A fair update to the review above. This review was posted April 25, 2026. On May 12, Brick+Timber's communications team reached out to resolve the issue, and once escalated it moved quickly: the rotten wood framing was repaired and my windows were fully replaced on May 22, 2026 -- ten days after their team got involved, and just under four weeks after this review went up. The issue is now resolved, and I'm grateful for the responsive, expedient service once it reached the right people. Credit where it's due. read more

This location (Brick and Timber) has not gotten better in the 8 months I've lived here. Absolute nightmare trying to find parking, even paid parking is very difficult to get! If you have a vehicle do not come here. I have had to park several times on the street even though I pay $300 a month for a almost impossible parking spot when another car is parked there and would come home after a 12 hour shift at the hospital to find someone parked in my spot. They tell you to call security so we always did, security recommends to find another place to park because they won't do anything until they have placed 3 messages on the vehicle before (scheduling) a tow truck. After parking on the street I would be rushing to leave for work and have a car parked directly behind me and would have to yet again call security then security states I should call the police for an illegally parked car. Now I had to call the hospital I work at to let them know unfortunately you're going to be very late leaving the hospital understaffed. Parkmerced (management team) know this has been an issue for a long time and make it clear to the tenants this illegal parking is not their problem. *photos attached* Parkmerced is Responsible for the safety of its tenants and should be reporting/calling in illegally parked vehicles as they create a hazard for emergency vehicles and tenants, this is only enforced during the day, it Needs to be enforced at night as well. My vehicle has been broken into and at our apartment building at 150 Font, packages are stolen frequently (ours several times in our 8 months). Property management team have a camera where the packages are delivered, when we report packages were stolen the security team states we need to file a police report before they will take any action. It is not safe to have deliveries here. If You like cockroaches and rats, it's so bad here due to the trash that is left around and buildings not really maintained or monitored. This apartment complex had to be sued to be proactive on maintenance by contracting out to actual contractors to help keep essential equipment working because Parkmerced management couldn't handle it. The front desk staff are rude and I had to show the new tenant how to use the online app as the 2 front desk staff had no idea and spent the entire time telling tenants there is nothing they could do and to put any/all requests through the app (that they didn't know how to use). The property management company to oversee this property is not equipped to handle something of this scale. The owners/stakeholders need to terminate their contract and get another property management company to manage this property. Recommendation: increase the amount of parking by removing the grass from the center of the road and place additional parking spaces in one direction. You can do this with little effort or cost. Example photo #8 of grass center. Also, place lines along the road of each individual parking space, right now people are parking in every direction because there is nothing indicating which then often people take what's considered two parking spaces. Do something because it's obvious and from what I been told from other staff members at Parkmerced (Brick and Timber) Nothing is being done. Parkmerced Actually Enforce your rules and yes it's your responsibility as the property management company to keep our community safe! Have these vehicles towed, post more signage about being towed! read more

Been a tenant here for over a year. B+T Leasing Administrators provide poor communication, when you need something. They will entice you to sign onto a lease (then suddenly say it's not available) and entice you to renew a lease (been waiting for months on that gift card). They said I can have parking nearby, which is why I signed onto it, then said they're getting me the parking lease, then took it back. A year later I followed up thinking they'd correct their mistake. Sadly been waiting for a response. I made a major decision taking on this lease bc of that and I had to SCRAMBLE to find parking literally before moving to the Bay Area. The first and second floor has smelled so bad since moving here in 2025. There was also a frequent package thief issue and their cameras sometimes delete footage or they're not obligated to show you. The units itself are clean and modern. The property manager is nice. However, B+T uses tactics to entice others and doesn't want to own up to it. I sometimes ask them questions, and it's obvious they don't want to give a straight forward answer. Beware. read more

Zero respect for tenants, their pets or their time. This year (2026) they have given multiple notices to enter and failed to enter the unit or recall the notice. Due to my older cat I have to be home for these notices to enter. I wouldn't care AT ALL if they showed up, but they do not show up. They have given two of these notices and failed to enter this month alone. Demanding tenants to be present and failing to show up is unprofessional. The customer service is also unprofessional, they will call and harass you to take down a review if they don't like it. read more

I've had a maddening experience trying to get through to one of the leasing agents about a matter, but Ramel was really polite and helpful.

