I'm going to keep this review short, sweet and to the point. All you need to know about this location is that the food is amazing and the prices are very affordable. The mimosa's are not the best, as I'm pretty sure they are made with sparkling wine vs champagne, but the food and service make up for the lack of toxicity in the mimosas. I highly recommend this place for brunch.

TLDR - if AI slop was food this is what I'd expect... I really hate to rate it this low given it seems like it's a local small business owner...but the food was not good at all My wife and I ordered a Greek scrambler and steak bowl. My Greek scrambler was like a bowl of mush with hollandaise? sauce drowning it...the olives were like some kind of cheap canned olives The steak bowl had some kind of crazy amount of cheese that made the eggs hard to eat... Overall service was great and I feel bad but this is not it

Sorry in advance for not having any photographs. The customer service was excellent. Our waiter was attentive, sweet, humorous, and on point. We ordered bacon, eggs, with hashbrowns and a veggie omelette. Everything was delicious, fresh and tasty.

Great food and service!!! Even though they were super busy, Sara continued to check on us and made sure we had everything needed...even DARK coffee:-)

I had a taste for a breakfast sandwich and noticed Eggs Up Grill near by. I was warmly greeted up on entry and received great service as I placed my Togo order. The place is so cute inside I look forward to dining in soon. It's so rare to find locations that carry turkey bacon and or sausage so I was thrilled to give it a try. I ordered the Build-Your-Own Sandwich which allows you to choose the bread/carrier, egg preparation and toppings of your choice and an option of grits or home style potatoes. When I tell you it smelled and looked so good I could not make it home without taking a bite! The biscuit alone deserves another visit! Highly recommend!

Writing my review as I'm still sitting waiting for my order for the past 45mins now. We just ordered a sandwich and a simple breakfast platter. Had to ask about our food before they went to the kitchen and finally brought it out to us. It's Monday morning barely anyone in the restaurant. Where are the staffs? There's a sign to seat yourself but we were waiting 5 minutes before someone came to give us a menu and get our drink order. And I just saw one of the staff bicker with a customer and customer left very unhappy. So wild. Anyways my sandwich is mid not worth 45min wait.

Chicken tender breakfast biscuit and home fries

I was pretty disappointed by this place. I know they are fairly new, but the reviews hype it up and the food was underwhelming. The chicken tenders look like they are beer battered like fish sticks instead of the traditional chicken tender breading. The home fries are seasoned well, but aren't crispy as they appear. My boyfriend got a pancake plate and the pancakes were inedible. The pancakes literally disintegrated when he tried to grab a piece with his fork. He tried the other pancake, which also just crumbled into a million pieces and couldn't be picked up. His eggs also were not prepared how he asked, which was surprising because the whole back menu explains all the ways you can order them and what different ways mean. We came here for my boyfriends birthday after narrowing it down to two places where we would get breakfast and mimosas to celebrate. Mimosas are on the menu, but they don't have their liquor license. I wish the waitress would have told us up top or that they weren't listed yet because it was a bummer when we ordered but we couldn't get them. Our server was very nice and honestly the most positive part about the experience. We probably won't be back.

This new brunch place is absolutely divine with amazing food with a touch of southern/Cajun flair. You absolutely must start with "donuts" as an appetizer. Do not let the name fool you, it is far from regular donuts as they are croissant donuts drizzled with caramel sauce and topped with powdered sugar. It is so warm, flaky, and doughy with each bite that you would be tempted to order more. Although it is considered an appetizer, it may work even better as a dessert because you will be tempted to order more. On to the mains. Eggs Up Grill has an expansive menu of both breakfast and lunch items. We ordered Patty-O-Sullivan Omelet and Loaded Home Fry Bowl. The corned beef hash in the lightly folded omelet was packed with so much flavor that it caught me by surprise. The swiss cheese that was melted into the omelet paired so perfectly with the flavor. I really enjoyed that the omelet was not too thick and not overcooked either. It was one of the best omelets that I've had. The grits that I opted for instead of home fries were tasty as well and had just the right amount of flavor without being too greasy. Loaded home fry bowl was also phenomenal and the flavors mended very well together. We added jalapenos for the extra kick and it served us well. The home fries themselves are tender and seasoned just the right amount without it being too salty. I'm not sure what they are putting in these griddles they cook their food on but everything that touches it seems to come packed with flavor (It must be something in the grease?). I'm not a big fan of breakfast foods but Eggs Up Grill may help me re-think it. Would absolutely be back very soon.

