We have had this storage unit for about a year and when we went today we were horrified. There was rat poop and even dead rats in our unit. We immediately called the person onsite, who came to look but they admitted there was nothing they could do beyond offering a customer protection plan. Six of our boxes and bags were destroyed by rats. We are absolutely disgusted and upset that our belongings were ruined like this. We expected our items to be stored safely and securely, not in an infested unit. So disappointed with how this was handled. read more

Response to Manager's Public Reply, I appreciate the response, but I will not be calling the number provided because it leads directly back to the same on-site manager who has been the source of the ongoing harassment. I have spent the entire day trying to reach someone higher up in this company without success. To clarify: I never received any warning of any kind. On Monday at 10:30 a.m., the district manager called my boyfriend's phone--despite the fact that he is not on the lease--and verbally told him we had until Wednesday to vacate. There was no written notice, no posted notice, no email, no text, and no communication to me directly. I did not even find out until later that evening. I reviewed my lease thoroughly, and nowhere does it allow a two-day, verbal eviction delivered to someone who is not a tenant. This year has already been incredibly difficult for me. I have endured the death of an immediate family member and ongoing challenges related to my disability. The on-site manager was aware of these circumstances and showed no empathy whatsoever. Instead, he escalated the situation. I am now being forced to move an entire medium-sized storage unit by myself, under fear, pressure, and continued harassment. I will not have any further contact with that manager. His behavior has been aggressive, unpredictable, and unprofessional. He told my boyfriend we were not allowed to speak to any staff and that we needed to "get our belongings and get out," or he would call the police. We were never threatening or disrespectful. His claim that we were is inaccurate and retaliatory. The district manager also dismissed our concerns outright. He stated that the on-site manager "would never speak that way," immediately assuming we were at fault without asking a single question or conducting any kind of investigation. So I have to ask: is upper management here to protect paying customers, or to shield employees even when they are clearly acting inappropriately? This entire situation has been unfair, unprofessional, and--based on the lack of any written notice--not legal. I truly hope someone at corporate with actual authority, integrity, and compassion will finally address this matter. I am asking, respectfully but urgently, for someone to respond to my grievance. This should never have escalated to this point, and it has created a major hardship for me due to the actions and anger of one employee. For context: my boyfriend briefly trimmed his beard in the restroom. Where he comes from, this is normal and not considered inappropriate. He apologized immediately and meant no harm. There was no disrespect on his part at any time. However, the manager responded by pounding on the door, yelling, and calling him names such as "bum" and "loser," and saying "this isn't a hotel." My boyfriend came back shaken and almost in tears. This was not professional, nor was it appropriate. This entire situation appears to be retaliation connected to an earlier dispute, and it should have been handled with communication--not threats, not humiliation, and not a sudden verbal eviction with no written notice. I am simply asking for someone at corporate to step in, correct this situation, and treat us with basic fairness and dignity before this escalates into something legal. I do not want it to go that far, but I have to protect myself. I feel taken advantage of, treated unfairly, and spoken to in ways that no paying customer--especially a disabled woman--should ever have to experience. Had the storage unit for a few months and then they decided to double my rate. I understand it can fluctuate a little but double is crazy!

Don't use this storage facility unless you are fine with with your property being stolen and destroyed. Within a month of using this facility my unit was literally sawed open (the thieves unscrewed the metal backing of the unit next to mine and then proceeded to saw through the wall to get into my unit) Everything was picked through, property was destroyed, and several items were stolen. Extra Space couldn't care less that this happened and the manager was only concerned about clocking out and going home. Once I filed a police report I found out that this actually happens OFTEN at this location you just never hear about it. There had been several other units broken into and theft happening days prior to mine being broken into and Extra Space did not provide me any notification of this taking place at their location. They also have NO SECURITY FOOTAGE allegedly. To be honest I wouldn't be surprised if this was an inside job. It seemed that the thieves knew what was in there and where to look. This place should not be trusted unless you are storage literal garbage. Beware beware beware. And if you take a chance with them, get the insurance policy. After reserving a unit on Foothills, in Roseville what should have been a simple transaction became a very complicated one! Thankfully after two days of back and forth I was lucky to have Mitchell ( hope it's the correct spelling) help me today! And let me tell you, he saved the day! After a few minutes of listening to what had happened he was able to find a solution to my problem, and was able to get me a better unit at an even better price! He went above and beyond, it was customer service at its best, which is rare these days! It was not even his usual location, he was filling in for someone else! Customer service is excellent. I rented a space the day I bought a trailer. Good pricing for a long term rental space. I wish the spaces were a bit wider. I only have about a foot or so on each side of my trailer which makes backing in a bit of a challenge. By the railroad tracks, so the area is a bit run down, but seems safe in the lot. read more

