Bait & Switch, deceptive practices I went into the office at 510 S Henderson Rd., King of Prussia to inquire about a drive up storage unit. Tiara Roberts-Howard said those were at the other location at 318 S Henderson Rd, King of Prussia but she'd do the paperwork for me then send me there. She stated the rental fee would be $133 per month with tax. I said ok but I'd barely afford that because I'm on disability. Looking at the contract I told her I couldn't see it clearly because I have cataracts & asked if there was anything to change and I'd assume they take the rent automatically. She said yes but no changes. She said she'd email the contract and I told her again I can't see that on my phone either. Cataracts cause double vision when I'm reading. She then pressed me to write her a positive review. She even tried to get me to do it right then. After 3 months my rent increased $80 without notice. She claimed to have sent registered mail but none was sent and no signature was returned. Two very specific times during our conversation she should have told me about this increase. I would not have stayed if I had been told of this giant increase coming. I had had to hire movers to get my property into the unit. I spoke to her after the took so much more from my account & she denied her deceit and hung up on me. I then spoke to Joe Stringer. He accused me of knowing about this increase but I told him she never said it even when I explained my financial limitations and inability to read the fine print and said he would speak to the owner stating several times "I care". He was to call me the next day. That was 16 days ago. No call. Beware of these bait and switch practices. They take advantage. read more

I just started storing at Extra Space Storage for the second time. The first time was a year ago, for just a month. We were about to move to the neighborhood and called Extra Space to inquire about our options. The person on the phone was extremely helpful, told us about a monthly special which resulted in our paying just fees and for a lock to store our stuff for a month. When I was in need of a storage space for materials for work, I decided to give Extra Space a call. I looked at their different sizing options online, and realized that they did not have anything available in the size I needed yet. After speaking with an associate at the store, they told me to keep checking the website on Mondays and Fridays, as those are common days for new stuff to become available. I did that for a week and then found a unit in the size I needed. One important thing I want to note - the exit has changed at this location. Sometime between June 2020 and August 2021, they updated the exit process. Now, you exit the same way you entered. The keypad for exit is VERY sneakily hidden in a pole with a small "EXIT" sign. I had trouble finding this because a nearby car was parked in a way that prevented me from seeing it. My boyfriend and I spent about 5 minutes trying to find this freakin exit. Then I had to narrowly avoid hitting the nearby parked car so I could enter my code in the key pad... ugh. I paid for and got the space last week and then made my trip to drop off my things yesterday. Part of me wondered if this would be an issue... the delay in my arrival. But it was not! My space was ready for me and very clean. There was a lock left inside the storage unit for my use, but since we used this space before we already had one. I brought it back to the guys in the office, which they appreciated. I'm not sure if I'll be getting refunded the money spent on that second lock... I didn't have an option to cancel it when I booked it online. I did let them know when they called me to confirm my order afterwards... we'll see. Overall, this space is conveniently located with reasonable access hours. I feel safe and comfortable visiting when I need to with others or on my own. read more

I used this location for 5 years. While storage is a frustrating concept for many of us, and rates do not remain stable, Extra Space Storage was always human, understanding, and willing to help. What other reviews said is correct about bait and switch. I paid $157/month "web rate" and after 4 months it went up 58% to $272/month. Nowhere in the rental agreement did it state that the web rate would only apply for the 4 months prepaid rental. Contacted customer support and was told that prices fluctuate based on market conditions. Are you kidding me? read more

I have been using this storage facility for probably 7 years or so. I have rented up to 4 units at a time at one point and used this place for storing personal products and also storing products for business. I have never once had an issue with this facility. Not once. The facility is clean, safe, and the manager Armando will bend over backwards to help out any of his customers. I highly recommend this place. read more