If I could give 0 stars I would. PLEASE take any review that is above 1 star with caution. They have ignored each request we have given them, have no after hours support, and for a company as large as they are, they have no actual apartment maintenance team. Each time we faced an issue they would take weeks of delay to get anyone to come SEE the issue, and then after weeks of rotating 3-4 different contractors through our apartment for estimates of repairs, brick and timber would inevitably each time go with the cheapest contractor who agrees to cover the issue with white paint and ignore the root of the problem. Our ceiling is sinking each day. It's falling past our light fixture. They made us move out temporarily to fix it and simply painted over the falling sinking CEILING with white paint. Fully ignored the sinking crumbling drywall around the light fixture and the sinking ceiling. The people who came to survey the ceiling who were actually qualified said we needed to replace the entire drywall of the ceiling, but brick and timber went with a random individual willing to just use a coat of white paint instead. This has happened countless times with them. If our bathroom had black mold, they paint over it with white paint. When I canceled my paid parking spot, they continued to charge me for it for months. They say "we will look into this" and take weeks to respond for any issue raised. Meanwhile my card is being charged for a spot that I have ( in writing and with their written confirmation) released back to them. All they have to do is stop incorrectly charging my card and reverse the wrong charges. They simply don't care about anything unless it's money coming their way. Please avoid them at all costs. read more

I lived in one of Brick & Timber's buildings for almost 5 years and have had the delight of benefitting from the expertise and warmth of the building manager, Birgit. She is responsive, attentive and creates a community in her buildings. She helps coordinate lock outs with no issues and is incredibly easy to work with when there's an issue in the apartment, big or small. I feel so lucky to have had her as a building manager and wish more places in the city had such great building management. read more

I recently took a position at a hospital & relocated to SF. I am looking to get into a unit within the next week. I was so excited to have found 3 units I was interested in managed by B+T. I contacted B+T today to set-up showings. They gave me the phone number to a leasing agent named Jason. I contacted him to set-up showings. His text message response was not professional at all. "Hi ya sure,.." "Also would you care to get pre-approved in our system beforehand..." Who asks that?! I understand if he doesn't want to waste his time, but that is part of his job -- showing units to potential tenants & providing a warm inviting experience. I let him know that I was planning to do several viewings, not all by B+T. He turned off his read receipts and just ghosted me, stopped responding to my messages. If that is any kind of indication of what kind of company this is, or the type of business they run. I am happy he never got back to me. I'll take my business elsewhere. read more

Brick & Timber acquired the apartment building I have lived in for many years recently. I didn't think it was possible for a building to deteriorate so quickly. There is no regularly scheduled cleaning of the building and repairs and maintenance take forever, if they are done at all. It's quickly become apparent that this ownership group doesn't care about the building or its residents. Rent an apartment in a building managed by Brick and Timber at your own risk. read more

"Prostitution, break-ins, and squalor: Life inside SF's largest housing complex- Residents describe a community plagued by dangerous conditions -- and ignored by management brought in to turn things around." is the latest news story from November 25,2025 in the San Francisco Standard about living in Park Merced since Brick+Timber has become property manager. It's all true. Three tenants associations have formed within my nearest proximity because Brick+Timber's neglect of important issues have impacted so many of us. My experience: Communications regarding repairs are difficult and I've needed to involve the building department to get security lights turned on. There is also a person here disturbing everyone on my block at minimum, and Brick+Timber has yet to take action to enforce the lease and remove the disruptive person who is here every day. Our delivery people have objects thrown at them. Families and their kids have had objects thrown at them. Gardens have been destroyed. Furniture has disappeared. The majority of pest control modules were destroyed and tossed into the street. A beautiful 9ft tall flowering tree that has been here for at least 15-20 years was ripped to the ground. Many of the nearest households are complaining (at least seven I know of on this block). We send videos of damage in action, photos, constant reports. I'm not the only one with 10 police CAD numbers in hand for one individual. All Brick+Timber does is give us the runaround. They don't help. They lie a lot, state they are going to do something, and never follow through. We have sent months and months of videos, and photos, and statements and say they will remove the tenant and then come back stating they need evidence, which we have all provided in excess. When we moved here, we all signed a lease that describes disturbance and destruction as a violation. They do nothing to uphold that and are incredibly irresponsible as property managers. - I have many family members who manage property and none of them approve with how Brick+Timber is addressing issues in Park Merced. It would be better if a more responsible management team would step in to take over the property and return the neighborhood to the vibrancy it once had. The current conditions are substandard, depressing, and oppressive. Sincerely. Read that article. read more

