I was very skeptical to deal with this company. We were looking to rent a house and found one on zillow that was managed by Devine. All of their properties are self showing and in order to see it, you have to put in your credit card information. I was skeptical about doing that, so I pulled up their yelp reviews. Overall, not the best reviews. I was really interested in this house, so I tried calling the company. Left a message and moved on with my life. I received a call back from Cassandra and she explained to me that the credit card info is needed because they have to watch out for scammers. They are a small family owned business and do self showings and they need to have some sort of assurance that the person isn't going to steal the key or damage the house. She reassured me, so I put my info in and looked at the house. I ended up loving the house and put in an application. There were already several applications in for that house. I worked with Cassandra through a period of about 2 weeks going back and forth with needed information for the owners. Throughout that time, Cassandra gave me a phone number to text and was super responsive ANY time I needed to get in contact with her. We were accepted for the house and I was handed off to Alicia, the property manager for this house. Once again, super responsive and a pleasure to deal with. Then we had to schedule our lease signing so I had to coordinate with the lease agent, Gloria. It is a holiday week and she rearranged her schedule to be able to accommodate mine to get the lease signed. I haven't moved in yet, but if the experience being a tenant of their property is anything like dealing with them to show and get approved for the house, then I think I'm in good hands. read more

Good evening Maria, this is Monie again. Following up on the property you via telephoned me about stating my application was approved for property 7338 Greenhaven Ave Unit 66 in Rancho Cucamonga. We spoke Monday in reference to moving forward with signing and that you'll be sending me via email a written contract. We also touched base about May 12th to come in person to the office to sign the lease. We have been playing phone tag this past week and I still have yet to receive any contracts to review via email. I am just trying to understand the why to the back and forth miscommunication. You stated two days ago via telephone to Zac that you would give him a call back and it is now Friday evening, still no phone call back , no email, no communication. Can I ask the why? Is this property still approved for us? Thank you in advance . This was my message to Maria on May 8th of 2026. I was approved and left a voicemail on May 1st. We spoke over the phone May 4th stating she would send me the documents via email and that we will discuss further sitting down May 12th in person to sign and turn over the down deposit. We played phone tag throughout the week. Maria spoke on Wednesday to my significant other stating they approved 2 other applicants but they can't move in until June 1st. Not sure the relevance to that statement when Maria and I discussed via telephone about signing documents and bringing the down deposit this Tuesday May 12th to secure the property I was approved for . We spoke about moving in this month. Maria stated several times to myself and my significant other she would return our calls and still have yet to receive clear and professional communication. Devine is a phenomenal company to work with. I've been a client since 2013 and they've managed my property for the last 12 years, treating it as if it was home they personally owned. Since I first started working with Devine, they have provided me with many years of outstanding service. RENTAL Over the years, I worked with various people at Devine, but most times I exclusively worked with Adrian Laos. Adrian always made sure to find reputable tenants who would take great care of my home. Not only that, but he constantly made sure that the tenants were happy by staying on top of all their needs. Whenever a problem occurred, such as a water leak or the A/C malfunctioning, he was quick to contact me so that repairs could be made immediately. His communication and response times were top notch. I never had to worry about my home being abused nor did I ever receive a complaint from the HOA about the people renting my property. Every family who ever rented never gave me stress or grief of any kind. Payments were always on time, and everyone was super easy to work with. REFINANCING When interest rates dropped in 2019, Jeremy Devine was there to help meet my needs. He was very accommodating and helped me find a loan, while cashing out some equity, to help with a minor hardship I was going through at the time. He streamlined the entire process and made everything pain free. Jeremy was in constant communication to ensure that I would get the best rate to help improve my cash flow. The entire process from start to finish took less than a few weeks. I couldn't be any happier because the refinance was a huge boost that helped improve my family's quality of life. PROPERTY SALE Fast forward to 2025, Adrian worked very closely with me to sell my home. I was apprehensive about selling my property, because I was the original owner of the home since 2005. The home was in a very nice community and was a place I was hoping to eventually retire in. However, after thinking things through, it wasn't very logical to try to maintain and hold onto a property for another 20 years. Because I live over 400 miles away, attempting to find contractors to renovate parts of the home to make it more appealing to sell was not a trivial task. Adrian took the stress away by taking care of everything. Whenever I needed to talk to him, he was always there to answer my phone calls. If I could give 0 I would. My mother and I lived in a condo for 7 years and went through 3 property management companies, with this one being the worst. My family was in the process of grieving