I had always wondered how a realty management company could have such high reviews since people on Yelp love to complain and as a management company I know they deal with mostly issues and complaints. Somehow, people seem to forget all of the great things and focus on one negative issue (see below). Ah, human nature. Now I know even more why they have great reviews. They are a super team. We moved to a lovely new place that is sadly managed by another company. While our apartment is great, I am so used to the exceptional service and caring staff at George Goodwin that I am always quite surprised at the lack of concern with the current company. From our move in, to our move out 5 years later we had nothing but caring service. We had a very fair move out because we did APPROVED improvements and left the place in better shape than it was. They did not have to pay us back for some of it, but they did because they are so fair. We miss you and your whole team and hope that you can train our current management company on how to care. read more

I have never had a credit card, so despite earning 3-4 times the monthly rent and having substantial savings, I was denied after spending both time and money on the application process. It feels unfair that the specific credit requirements were not disclosed before applicants were asked to pay a nonrefundable application fee. Clear qualification criteria should be provided upfront so prospective tenants can make an informed decision before applying. read more

Avoid this company - Inconsistent and unprofessional. I had a terrible experience with this management team, specifically Rebecca. After a virtual tour, I was told by one agent that I could lease the unit without an in-person visit. However, Rebecca later refused to review my application for that exact reason. When I requested a refund due to this conflicting information, she claimed the application was already "processed"--yet simultaneously told me they couldn't process applications until an in-person tour occurred. The lack of transparency is alarming. To top it off, Rebecca was condescending, ignored multiple emails/voicemails, and eventually hung up on me when I asked for a status update. Based on their history of aggressive responses to negative reviews, I expect a similar rebuttal here, but the facts remain: their communication is poor and their policies are contradictory. As a long-term customer and tenant, I was naïve enough to expect professionalism when offering to contribute to a remodel and repairs to upgrade their property. Instead, I was left to personally negotiate, manage, and ultimately salvage a botched project--while Goodwin Realty ducked accountability and passed the buck faster than a hot potato. Despite having a contractor of their choosing, approved and scheduled through their office, they now claim the arrangement was entirely "independent," abandoning their long-time tenant and their own property owner to sort out the fallout alone. Their contractor pulled out mid-project while demanding full payment for unfinished work--leaving me with an unusable bathroom, broken phasing promises, and a hefty invoice for tasks not completed. To make matters worse, the management team responded with contradictory statements, denial of documented facts, and a remarkable commitment to not reading their own emails. Only when the property owner intervened did progress resume--without any meaningful involvement from Goodwin Realty, who instead issued a final email cutting off communication entirely. This is not just poor service--it's dereliction of duty. Hi , just have some record to prove I wasn't lie . The first one was our first time talking through the phone, have time on it , 14:38 , I was on my way there and I arrived after 3mins. Second picture was I call your office 11 mins after our first conversation,I was just confirming that wether your coworker was inside the building or on his way . After that I waited outside for long time and took some pictures for both side of the building,the last one I took has time on it ,it's 15:15. And after few minutes still no body call me at all so I left . I'm not sure if your coworker were there or not , but not in that 40 mins, and no body call me . read more