I've lived in Parkmerced long enough to experience the management change from Parkmerced's original property management to Brick + Timber -- and unfortunately, things have gotten noticeably worse, especially when it comes to maintenance and communication. Recently, I submitted a work order for a completely clogged kitchen sink, a basic issue that should have been handled quickly. Instead, I went three full business days without any proactive communication, updates, or even an apology for the delay. I had no functioning kitchen for days, and the only reason I finally got an answer was because I kept following up myself. And here's where Brick + Timber truly fails: There is now no direct way to contact Parkmerced maintenance. You're forced to call Brick + Timber, sit on hold for 5-10 minutes, then get put on another 5-10 minute hold while they "DM" Parkmerced to see if someone might respond. They can't transfer calls, can't give timelines, and don't seem to have any real visibility or authority. It feels like everything has been outsourced to a middleman who doesn't actually manage anything. This communication chain is inefficient, frustrating, and completely unacceptable for a large residential community. Under prior management, things weren't perfect -- but you could at least reach the maintenance team directly and get clearer answers. Brick + Timber has made the process slower, more confusing, and significantly less resident-friendly. If this is the "new" management experience, it's a major downgrade. For anyone considering moving here: Just know that since the management switch, simple maintenance issues can turn into multi-day ordeals -- and you'll be doing all the follow-up yourself. read more

Yes, once again Nino, Maria & Liona (our resident mgr) came to my rescue immediately after my bathroom sink overflowed anytime my next door apartment neighbor turned on the water on their sink. After snaking to no avail, they replaced all pipes within a day & left my apartment spotless. I totally recommend all concerned. read more

I have mixed stones about living here at Parkmerced community living because I have a section 8 portable voucher for one bedroom apartment. I want to transfer to another unit in the townhomes. Park brick and timber are unwilling to negotiate the rent for a new lease. My voucher is only 1000 $3274 and yet they're wanting over the vouchers. They offered me an apartment for 3336 and again over 3361. Knowing that that's over the standards for one bedroom apartment .fSan Francisco housing Authority. Unfortunately, they're not willing to negotiate my rent on the new lease, causing much stress since I'm living in the towers. Elevator doesn't work sometime. There's no heat in my service. Dogs are repeatedly on distress and I've been threatened at other dogs. But I do want to remain here at Parkmerced. I don't know why they're making this so difficult for me and other people on section 8, who wish to transfer from the towers into the townhomes? read more

We never had this many problems under the other property management companies. It's not a coincidence that the elevator and other building problems increased when B&T took over. Also, a couple months ago I saw B&T was trying to rent a studio in our building 845 CA St. on the 7th floor for $4500+. That same studio 2 years ago was $2800. $4500 for no elevator and no doorman is some serious Koolaid. read more

Shockingly predatory landlord. Everything is handled through a call center in the Philippines, so there's basically no one on the ground in SF to fix things/answer questions etc. Apts in very shoddy condition. Was still discovering things (light fixtures falling down bc just glued to the ceiling, etc) months in. They charge you for all utilities, which sounds fine until you get the bill and they're charging $50/mo per unit for trash (Recology website estimates it should be about $10-15), plus a random $5 fee admin. They won't share the actual bill to show what you're being charged for -- because every time you ask you just get a different person at the call center, who isn't really in a position to do anything. Worst part is they link up to your credit report right away to report whether you paid or not you paid all the stuff they charge, so that's how they get you. Even if they never do any basic maintenance and charge you exorbitant fees, you're stuck paying or it will hurt your credit score read more

