We have used Euclid for going on 2 years now to manage our 92 unit condo property here in Pasadena and they have been quite responsive to us as a Board and to unit owners. With all fairness to complaints by any of our unit owners, I personally follow up on them and in researching them I have found that often is the case that nobody reads their CC&R's or R&R's or in the case of repairs they didnt understand the difference between HOA and owner responsibility. I have also encountered unit owners that feel that just because they pay their assessments they should be able to do what they want and when they can't the Board or property management is all of a sudden a bunch of neo-nazi's. Property Management manages the property. Your governing documents, or contract, should explain their duties so that even they understand what the requirements are for being YOUR property management. Cooperation is also key. If they have to deal with hostile unit owners then unit owners are going to be substantially unhappy no matter what and it adds stress to the relationship between the HOA and property management. If you have Board members who allow throwing fines at people without due course or who are essentially running amok then they are a liability waiting to happen. Do something about it. Your governing documents have procedures in them for recalling members from their positions, use them. No Board is above the law. Before I get any flack for any of my comments or for being on a Board, I'll remind that I'm a homeowner under the same governing documents as our unit owners and as a President of our Board I make sure I am always in the loop of what is occurring between Euclid and our HOA. Be pro-active and not reactive. Any property management should work for you, not you for them. That's the way it should be. In the end, if you don't like them then replace them. I stand behind our use of Euclid and if we had to make the decision again we would. read more

Euclid Management in Upland, Calif. was not a helpful or courteous HOA management company. The staff would ignore me whenever I went inside. When I sold the condo, Euclid falsely claimed I was in violation & said I owed over $200 because I left the trash can out 1 day after pick-up when I first moved in 7 years ago. This accusation delayed my condo going through escrow. They made a difficult process even harder. My wife bought our condo before we were married. Once we got married, I tried to add myself as a named owner of the HOA (as I am paying the bill every month from my account.) I was told I could not even be spoken to by Euclid Management and had my wife call back. When my wife called back, she was told that our drivers licenses with matching last names, shared utility bills, copy of the property insurance and our marriage license was not enough evidence for Euclid Management to: 1. change her last name 2. Add myself as a named homeowner. Euclid Management said we had to send in a copy for the actual property title change from the county. I guess all the documents we tried to provide that are good enough for DMV, insurance, our lender and a court of law are not good enough for whatever special set of laws Euclid Management has made for itself? This company has never preformed well in my opinion. They do a poor job with communicating with homeowner. I live in a very small, exclusive development in orange county. We had a gate installed for the development. The project ran at least 6 months late and there was never and communications with homeowners about the delays. The gate was finally activated today. However, the call box for guests does not work so guests who will be arriving tonight for a party we are holding will be unable to get to our house. I have reported the problem to the management company and they have not answered. Update: When I called back and used the emergency line (which they define on the phone as potential damage to life or limb) I did get someone to help me through the answering service. While she could not solve the problem, she was able to provide a workaround solution. I've update my review from one to two stars. read more

So far, I'm not impressed with the speed/quality of this property management company. I moved in to a community that uses Euclid Mgmt and I have had a terrible "welcoming" from them. I've read the CC&R's and rules/regulations they provided to the community, but they seem to not react fast enough. I recently experienced HOA dues billing issues, and had to scramble quick to pay them quickly, even if the payment was ON-TIME, I still got charged a stupid late fee, when the payment was ON-TIME. Talk about pick-pocketing what ever they can. Let me tell you, their e-Payment provider and the ridiculous fees they charge to use them is outrageous! To use a credit card as payment, they charged me $20+ for the transaction! What do I get in return for paying on-time, and being nice to the community and abiding by the rules? Late fees, and more fees... I got a letter in the mail dated March1st that I was delinquent in dues when I sent in payment that was due on March 1st (sent Feb 26th). Messy can of worms. The last place I lived, HOA/Property Management respected the owners. read more

