, we wouldn't have found it without Yelp. The restaurant is nice, clean and has a very friendly staff. The decor is bright and homey. Hanging on the walls are various wood figures that you can buy. Do NOT go to Farmhouse Restaurant in Bellview! Usually they have been great. However, they did not listen to having a bariatric person who cannot eat a full adult meal and needs a kids meal. I had to order the adult meal and pay more for food I could not eat. So I got one waffle with chocolate chips cooked in and NO whip cream. I got a waffle with chocolate chips on top and WITH whip cream. I told them I need it redone with no whip cream since it will make me sick. They did so or so I thought. I took two bites and could taste the burntness to the under side. I tuned it over to find burnt chocolate chips all over where the original ones were. So they scraped off the whip turned it over and put it back on the waffle maker. It was completely UNEATABLE! Their solution? Make a new one, problem is I was full from snacking on my fiancés fries since I was starving when we entered. So I declined. So they said they would take 20% off. I'm thinking 20 off the bill, no they took 20% of the waffle!! We will NEVER go back, EVER! read more

After a few either closed, not there or looked rough, we decided to try the Farmhouse and are so glad we did! The negative reviews are completely false!