Having never needing a storage unit i can say it was very easy to call and get help figuring out how to order a unit on-line!! The person that helped me was totally patient kind and understood that i have trouble navigating the internet! we together completed the task!! Now when i finally arrived and followed the instructions the place was very clean and my unit was easy to find! the lock to open the unit was a little tricky at first but after a few try's it gets easier! Now i arrive 3 days a week to slowly sort through all my belongings!! This is where it gets great! The people who work here at this building in Philly are amazing, helpful, friendly and patient with me as i pass through there office to take a fresh air break and smoke a cigarette outside! This storage company is a BAIT & SWITCH. BEWARE!! If you sign up online it will give you an attractive rate for the first 3 months. Then month 4, they will increase the monthly rate to 50% more than the rate you signed up for. THEY DO NOT GIVE YOU NOTICE of this increase. They claim they mail a certified letter but I never got it. When I asked why they never called or emailed they said it was my fault I never got their certified letter of the increase. I canceled my contract with them on the spot and will be moving my stuff out next week. I am lucky I happen to be visiting the area I can't imagine what people would do If they already moved far out. This company is not honest and is making profits by tricking their customers. I would question if their tactics are even legal. read more

Extra Space Storage appeared on the outside to look very nice and clean but thisngs changed very quickly. Within a couple weeks I noticed some mouse feces on the floor but didnt think much about it. When i went back 2 months later to retrieve all of my belongings the entire space smelled like a farm and thousands of rodent feces were all over my belongings. As we dug furhter we found multiple rodent nests within my furniture. DO NOT USE THIS FACILITY! read more

Life Storage got bought by Extra Space storage where I live. By accident I discovered our rent is going up next month by $70 dollars. They said they sent out a postcard. Really a postcard. WORST storage experience ever!!! in my entire life through many cross-county and in-town moves last decades. DO NOT STORE here!! unless they improve apparent security/rodent problems Friendly staff but rudely dictating BRANCH MANAGER who did show ANY SIGN OF ACCOUNTABILITY nor SYMPATHY with MAJOR BURGLARY. Not even a word of "I am sorry that this happen to you. Let me see what we can do". Instead he dictates to me "These are the steps to follow..." "Are you sure your stuff is stolen? Did you have things stolen before?" I was calm and patient, when he and I first talked but he escalated to a state of furiousness! I had to cease communication as he made the situation worse- leaving me very very UPSET. The other day was my very first visit after the initial move. I found disintegrated styrofoam pieces and white plastic shavings on the storage unit floor. Also thought it was odd that a lot of hangers were out on the boxes when I know I did not have enough hangers and picked up new sets before arriving to the storage. All of these struck me as ODD, and it me to open all the boxes and contents inside to find out all my work suits-special occasion dresses-sweaters with designers tags were STOLEN! So, someone intentionally BROKE into the double-locked unit of mine AND TOOK all outfits that are of well-known designers out of sealing garment bags. That was why many of the hangers were left out. They are not replaceable and I am devastated! WORST of all, the branch manager triggered FRUSTRATION by stating that he and the his branch system is invincible, questioning the CUSTOMER instead. I consulted police office afterward, and they were so abhorred with the situation- suspected that it was probably done by someone highly skilled. VERY UPSET about burglary! and irresponsible ways the branch manager has been handling the case. Do not go to this storage!! read more

One of the finest storage experiences I've had! Clean, secure, and easy to access. Friendly and knowledgeable staff made it so easy to reserve the unit and the online pricing was great. I would absolutely rent with these folks any time...especially this location. Extra Space Storage provided a much needed service to me and my family at a time when we needed it and in a location that was convenient. PS - I found the architecture in keeping with the area and the purpose of the building. Overall, the staff were extremely helpful, courteous, and professional. They worked with me to make sure that I wasn't renting a unit larger than I needed to, and when I called to move out on short notice the last day of the month, they assured me they would process it immediately so that I wouldn't be charged for the next month. The facility is kept fairly clean, seems secure, and is easily accessible for both personal vehicles as well as commercial trucks. My only point of concern is that after a month of storage, some of the items had stains or dried leaves on them, but we covered everything in tarps or left them in sealed boxes, so this did not end up being a major issue. However, if you're planning on storing things here long-term, I would recommend finding a way to cover items for their protection. read more

I have been using this storage unit for the past two years for my personal belongings and for my business. It is by far the best experience I have ever had in a storage facility as I use them quite often locally and nationally. It is convenient, clean and the Manager, Armando and Assistant Manager, Vanessa are extremely helpful. They will call me before my bill is due to make sure I don't get a late fee, they have recommended specific units that would be easier for me to access for my merchandise I store there for my business they have even introduced me to other business owners that use the facility that are complementary to my business. I highly recommend this place even though I prefer to have more storage units available for me to use when I need them. :) read more