I never had any issues here, the employees were always very nice and friendly, which is why they get 2 stars. They surely liked me as they simply auto debited the payment monthly, so it was never late. This was the first time in my life that I've ever rented a storage unit, and I'm not young. So, when it comes to questions to ask, I wasn't prepared. I only rented the unit as I was tired of having my company work samples taking up room in my garage, I was there a total of 16 months, I just left. Here's the biggest question to ask a storage facility "what's your policy on rate increases?" I never knew to ask that, what I've found out now is that all smaller companies guarantee 12 months of no increases, not so much with Extra Space. I was there for 4 months and received a rate increase notification, I was shocked, what bad form! And that increase was a shocking 15%. Here's the deal, they know it's shady and don't care, because they're hedging their bets that you won't move your stuff, they feel that you're trapped and then they have you. So, here we go, last month another 10% rate increase! So, based on my initial rate, a 27% increase in 16 months! No, I didn't get any introductory rate, discount or free month. I won't do business with a company that pulls a bait and switch, it's completely insulting. This company is large, they're everywhere, which is unfortunate for consumers. Plus, in an uncertain economy where people are losing jobs, you push a price increase? DO YOUR HOMEWORK and ask questions when renting!! Stick with locally owned units; the owner of my RV storage facility hasn't raised rates in the 6 years I've been there. As he told me "my costs are fixed and people hate price increases, I want people to stay and be happy". Be happy, rent from smaller locally owned companies. read more

DO YOUR HOMEWORK before renting here. I rented a unit June 1, 2021 for a very fair price and put all my belongings in storage here so that I could go stay with my aging mom in Florida for a number of months. I just received a notice that my rate was escalating 47%!!!! That is unbelievable. So in 4 months time, a 47% raise. There can be no reasonable justification for this increase. I am not naive and would not quibble with a reasonable increase, but under no circumstances is this reasonable. The staff here is lovely and helps you get your unit set up, but BEWARE, ask about their price increases before you sign on the dotted line. Now that I am out of state, I am left with no choice and I am stuck paying this unfair increase. Don't be like me. ASK YOUR QUESTIONS FIRST. I regret not renting from a place that guarantees your rate for a year. read more

Employees are pretty friendly. We've had numerous times, past & present, not being able to get into our unit due to issues with the storage facility (gates not working etc) not ours. Very frustrating. We have also witnessed homeless coming out of a unit and dumping pee in the drain. Extra Space increases rates regularly. Ridiculous since we've been with them for years and have to put up with broken gates, homeless, etc. For example, in March of 2016 we paid 407.00/mo, now we pay $515.20/mo and today we received notice of another rate increase effective 9/2/20 to $565.20/mo! They most likely will be losing us as customers at this point. read more

I used them my storage because they were the closest to where I was moving out. I've had my stuff in a 10 x 15 storage for 5 and 1/2 months and I had a lot of extra room so I decided to move into a smaller unit cuz I am on a fixed income due 2 my disability. When I went to the office negotiate my contract they said they'll even know I didn't qualify for the free month rent for new people they were going to try to get me the internet service rate which was about $40 less per month for a 10 x 10 storage unit. They also wanted another hundred $116 on the spot even though I still have two weeks left of January already paid on a higher-cost unit. I told them I was under the impression I didn't have to pay them any money on this but since I had already paid through and I was an existing customer I shouldn't have to pay the move-in fees if I did then I was do a free month rent they were nice and tried to accommodate me but it'll get to sign all these contracts will check with our corporate office and let you know in the next day or two. Cut to the next day. Not only were they unable to give me the free month rent for the new unit they charged me the highest possible price and debited my can't wish they said they were not going to do. The site is down for maintenance and the office is closed however they're taking all these fees and I can't talk to anybody about it I am furious the only reason they got two stars is because the facility is nice enough but I don't appreciate being lied to and charged extra and not giving any discounts seeing as how I've been an excellent customer for 6 months paid on time and never cause them any issues do not I REPEAT DO NOT TRUST ANYTHING THESE PEOPLE TELL YOU read more

I'm finally getting around to this review. But it's worth the wait. Overall I had a very good experience with this Extra Space Storage facility. Before I moved to Roseville from the Bay Area I checked out many storage facilities and this one met all my requirements. I was able to easily reserve my space well before the move. A great deal was going on so I took advantage of it. It was for 3 months and the first month was free. Granted you are required to purchase insurance and a lock but still a good deal. The gals in the office were great on the phone with me and in person when I arrived. Once I got my space they gave me a combo to their gated entrances. The main entrance is right off Foothills right after Cirby. There is also a back entrance off Vernon Street which makes it easy to get back on Cirby towards Riverside and I80. It was very easy to come and go to my space whenever I needed to add or subtract items. And the driveways are wide enough so 20-30 foot moving trucks can come in right next to my space. I definitely recommend Extra Space Storage for your Storage needs! read more
