We hired Robbins and Company when we first purchased our home to reinforce our foundation by drilling down to bed rock and putting in supports. We chose this company based off a recommendation from a family member who had use their services. We are now 13 years in the house and have found that the very side of the home they had worked on has continued to settle. Our foundation now has cracks and we have major work and money to put into our home. We called them to see if they would fix it and they will not stand by their work or make this right. Randy from Robbins & Co came out to provide a quote on fixing a part of our driveway that had cracked and was sinking. He looked at the area and suggested that perhaps the best way to fix it was to have a contractor break up the sunken area and repour concrete. This was a service that Robbins & Co does not offer. I really appreciated his honest assessment of the best way to resolve our problem even though that didn't result in any business at this time for his firm. I had worked with Doug a few years ago, to stabilize our foundation until we could afford to lift the house. He was great to work with, but this last experience was a mess. We started working with them in November. They told us that we would need an engineer report and they recommended one that they always work with. The engineer, Rich, wrote up a contract for the work for $3000+, and we agreed. After he completed the work, he had to come back and do it again, as he claimed Doug didn't tell him that the garage was sinking as well. There was no added charge, so we were okay with this. The second plans were created, with options to do some of it, or all of it. At the end of December, Doug stated that the work was being sent to Charlene to get me on the calendar for the work to being. Six weeks later, I called and was told by Charlene that Doug hadn't given her anything. The following day, she said that she hunted down the paperwork and she would start the permitting process. She quoted me $600 for her to process the permit and another $1500 for the permit itself. Charlene stated that the $1500 would include an inspector, if one was needed. About a month later, I contacted Charlene again to find out what the status of our permit was, she stated that she was keeping track of it and would e-mail me every Friday with an update. That lasted 2 weeks and no further e-mails. After 2 months, I called the county and they said that they would expedite it and within 48 hours, the process started flowing and within 72 hours, they issued the permit with requirement that an inspector inspect and write final report to show compliance. I contacted Charlene with this she said that she was aware of this, as she had been in weekly contact with the County. so we were put on their calendar. Charlene is not easy to work with, make sure you do everything in writing. The two workers who came out were professional, worked hard, and were very nice. The original engineer came out a few times, and Doug came out once, saying very little. There were several times that we had to correct what the workers were doing, as Doug didn't write everything down. They knew nothing about the piers being optional like Doug said. They installed them before we could discuss options. Two weeks later, we got a $3000 invoice from the engineer, for his coming out to the house. He kept no timesheet but was charging by the hour. Luckily, we have RING cameras set up and found that he was overcharging us by $1000. He also charges $185 per hour to drive to our house, to stay 10 minutes. Stay away from Rich, you will be out a lot of extra money. Since the workers left, no one from Robbin & Co has contacted us to see if we are satisfied, if we had problem, for any feedback. They don't seem to care. And bring your own inspector/engineer, and be ready for hidden costs. read more

Robbie came to my house, took pictures, and left without providing an estimate. I was confused so I called him and asked him to explain the condition of the cracks on the wall and provide an estimate for repairs. His response was, "I am just a general contractor and looking for work. That crack I cannot help you with, call a structural engineer." This is followed by another phone call and an email requesting for information, and no timely response was received. What a waste of my time and their website is misleading. Robbins & Co. is NOT a foundation specialist NOR a structural engineer company. I called a structural engineer and he confirmed with me that Robbins & Co. is not a legit foundation/structural company. Stay away from this business. Disappointed! Called to set up a appointment which was all itself a process. The receptionist Charlene asked for my Home Inspection which i gladly gave up to help them decipher my issues. i had to wait for a call back hours later to set up the actual appointment. Everything was set, they got the information, the FULL home inspections report and they knew exactly what i needed pricing on for a additional inspection. I get a call today, which was a full week later, and Lee says "they aren't able to do the work" and him coming out would be a waste of time. It was FIVE O'CLOCK on the afternoon of the day before my inspection!!! I have zero time to call any other Contractors and I will not be able to inspect the house, and also if the seller won't extend the inspection process I will in turn, lose the purchase of this house! I work on the construction industry and I understand people are busy! The lack of communication, professionalism, and courteousness is why I would never recommend this company!!!! read more