I attended a hearing in August of 2015 on behalf of my parents. I spoke to the board with utmost respect and explained my family's difficult situation. All of the board members acted sympathetically which I appreciated, except for the Senior Association Manager, Mary Lee Sperry. Never have I been so belittled and disrespected before. I have four other friends who live in this neighborhood. Of those four, three have also experienced grievances with this Association, specifically the rudeness of Mary Lee Sperry. If 75% of the people I personally know in the neighborhood I have issues, I can only imagine how many actually do. I'd also like to bring up the $30 MONTHLY fee they charge for the Mission Ranch of Riverside Homeowner's Association. All this money is going to where? Maybe the excessive pizza they have at their meetings? There is plenty of crime in the neighborhood, yet only one neighborhood crime watch. There are plenty of children as well, yet no park. There are no amenities in this neighborhood, besides the sign and flowers that were recently put up less than two years ago. Mary Lee Sperry claims to have been the Senior Association Manager since 2005, which is when Centex Homes completed the first houses of the development, and only one's sign been put up? My husband and I moved into our house almost a year ago. Our community is a brand new track of about 90 houses that go along with the rest of the Colonies here in Upland. The builders have about 40 more houses to build and they will be done. My frustration is that of all the other houses here (not in our new community) in the colonies that HAVE to use "Euclid Management" their HOA is around 80 per month. Our HOA here that we pay a month is $140. And by the way, since our community is still being built.....our streets are not correctly paved, and most of the street lights don't turn on. It is completely ridiculous. For the 11 months that we've lived here, I have had to upkeep the gardening in our "front yard" because they simply just don't. I have seen one gardener a few months back that mowed the lawn in the toddler tot, and left his grass shavings behind. Yes, I said toddler tot. Of alllllll the 1,000 plus residents here in the colonies, we have no community pool, but a toddler tot is so much more awesome, right? So overall, $140 a month gets me to do my own gardening, lay out on a nice day at the toddler tot, and go for a run in a non lit neighborhood. Oh, and on a side note...we get trash flying around the neighborhood from the construction workers, and there's no one here to clean it. If we weren't forced to give you our money monthly, you definitely would not be in business. Euclid Management needs new management. read more

I spoke to Mary Lee today who was extremely rude, told me the association made a ruling, I needed to be treated like everyone else and hung up the phone on me. The way this was handled makes me want to absolutely leave the community after almost seven years there. Who does she think she is speaking to me in such a tone and hanging up the phone without a valid explanation or allowing me to ask questions. I have complained to Dana Mathis and Glenn Gray about her. That was totally unprofessional on behalf of First Service and how complaints/issues are handled. Unlike some of the other reviews, mine is directed specifically at the horrible service provided by Euclid management. I have had to interact with them on a few occasions and each time the experience seams to get worse. It starts with the people who answer the phone, they are rude and have never been able to offer me any type of resolution. I do everything I can to avoid having to deal with these people due to the terrible service they provide. While I am also not happy with the way our community is ran, that's not something the Euclid would be able to fix, nor would they want to assist with fixing. I understand the importance of YELP as I deal with it daily for work. I don't like to give such bad reviews but i can't think of one positive thing to say. For the past year we have complained about out noisy neighbors and loud parties. As an update to the response... first and foremost the issue was NEVER discussed with us. We were receiving the notices to our home. When I called the representative, it is her JOB to explain what the HOA process is.. if we needed to write a formal letter, or a request of some sort... she gave us no information just said it wasn't her issue. My complaint isn't about receiving notices, my complaint was her RUDENESS!! I fully understand how the notices work. To make it seem like our HOA had a issue with us is equally as rude, especially when they gave us a letter of recommendation. I've been on HOA boards and have dealt with many property management companies. This one is in my opinion, the WORST. Euclid management has been the absolute most awful company to manage our community. They send violation letters to the wrong houses , the lady who was doing a walk around on the property was unbelievably snotty to my husband, and they have no idea what is going on with our landscaping. Our HOA dues have increased by $40 a month under their watch, and our vegetation looks like death. Basically they take your money and send out ambiguous "violation" letters to the wrong house. If you are an HOA board shopping around for a property management company, in my opinion, you should not choose this company. read more

