Chris came out to inspect my foundation and my rock wall and took measurements around my house. He said that I don't need to have anything done at this point. But he took baseline measurements to monitor and check for changes in the future. He recommended rechecking in 5 years. Chris also instructed me on what to watch for in case a problem does develop. Chris arrived on time and was informative, courteous and friendly. It is Ramjack's company policy to be honest and fair which I greatly appreciate. There was not a charge for this assessment either. ADDENDUM: After the below review was written, I received a call from Ram Jack West to resolve the issue immediately. They came out promptly and I am now happy with the final product. In addition, they gave me a $200 Home Depot gift card for the inconvenience. Ram Jack West has great customer service and prioritizes the satisfaction of their customers. I highly recommend! I originally chose to work with Ram Jack West because I felt that Chris (our salesman) was open and honest compared to other companies. When evaluating our project, he called the engineer on the spot to clarify what our project would entail which I appreciated since previous companies were wishy-washy. We were able to schedule quickly which I appreciated, and the price seemed fair for the amount of work that was going to be done. When the team came out to do the work, I reviewed what I believed they were going to do for the project. The crew foreman, Aaron, said no, that's not what they were told to do and proceeded to tell me something drastically different from what Chris and I had reviewed. My father was also present when Chris was here and verified that it was not what was discussed. I called Chris directly to clarify which he reassured me that sometimes they need to provide support to structures but the team onsite didn't think it was necessary. He "wants clients to be overprepared so that they aren't shocked if more equipment is needed". I then had to ask, wasn't this part of the costs that you originally quoted me for? He then said, he would have to check the estimate to see. After my prompting, I was returned $880. This would have been overlooked had I not asked. Furthermore, I questioned the foreman, Aaron extensively prior to the work beginning. I was worried that the way they were installing the Helical would not support the cement post properly as we were told with previous companies that it would make the cement tilt and push up on the beam unevenly. I was reassured by Aaron that it would be fine. Sure enough, after the team began the work, the cement block began tipping as they lifted the beam and we could not get the balcony back to level. The "finished" product looked extremely unstable and I was concerned about long term stability. I was again reassured by the onsite team. Despite this, I decided to reach out to the project manager, Bijoy (who I had never met in person and was only in communication with via email) and sent photos of the completed work. I also sent a company review after being prompted to do so with an automated email from the company. After this submission was sent, I was reached out by supervisor Tyler who also said he would review the photos. Tyler was very pleasant to work with and responded promptly. I received a call back from him shortly later and said that although the structure is stable, it doesn't hold up to Ram Jack West standards in appearance and they would come out to lay new cement down (which is what I thought I was paying for in the first place). The team came out again, and laid cement which looks so much better! I was very happy with the results until we had to remove the wood framing around the cement and found a hole where the helical is. It is a deep hole (at least 3 feet) and our gravel in the area falls in to it. Furthermore, I am now concerned about it filling up with rain water and further disrupting the ground. I, again, reached out to Bijoy and sent photos with questions about how this hole can be filled. I didn't hear back for nearly 2 weeks, at which point I reached back out to Tyler. After Tyler's prompting, I then received an email back from Bjjoy instructing me that I could fill the hole with anything insulating "such as foam or newspaper". I clarified that newspaper would not be water proof and also the hole is at least 3 feet deep which would not be feasible to fill. I asked if cement would work instead, which he did say I could do. Overall, the initial project took 3 guys less than 3 hours. The crew returned to place more cement a few weeks later. And I still have to spend my weekend (and money) filling the remaining hole for an unfinished project. I was really hoping I was going to like the finished product but because of the continued need for work, lack of initial transparency, and delays in communication, I can't say I would recommend using this company. I think that the Ram Jack West supervisor, Tyler, did a great job trying to improve this issue for me and had great communication, but ultimately, I still have to do work on something I spent nearly $6k to get fixed properly the first time. read more