DO NOT WORK WITH THIS COMPANY! they try to cut corners and not honor the lifetime warranty they provide to get customers to pay again. The previous owner of my house had Robbins & Co. installed many grip-tite push piers to lift the house foundation in 2009. Since the house sits on a slope, over the years one section has sunk about 1inch. I had someone come over to take a look from Robbins and Co., Doug came without paperwork, unprepared, no knowledge of what was done in the past other than what I showed him I had on hand: Lifetime warranty certificate (under old owner's name) and a sheet with the house address, location of the grips and measurements. I called 3 times in the span of 3 weeks (May 2020) to get any info back as the original rep never called me back. The assistant over the phone, Sherleen, said they will send someone else because Doug never got back to me and said..by the way, the certificate of lifetime warranty is invalid, their policy ONLY covers warranties that have been transferred within 30 days of the house being sold, ---which is not listed anywhere!----. How in the world will people know what to do with warranties if IMPORTANT DETAILS LIKE THIS ONE are not specified in the actual warranty document nor any other paper given? Most new owners don't even have paperwork from old owners to do anything and even less call companies to find out if something needs to be transferred. That is unheard! I give Robbins & Co, ZERO STARS for lying to people about their warranties and zero communication getting back. read more

Robbins & Co was highly recommended to me by several people including my father who has used them and recommended them many times. He is a real estate agent and head of the maintenance committee at a large condo complex in Sand Point and very handy himself, so I take his recommendations seriously. We have a large Dutch Colonial in North Tacoma that looks like a giant barn and is over 100 years old. The porch was enclosed in the 1930's to enlarge the living room. The old brick foundation in the front had slowly settled over time resulting in sloped floors, not the safest foundation in the event of an earthquake. Lee Mattingly from Robbins came to our house and got into our crawl space, a place that looks like Gollum's vacation home. Lee was very thorough inspecting the space inside and out. Because our situation was somewhat unusual, Lee encouraged us to get a 3rd party engineering report to avoid bias. We opted to stay with the engineers at Robbins. Lee came back to us with 3 options in different price ranges from $9000 for beams to $100K for a new foundation that would have added square footage to our basement. He explained every option thoroughly. We opted for helical piers because of their added safety in the event of an earthquake. Jorge and his team showed up on time the scheduled day to work. They were super professional and very kind. They were also incredibly neat. The work was done in a week, then the concrete cured and they came out 1 more day to finish installing the piers. The space was left cleaner than how they found it! (seriously - the swept up in the basement and the crawl space looked much cleaner) NOTE: I thought we'd have to move things out of our living room while they did the foundation. But...no, you don't have to move anything when they do this kind of work. Now we have a much safer home and the floors, while not perfectly even, are much better! We had an excellent experience. I recommend Robbins highly and Lee Mattingly especially. He is good at explaining things, patient with questions and answered my calls & messages very quickly. read more

If I could give this company a negative star rating, I would. This is by far the worst company I've ever dealt with, of any type, in my entire life. I had a settling garage and in November 2019 I contacted Robbins to see if they could fix it . After looking at the project, they told me that they could not consider proceeding or giving me an estimate without my obtaining an engineers report. They referred me to an engineer who prepared a report (for $4000) and then provided a copy to me and to Robbins. In January 2020, I contacted Robbins to see if they could give me an estimate based on the report. They said they would get back to me. At minimum, over the next six months, I had at least 10 communications with Robbins (not an exaggeration), either over the telephone or in writing trying to determine the status of my project. During that time, when I contacted them, they either didn't respond to my communication or told me that they were still "working on it." Finally, frustrated after six months, I asked to speak with a supervisor. I explained the situation, he apologized profusely, and told me that he would look into the situation, and get back to me the next day. A week went by and I heard nothing back from the supervisor, as promised. So, I ended up calling the supervisor and asked him what he found out. He told me that based upon the engineering proposal, "this was not a project that they would do." I asked him why, if he had the engineering plans for six months, I wasn't advised sooner that they weren't going to proceed on the project. He simply said that he thought it had been communicated to me. So, eight months after contacting this company, I have incurred over $4000 in engineering fees and have to start searching for a foundation repair company all over, after wasting my time with Robbins. Obviously, from other reviews, other people have had different experiences with this company. For me personally, I have never been treated so poorly with customer service or had such a horrible experience. read more

