The reviews were right - RA Construction takes the time to go up and inspect and measure your roof to make sure their quote is comprehensive and on the mark. Some of the other vendors just "eyeballed" it from the street and their quotes came in noticeably higher. I was able to upgrade to higher quality Malarkey Vista shingles for a cost similar to what other vendors were asking for lesser quality shingles. My roof was done in just a few days, and each day the crew made sure everything was cleaned up. My back patio was cleaner when they left than it was before they started! Communication was great and my questions were answered promptly. One last thing ... I have a window on the second story of my house that doesn't open, and thus washing the exterior side requires a ladder and crawling onto the roof ... suffice it to say I am not able to clean it myself. One of the crew members graciously agreed to wash that window for me and I am so grateful! Thank you, RA, for a job well done!

Shane always made himself available to tour houses when they were being listed. This gave us a chance to tour houses early giving us time to think and decide on next steps. Shane provided comprehensive review during the tours, covering quality, builder, materials used, appliances, potential upgrades/fixes, etc. that was very helpful while comparing different houses. The research team did a good job compiling the background details of the house and comp analysis. During the offer stage, Shane helped coming up with a strategy, but never put a lot of pressure, if we were not comfortable. He was patient during the entire process and always answered questions as soon as possible. He was always on top during the negotiations in terms of getting updates from listing agents which helped fine tune our offers. Even though it took a few attempts, Shane was always supportive and was open to discussing what could we do better next time. I learnt a lot during this process. Our winning offer was a Flyhomes cash offer, which was not the highest offer but the fast and smooth closing offered by the Flyhomes team secured the win for us. It's definitely worth a shot in this market. I would also like to thank Nicholas Anderson from Flyhomes Mortgage, who was very patient in running calculations multiple times before we made offers and helping with hypothetical scenarios. Having all the data before making offers helped us make informed decisions. That being said, there is always room for improvement. Figure something out ! Their California agent Christina Felix is very unprofessional and only thing she did was stressing out the costumer , when we sign the contract she was very pushy and didn't explain clear enough. We agreed the seller stay in the property with 3 week rent back, but agent told them it's free without being clear to us , which on the contract shows as blank , which does not mean $0- and she later claims something on the contract says " licensed fee $0" means rent back free. They are using undirected term to trick people who doesn't understand the actual meanings. After we complain to the Flyhomes , they said they can't cover our loss, and not responsible for the mistake, and they start asking us if we want to back out the offer ( that way they can take our earnest money and buy the house , resale it, then make profit out of it ) we are beyond annoyed and very frustrated because we are in the middle of buying this house , we love the property, but Flyhome is just very unprofessional, and has no idea what they are doing, miscommunication with lender ,buyer , seller , ..etc . She was very helpful and kind. I had the electrician (Aaron) come in and inspect. He did a very thorough inspection and found out what had tripped the breaker. He went above and beyond. Figured there were some mistakes done by a contractor that had just remodeled our kitchen and bathroom. The price quoted seemed reasonable for the job needed. The inspection/diagnostic was waived for first time customers.