We were completely satisfied with the work Ram Jack performed for us. First, they were BY FAR the lowest professional bid on our house. They did the most detailed analysis of where the house needed to be raised, and didn't try to upsell us on anything extraneous to that. The HOA discovered my home's foundation was sinking due to years of their failed drainage system. The HOA hired Ram Jack West to remedy my sinking foundation. Honestly? I wasn't looking forward to the experience of having my backyard torn apart (yet again) as the HOA has had to do so FOUR times previously to finally remedy the drainage problem.... Ram Jack West's Ryan, Anthony, Dion and Julian arrived on time each day of the 3-day job. The crew was low key and went right to work. The first day it was 94 degrees in the shade where they were working, and not all their work was in the shade. These guys were AMAZING. There was no music playing, there was no calling or hollering to each other, they put their heads down and WORKED, digging BY HAND to the bottom of my foundation footing in 4 spots. They were jovial with me, each other and a pleasure to have around. I work from home. My office is right inside the exterior wall where they were stabilizing the foundation. I hardly even knew they were there! TRULY! And I'm sensitive to noise! They were diligent and not just doing the work, appearing not to care about the finished product. They were ALL plugged in, engaged, worked and communicated well with each other and with me, were professional and knowledgeable. After their work was done each day, they picked up all the debris created from the day's work. Something I appreciated about Ram Jack is they were totally self-contained. They had a porta potty delivered prior to the job, and had it picked up after the work was completed. This review is about 3 years in the making. I will explain! Year 1, we moved into our home and noticed a significant dip from one end of the house to the other. We get quotes from 3-4 foundation teams and Ramjack was the most reasonable along with being easy to talk to and work with. Year 2, we saved up, qualified for financing, and got started! The setup and communication were great. A porta-potty was delivered and digging around our foundation started quickly. The workers were efficient and quick! They were also very polite and had great attitudes. The lifting experience went well too. I knew there would be some cracks and was prepared for that. They tried to lift my house the best they could and achieved a lift of over 4-5 inches in parts when the extent of my dip was 7 inches. The next step was communication over lifting the floor to match the new level of the foundation. There were some floor dips and the work to lift this happened in the few days following the lift. This was done with care and I really appreciated that. Year 3, I will ask for a quick walk-through to ensure the numbers are still the same and request a small assessment of a floor dip and then I'll be a happy clam! Things move over time and I wanted to let me house settle in to its new level. This was a huge project for us. Not one that we were willing to spend on at first. It totalled 55k.. but we are paying on it monthly and I have peace of mind that my home is not sinking. Some things to note: We prepared our deck by removing some planks. Turns out we did not have to remove as much as we did. There was some areas that were 'construction-like' during the process. This is to be expected, and I did not mind at all. Tools and machines were all cleaned up upon being done. My fence tipped a bit during the lift and they helped fix and prop this up. I rarely write thorough reviews but I would recommend Ram Jack. This company was amazing. We discovered our house was wanting to sink due to the wetter weather the last few years and the lack of proper water abatement (looking at my last contractor). We called and was able to make an appointment that fit our schedule and was really quite fast. Chris was able to map our house and assess our problem, then give us two options. We received a bid shortly after and hired them. I should note a couple months passed as they have to get several permits and have an engineer review and assess the repairs. Finally our last permit was done and we were scheduled earlier than anticipated in fact we ended up a week early as they had an opening and offered it to us. They arrived with their own port a potty and equipment. Nice, neat, professional and wasted no time. It took only about 2 of the 3 days (day three was clean up etc.) and while there was some noise it was during working hours (neighbors happy), but honestly I find leaf blowers are more constant and louder in my neighborhood. They left the area looking better than they found it and a job well done. House isn't moving and no more creaks. Best of all it is guaranteed work and I can pass this to the next owner and they can do the same. I wouldn't even waste time having other companies give me a bid in the future. I contacted 4 companies for a quote and Ram Jack was not only the cheapest but has the best customer service. Korey came out and gave me a quote. He is super honest and even told me areas that didn't need to be raised as one side of the house was about an inch off whereas the other was about 5. In contract other companies seemed more like salesmen and were pushy. Korey was the opposite and I felt like what he was telling me, I could really trust him. He even answered hard questions without trying to side step my asks (unlike another company). David was the foreman on site and he and his crew worked hard, efficiently as a team and completed the work ahead of schedule. They didn't leave until I was completely satisfied. They left the house looking better on the inside and out than it was when they started. I had a family member who went with another company because they didn't even know about Ram