We purchased our humble 1800sq' 1951 Seattle home in 2000. It has a solid concrete foundation (which includes w/ a 1000 sq' "very dry" basement which was one of its better-selling points). Otherwise, the home was a literal "DOG house" when we purchased it. In the last 18 years, we cleaned it up & have done many upgrades including expanding its footprint to 2200 sq'. Today it's well worth 950k+. During the last 5 years, we began seeing a (12") crack in the sheetrock on one of our walls. We would fill it with compound and thought we'd be done with it, however, it kept returning, and we kept filling it. Being located near Carkeek Park/Piper's Creek we decided to make sure this was or was not about the foundation settling, an effect of stream water from Piper's Creek, or the beginnings of a sinkhole. In the last 20 years, we have done MANY construction projects to our home and have become hardcore experienced homeowners. I cannot tell you how many times we had to eventually redo some of our own very "stooooopid" decisions and or have had to eventually change the results of some very bad contractors. One of our best lessons was to be sure to dig deep into contractor reviews and learn how to filter the real from the counterfeit. We also have a few basic rules concerning the appearance of the front door of a business (overall presentation, website, & what you get from an initial telephone contact). Without having to teach you what we have learned all I have to say this company not only meets our best expectation & requirements, as well as our initial personal contact on the phone with Randy Sheet (their Sales & Marketing rep), was beyond reproach (he actually answered the phone). They have been in business since 1952 and have obviously learned what quality customer service is about. After spending about 45 minutes with us and running a few tests (including checking the square of our walls using a laser device) he basically told us everything looks quite good and that nothing appears to be wrong with our foundation. He also implied if we can't stand looking at the crack then just keep filling it! Of course, we were both elated at his report and I said "if you hand me a bill me for your time I will gladly pay you right now. He adamantly, and proudly, said: "he will not hear of this, there is no charge for this service". I then said then I am going to have put out a truly honest review of what you & your company are about. Synopsis: I owned & operated a very successful one-man Computer I.T. Consulting business for 30 consecutive years (currently retired). Early on I figured out that when someone had a computer or data related issue they absolutely do not want to be leaving a message. My #1 rule was to answer the damn phone (if it was impossible to answer the call I would surely try to call back within minutes). We've been dealing with a crack in our foundation in our home for many years now. It's getting to a point where you could definitely feel the decline in one of our bedrooms by the back into the house. So we've called several different foundation companies and had them come out for bids. I do have to say this encounter was the fastest most unprofessional and the least informative encounter we have ever experienced. The guy from Robbins and Company showed up on time. He was here for a total of maybe 9 to 10 minutes. He did not introduce himself once entering our home. He had no business cards no information to give us.Did not take any pictures or measurements inside the house. Stood on the side of the house and waited for my husband to pull the crawlspace door for him. Was underneath the house less than two minutes. Took a couple pictures of the outside of the house. Told me it would be "eight beams" and I'll get a quote towards the end of the week in the mail. And he was good to go. No explanation no discussion- nothing. I had to asked him for his name, I had to Request that it be emailed to me and provide my email address. request that it be emailed to me and provide my email address.i asked him if they could please have it done no later than Thursday this week because we have to make a decision by Friday morning. He said "he'll try but it has to go through other people and you know they're doing it from home too". OK, so are all the other companies we had come out. It was like he was in a rush and wanted to leave. It was very unprofessional very quick very uninformative and I can say we probably will not be going with this company. It's a bit frustrating they've been on our schedule for two weeks to come out today. You think they'd have been a little bit more prepared. The other companies had flyers and information and options. They were helpful and educational. One gentleman even sat on our front porch outside and finished his bid on his laptop and had an email to us same day. You better talk to other foundation companies, they are several with much better reviews. Some points to consider from my experience working with Robbins: 1- I can't tell about house moving projects but when it comes to foundation repairs, their solution is not permanent and for that reason they don't offer fully transferable warranty. They completely missed repairing a concrete stem wall in their initial assessment which lifting the house without it could have caused even more damages to the structure. 2- warranty is limited and transferable only once (with a fee) unlike other companies who offer 75 years fully transferable warranty for free. Good luck convincing your property buyer they will be fine selling the house to the next buyer with no warranty on lifted foundation. This alone speaks for itself about their level of confidence on the work. 3- after several months of spending time and engineering work per Robbins requirements, one week before planned start of the job they decided to pull their offer and refused to work. Their management is irresponsible either. This should explain Robbins' professionalism, work ethic and commitment towards their customers. Office secretary is very rude and treat you as if they are doing a favour working for you! In overall, Not recommended at all. read more

