    Drywall falling on us daily as it sinks further

    If I could give 0 stars I would. PLEASE take any review that is above 1 star with caution. They have ignored each request we have given them, have no after hours support, and for a company as large as they are, they have no actual apartment maintenance team. Each time we faced an issue they would take weeks of delay to get anyone to come SEE the issue, and then after weeks of rotating 3-4 different contractors through our apartment for estimates of repairs, brick and timber would inevitably each time go with the cheapest contractor who agrees to cover the issue with white paint and ignore the root of the problem. Our ceiling is sinking each day. It's falling past our light fixture. They made us move out temporarily to fix it and simply painted over the falling sinking CEILING with white paint. Fully ignored the sinking crumbling drywall around the light fixture and the sinking ceiling. The people who came to survey the ceiling who were actually qualified said we needed to replace the entire drywall of the ceiling, but brick and timber went with a random individual willing to just use a coat of white paint instead. This has happened countless times with them. If our bathroom had black mold, they paint over it with white paint. When I canceled my paid parking spot, they continued to charge me for it for months. They say "we will look into this" and take weeks to respond for any issue raised. Meanwhile my card is being charged for a spot that I have ( in writing and with their written confirmation) released back to them. All they have to do is stop incorrectly charging my card and reverse the wrong charges. They simply don't care about anything unless it's money coming their way. Please avoid them at all costs.

    Constant overflowing garbage bins. This is a problem for both the townhouses and the towers. Current management is Brick + Timber.

    "Prostitution, break-ins, and squalor: Life inside SF's largest housing complex- Residents describe a community plagued by dangerous conditions -- and ignored by management brought in to turn things around." is the latest news story from November 25,2025 in the San Francisco Standard about living in Park Merced since Brick+Timber has become property manager. It's all true. Three tenants associations have formed within my nearest proximity because Brick+Timber's neglect of important issues have impacted so many of us. My experience: Communications regarding repairs are difficult and I've needed to involve the building department to get security lights turned on. There is also a person here disturbing everyone on my block at minimum, and Brick+Timber has yet to take action to enforce the lease and remove the disruptive person who is here every day. Our delivery people have objects thrown at them. Families and their kids have had objects thrown at them. Gardens have been destroyed. Furniture has disappeared. The majority of pest control modules were destroyed and tossed into the street. A beautiful 9ft tall flowering tree that has been here for at least 15-20 years was ripped to the ground. Many of the nearest households are complaining (at least seven I know of on this block). We send videos of damage in action, photos, constant reports. I'm not the only one with 10 police CAD numbers in hand for one individual. All Brick+Timber does is give us the runaround. They don't help. They lie a lot, state they are going to do something, and never follow through. We have sent months and months of videos, and photos, and statements and say they will remove the tenant and then come back stating they need evidence, which we have all provided in excess. When we moved here, we all signed a lease that describes disturbance and destruction as a violation. They do nothing to uphold that and are incredibly irresponsible as property managers. - I have many family members who manage property and none of them approve with how Brick+Timber is addressing issues in Park Merced. It would be better if a more responsible management team would step in to take over the property and return the neighborhood to the vibrancy it once had. The current conditions are substandard, depressing, and oppressive. Sincerely. Read that article.

    I've had to contact my attorney. Stay away from this alleged company. My requests for support have not only been ignored, but they've blocked my phone number. I had a hostile call from Alex S. Yesterday. She was not only rude, but yelling at me! Alex S. Stated I'm blocked and they won't answer my calls.

    Still hasn't been finished. And nothing's been done for a week and a half.

    This is what you can expect to live in one of B+T buildings... They will charge your neighbors of color and ESL neighbors erroneous fees. Illegally inflated water and garbage etc. Breaching original lease agreements. They will "mistakenly" try to charge you for using fire extinguishers while you try to put out a fire within the building. They will ask you to make extra copies of your apartment keys when the prior building manager steals them after being fired. They'll disrupt your privacy trying to "inspect a leak" aka turn down your toilet level so it barely flushes and reduce your water output in your kitchen and bathroom. They will expect you to not understand how your tenant ledger works in order to add fees. You may not have a building manager on site because they quit while refusing to issue illegal paperwork or other employment hassles. They have staff that don't understand any legal tenant rights. They're based out of Texas and hardly have any face-to-face correspondence available with their office in San Francisco. They will change the terms of your lease agreement on a whim. They will claim to have completed work that they haven't, see my photos... there is more than a month's difference between when they claim to have worked on some things compared to when it has still not been completed. They will have a slow time fixing your water heater for weeks even though the last 12 years it worked fine. They'll ignore past verdicts or settlements and add bullshit charges in order to force/bully you out of your apartment. You don't have to take my word for it, search Brick and Timber on Reddit, Google reviews, etc. They have an active campaign of bullying trying to get rid of tenants in order to flip the apartments to increase the rent. These are the same tactics Veritas Investments and Greentree Property use citywide. I applied to be our resident building manager but I refused to do anything illegal so I have been ignored. (Full disclosure.) I have the receipts. Also inflated reviews. Again, check Reddit.

Saj was in touch with us frequently through the application process, but once our applications were submitted, communication was less consistent. That said, we found out the next day that we were approved! At least, we thought we were. Nobody at Ukiyo had confirmed whether we have pets (we do, and didn't want to double-list them with multiple adults applying), so they had to recalculate the deposit and needed us to provide vaccination records. Once we did so, we paid the deposit and went to bed, feeling like the next day we would pick up keys to our next home. Instead, we found out that the property owner doesn't allow pets, and that our entire application process was wasted. Not only are we not moving into what we thought would be our home for the next decade, but also we're having to find another option and wasted a week of time and energy. I can't claim I understand property management. That said, either the owner provided incorrect information to Ukiyo (in which case Ukiyo needs to do a better job screening owners since they "don't work with just anyone" according to their site) or Ukiyo didn't ensure that they had the correct information in their listing. Whichever is the case, the entire process has left us with a terrible impression of Ukiyo's business. It's already exhausting enough to navigate bay area housing without this kind of mess.