I will be honest in that they did a good job locating the main drain and was very thorough. Because they gained my trust at first, I decided to inquire an estimate for a full plumbing build. This is new drains, new grease trap, install of equipment, and new pipes. It's a big project. I imagined it would be very expensive but they offered financing so it was doable in the long run for me. The company came to inspect the space to finalize an estimate for me. They told me I had to purchase all the equipment and have it on site on the day that they start the job. The first estimate was around $40k. And the idea was I would finance through Greensky and pay half down. Before I decided on anything, I specifically asked if they would include "installation" of all the equipment. They repeatedly said yes. Once we got the estimate, I went ahead and scheduled the work. This included me procurring all the equipment, ordering everything on time, and arriving on site. The one equipment that I was incredibly afraid of ordering was the grease trap. We sent over multiple text messages with a link to the model that the company suggested and each time, the person I was working with confirmed that was the correct model. When the day came, the plumber that they "sent" out did an overview with me before starting work and noticed a lot of huge oversight. He noticed that our space did not have proper venting but was told by the company that there was upon first inspection. He told me that I needed extra equipment to support some of the equipment I had already bought according to the plumbing plans (the original person who came in to look at the space did not ask to see the plans). He also told me that the grease trap I bought was INCORRECT and would not fit. I had spent $10k purchasing equipment for SW plumbing to do NOTHING. And so I called and canceled the whole job because now my $40k went up to $70k and it is just downright cruel. For a small bar at 700 sq ft, they wanted to charge me $70k, and tried to tell me that the install for the equipment is a $20k job. I complained. And their relations team reached out. They told me that they would purchase a new grease trap for me due to the miscommunication and they want to do right by me. Because I don't trust them, I did not accept it at first and told them I have to think about it. Turns out, I was right. I asked them if there were any obligations to this and they said no. I confirmed with them that the estimates were all cancelled, and they said yes. When time came to ask them about it, they then turned around and told me that they would only give me a free grease trap if I went with their services. I don't believe in writing scathing reviews for any business. I know we all gotta eat. But, this experience was so horrifiyng and I am left with a $900 grease trap that doesn't work for my space and SW Plumbing could care less if they made a wrong suggestion to a small business. They don't understand that they've just cost me so much more than just a piece of equipment. I do not recommend. Find your community and ask for local reputable people. These big box companies are out to gauge you and twist their words.

    The Douglas is university housing for Seattle University. Even though there's a 1 star review…read moreposted in 2014, clearly the building still has tenants. Most of the students that live in the Douglas are upperclassmen. The atmosphere is pretty similar to dorm living, since you probably know or at least have seen everyone that lives on your floor. It's great for those looking for roommates but wanting their own bedroom! I lived here for 1 year and my experience was great. There wasn't many roommate or floormate issues. There may be some issues with the room or appliances that can easily be fixed by putting in a work order or contacting the RA for help. There is actually a 24/7 number that can be used in emergencies, but it's just not given out freely. The RA can help with that if you call RA on Duty. (I remember using the number for an extreme clogged toilet.) Truth is, you either choose to live here or you don't. The experience you get from living here is solely dependent on how much you put into it. It's still university housing.

Location: If you're a Seattle U student, it's a great location: close to campus, a block from the bus, convenience store across the street, etc. However, a lot of the rooms face 12th Avenue, which is incredibly busy at all times of day and night. I lived on the fourth floor, which was basically the third because the first floor is an underground parking garage. I had to buy a huge fan because I couldn't open the windows at night due to the noise (and I've lived in Seattle for two years now). Rooms: I lived in a 4-bedroom apartment where each tenant had their own room. There was a large living room that the kitchen connected to, and to the left were two of the bedrooms and one of the bathrooms, to the right, the same. There was lots of storage closets, which was nice, and the appliances and bathrooms are pretty new. The bedrooms themselves vary in size, mine was rather small considering the price. Basically, it was shaped like a long rectangle, which made it difficult to put anything in. I constantly felt like I was living in a hallway, and the giant desk they provide wasn't very helpful. However, the closet was phenomenal: huge, lots of storage space, and no door, making it really easy to get ready in every day. Furniture: One of the reasons I chose to live here was that it was furnished (yay!), but that ended up not meaning much. The bedroom came with a bed and mattress (twin size), a desk, and three very large drawers in the closet for clothes. In the kitchen, you get two stools by the counter, and a couch, two chairs, and a coffee table in the living room. None of the furniture was at all impressive, but it's college students, so I kind of understand. However, I was hoping that "furnished" meant at least a small bedside table and maybe a small dining table and chairs in the living room. Heat/AC: It would have been really nice to know I had air conditioning. Too bad that when I moved in, no one told me how to work the incredibly confusing thermostat. I didn't even know it was there until I had been there for a few days, and I only discovered the AC after I moved out. Plus, it only worked in the living room in my unit. Hooray. Can't say much about how the heat works because I was only there in the summer, but from the looks of things, there was only a small heating vent in my room. Amenities: don't pay for parking, there's free street parking all around the building. Gym was eh, but at least it was open 24/7. It had two elliptical trainers, one treadmill, one bike, and no weights. Not very encouraging. SU gym is just a block away and it's so much better. I never used the giant kitchen downstairs because I already had one in my unit, but it looked like it was only the management who ever used it. No one was ever downstairs or outside, but maybe that's because it was summertime. The front desk was really helpful, but that was all on Housing and Residence Life. However, whenever you had to get to the front desk, you had to swipe your card to get into the lounge area (which made no sense to me), only to swipe your card again to get up the elevators or into the stairs. Overall, not so great. Management: This is where I started having issues. From the beginning, the landlord wasn't exactly understanding with me. It was my first time leasing an apartment (which is the case for a lot of the tenants), and I originally was going to sublet, but then the girl I was subletting from decided she'd rather I takeover the lease. Having never leased before, I wasn't sure of the difference, so when I called in to ask about what paperwork I needed to fill out, the landlord got very snappy and rude with me when I wasn't sure. Couldn't he just pull up that information on the computer he is literally always on? I usually ended up working through the desk assistant, and when I showed up to pick up my keys, she wasn't there, so the landlord told me to come back later when she was. It's not like I need to move in or anything. I hit problems again when I had an issue with my second month's rent: the check, and instead of leaving me a voicemail or email to tell me they didn't get my check, they called, left no message (I was at work), and left an eviction notice on my door. Overall, the management didn't care, was very unpleasant, and felt less than helpful. Overall: the management sucks, but everything else is okay (JUST okay...heaven forbid they go for good).