The job was very difficult because the house was brick and they went to enormous lengths to make sure the brick stayed and did not crack. I can honestly say we did not have one crack in the brick and when they set the house down on the new foundation it was a perfect landing (fit). Robbins & Company is fantastic. I contacted them because I was having water seepage in my basement in the fall of 2011. They sent Doug out to to take a look, and I was really pleased by how helpful, thorough and easygoing he was. I had two other waterproofing places come out, and they basically looked at my basement for two minutes and then did a sales pitch for an expensive drainage system with two crazy huge dehumidifiers for a 600 square foot basement (one made me watch what was essentially an infomercial on a laptop about it). Both of the other bids were over twice as much as Robbins', and one even wanted to trench out along a shared wall where it would be impossible for water to seep in. Doug asked me about my home which my wife and I had just bought a few months before - it was a recently renovated mid-century duplex. He told me that he would suggest an interior drain system and a sump, but suggested contacting the builder (as he was still building several other homes on my street) and trying to get his contractor to do it. We took his advice and were really impressed that he actually cared about our interests even if it didn't involve Robbins and Co making money off of us. The builder, who had a lot of new units to sell decided to "fix" our basement and repair the water damage. Unfortunately, the following November, we had water in the basement again. I contacted Robbins for a second time, and spoke with Doug again. I was impressed that he remembered my home and situation (and even my profession), and he came out again and inspected the basement. I was also pleased that the bid for the interior drain and sump was the same price as the year before. They were able to start the work quickly and complete it quickly and were very professional and friendly. It makes such a huge difference when your home has been damaged and you have people jack-hammering through your basement slab. When they were finished, they tested out the sump and backup pumps several times, cleaned up and were on their way. And that was the end of my leaky basement. Just recently, the alarm on my backup system went off indicating that the battery was either defective or the terminals were corroded. I emailed Robbins and got a call from Randy the next day, who was able to come out and take a look at my backup later that day! He switched out the monitoring system and then even switched out the battery for a maintenance free one all free of charge. Amazing! Hopefully I won't have the kind of home problem that Robbins and Company deal with again, but if I do, I will definitely hire them again. Fantastic work and service. Robbin's & Co came out for a free foundation repair estimate for our home in Magnolia. Doug was professional and courteous, and even gave us a call to let us know he was running 10 minutes late. Our foundation is unique, built into a steep hill, part on grade, part crawlspace. We had some concerns given the geography and shape of our home. He inspected our foundation and didn't find any need for work, but gave us some tips and pointers for how to watch for issues in the future. During the process there were problems uncovered with a foundation wall and drainage. The crew at Robbins are absolute problem solvers. I feel my experience was quite opposite of lots a reviews I am reading. We called them because our kitchen floor was sinking and Lee came out and gave us a bid and was very nice . However , the workers that actually came to do the job never came to my door to tell me they were even here and left without a word . I now have lumps in several parts of my floor that weren't there before and the guy told me my issue is that my foundation is sinking and that all they've done was necessary but wasn't going to fix the problem I originally called for. Left with a million questions I'm sure you can imagine along with feeling the job probably wasn't even done . About 9,000 dollars and the issue they were called to help fix wasn't addressed . Initially there was some confusion but it wasn't Robbins fault. I live about 3 hours away from their location so it wasn't practical for them to drive all the way over here to look at and explain things. Realizing they wouldn't want to risk making that long drive for nothing, I sent them pictures and Tom tried to get me to understand the situation over the phone but I fell short of fully understanding. Example: when Tom looks at a picture, he sees the sinking slab but he also knows what's causing it to sink. When I look at the same picture, all I see is a sinking slab - I thought it was the slabs own weight that was causing it to sink. I didn't really start connecting the dots until I spoke with him again 2 days ago. At that time, he reminded me of the complexities of this situation and also reminded me that for the amount of money that I could afford to spend on this project, there simply was no way that they could have leveled the garage or laundry room any better than they did.
