We were deeply disappointed by the service provided by X2. They missed an obvious element of the house (secondary sewer access), were not professional in their walkthrough, and spammed us with advertisements for service after the inspection. We would not recommend them to anyone.
During our inspection, they:
-Missed the secondary sewer access line which necessitated re-inspection from another provider and a delay with the seller, who immediately found the secondary access. X2 later refunded the original sewer inspection fee.
-Frequently said "I think I'm forgetting something" while walking us through the house and was just relying on memory - didn't have any notes to reference
-Could not answer many of our basic questions about things like the HVAC; referred us to the current homeowners ("you should ask them how it works")
-Could not tell us anything about the internal brick wall (i.e., any indication of whether it was load bearing)
-Put us on spam email lists, like s24alarms, without asking permission
-Handed us a big pack of sponsored spammy advertisements at the end of the inspection. I paid thousands of dollars for this inspection, it should come ad-free.
-The inspection report was dense with generic drivel - it was clearly mostly automatically generated, and I had to sift through it to find useful insight
We used a different inspector on our previous house and their service was in every way superior to X2. read more
