Dawn Restoration did a beautiful, thoroughly professional job of transforming our ugly mud-pit of a back yard into a handsome outdoor room. They followed our kinda-persnickety patio design to the inch, laying 2'x2' pavers down in precise rows, separated by cement-supported bands of artificial turf - at an exact 1.5" pitch so that rainfall is carried away from the house. The surface is flat as a lake and looks fantastic. The Dawn crew moved tons of dirt from the old built-in planters and the grading process out and 90-pound pavers and hundreds of pounds of sand and cement in THROUGH our 2nd-floor apartment without any damage or major disruption to our daily routine. They cleaned up nightly like clockwork and were fully done in just 5 days. Zeeshan and his crew were unfailingly professional and responsive - and all just super-nice guys. It's been months since contacting Dawn Restoration regarding a piece of metal that came flying off of our roof that they "repaired". The calls go to deaf ears and constant excuses. They offer a 25-year warranty on their work, yet don't show up when issues arise. The piece of metal that came off the roof was picked up by Dawn Restoration months ago and has not been replaced. Our building gave this company over $14k and they only did the bare minimum. We had just moved into our dream home and within the first month, we had a major leak. We got multiple quotes from different contractors and settled on Dawn Restoration because they gave us the most practical input; everyone else wanted to sell us unnecessary services (e.g., redoing our entire roof, new sunroof, etc.). These guys do quality work at a very fair price. I had a sidewalk violation and worked with a different general contractor who demanded a large down payment in cash then when he received it, never showed up to do the job for over a month. Getting money back from the other contractor was a nightmare. When the folks from Dawn came, they explained the process clearly and walked me through everything. Really a pleasure to work with zeeshan (son of owner of company). He didn't care about a down payment or at all, where as all the initial contractor we called cared about was getting as much money as possible while making numerous empty promises. I watched Zeeshan's guys do the sidewalk, they know their stuff. Very efficient and professional as well. They even did extra work on the curb and fixed a crack for me without charging me extra. They worked very quickly. These guys were actually recommended by word of mouth, many Chinese families who own houses like to hire these guys and I can see why. We had leak. Zeeshan was very responsive. We had them waterproof the side and back of the building, removed and replace the aluminum roof coping cap. His team was able to get the job done in 3 days. They showed up on time and they were easy to work with. Now we just have to wait and see if it actually fixed the leaking issue. His team removed the garden and dirt, installed new pavers and even fixed some spots I tried to do on my own. He also added a small retaining wall. Dawn Restoration was quick to respond to our request for a quote on a roof leak discovered about a week before a blizzard this last winter. They were punctual and professional throughout repair process and made an effort to complete the project before the blizzard hit. Their quote came in far lower than any competitor and their assessment suggested a relatively simple repair whereas other contractors were suggesting much more involved work at a much higher price. We went with Dawn due to the urgency of the problem and the price of the repair. 6 months and multiple storms later still no leak, so it appears the quality of work was at least sufficient, maybe even very good (I have no way to tell really, what do I know about roof repair/sealing technology).