Jack; they had issues with the appearance of their residence after lifting. Even indicated that the other company would come at odd hours and left after lifting to start another project putting their project to back burner and leaving them to start filling their own holes. When they told me this I was anxious about my project hoping I would have a better experience with Ram Jack. Sure enough I did!! The entire team was professional, competent, hard workers and made the entire process stress free. When you spend this kind of money it really helps to know you are working with a trusting crew. We've been working through the details of separating 2 attached garages that will involve shifting loads from the walls which also are functioning as retaining walls (the garages are below grade). So, my experience was extremely negative. I truly believe this was the worst decision of my life. My husband retired from the military and we bought what was to be our dream house just as the pandemic hit. The house was a bit of a fixer and that was fine, after years of military life moves, we were ready to make this house truly ours! The floors are ugly and there was a noticeable low spot out side the laundry room. We're were prepared to have if fixed and replaced as soon as the pandemic restrictions were lifted! We decided to have RamJack West out to have the low spot professionally lifted, so we wouldn't have to worry about it anymore. Kris let us know that our house was very uneven and we should consider lifting and stabilizing our whole house...OK, this is our forever home...maybe we should? We agreed, it was super expensive but this was what we should do.... as with any contract, there is fine print about what can go wrong, and they do go wrong, for us. Many of our walls cracked....the kind of cracks that require new sheet rock, not just spackle. Our ceilings cracked and crumled, our countertops pulled away from walls in bathrooms and kitchen, the bathroom tiles cracked and broke, the doors stopped being aligned and some couldnt open, some couldnt close, and some couldnt lock anymore. The floors creek and groan more loudly than ever... the edges of the house and the beams under the floors were all lifted which seems to have exaggerated the low spots...now toys and balls roll up and down the slopes and we often trip over the high spots and i sometimes feels out of sorts or dizzy from the constant changes in the floor height. As for the employees, the team leader Aaron seemd fine, pleasant enough...there was a quiet older man, he seemed fine too...but a third guy kept talking about how some guy he was working with gave him "serial killer vibes" and that he remined him of John Wayne Gacy?!?!?! "He wouldnt want him under his house"....what?! Of course, they were talking under my house at the time and probably didnt know i could hear him. In the end, i would not recommend. I have been told by a contractor that he thinks our house would not pass inspection if we decied to give up and move away. My experience may be unique, maybe do lots of homework on this before you decide to have it done. I seriously think its come close to ruining my life and finances.​ read more

I had a garage door that was no longer closing adequately on one side; and cracks in my garage slab that led me to believe I had some significant settlement ongoing. The first contractor wanted to install pilings and jack the foundation in a corner of the garage. After looking at the foundation, I found it hard to believe that was needed; and I was concerned about how invasive the proposed solution was. Second proposal was to stabilize the slab. I might have gone forward, except that they came back and bumped up the price after "the boss looked at it." So I went to Ram Jack for a third bid. Chris came out and shot the slab and found little elevation difference. (I believe the other two found the same thing, but didn't pass it along to me.) He then did something the other two didn't; he shot the garage door. Turns out my garage door has shifted and was more than inch difference across the door. He told me, your slabs fine. So they didn't get a job... but they gained my respect. If I do have another issue I will go straight to them! read more

Our home had sunk more than 4" in some areas leaving our front entry staircase and most of the floors sloping pretty significantly. I don't write reviews often, but I'm making a special case for Ram Jack West. I suspected that my home was settling in a back addition mid-2018, and started doing my homework. Chris came out to take a look and provide an estimate, and of the five estimates I received from NW-based foundation repair companies, Ram Jack's was the most sensible, thorough, and frugal. Chris answered ALL my many questions patiently, and we scheduled the project. Fast forward three months: the work was just completed this week, and I am 100% impressed. Joe, Calvin, and Jared showed up on time, worked their tails off, and went far above and beyond to ensure a high-quality outcome for my project. Foundation repair is stressful, to say the least. These guys honestly made it less so. They were even able to lift a portion of my 95-year-old home with minimal internal damage, and in half the estimated time. My only constructive feedback throughout this project would be for their office staff--I know "hustle" is important, but so is quality. Calling around and everybody was either too busy to take new customers or schedule me outside of the home inspection period (as in Ram Jack case).
