It has been over two months since I moved out of my unit at the Mother's Cookies Lofts at 1148 E. 18th St., Oakland, CA 94606. Davis-Paul Management (specifically building manager Ronald Smith, and owner Michelle Davis) both said I would receive my deposit back. Upon move-out, Ronald Smith said the apartment was left in good condition and that I would receive my entire deposit back (approximately $4,000.00) in 21 days. A month went by and I still had not received my deposit. I then called the office and was given the owner's number (Michelle Davis). When I spoke to her, she first said she had not sent my deposit because she didn't have a forwarding address, which can't be possible because I gave it to Ronald Smith. Later in the call she said she hadn't sent my deposit because she hadn't deducted the cleanup costs (I left some cardboard boxes in the unit because there was no space for them in the building's dumpsters). She said she would have to deduct a few hundred, and would mail me a check for approximately $3600.00 that day. It has now been close to six weeks since I spoke with Michelle Davis and I still have not received my deposit back. It's been over two months since I moved out. I have tried to contact Michelle and Ronald on numerous occasions since I last spoke with them and they have ghosted me. My next step is to take this to court. I used to work for this company as an apartment manager. I have so many stories. I don't even know where to start. First of all, they did not take care of their buildings. We had ceilings fall in on children's bedrooms, Black mold that was labeled as mildew (and then they tried to charge the tenant rent for the entire almost 2 months they had to live in this health hazard of an apartment--and then wouldn't offer to pay for a hotel room for them while the unit was finally being fixed--they asked me to ask them if they had any family to stay with), and the best story of all was that the insurance company refused to cover us anymore because of the problems, so Davis Paul Management asked me to take pictures of good areas of the buildings that looked similar to the areas that the insurance company wanted fixed, to make it look like we had fixed all of the required areas. They asked me to commit insurance fraud. That was the icing on the cake for me. They did ultimately end up fixing these things, but it took a scare from the insurance company before they did so. Our vendors had contacted them a couple of years prior to let them know that these things needed done, but they never acted on it until the insurance company threatened to no longer cover the property. When I ended up moving out, I white gloved our unit. It was absolutely beautiful. Yes, there was nor al wear and tear, and it was an older unit, so it didnt look new. But I have tons of pictures to prove that we left it as clean as possible. We were there for five years, we had moved in with the carpet already being a few years old, so naturally, there were some stains when we moved in and added stains when we moved out (and we even hired a carpet cleaning company a few months prior, because we like to keep a clean house). Stains are completely normal (normal and expected wear and tear) when you move out. With a carpet that old, you usually just rip it out and put a new one in at that point. You don't charge the tenant for it. (NOR do you charge for painting after 3 years) My carpet was so old that they didn't even have an installation date in the computer. I know this because I was the manager and had access to these things. I worked for them for almost 5 years, so the carpet was at least that old (and I know it was older...I estimate it was about 10 years old according to tenants that had lived there about that long). DPMG management texted me to tell me that my carpet was full of animal feces and urine when I left!! Completely false. I am telling you this because I never received my deposit back, and I never received any paperwork with itemized deductions to show why I didn't receive my deposit. Totally illegal. By the way, from what I understand, you are entitled to twice your deposit back if they dont get the paperwork back to you within 28 days. IM STILL WAITING AND ITS BEEN A YEAR AND A HALF. Even if we had to pay a little bit for small damages here and there, they didn't need $850...and if they DID need that much, we deserved the paperwork to prove it. Too late for them to redeem themselves now--we are entitled to our full deposit since they never got the paperwork to us. They were slow to respond, brushed me off many times, and didn't fix things that they were supposed to. It was constantly stressful for me. They also fired our maintenance guy (for other reasons) and never hired a new one for us, leaving me to spend more money hiring vendors to come in and fix things. That was very stressful. I like to get things done quickly. Im a hard worker. Am I perfect? No...but These problems were not my fault. Like I said, I have many stories, I can go on and on, but I won't. Please don't hire them. And to top it off, I gave them a couple of months advance notice that I was leaving, and they wouldn't let me help train the next manager, (and they didn't even have anyone lined up until after I left..and that person was a relative of someone in the company, and this new manager also wasn't doing anything. I got so many complaints from the tenants!) and then they posted online that I had been terminated. Completely false. Hopefully it doesn't affect my ability to get a job. Thats another lawsuit waiting to happen.