On arriving in Seattle after a 9-10 hour flight and feeling exhausted, we had to get a cab all the way to Redmond to pick up the keys for our apartment/town house. The cab then had to drive us to Talus in Issaquah. Half asleep but awake from adrenaline we finally arrived, it was pitch black and we dragged our four suitcases and two pieces of hand luggage to the front door. On getting in we were pleasantly surprised - we had a spacious fully furnished town house with two large bedrooms. They had left us a "welcome" pack, which contained chocolates (disgusting ones), crackers and some other bits and bobs. The housing was newly built (although not to a very high standard), tidy, neat and livable. We even had cleaners coming in every other Thursday, however they didn't do a very good job - they made one of our Egyptian cotton pillow cases disappear! I phoned them up and they offered to pay for a replacement. In December 2006, when the wind storm hit we were without electricity for 3.5 days. On the 3rd day, ABODA called us to arrange another place for us to stay, either in Redmond/Bellevue - as I was confirming the details the electricity came back on. I'm not too sure whether I would recommend ADOBA, but they did give us a relatively decent roof over our heads for 1-2 months before buying our own house.

Trust is 100% restored knowing that if problems come up they will take any action needed to follow up. I will also say that the work they originally did was actually to code, and we agreed that the moisture problems arose due to the nonstandard setup of my dehumidifier, NOT because of errors in Terra Firma's work. Thank you Terra Firma.*** Unfortunately, I have to drop a negative review in the interest of warning other folks that their work has gone downhill. I previously had an excellent experience with Terra Firma for management of a water problem in my crawlspace. I hired them without question again for my current property for management of moisture issues, and I didn't check their work upon completion as thoroughly as I should have. Unfortunately, about 1 - 2 months after completion of work, I discovered a large mushroom growing out of one of the structural posts in my crawl/basement. On closer inspection, I noticed that the dehumidifier water discharge line they installed was dumping less than a foot away from my foundation, corresponding to the exact spot the mushroom was growing. Moisture was the exact problem they were supposed to fix, but now they have created a severe structural problem secondary to moisture with the dehumidifier line dumping large quantities of water right next to my foundation. In other words, they created the exact issue they were purporting to fix by collecting the moisture and depositing it into my foundation. Once fruiting bodies are growing out of wood, this is an indicator that the wood is severely compromised and the fungus network has grown extensively. I now have a very expensive and serious problem to fix. I called to let them know about the problem, not sure if I will hear back from the coordinator/ the team who did the work. I am not sure if I would trust them to fix the issue after the damage they have caused, but I would accept financial remediation. If they take steps to make things right, I would update my review. I would not hire Terra Firma again for any crawlspace work, be it structural or moisture related because of the big problem they have caused. Again, just would like to warn others.