with an end of month move out date. During our time of grieving we were pressured to be at the property for inspections, which I know move out is common, but multiple days at times with no flexibility. Communication is done through text message instead of picking up the phone, where text messages go unanswered. Finally moved out before end of the month to not have to deal with the pressure. The loss in our family was communicated but not a care in the world. The owner was selling and was in no rush. This company only sees $$$ and has zero compassion. Upon dropping off keys it took nearly a month to get our refund back in which the documents stated full deposit refund but in fact a cleaning fee was applied. Lastly, document accuracy is crucial, my last name has been misspelled since day one which proves they do not review or double check import housing documents. WORST EXPERIENCE EVER (and watch out for your credit card) No body will EVER EVER EVER answer your calls. We drove 30 miles to see a property for rent, and we're given an appointment at 5pm through their automated service (BECAUSE NO HUMAN WILL EVER TALK TO YOU) To make the appointment we had to put our credit card and more personal information. We arrived at the property at 4:30 pm just to the disgrace that the pictures online were from a freshly painted house, beautiful green grass, and white beautiful balcony... THE PROPERTY WAS NOT LIKE THE PICTURES! The balcony had a red peeling old painting, grass on the left was just dirt no grass at all like the pictures, all the paint through out the property was peeling and did not even match the colors of the pictures online. (4107 University Ave Riverside CA ) Since we found this property on Zumper and Trulia, we gave them the benefit of the doubt and stayed there until 6pm... no lockbox (the automated system said a lockbox will be there to access the property) no one returned our MANY CALLS when there was no lockbox to access the property, no one even showed up late with the lockbox... it's been over 4 days and no one even called or emailed saying "sorry for wasting your time" We blocked our credit card because, with such a scamming company, we wonder why they even asked for that information in first place, all we wanted was to see a property to rent and THIS COMPANY IS AS SHADY AS IT GETS. I have never left a bad review on Yelp, that's how bad our experience was. DONT WASTE YOUR TIME, I am sorry for the property owners who pay this people to rent their properties and THAT IS NOT HAPPENING!!! I have used the people at Devine as my property managers since 2014. I initially worked with Maria to make my property rent-ready and she was on the ball with setting me up with cleaning, painting and gardening staff who made this happen. After this initial process, during which Maria kept in contact instantly through text messages and email, I was ready to "set it and forget it" as Maria and Devine took care of tenant selection, rent, direct deposit and tax statements while needing minimum input from me over the course of about 2 years. When I was ready to sell in 2016, Maria and Adrian worked as a team to get my property ready for sale (cleaning, required repairs) and started the process of marketing it for sale. Virtually all of the selling process was completed via email and DocuSign. As I work long hours and have minimal time to spend on the phone or driving places, this worked very well and was super easy to do. Adrian and Maria made sure I got top dollar for my property and had great communication with me throughout the process. I would not hesitate to use Devine in the future. Jeremy really helped me when I was in a bind. My father who manages his own property got sick the week before new tenants moved in requiring me to figure out what needed to get done before they moved in. With limited details on the new tenants and what had already transpired, I did know that the home needed serious repairs/refurbishment before the new tenants moved in, in one week. Jeremy was upfront that he didn't want to over promise and some of the more serious repairs may not be something he could service in such short notice. He still offered to come out the next day (a Saturday and when my scheduling made it not possible was able to have Karina from his office meet my schedule) and take a look to see what he may able to do. He also offered any of the contacts he had e.g. for the painter he uses. In the end, he also was super kind in providing me referrals for other property management groups that might be able to help. So, while I didn't have the opportunity to make use of Devine due to my situation, one of his referrals worked out. His honesty and integrity took me from a panicked and stressed Friday to being able to solely focus on my Dads health by Saturday afternoon. He clearly cares about providing the best service to his clientele (and only taking on business that he knows he can deliver on). Such a shame. I'm a property owner that looked to Devine to rent my house. They Started strong in the beginning. Promises and endless promises as well as High Quality Pictures, Listed on the MLS and impressive communication from Maria. Fast forward to three months with no renter, thousands of dollars lost and multiple trips from NorCal all for nothing.The price was listed was the one that was initially recommended by Devine. Two price drops and still no movement until i threatened to move over to another Property Manager. They find a renter at the last minute and hit me with a 2k Bill from only ONE Vendor and are straight OVERPRICED a week later... for example: $125 to remove three shelves and patch, $400 to paint a small room etc....Prepare to get shafted when it is presented to you as an owner. Do use your own contractor if possible to save yourself some PAIN. These issues could all have been addressed if someone walked the place after the initial cleaning and pointed out what else needed to be done. Apparently it was never visited until there