I am not happy with the lack of customer service that FirstService Residential (fmly Euclid Management) provides. This is an understatement. Our condo manager Spencer is polite and seems to be responsive over the phone. However, his lack of follow-through is terrible. At the monthly board meetings he always attends but his superior (I think her name is Debra) always runs the show. Their "pat answer" to our requests for repairs is "that is the homeowner's responsibility". I've lived in condos before and I know that building exterior work is the responsibility of the management company. We currently pay $510 per month in homeowners fees and it's going up to $612 in January. Granted we have an older complex and have many issues. However, since FirstService has taken over (a year ago in November) none of the repairs to the exterior work have been dealt with. Also, they haven't giving us a list of the current financials. They just keep saying "we're working on it". Our buildings are falling deeper and deeper into disrepair and our home investments are declining. DO NOT purchase a condo if FirstService is the association management company. It just isn't worth the aggrivation and expense. UPDATE TO ABOVE REVIEW: I wrote the above review a few days ago and I'm already seeing some positive changes. Spencer and his supervisor coincidentally or otherwise were here yesterday to make a visual inspection of our complex. When I spoke with them, they responded to my inquiry for repair. Then today we got a financial statement in the mail. So it looks like they are making an effort to answer our requests, which is a pretty drastic change for the better. So I'm changing my review from 1 star to 2. I will continue to upgrade depending on how efficiently and quickly the repair is done. read more

I don't live in Apple Valley, I owned a condo in Rancho Cucamonga and I was referring to the correct management company. All the neighbors complained as well. We actually did sell our condo and the HOA was the main driving factor why we wanted to leave so bad. The community was nice but the HOA cared more about making money off homeowners than it did about maintaining the property. Euclid Management Company tends to manipulate the Board of Directors of the communities/properties they manage to harass their residents. They tend to make big deals out of minor issues, then give the residents a hard time so EMC can either fine the residents/ask for reimbursements/making the residents to do extra works or living their lives as if they were at the battle field. Be very cautious while dealing with EMC. They are the one doing all the work to make your life miserable, then push all the responsibilities to the Board of Directors of your property. When they are questioned regarding their operations responsibilities they will tell you that your Board of Directors are the responsible party/ final decision makers as if EMC has nothing to do with anything they have done. Try not to hire this company as your Property Management Company. In the end, you are the customer who pays the money for them to do their jobs. It makes totally no sense if they cannot get their jobs done right and turn back to its customer to ask for reimbursements for their loss. read more