I have rented property managed by the team at George Goodwin for about nine years. My experience has been positive across the board. They are responsive, helpful, and just plain nice. When I need a repair, they send someone out immediately. I had an issue with my toilet, submitted a maintenance request online, and a plumber was at my house 45 minutes later. We were incredibly disappointed in our dealings with George Goodwin Realty. After the initial move out inspection, we fixed the items listed and filmed a video as proof. When we received our deposit, there were items listed that A. had been fixed and B. no receipts to account for the total charged. Additionally, they did not send the check in compliance with the timeframe according to California State law. My boyfriend and I have looked at dozens of places and Christopher at George Goodwin Realty was a breath of fresh air. We didn't get the apartment (due to our inability to act fast enough!) but Christopher demonstrated a level of service that I haven't witnessed in all our other dealings. He was transparent; he made sure we knew that someone had already applied for the unit and that we might not get it. He left me a voicemail explaining that the landlord accepted the other person's application and even followed up with a text making sure I got his voicemail. I've been living in a building managed by George Goodwin for the past 2 years and I've loved my property manager, George Wiley. He's an excellent manager and one of the nicest folks I've met. Not only has he ensured speedy repairs, but he's also assisted with new subtenants and all the resident know-how I could've needed. I would've given GGR 5 stars on George alone, but I have mixed feelings. Our building has been sold and the new owners are hoping tenants will move out. Tricky parts are: 1. They (either the owners of GGR) refuse to put in a washing machine. One of 3 broke and we're stuck with 2 working washers and 3 dryers for 8 units. Most of these don't work too well. 2. I requested to have someone look at my tub. It was over a week before someone contacted me and at that point I used liquid plumber. The plumber was disappointed I didn't wait for his call, but a week with standing gross water was more than I could bear. It was determined that the plumger shouldn't be there and the shower should have a rubber stopper. The plumber asked that I keep the parts he removed because we didn't know if the new owners wanted any of it. 3. The electrician we called came in to repair two light fixtures. Now one light switch is opposite (you flick the switch down to turn it on) and the other light needs replaced but there's no promise it'll be fixed. and 4. The repairmen did not know what GGR or the owners wanted and therefore could not provide the best services. So, in short, 5 stars for 1.5 years of service, minus 2 stars for the past 6 months. This property management company is the best one that I've rented from, ever, in all my apartment renting experiences in SF, Toronto, Vancouver, London UK....They were honest, up front, and most importantly, responsive to every minor problem that I phoned them or faxed them about. They put effort into the move-in condition of the apartment. Then when I moved out, the cleaning charge I paid was half what I paid to previous landlords. They were also more accommodating about the timing of my vacating the apartment than they had to be by law, which I really appreciated because it removed stress from my life. I've been meaning to demonstrate some public display of affection for GGR for the past two years and finally, after calling to see if they could help us with a persistent bum-rummaging-through-garbage issue and having the representative be SO HELPFUL I just couldn't put it off one more second. We've been leasing from these guys since September 2010 and they have been nothing but super helpful, straightforward, communicative and thorough. Their amazing team has helped me resolve drain issues, pigeon's roosting in the stairwell, my paranoia about the old electrical, they've replaced parts of our balcony proactively and just fostered a sense of safety and security in our building. This is the first place I moved out of college and I am constantly bombarded by other SF residents' horror stories about landlords and realtors and it just makes my life so much better to have a reliable group of people advocating for your happiness and ease of living. Our experience with George Goodwin Realty was at the very least, negligent and in all likelihood, just flat out dishonest. My partner and I saw one of their rental properties over the thanksgiving holiday and while the building and the unit itself did not seem very well-maintained (should have been our first tip about the kind of property management company they are), we loved the view so much we were willing to try and make it work as the property owner had at least agreed to replace the run-down flooring. Shortly after we submitted our application. My partner is an independent contractor (which they welcome to apply as stated on their website) who is well within the income parameters for the unit we applied to. We sent them our financial documents, they reviewed and asked to see more documentation, we sent those as well, all seemed fine. Then another week went by. That's when they, seemingly arbitrarily, asked to see another employment document, but assured us this was the last thing they needed. At this point I started to think something strange was going on, but it had already been almost a month of back and forth with them and we wanted to see it through. The following week I, again, had to call them as they had almost no follow through during this entire process. What I got was a bumbling answer about how we were now being denied essentially because we make our income as contractors and not W2 employees. Keep in mind they knew this from the beginning and strung us along for the better part of 6 weeks. They knew this unit was our first choice, they knew we were passing on other units we really liked for this place. Six weeks is a lot of time to waste when you're prospective tenants. It seems to me that what happened was our leasing was contingent on a couple of necessary upgrades that we requested and because they had no other applicants, they strung us along until someone else finally did and dropped us with a bogus excuse in an effort to save themselves money on the upgrades. Keep in mind I had to call them to finally get them to tell us they were denying us and was told we were sent an email earlier that day. The email was a template response of 2 sentences with no explanation. I was astonished by the lack of decency after a month and a half and at least a dozen phone calls with them. I felt compelled to write this and give my account of working with them mostly because they knowingly wasted an inexcusable amount of our time. Whether you're a prospective property looking to list with them or prospective tenants, I would think twice (maybe even three times) before working with George Goodwin Realty. read more

The worst property managers I've ever had to deal with in my life (and I'm 57). They have entered our apartment with no notice and no permission; they've repeatedly acted in bad faith when we've followed their directions on storage and tried to falsely charge us extra fees; they've reneged on agreements we had made with the owners when we moved into the building; they've repeatedly "mis-told" plumbers and contractors about work that was required when they had specifics, repeatedly, in writing; they've issued edicts that contradict the lease; they regularly misgender me and my partner (we are both cisgender males); they ask us -- by mail -- to change our rent payments fairly often to make up for their accounting problems (when they could get more easily just cut us a check); and they otherwise act in a demeaning, incompetent, and intentionally disruptive manner. But the moment we call them on any of it, they call us rude and say we behave badly toward them. The very worst of this lot of terrible actors is Chris Galassi, who seems to take pleasure in harassing us. We suspect that they are so horrible because we have a rent-controlled unit and they are trying to harass and intimidate us out of it. This company of full of slime. I would not recommend them to any decent, reputable landlord, buyer, seller, or broker. read more

George Wiley of George Goodwin Realty has managed our rental home near City College since 2007, and my only regret is that we didn't ask him to take over management sooner. Long time tenents left, and the place needed a lot of deferred maintenance. GW knew who to call: flooring, electrician, paint, garden, windows and finally cleaning. All of the work got done efficiently and successfully. When the place was ready GW found tenents. When tenents left GGR managed the process, inspecting, refunding deposits, keeping us informed. He oversaw a few repairs, and then quickly got the place rented again. GGR manages repairs and works with the tenants on an ongoing basis. A large tree branch blew down over a weekend. GGR was right on it. The tree had to be removed, and that needed to be coordinated with PG&E. GGR coordinated everything. We are kept informed and given copies of all bills with our monthly statements. We wish they used email more readily, but that is a very small price to pay for such excellent service. read more

I've been using Goodwin Realty to manage several buildings in S.F. and I couldn't be happier. I feel that every aspect of the business is being managed with the utmost care. Chris is always available and responsive to my questions. Maryrachel not only manages the finances and pays the bills, but she also alerts me when something doesn't look right. Christopher lets me know when there is a problem with any of the buildings and simply gets the problem fixed without any fuss. I can't tell you what a change this is from our last management company. Lastly, George seems to have his finger on the pulse of everything that goes on in the office and can answer question that comes up. It's not often that you see a management company receive five stars from both tenants and landlords, but Goodwin Realty is the exception. They are a pleasure to do business with. read more