Fantastic company. Kat & Pieter were great at getting me in, went above and beyond. Had a small miscommunication hiccup with move in but they owned the issue immediately and remedied it, which is exactly what you want. Everyone can make small mistakes but I think the mark of professionalism is in seeing how someone responds to it and owns it. One of the most frustrating and unprofessional experiences I've had with a property management company. I am a current tenant and I needed a parking spot after my last one fell through, and my car cannot be street parked. Despite giving ample time, I was shuffled through multiple unresponsive leasing admins and at the last moment, their senior admin said it could take up to 10 days to process even though they ignored to remember we are already in their payment system. Gina, Dawn, and Nia were the primary points of contact, and the overall handling of this was completely negligent. There was no urgency, no ownership, and no coordination. It was days of silence and me calling their office with no one answering. I understand parking is low priority and probably doesn't generate commission for them, but this was entirely avoidable and unprofessional. Instead, we were left without a parking spot while they operated with zero accountability. I hope this review is taken seriously and leads to real changes. I would strongly caution anyone considering renting through Brick + Timber to think twice as this is the treatment you will receive as a tenant. read more

There's some improvement after B&T got Park Merced but it a lot to fix. New renters selection is inappropriate. We got the mountains garbage everywhere, especially in the towers, elevators, streets, halfway. Looks new tenants from different civilization. Dogs poop is also everywhere. Predatory practice on students and parents: 1. Agent did not disclose history of gas leak of property. 2. Requires intrusive whole bank account reach for credit verification. 3. Illegal payment practice: When funds are overpaid or misapplied to another rental property, B&T would not refund, which is against California law. 4. Mosiah show us a lot of support and is helping to us with my elderly parents with their issues.

UPDATE: Even after Brick & Timber was found on the losing end of a court case I brought against them they still refuse to comply! I won the law suit I brought against them claiming they allowed a US mail box to remain broken and unsecure for 12 plus months and that they heavily padded a move out bill to the tune of $1,857.00 absorbing my entire 1k security deposit and attempted lining there pockets with an additional $857.00 dollars worth of fabricated charges. After the testimony the judge didn't see it in their favor at all! In the official entry of a court decision, it ordered brick & timber to pay me $ xxx.xx dollars and true to form, their illegal and corrupt activities would continue as brick & timbers accounting department would spit in the face of the Superior Court judge and defy a court ordered judgement and enforce their own ruling, superseding that of the judges clear decision and take it upon themselves to deduct part of the judges judgement in payment they owed to me by illegally attaching a piece of the law suit already presided over and the judge and he made no reference to its validity but the accountant at brick and timber did it for him, I guess they feel the judge didn't complete his responsibilities and added it in themselves! As a favor, a favor for themselves only! Anything to get out of taking full accountability, well they are going too far now. I intend to go to the media and see who's listening, I am so fed up with this PMC and their nonsense! Now, I'm forced to spend additional time and money just to get what they should have paid me from the clear judgment entered by the judge. They will absolutely be reimbursing me on all of my expenses, including the lawyer I feel I must get to finally rid myself of these property management goons and their illegal tactics and get them to finally make me whole again. It's their choice, and it's going to be their bill in the end. I will make sure of that! But my point is they make you waist additional time to expedite additional enforcement -- with filling out legal documents just to collect the full judgment awarded to me. A Writ of Execution and a summons for b&T to appear for Examination of assets or financial records just to again, make BRICK & Timber adhere to full judgment sent in the original entry of decision court order. Please anyone who is Listening and is looking for those reviews that are saying something other then their dislike for a rule or two or something they disliked about the property their apartment was located, here it is! If you don't want to someday find yourself in my shoes, RUN- RUN AS FAR AWAY from anything managed by BRICK AND TIMBER! I mean that genuinely, and this is coming from a tenant that paid his rent every month on time and this is there treatment of me! Need I say more... read more