If I rate them at zero stars I would. I have dozens of email pages that verify my shitty terrible experience but here is the ESPN version: I contracted with them to manage my property. They did absolutely nothing! The management contract specifically states, they will address tenant concerns. There were a couple of issues and my tenants asked Euclid for help. What happened was: I had to work with the tenant to resolve them. So much for property management. The bottom line is they suck. They stole $150 per month from me. It's called legalized theft. STAY the F#@K away from them. They promise everything and do absolutely nothing. Never has any good experience with them. Their employee does not train well, and seems lazy and unproductive. I need a parking permit, so I called them. I ask if they can send me an e-mail with the application attached. The lady answer no, they must be mailed. So I waited 5 business days and the mail is still nowhere to be found in the mailbox. I called again, Surprise enough, this time, another lady answer that phone said that she will send me an e-mail with the application !!!!!! WTF is this??? 5 minutes later, checked the e-mail, she send the WRONG form!! Called again, another 10 minutes later, finally gets the correct form. Filled out, scanned and e-mailed them back on Saturday. ANOTHER 4 business day later, no news, no call, no mail, I called and told me the person handle this was on a early leave, needs to call back the second day. So I called the second day, she ask me if I am the homeowner, and put me on hold for 15 minutes....hang up on me, called, hang up ...and finally, the permit is on my way to me..... Euclid Management is pretty much the worst thing ever (consciously not a hyperbole). I went on vacation to visit my family last Christmas and came back to find that my vehicle was missing. MY vehicle with MY neighborhood parking permit parked in front of MY condo. Well, after being gone for a month, honestly, I assumed it was stolen, but for good measure, I called Euclid. I learned that Euclid called a towing company to get rid of my car because I didn't file a report that I was planning on leaving a car unattended. I learned that if Euclid sees your car (permits and all) sitting for more than FOUR DAYS unattended, they WILL tow it. Now that rule is in the book BUT I was new to the neighborhood, I was in Ohio when it happened, and I missed literally the ONE SENTENCE dedicated to that rule. But, even though I was absent and had my neighborhood permits with my address, ID, and everything, they didn't even bother to call me and let me know it was towed. I mean, I could forgive a lot, but not even having the decency to call me? Saddam Hussein doped on PCP would have been more polite and considerate. Well, I called them to ask where the hell it was and they didn't know. THEY DID NOT KNOW WHERE THEY PUT MY CAR. They just got a hired gun from the towing mafia to abduct my car in the thick of night like Al Capone. So I had to call the police and check their records of tows in the area. I finally found out that a towing company had been holding my car in their lot with a steep daily fee for OVER. ONE. MONTH. A MONTH!! And how many notices did I get from the HOA? Zero. By the time I got there, my fee was $900.00. NINE. HUNDRED. F**KING. DOLLARS. I was barely able to get my car back and the HOA never once refunded me a penny despite how they treated me worse than a bullet treats someone's face. And you know, that's almost understandable because of logistics, but even worse, they never even apologized for it. Not once. Other than my isolated incident, the HOA basically has management borrowed from the Gestapo. You have, oh I dunno, THE BURNT SKELETON OF WHAT WAS ONCE A FLAMING CAR right in front of your neighborhood (I'm not making this up), they won't do anything for three weeks, apparently. But so help you God if you so much look at a blade of grass the wrong way. They're frighteningly militant when it comes to fines and as motivated as a sloth with hemorrhoids to help you if you ever DARE to have a complaint. Your neighbor could light their car on fire (which was the precursor to the REAL EVENT I mentioned earlier), and they'll just tell you to call the police. They make YOU do it! They don't care about maintenance or order unless it can make them money. If you like living in a place where every aspect of YOUR owned (not rented), private property is respected, then don't live here. There are plenty of other reviews backing me up here. The seems like it is run by Nazis raised on paint chip baby formula o really, really evil robots. Not decent, not professional, not even polite in their correspondence (they had UNFINISHED SENTENCES in their "We can't help you" letter for God's sake), and certainly not compassionate, Euclid Management is the worst company, probably ever. They stomp on people who can't afford to be stomped on, and do nothing to right their wrongs afterward or even make an effort to do the only thing we hire them to do: manage our property. I'm still struggling to understand how this company is even run by human beings. I really hope it isn't. I want to have some faith left in humanity. And in case Euclid Management actually reads this, I can't begin to express to how done I am with dealing with you guys, so don't bother saying that you're sorry or you had no idea or whatever makes you look good on Yelp. You had your shot to make things right, you blew it with flying colors, and now I'm jaded and bitter enough to not care if you right your wrongs if it means I can sully just one iota of your already terrible reputation. Wow! I was shocked at how badly others have experienced Euclid Mgmt's services. Perhaps the Upland Summit development has different representation. When I first bought here I was deluged with notices and complaints (driveway, street parking, trash cans) so I called our representative, Karen. Since then, no problems. I believe that a lot of issues are due to the board of directors. They set the tone for how problems are resolved. Perhaps we have a new board because I've noticed that some of the unusually strict standards have relaxed a bit and now seem normal. read more

I used to work at Euclid Management and can attest to how absolutely awful they are to work for and to have as your management company. Their HOA Managers are lazy as shit and seem to want to nickle and dime people for everything, and management just lets them run all over everyone. We had a problem where one HOA Board demanded people put their trash cans inside the garage, even thought it was 102 degrees outside. The smell and the maggots that get in the trash cans in that kind of weather is not something I would want to deal with either. Yet everyday that person's trash can was outside in their backyard (instead of inside the garage) they were charged $50. Talk about bulls_t The other thing is their rental side- I noticed that there is only one review on here about that aspect of the company. The property managers in their rental department are nice, but over worked. So if you have a problem with your AC or plumbing, it might take them a few days to get back to you and a few more for the vendor to actually get out to the house to fix it. If you are ever thinking of renting from someone there, stay away from anything managed by Stephanie Huch. She has got to be the worst person on the face of the planet when it comes to customer service and addressing the needs of her tenants. On a number of occasions she has just ignored the needs of the tenants and/or owners. In short- Don't buy from an HOA managed by Euclid. Don't work for Euclid. Don't rent from Euclid. read more