    Must order donuts!!

There is a sentence on CBD Provisions' Instagram that I want to read to you because it is doing a…read morelot of work in very few words. "A brasserie in boots." That's it. That's the whole thing. French discipline, Texas spirit, six syllables, no further explanation offered or required, and if you do not immediately understand exactly what that means the moment you walk into The Joule on Main Street then I do not know what to tell you except that the rosemary tallow fries are going to clarify things very quickly. CBD Provisions opened in 2013 as the Joule Hotel's in-house restaurant, became famous for a crispy pig's head carnitas that required you to pull strips of meat off an actual half pig's head at the table and tuck them into tortillas, which is a dish so committed to its own bit that it belongs in a museum, and then closed in July 2025 for a months-long renovation that brought in new culinary director Sezer Deniz. Deniz trained under Chef Jean Paul Naquin at the Institut Paul Bocuse in Lyon, France. He has twenty-plus years in Michelin-starred kitchens including Alinea in Chicago. He is now making breakfast tacos inside a hotel in downtown Dallas and I want to be very clear that this is a promotion. The room has exposed brick and wood floors and steel beams and mosaic tile and antique mirrors and railcar booth seating and a center banquette and stone tabletops, all of which sounds like it should be competing with itself but instead produces the specific feeling of a place that has been here long enough to know what it is. I sat at the bar, which is the correct place to sit, and ordered the short rib corn cake stack, which is braised short rib and avocado and two poached eggs and a poblano hollandaise and which arrives looking like the cover of a cookbook that does not exist but absolutely should. The poblano hollandaise is the detail I keep returning to. Not regular hollandaise. Poblano hollandaise. Someone in that kitchen made a decision to take a classical French sauce with two centuries of culinary tradition behind it and introduce it to a pepper from Puebla, Mexico, and what resulted is something that makes you look at regular hollandaise and think, you had potential, you just never reached it. I ate the entire thing and then contemplated ordering another one and then did not because I am a person with limits, technically. The CBD Provisions burger is a double smash with American cheese and grilled onion and house pickles and something called fancy sauce, which is a name I respect enormously because it is not pretending to be anything other than exactly what it is. It comes with rosemary tallow fries, which are the reason I will order this burger every time I come here for the rest of my life. Rosemary. Tallow. Fries. Three words that in combination produce something that should be legally classified as a controlled substance. French in method, Texan in manner. Boots and a brasserie. The Joule has been on Main Street for years and CBD Provisions has been feeding people inside it for over a decade, new chef and new tile floors notwithstanding, and it has figured out the thing that most hotel restaurants never figure out, which is that the goal is not to remind you that you are eating in a hotel. The goal is to make you forget entirely. I forgot entirely. The tallow fries helped.

The reservation required prepayment, was nonrefundable, just shy of $5k per night and required additional paperwork. This was my second time reserving this room in the past year. I flew in from Fort Lauderdale, stayed in a smaller suite the first night. The following morning, I was informed that the penthouse would not be available because the current occupant had an emergency and the hotel "was obligated" to allow them to remain. I was moved to a different penthouse, given a significant discount, and treated professionally by management. However, the issue was never the discount. The issue was that the accommodation I specifically selected, prepaid for, and planned my trip around was not honored. The Loft Penthouse was nice. The staff was courteous. But after traveling from Florida for a once-in-a-lifetime reunion, I left with the understanding that even a prepaid, nonrefundable reservation for a specialty suite may not actually be secure. That's something future guests should know when making their plans. What troubles me most is that this occurred during the FIFA Club World Cup, when Dallas was hosting numerous athletes, celebrities, executives, sponsors, and VIP guests. While I have no way of knowing who remained in the penthouse, it is difficult not to notice that a reservation I made nearly two weeks in advance, prepaid in full, and completed additional paperwork for was the reservation that was displaced. If the Penthouse and Loft Penthouse were truly equivalent accommodations, there should have been no issue relocating the guest who extended their stay to the Loft Penthouse rather than relocating the guest who had prepaid for the Penthouse nearly two weeks in advance. The partial refund that was offered, does not restore the experience that I booked and planned around. What I experienced was unfulfillment of a contractual obligation from the hotel's end while I kept my end of the contractual obligation. Whether I was the least important person in the room or simply the easiest to inconvenience - What was done cannot be undone.