was a tenant making demands for stuff to be fixed MONTHS LATER. Learn from My costly mistake and time lost. I recently scheduled a showing on a property managed by Devine Realty. After receiving many emails to remind me of my appointment via ShowMojo, I arrived 5 minutes early. I sat and waited at the property for 35 minutes, and nobody showed. I tried calling Devine Realty but of course nobody was available to take my call. Once I was able to contact them via the phone days later, Devine was great. Obviously there is a problem with their sole reliance on ShowMojo. Do not use this company as your property management. Very unprofessional. When we moved into our condo they didn't have anything ready. The keys weren't right, we had to wait 3 weeks just to get garage door openers, they hadn't even taken the lock box off our unit. Plus they left the garage full of supplies. The walls were painted 2 different colors. We had an issue with water leaking and they neglected to send someone out. We had to pay on our own to get it fixed. Horrible experience. The lady who kept answering my calls were rude and quick to get me off the phone. We went to see a property that was still listed and applied for it the same day. I even got an email that same day asking if we wanted to schedule an appointment. I called them 3 days later and the same rude lady answered and told me the property was no longer on the market, even though the property was still on the website. My experience below is definitely sounds like a rare one-off experience due to some very rare and unfortunate circumstances. I have every confidence they are going to be amazing and am looking forward to them managing my home. ------ Previous review: We have just signed the contract with Devine, and moving forward with them. its been a bit of a mix bag. This review is only in regards to the initial contact, up to signing the contract with them to manage our home. We are definitely hoping the experience will change and be more reliable moving forward! My current experience is probably more of a "A-OK" 3 star experience rather than a "Yay! I'm a fan" 4 star experience... but I'm leaving 4 starts in trusting that my experience is a one-off experience and their management if the home will be as glowing as all the reviews below say. The good: The walk through of our home was nice, I like that they offer a 3D image of your home which can document any damage (or lack of) They had great advice on what to keep, and what to provide our tenants as well as detailed what they would take care of. Also comparatively to other management companies, they do have the most and the best reviews on yelp. So far everyone has been very friendly. The bad: 1. Communication: The response and time taken to response has been consistently slow. With a few exceptions of 1-2 emails that were quickly responded to. We would wait 4 days, and follow up (sometime as many as 3-4 times over text and email) However, after I complained about this, they became VERY VERY good in following up for the next days, which was great! :) 2. Lack of attention to contracts: On our contract, there were changes we asked for because: (A) They spelled my husbands name wrong (B) Our names were backwards, making my middle name register as my first, and (C) we asked to change the amount of money for repairs not needing prior-approval for us. (D) Husband's email was wrong. We asked to change these items on separate occasions. Each time they would not change them completely, miss something, leave it completely blank, or they would not respond, and we would have to follow up again. Eventually they gave us the excuse that their contract system can't have more than 4 contracts and thus wasn't registering their updates. It was a fairly frustrating experience. Note: To be fair the frustration to there slow responses were escalated by the fact that we were also in a rush to get the contract signed. (they know this) There were many other small items that really made me question if they were the right choice. The most recent example would be that we just got an email that they were waiting on 4 documents from us, however we sent over those documents over a week ago. To expedite things, we sent them over again. After probing a bit more.. they admitted they received the other documents previously and there was nothing wrong with them, but cleverly evaded the question of why they asked for them again. My biggest gripe is with each problem that arose, there was never an apology or any admission of mistakes. They always had an excuses ready Such as: 1. Forgot to send a drafted email, 2. was sick, 3. family emergency 4. The contract system wont update and cant have more than 4 contracts. 5. or somehow evading it all together. We wanted to be understanding, but at some point.. it felt like one excuse after another. No matter what went wrong with you, or your system, its your business, and the mistakes need to be owned up to, not evaded. Another note: reviews below mention how they take care of everything for you, setting up cleaning, maintenance etc. This has not been the case for us (yet). Even getting recommendations from them was a bit hard and required follow up. They pretty much just tell us what has to be done, and expects us to do it. This includes paying the gardner ourselves (even while they manage the home) and getting all the cleaning and maintenance done on the home to get it ready, and getting the keys to them. So far none of this has been managed or helped by them-- they simply tell us we have to do it. But again! I have high hopes, I know they have great reviews-- and perhaps this is just a one-off experience. I will update with another review with my experiences with them managing our property, and I'm hoping to write many wonderful things! read more

Although they don't have any listings for their real estate on the website, I'm hoping that will be up very soon! I prefer to see what is presented online before making a phone call.