I genuinely pity anyone who relies on the obviously curated 5-star reviews for this company. My lived experience -- and that of many other tenants -- could not be more different. As of this week: - There are no working elevators in the building. - The entire building is infested with clothes moths. - Brick + Timber has ignored rent board orders and imposed illegal rent increases. - Multiple tenants have pending lawsuits against this company. Basic habitability issues are treated with contempt. Both of my radiators are non-functional, despite numerous so-called "repairs." Brick + Timber refuses to replace them. More seriously, my gas stove developed a leak. As usual, B+T sent unqualified personnel to "repair" it. His gas monitor repeatedly alarmed after he claimed the issue was fixed. Brick + Timber then refused to send anyone back and declared the repair "complete." My neighbor, understandably concerned, called PG&E, which found an active gas leak at the valve. One week later, PG&E had to be called again for another leak. This time, PG&E found gas bypassing the oven, pink-sheeted the stove, shut off the gas, and issued a written report stating: "Refer to licensed contractor." Despite this, Brick + Timber has still not replaced the stove and attempted yet again to send unqualified personnel instead of a licensed contractor. On top of that, Brick + Timber quietly reduced building cleaning from weekly to biweekly, and the building is filthy and unsanitary. Some residents may feel pressured to leave positive reviews out of fear of retaliation, a concern that should tell you everything you need to know. In my experience, the 1-star reviews accurately reflect the conditions in this building, not the glowing ones. This is not a housing provider that respects tenants, the law, or basic safety. read more

This is what you can expect to live in one of B+T buildings... They will charge your neighbors of color and ESL neighbors erroneous fees. Illegally inflated water and garbage etc. Breaching original lease agreements. They will "mistakenly" try to charge you for using fire extinguishers while you try to put out a fire within the building. They will ask you to make extra copies of your apartment keys when the prior building manager steals them after being fired. They'll disrupt your privacy trying to "inspect a leak" aka turn down your toilet level so it barely flushes and reduce your water output in your kitchen and bathroom. They will expect you to not understand how your tenant ledger works in order to add fees. You may not have a building manager on site because they quit while refusing to issue illegal paperwork or other employment hassles. They have staff that don't understand any legal tenant rights. They're based out of Texas and hardly have any face-to-face correspondence available with their office in San Francisco. They will change the terms of your lease agreement on a whim. They will claim to have completed work that they haven't, see my photos... there is more than a month's difference between when they claim to have worked on some things compared to when it has still not been completed. They will have a slow time fixing your water heater for weeks even though the last 12 years it worked fine. They'll ignore past verdicts or settlements and add bullshit charges in order to force/bully you out of your apartment. You don't have to take my word for it, search Brick and Timber on Reddit, Google reviews, etc. They have an active campaign of bullying trying to get rid of tenants in order to flip the apartments to increase the rent. These are the same tactics Veritas Investments and Greentree Property use citywide. I applied to be our resident building manager but I refused to do anything illegal so I have been ignored. (Full disclosure.) I have the receipts. Also inflated reviews. Again, check Reddit. read more

Genuinely so horrible! I had a stuck open window on the 6th floor and they ignored me for a month. As a result my cat fell out and broke 3/4 legs. They allowed unhoused people to break in and squat in the basement and stairwells and did nothing about it for several months! Roaches infested our building and they wouldn't send a tech out for weeks I had to call pest control myself then they didn't want to shoulder the cost (which they are required to do by law) They ignore tenants unless they are trying to swindle them out of more money, or worse, subject them to a never ending phone tag where they transfer you until they hang up on you or you give up. They've taken over Parkmerced a few months ago and started " repainting" townhomes on several streets, they mark them with white markers to show which ones are broken or needing fixing and then they paint it and then they mark it again... the problem is they do it with several streets and it seems they don't have enough manpower to do it considering it's never done, no townhome if ever fully done.... so for a long time now a lot of streets here have homes that are marked with white markers throughout the buildings walls and have halfway painted homes or even some with swatches of paint painted walls to show different colors that they may be using I guess ... they really don't seem to have enough people to finish it and so a lot of the streets just look like this every day for the last few months now... I wish they did it maybe three townhomes at a time and did and done those first then moved to the next one instead of doing several streets and homes... it all just looks very sloppy and right now to be honest for the last few months the neighborhood just looks very trashy. read more
