What's not to like about viet coffee and croffles? Everything we tried on their menu was so well executed!!! The viet coffee was strong (imo could have been a little stronger) and the cold foams were not overly sweet and tasted authentic, not artificial at all. The egg coffee was our favorite of the drinks! The banana brûlée croffle blew our minds. One bite and we actually ascended. If you're a texture person, you must try it!!!! The flaky croffle coupled with the banana and crunchy caramelized brûlée.... I'm already thinking about the next time I get to try it again!

Went here for a coffee on my drive back to Dallas. They are inside of IKTO cocktail bar in the heights on the weekends. I got the banana miso viet coffee. It is one of their temporary items. At first I don't taste the banana but as it mixed in more the flavor became more prominent and tasty. I came a little late so the croffles were almost sold out by this point. They also have outdoor patio seating available

02/22/26 Today I came by because it was the grand opening and they had some seasonal options for the month of February which wasn't available during my first visit. The strawberry Vietnamese coffee tasted like a strawberry puree but creamier, once it was mixed well with the coffee it was both sweet and strong. The chocolate strawberry Croffle has fresh strawberries on it with a nice chocolate glaze and a good crunch to it as well. The wait time was short even though I did have to wait for them to make the strawberry cream but it was worth the wait. Glad I came back this time around and hope to continue to come back due to seasonal flavors.

Coffee was great! Croffles are meh. The coffee was nice and smooth and wasn't too sweet which I prefer when it comes to Vietnamese coffee. I got the banana miso coffee which I really enjoyed. I got the banana croffle and it was just ok. I think it's really pricey for what it is and the croffle itself didn't taste fresh. They tasted premade like they had been sitting out. I would go for the coffee but not the croffle.

This is such a cute new coffee shop inside I Know The Owner! They have different flavors of Vietnamese coffee and croffles. We got the Egg Cream coffee and the Red Velvet cream coffee. The Vietnamese coffees are good. They are heavy on the cream topping though so very sweet tasting. I would recommend asking for less cream foam because it overpowers the coffee and almost tastes more like a milkshake in the end. Can be a little sweetness overload when paired with the croffles but still very good. The croffles are nice and crispy! There is plenty of seating inside. The parking lot is very limited although there I street parking behind. Would come back!

This coffee shop is located inside a business called I Know The Owner. The vibes when you walk in the door is amazing. The workers are also really nice and helped me decide on what to order since it was my first time. What I ordered: Red velvet coffee, Pandan coffee, Banana Brulee croffle, and Chocolate Strawberry croffle. I'm not gonna lie when I tell you that I've found my favorite Vietnamese coffee place. The flavor of both coffee was strong but the foam at the top gave it that perfect flavor. The pandan was perfectly creamy and had an amazing coconut flavor. The red velvet had a nice chocolate flavor. Out of both of the croffle the banana brulee was my favorite. If I'm ever in the area again I'll definitely stop by!

We were excited to try this place out! It is a weekend coffee shop in I Know The Owner (IKTO). If you know IKTO, parking is not great, but it is available in the neighborhood down the street. They serve Vietnamese iced coffees, many with sweet cold foams on top. I got the seasonal banana bread drink and my fiancé got egg cream on top. Vietnamese iced coffee is already sweet, and the cold foams were yummy, but did add even more sweetness. We don't love sweet coffees typically but this was fun to switch it up. The banana bread drink was really good!! I also got one of their seasonal croissant waffles with cheesecake topping. It was delicious but again so sweet, I could only have a few bites. The service was fast and friendly. Definitely loved to support this new business and get some delicious Vietnamese iced coffee near us in the Heights, but if you are not a sweet drink or sweets person, you may not find something for yourself readily here.

I'm literally obsessed!!! And the best part is that not that all their coffees are amazing! They also have seasonal flavors!!! That are even more incredible! The girls behind the bar are an absolute love! And in general you just want to spend your whole day there! It's something about the vibe there!

I had not been to Jun before, so when I pulled up and did not see "Third Place" on the building I was a little confused. They have a small sign out front, and I learned they repurpose the space in the mornings and during the day as a coffee shop. I love that concept. They also host food pop ups and feature different chefs. When we went last week they had a Szechuan pop up. We were there around 9 am so it was too early to try the food, but after reading reviews I definitely want to come back for it. We ordered an iced vanilla matcha and a hot latte, and both were amazing. The space has so much natural light and a really relaxing vibe. Even the cups and mugs are are so cute!! We ended up staying for a while, just talking and playing cards. I will absolutely be back!!

People are very polite but do follow the courtesy of waiting to find a table until after they order, since it can get a little busy. Overall, they are quick with coffee orders with a variety of pastries. Parking is difficult (but it is Montrose!), so anticipate adding a little time to your drive to find a spot. Worth checking out!

Perhaps it was our batch but I don't remember the cake layers being so thin and sparse.

I much prefer the saying if it ain't broke don't fix it. To the people who bought this place, I know your motto is "different is better," but please stop taking that so literally. You do not have to change every aspect of this place to make it different. The best thing about getting your everyday local coffee is seeing the same baristas you've seen over and over again, familiar faces who know you by name. This was one of those places where I'd hate to admit how much money I've spent here, and I did it happily. In just three weeks, our beloved spot, one I would willingly drive out of my way for, has gone so far downhill that I barely recognize it. From the eyesore taco warmer that practically knocks you in the face while you're ordering, replacing a space that once showcased lovely things like fresh flowers and local trinkets, to the disappearance of the wonderful local treats from Sinfull Bakery that kids genuinely enjoyed. At first I thought maybe you were just out, but after three weeks it became clear that expenses were being cut across the board and those items may never come back. And where do I even begin. The new oat milk is terrible. It completely changes the look and taste of the coffee and is immediately noticeable. I won't harp on the change of hours or the change in flavor of your coffee beans, but I feel it must be mentioned because, well, it's noticeable. And now the cleanliness. Spilled taco sauce all over the floor, and when your kid points it out, you know you're in trouble at that point. Dishes piled so high they're overflowing, dirty restrooms. And to be clear, this isn't the staff's fault, there is simply not enough staff to keep up with these things. Never ever in seven years of being a frequent visitor has it been this bad. I also noticed the new coffee packaging, and it's just another reminder that the heart and thoughtfulness that once defined this place are gone. At this rate I half expect robots handing me my latte in a few weeks so you can save a few more bucks. And getting rid of Toast. Even if Toast was an expensive platform to use, it was legitimately so convenient. And dang, if you're going to do away with it, don't replace it with the worst possible ordering system ever, one that doesn't even work. Do you know how many orders I wouldn't have placed if it weren't for Toast? Toast made those orders possible when I didn't have time to wait. Without it, I simply wouldn't have ordered. I understand times are tough for many businesses, but you all were booming. The new online ordering system doesn't work. You may as well do away with it altogether because this one just isn't it. Honestly, I am devastated. You knocked it out of the park in every area, cleanliness, service, food. I never had a single bad item on the menu. The coffee was beyond. When my family moved out of the city a year and a half ago, I still drove 35 minutes one way just to get your food and coffee, over an hour round trip again and again. I don't think you understand how this new direction has driven this place into the ground in a matter of three weeks. Sadly all good things must come to an end.

I'm not sure what the norm is, but it was frigid inside. I would've loved to see some tables outside and thaw out, but they didn't have any outside seating. Additionally, maybe I am so used to American coffee shops, but a syrup for lattes would've been a nice touch as well. Those are my only constructive suggestions... in general, I enjoyed what they have to offer and would come back.
