Real Seal Basement Waterproofing & Foundation Repair - Concrete Lifting/Leveling

Real Seal Basement Waterproofing & Foundation Repair

    (345 reviews)

I had a crack in my basement wall that was letting in water every time it rained. I contacted Real…read moreSeal, and from start to finish, they were amazing to work with! The team was professional, explained the whole process clearly, and showed up right on time. They sealed the crack quickly and neatly. If you need any foundation or waterproofing work, I'd definitely recommend Real Seal.

I regret having to post this because Real Seal has done good work in the past, but unfortunately…read morethis experience was different. I called them about water intrusion into our ground level bedroom. They diagnosed the water issue as two foundation cracks and charged $1,700 for the repair plus a $250 overtime fee. The work was completed and done satisfactorily, but the actual source turned out to be a leaking water heater not the cracks. Yes, the repairs could be considered necessary in the long run, but there was no need to expedite this repair. Their recommendation was an educated guess rather than a proper diagnostic process to ensure the two cracks were the actual source of water intrusion. I was trusting their professional service to provide an accurate diagnostic. When I requested a refund of the overtime fee only (given the cracks were not actively leaking) and a goodwill discount (given the damages I incurred due to time wasted, since this was not actually the problem), they offered to remove a $100 late payment fee I didn't even know existed and a $50 goodwill discount. The offer is something, but it fell short, especially because the director was curt and seemed more interested in closing out the conversation than actually resolving a legitimate complaint. Get a second opinion before agreeing to any foundation work. EDITED IN RESPONSE TO COMPANY DOUBLING DOWN... I appreciate the response but I would like to expand on a few of the comments made. While Saturday was accommodating, it was only necessary due to the incorrect diagnosis. Your team tried to schedule me a week and a half out. I asked if they could do better. Your team then offered Saturday. It wasn't for my convenience, it was a necessity as a result of your diagnosis. My walls were supposedly actively leaking water, of course I wanted this done as soon as possible. If this was correctly diagnosed, I could've had the cracks repaired anytime. Additionally, you specifically told me on the phone, this $250 fee was directly for a technician's overtime, which in your words, "is why you cannot refund it." Not a standard Saturday service fee, as you've now stated publicly. In regards to the $100 late payment fee, while it may be outlined in the contract, a courtesy reminder would have been appropriate given I was not onsite for the repair and never received a final invoice on the day of service. How was I expected to pay within the terms without ever receiving a bill? Your response also confirms my original review. Your diagnosis was based on another company's assessment rather than your own independent verification. A proper diagnostic process would have verified that water was NOT actually entering through the cracks. Yes, the cracks were there, but no, they were not actively leaking. Hence my request to remove the "service fee." I hired you to stop the water intrusion, not simply repair my foundation. The water heater was the actual source.

Glen Galis Concrete Contractor - Great job

    Glen Galis Concrete Contractor

Glen Galis Concrete replaced our front stoop and added two stairs to the walkway. Before the work…read morebegan, it was very dangerous especially in the winter only having two steps to the front door. This was not even code in Kane County. Glen's installers were very meticulous and timely in getting the work done this past spring. I am constantly getting compliments from neighbors !

I had Glen quote me on fixing my concrete issues. He only offered me the option of removing and…read morereplacing my entire front concrete porch that has two cracks in it --one was jagged -- so did not look good ($5500). Another company came out, drilled down the uneven concrete and coated the cracks with matching concrete for $100. Is this a lifetime fix? No, cracks do re-open but even brand new concrete can crack over time. Then Glen said to repair walkway was $2500 (completely take up and replace so it sits at higher angle to front patio so the step up to the front concrete porch is not so high up. Another company put in a form and built me a concrete step that makes it possible to not replace the walkway, and then they filled in concrete imperfections and cracks in the sidewalk and left me extra concrete color, if it re-opens. My garage needed a new step (replace old wood one with concrete) and he quoted me $225.00 which is reasonable, and my side step had sunk and he quoted me $525 to replace it. The other company simply added a step to the side concrete, anchored the new form to the house, recoated original step and charged me $200. Their cost on the garage step was similar but they made it extra wide, so we can fully step out on it. I guess what I'm saying is there is more than one way to fix concrete, and Glen only does it the expensive way. If you have a large budget (I would have had to allot $8000.00), then yes, go for it. I also had concerns that all the drilling of the front patio would affect cracks in basement wall on that side and re-open them and queried Glen re that in the email (no response). Glen does not respond well (if at all) to emails, so remember to call. I think that he does great work, but remember it's only replacement work. He's not going to offer you any kind of "fixing" it work. I've learned through watching the other mason work, that concrete is fixable, also, by a home owner. It's fascinating watching him mix colours to match whatever imperfection needs patching. I now have fixed some low places and cracks in my garage floor myself!!
