When I arrived on site the majority of the inspection was already performed, which was fantastic. The inspector on site gave me a thorough walk around the house and explained everything exactly as it would appear on the report. Along with the inspection came a great deal of knowledge and experience. You could tell this company has a high level of integrity due to the extent the inspector took the inspection too. Drawers in the kitchen, bedrooms, bathrooms were looked at, appliances were ran, he climbed on the roof, tested windows, outlets, and every corner of flooring. Great Experience!

All of our up-front communication with this company was very good, and simple to follow. If anything, I think he's the victim of an industry that preys on naivety of home-buyers and the expectation of having an inspection done at any cost. Our offer was accepted on a small condo, and we hired Inspections Plus to do a routine inspection to be sure there weren't any issues before we had the inspection contingency removed. As background. the building is a bit older, but the unit is entirely updated with all new appliances. In the end I felt scammed. Maybe it's my fault for not reading everything more thoroughly before hiring them, but I wasn't impressed. Essentially we paid $275 for a technician to tell us that the craftsmanship of the unit is great. I was more concerned about issues with the building (possible upcoming repairs that would ultimately fall to us as HOA members) but none of that was really addressed beyond "You don't have to worry about that--it's an issue for the HOA." From my perspective, if I'm buying into this building, I have to pay the HOA fees which could go up if there are building-wide issues. I'm satisfied that our unit checked out, but I don't feel that it was that thorough, and I don't feel any more confident in the state of the building overall. I felt that this service was worth about $100, not $275.

The report was great and detailed, they even spent time with me to review every item. Their pricing is competitive and fair, and I feel like I got a ton of value in the report. Due to the detailed pictures and description, I was able to get my seller to agree to fixes before I moved in.

    We were deeply disappointed by the service provided by X2. They missed an obvious element of the…read morehouse (secondary sewer access), were not professional in their walkthrough, and spammed us with advertisements for service after the inspection. We would not recommend them to anyone. During our inspection, they: -Missed the secondary sewer access line which necessitated re-inspection from another provider and a delay with the seller, who immediately found the secondary access. X2 later refunded the original sewer inspection fee. -Frequently said "I think I'm forgetting something" while walking us through the house and was just relying on memory - didn't have any notes to reference -Could not answer many of our basic questions about things like the HVAC; referred us to the current homeowners ("you should ask them how it works") -Could not tell us anything about the internal brick wall (i.e., any indication of whether it was load bearing) -Put us on spam email lists, like s24alarms, without asking permission -Handed us a big pack of sponsored spammy advertisements at the end of the inspection. I paid thousands of dollars for this inspection, it should come ad-free. -The inspection report was dense with generic drivel - it was clearly mostly automatically generated, and I had to sift through it to find useful insight We used a different inspector on our previous house and their service was in every way superior to X2.