Wish I could give negative stars. Davis Paul is the epitome of slumlords in San Francisco. Their 17th street property is full of mold, mice, unsafe "repairs", disgusting trash conditions and no help from Keith Robling (the lead slumlord). There were 3 Department of Building Inspection violations for our building on 17th street in as many months due to unsafe construction that Keith failed to correct. Davis Paul also didn't pay the water bill for our building and they owed 2k in fines for being delinquents. Same story on trash (DP never pay vendors/services so they are constantly threatened in order to collect. Irony much?) Cut-rate maintenance workers do interior fixes with no licenses and WITHOUT EPA lead certifications. Davis Paul hires whoever is cheapest and does the absolute bare minimum on repairs. No protection for tenant safety or well-being. Utterly incompetent and hateful staff to boot. Never return phone calls and unprofessional as hell. We lived in a rent-controlled unit on 17th street. Due to mold, lead dust, pests (mice), filth and ever-deteriorating conditions in the common areas we were forced to leave. Loud neighbors, constantly barking dogs, un-insulated walls with un-shielded heat ducts register 120+ degrees (see pics), DBI violations (cracking and peeling paint on rotted window sills, black mold, leaky ceiling, leak behind sink and mold in the floor)...this apartment was teetering on uninhabitable. I have documentation and photos of everything. Scumbags.

I was on time to see the apartment. Called, no answer, no response to text. 8+ hours later I get a response ‍. Avoid these people

Found an apartment they manage on multiple sites. Contacted them via 4 different sites multiple times. No return email or call. Found a phone number via google search, office staff told me "she's always in and out of court battling tenets". WTF!? I should have run away. Got the cell of the owner of the company Michelle Davis. Set an appointment for 12noon. NO ONE showed up. I texted Michelle she said Someone would be there. I called the number of the manager, Tony, phone number listed on the door. No answer no response to text. I had to leave after 20 minutes. 8 and a half hours later I get a text from Tony, saying I'm not there. Of course I'm not there I was there 8+ hours ago. Stay away from these people.

Bed bug infestation building wide

RE: 639 Bush St. San Francisco and Davis-Paul Management. The entire company, including the directing manager and owner @Michelle Davis, is unabashedly a company that epitomizes SLUM LORDS and thieves. I was served a pay or quit notice at the height of the pandemic claiming I was deficient multiple months of payment which is incorrect. I withheld a single months rent to offset the cost (=three times the monthly rent) of hotels my husband and I incurred while treating our unit for the bed bug infestation that was pre existing and prevalent throughout the entire building. Months after notifying DPM of the issue and being blamed for the buildings infestation ( I'm guessing because of our refusal to pay a single month) our unit was one of four out of 32 total units to pass inspection free and clear of the presence of bed bugs. Fortunately we were already in the process of moving to a new location prior to the pay or quit notice and were beyond happy to be out from under the ridiculously unprofessional managed DPM building and the repugnant manner in which they conduct business both before, during, and most likely after the pandemic. It has now been more than 6 months since we terminated our month to month tenancy and we have not received the return of our deposit or the LEGALLY required detailed statement explaining the use and or retention of said deposit. This is after MULTIPLE failed attempts, like so many times before, attempting to contact the scam artist. The building manager Barbara is a sweet heart and treats you like family; however, the property manager Tanya Duree is utterly useless and as lying and conniving as her employer Michelle Davis. DO NOT RENT FROM THEM AND IF YOU HAVE RUN!! The market is flooded with equally affordable and much more desirable housing!!

Saj was in touch with us frequently through the application process, but once our applications were submitted, communication was less consistent. That said, we found out the next day that we were approved! At least, we thought we were. Nobody at Ukiyo had confirmed whether we have pets (we do, and didn't want to double-list them with multiple adults applying), so they had to recalculate the deposit and needed us to provide vaccination records. Once we did so, we paid the deposit and went to bed, feeling like the next day we would pick up keys to our next home. Instead, we found out that the property owner doesn't allow pets, and that our entire application process was wasted. Not only are we not moving into what we thought would be our home for the next decade, but also we're having to find another option and wasted a week of time and energy. I can't claim I understand property management. That said, either the owner provided incorrect information to Ukiyo (in which case Ukiyo needs to do a better job screening owners since they "don't work with just anyone" according to their site) or Ukiyo didn't ensure that they had the correct information in their listing. Whichever is the case, the entire process has left us with a terrible impression of Ukiyo's business. It's already exhausting enough to navigate bay area housing without this kind of mess.
